The only problem is the stairs to the second floor. There is some noise from the pub but not very loud. Location is close to the train station. Close to supermarket as well.

Checked in with staff at the bar at coming out. Easy check in process and convenient location. Set up a shuttle service through them which was very easy. Room was clean and cleaned daily if you’d like. Came with a water bottle and nespresso machine/pods and complimentary Prosecco at the bar which was a nice spot for a drink and snack/happy hour. AC, modern shower, comfy bed! Only downside was loud bar downstairs and bright room without good curtain. (both we read about in advance) but was fine with ear plugs/sleep mask. Street out front is very busy but walkable are/ can get transit / cabs easily. Thank you!

Very nice staff. Welcoming. Forgot the nice man’s name who is the facilities person. Very kind and helpful to get tips and transportation. Right across the colosseum. The restaurant that’s associated to the hotel is also fantastic. You also get a discount!

The property was perfectly located to the Colosseum and close to many dining options. Not a far walk to The Vatican, Spanish Steps etc. Even though there was a bar right underneath our room we did not hear the music too much. All in all great value for the money.

Very friendly hotel staff, even though they were not on site 24/7 you could go downstairs to the Coming Out bar for any hotel or service needs. Clean, modern rooms, daily room cleaning and fresh towels. Close to resturants and sightseeing. There is a bar/club downstairs but it was not so loud that we couldn’t sleep. Highly recommend.

Great location next to the Colosseum and close to the metro line. Lively area. Room is better insulated than previous hotels I have stayed at around Italy but there are a couple of bars at the street level so it might be a bit loud for some that are looking for a quiet night sleep. Overall a very good stay! Also a great restaurant that provides a discount when staying at the hotel.

The place is well located in front of the coliseum and the staff from the restaurant down stairs were nice and helpfull. The 2 things I will recommend them is the cleaning,the floor was not cleaned since we went barefoot and it was dirty. And the noise was too loud, they should state in the facility features that the noise is loud until 2 am every day.

It was great, a bit of a bad smell at times I’m assuming from the sewer but other than that it was great. Also due to the smell there was a strong air freshener smell which I found too strong. No elevator

La habitación estaba muy limpia, cama amplia, buena luz y ventilación; muy bien ubicada en una zona segura al lado del Coliseo Romano. El personal muy amable y atento. El bar con precios cómodos y te hacen descuento por ser huésped. No escuchamos ruido del exterior, buena insonorización. Pudimos guardar las maletas después del check-out. Cerca estaciones de bus y de metro.

A lack of any staff on the premise even though there was communication about a check in time, had to get the hotelier from the bar next door. No clean towels each day, the humidity of somewhere in the 80% range. Shower floor extremely slick, no bath mat to increase footing. Generally just a lack of apparent caring for customers, because no one was there. My first trip to Rome years ago, spoiled me as the hotelier coordinated tickets and a cab to the opera for us. Was always on site.

We had a very nice stay at this hotel in Rome. The staff was extremely attentive and welcoming, and the room was spotless and comfortable. The location couldn’t be better — just a short 2-minute walk to the Colosseum, with a beautiful full view of the Ludus Magnus archaeological site right from the hotel. The only minor issue we experienced was that the air conditioning wasn’t working properly during our stay, so we had to sleep with the windows open on a few nights. As a result, we could hear some noise from the bar downstairs, but it really didn’t bother us much since we were always tired after long days exploring the city. Overall, it’s a great place to stay — clean, convenient, and run by a friendly and attentive team. I would definitely recommend it for anyone visiting Rome who wants to be close to the main attractions.

This property was in an excellent location by the colosseum. However the surrounding area was dirty. The hotel itself was clean and nice. Except our coffee cups were dirty. The people that worked there were very friendly and did get our room ready early for us...also located a taxi which we had a hard time doing.

We had a wonderful stay at the First Floor. I would recommend it highly to any couple traveling. Right above a restaurant/bar but the sound proofing of the room was incredible! Can’t bet the location of the room! The room was so clean, and comfortable

This hotel is in a great position with lots of restaurants around it the only gripe I have is the blind was not dark enough to block out the sun in the early morning. Otherwise our stay was great

Although the rooms are small, they are very modern and kept up-to-date. The room is above a nightclub, and we could faintly hear the music. However, it did not stop us from and trying a very comfortable night sleep. We would stay here again for location, price and cleanliness.

A lack of any staff on the premise even though there was communication about a check in time, had to get the hotelier from the bar next door. No clean towels each day, the humidity of somewhere in the 80% range. Shower floor extremely slick, no bath mat to increase footing. Generally just a lack of apparent caring for customers, because no one was there. My first trip to Rome years ago, spoiled me as the hotelier coordinated tickets and a cab to the opera for us. Was always on site.

Very friendly hotel staff, even though they were not on site 24/7 you could go downstairs to the Coming Out bar for any hotel or service needs. Clean, modern rooms, daily room cleaning and fresh towels. Close to resturants and sightseeing. There is a bar/club downstairs but it was not so loud that we couldn’t sleep. Highly recommend.

Travelling solo for the first time I couldn’t have picked a better hotel to have stayed in. On the doorstep of the Colosseum, this hotel offers amazing views and a comfortable stay. The room was very clean, spacious and made me feel right at home. The staff were absolutely amazing in helping me find my way around the area, making and altering reservations for me in Italian (mine is literally non-existent) and made me feel safe. One particular member of staff that stood out was Alex, greeted me on arrival, answered my many questions and was happy to help. Overall, my experience of Rome was amazing and I can’t wait to travel back and stay in this hotel again. 5⭐️ Experience! Grazie!

Overnight Service is not provided herbyournpretty much on your own from 9pm until 9AM the next day. My wife had to find the police from another country to help find if I was ok. I was jet lag but my phone had died because I had no access to anyone in the area.

Me quede sin palabras por el lugar, llegamos tarde por retraso del vuelo y nos esperaron para hacer el check in. Location, location, location! Walk out the door of the hotel, and you’re literally looking at the Colosseum! A mere 2 minute walk, and you’re standing in its shadow. Food options at their next door restaurant were fantastic. The staff was very welcoming and accommodating.

The property was perfectly located to the Colosseum and close to many dining options. Not a far walk to The Vatican, Spanish Steps etc. Even though there was a bar right underneath our room we did not hear the music too much. All in all great value for the money.

Great location next to the Colosseum and close to the metro line. Lively area. Room is better insulated than previous hotels I have stayed at around Italy but there are a couple of bars at the street level so it might be a bit loud for some that are looking for a quiet night sleep. Overall a very good stay! Also a great restaurant that provides a discount when staying at the hotel.

Very nice staff. Welcoming. Forgot the nice man’s name who is the facilities person. Very kind and helpful to get tips and transportation. Right across the colosseum. The restaurant that’s associated to the hotel is also fantastic. You also get a discount!

Good location close to the Colleseum. Lots of nice resteraunts around. There is a noisy club downstairs which is owned by the hotel and made sleeping difficult. Room was very light. There are only 4 rooms in the hotel.

The staff was so accommodating, very helpful, and just so nice in general. They also either own or have a great working relationship with the restaurant downstairs, Coming Out. We went twice as the food was great and the staff was awesome AND you got a 15% discount! To top it off, it’s right across from the Colosseo. Lastly, they allowed us to store our luggage even though we had already checked out. I would highly recommend this place!

This was a perfect hotel from my son and me. We enjoyed being so close to the Colosseum and other great historical sites. There are a lot of restaurants and other shops near by. The staff was helpful when we had questions. Our room was so clean and we would totally stay here in the future.
