Island Inn & Suites, an Ascend Collection Hotel

The room was spacious, clean, comfortable. The desk staff friendly and welcoming. But the view was the real selling point. Our room had a walk out balcony that literally overlooked the waters edge. The soothing sound of light waves splashing against the rocks. And the dock that ran out into the water had a pair of nesting ospreys. I watched for hours. We hope to come back for a longer time soon.

The view is incredible, parking is free and convenient. There is a restaurant nearby which is good because the only other place nearby is for pizza. The only drawback is the local beaches all say private. The local lighthouse is the best local attraction. The beds are firm, water pressure is decent, and sofa was comfortable. The breakfast is very minimal, and the WiFi didn't really work, but the staff were friendly. Would be great to have an activity or bike rental. A good place for a day getaway to unplug and unwind.

If not for the fishing pier access and the gorgeous sunrises & sunset, I would recommend scratching off the list.

The staff are GREAT and the room was ok (not expecting a four star). Happy to have mini fridge, microwave, and kitchen sink in room. The only real problem I had w/the Inn was the electricity went out for about 5 hours. It was due to storms in the are, but NO BACKUPS OR GENERATOR?! I thought that was ridiculous.

Great views from east-facing room! Staff were friendly and helpful. No bike rental though there are some old bikes you can use. Clean but starting to show its age. Restaurant next door (not affiliated) is excellent. Would stay again if we visited Southern Maryland in the future.

I get not having hot options at such a small place but the bagged waffles were soggy. I would have at least liked bagels or muffins. Could have been that we went late but options were limited. The restaurant next door is amazing must go there for dinner! Overall, we would stay here again.

What I liked about the property was the location convenient to get where we needed to be what I didn't like is the fact that the exhaust fans did not work in our room so therefore our room every time we took a shower was completely wet moist whatever you want to call it there was hair long black hair which we both have short blondish hair in our shower on the floor on the walls the door look like it had been broken into are towels were very thin the outdoor area to sit and relax and be by a fire was totally trashed and also the fact that the employees are bring their little kids to work with them and by the time you get down there to eat something for breakfast there's hardly anything there to choose from the staff didn't recognize you when you came and left impersonal next year we will not be coming back there we've been coming there for 12 years two times we want somewhere else but in that 12 years we've been there 10 times and this is worse I've ever seen it very dissatisfied unfortunately we will not be coming back to this hotel

We had a lovely stay over several days. Breakfast was meh. The place is not fancy. But the location is great--a quiet spot on the water. The room was spacious, and the balcony was such a nice amenity. The hotel is in a rural, residential area, so bring food before heading out. There is a seafood restaurant next door, but it is closed certain days of the week. It is a bit of a drive to other restaurants or grocery stores. But that was part of the appeal. We loved being in a quiet spot to just enjoy the water. Our last day, we got up early and watched the sunrise. We are looking forward to returning!

Two positives. The front desk clerk was pleasant and helpful. And the suite's bathroom was cleaner than most. However, the positive news stops there. The room overall was in very poor condition. The kitchen area was not clean. There was left-over food (pizza) in the microwave and the fridge was full of water. There was what looked like mouse droppings under the sink's cabinet. The sofa was stained and one of the outside chair's bases was missing and unstable. In the bedroom, there was a sprinkler head duct taped to the ceiling and the sheets were torn. And in the bathroom, the towels were so old and worn that you could see through them. Also, the hair dryer was missing and the front office clerk had to go look for one. And the offered breakfast was marginal as choices were very limited. We had checked in late and were leaving early the next morning. Since we were there for only the one night, we decided to tolerate the shortcomings. But it was clear that this property was not in good condition, and certainly considering the price per night, not earning an 8/10 rating as noted on the Expedia website. We suggest that any future guests look for accommodations elsewhere unless and until this level of shortcomings are addressed.

Clean rooms Beautiful Location

Positives included a nice view of the river from the balcony on the back side of the property. The place seemed clean, safe enough for the one night stay and they had amenities: soaps, towels, apparently, a continental breakfast. Negatives included for $186.29/night, I expected much more. The place seems to be in a state of neglect and disrepair. We were on the 2nd floor. Though we did not notice any musty smell, there was definitely water damage at some point, as the carpet definitely needs replacing in the hallway. We were very surprised when we entered the room, to be greeted by cracked lamp shades (you could actually see the light shine through the cracks, also stains and one leaned over at a 45 degree angle!). We opened the microwave and there were large bits of food left in it and had sustained a fire at some point. We decided we didn't want to eat or drink anything there. We didn't even use the fridge. No one checked?! The balcony had a glass sliding door, instead of curtains, there were white accordion folding doors with blinds. When we came in, they were pushed to the far right, kind of leaning over each other, broken and inoperable... The other issue is the fact that the walls are definitely paper thin! You could hear televisions and people walking across the floor above us, until midnight, thud, thud, thud... We told the front desk, although nice, they did not seem surprised. Unpleasant, we will not go back.

Bedroom sheets were stained, the deadbolt to the room didn’t work. Toilet also didn’t work.

We were not able to stay here! Do not book with this hotel, we should’ve looked up reviews beforehand. When we checked in and got up to our room, we were assaulted by a horrible smell. It was mildew, beach brine, and body odor! We found swim trunks hanging in the closet, so clearly the room had not bee properly cleaned between guests. We went back down to the front desk to request a new room, had to wait 15-20 minutes for the front desk staff to reemerge. When we politely explained the situation, she seemed confused why we were requesting the room change and ultimately told us she could not switch our room. So we requested a refund since we used the room for approximately 2 minutes. She said that couldn’t be done without a manager and we were instructed to call back the next day when the manager was in. I called twice, phone went straight to voicemail, left two messages and never received a call back. The worst hotel experience of my whole life.

Toilet running continuously. Black mold in corner of the room by the door. Little beat up remodeled but left holes where the blinds were. Not really clean.

We were only in town for a weekend, visiting my Aunt. The room was large and comfortable. The TV needs updated and the in room coffee pot could be replaced but we weren’t there to binge TV, so it was okay.

Beautiful view. Next door to a great restaurant and close to a lovely small quaint town that is explorable. My only complaint is that in the room a lot of the lighting is fluorescent so it’s not a very appealing environment to sleep in. Also, two of the lights on the bedside tables did not turn on so we were forced to use the overhead light, which was equivalent to a spotlight. If they would update the lighting with soft warm lightbulbs, it would make a huge difference.

It’s a convenient place to stay in the area & accommodations are good. This is our 2nd stay at this hotel and both times the amount of noise (TV, talking, footsteps) from the room next door & upstairs is more than expected.

The view at the place was wonderful. the staff was friendly. The walls however were thin. You could hear the people in the room next to you.

The condition of the hotel was marginal. the toilet paper holder was off the wall, the shutters over the patio door were off track and the TV system was up graded poorly. it was full of snow. the room is tired and needs a refresh.

I booked my reservation. And when I got to the property my reservation was giving to someone else. I even thou called 2hours before my arriving because I was carrying a special need baby with me. And I want it to make sure I was going to have a room for her at 1am that I was going to arrive on July 1st 2023. And the hotel gave my room to some party people and left me and my daughter with no place to sleep. I even thou beg the front desk person to please help me to stay the night and that I was going to leave by 7am. But they seem not able to help me at all. We had to sleep in the car because no other hotel was available.

In a lovely setting, though somewhat isolated (except for a great unrelated restaurant next door). Our room had not been thoroughly cleaned, and there was no table and chair to use for eating or writing. The beds were OK. The breakfast offerings were minimal. The staff was friendly, but clearly harried; it appears that inadequate staffing is part of the problem here. We're glad to have seen the area, but would not consider staying here again.

Easy to make reservation, reasonable rate, great eats next door and within 20mins drive, everything in room worked well, friendly professional staff, relaxing at water (can hear/see water lapping all around and from balcony

The tv in my room did not work and there was no one on the staff that could help

This hotel is in a beautiful location, between the St, Mary's and Potomac rivers, on a narrow strip of land. Sunrise and sunset over the water are both spectacular. The rooms are very comfortable, and could probably use an upgrade at some point, but the rates are so affordable that this is a great and inexpensive getaway. The Ruddy Duck restaurant and bar next door is also delightful and reasonably priced. This hotel is perfect for a weekend getaway less than 2 hours from DC!

The room was spacious as well as the bathroom. The TV was small and the breakfast quite light. The view was great and it was peaceful and quiet there.

Breakfast wasn't great Toast or bagel was the only hot item offered. Breakfast shouldn't be "included" with an amenity of the hotel. It's subpar compared to breakfasts at any other choice hotel I've been to recently and I've been to 5 in the last months. IMO.
