Staff was friendly. The pool and hot tub were both clean. The room was nice and glad it included a fully stocked kitchenette with microwave. I would return. However, I would have given this review a rating, if the restaurant was fully stocked and operational and bar severed better made/poured decent drinks.

After checking in the staff said that the hotel was undergoing repairs and there would be no hot water— and the pool has been closed. This would have been good to know before checking in- or some kind of credit would have been nice. It felt like a bait and switch, especially after a long drive where kids were looking forward to the pool.

We had a great stay. The room was clean, quiet, and spacious, and the staff were courteous and friendly. We also enjoyed the cozy bar and lounge with its fireplace and small pool table. The pool and hot tub on the lower level were a nice bonus.

Convenient location to the shopping mall and dining options. Breakfast was good with more options than other hotels in the area. Room was well equipped with kitchenette. The elevator was out of service during our stay, and we had to use the stair to the 4th floor. We will stay here again.

I don’t even know where to begin, probably the amazing staff who met us on arrival and continued to be pleasant and accommodating during our stay. The rooms were probably the cleanest I’ve ever seen, beds and pillows amazingly comfortable, breakfast had just about everything you could imagine and tasted great! You can’t go wrong staying here, worth the price which is also very reasonable for what you’re getting.

At first glance the room was impressive with ample space, modern decor, electric stove, fridge etc but when we looked closer we noticed pink mold in the corners of the shower and other minor details that suggested the room hadn’t been thoroughly cleaned. Complimentary breakfast was generous, fresh and tasty. Bar closed at 11 on a Friday and drinks were overpriced (2 drinks for $40 with one of them being a double) but all of the staff were very welcoming and friendly. I recommend you stay if the rates are good and the location fits your plans.

My kids and I took a 23-day trip to the east coast, and this was our favorite hotel! I loved the kitchenette and the space in the room. They loved the pool table and the swimming pool, great ways for them to burn off some energy at the end of the day. Breakfast was ample, the room was clean and the property is fairly new. The staff was helpful and friendly. I loved that we could stay within driving distance of Philadelphia but stay outside of town in a safer location for family. It was also cheaper to stay here than in the middle of town. It was our only stay at a Hyatt, and I only wished we had reserved more of their locations. Great stay! We will be looking for more Hyatt House hotels in the future!

Rooms were clean and comfortable. Our room was facing the PA Turnpike which was noisy at times when trying to sleep. The even number rooms face the Turnpike, request an odd number room, it’s probably quieter at night.

The TV situation is unacceptable. I want to come to a hotel and lay down and watch news and shows. The whole app thing is ridiculous and even asked for a subscription. It was not easy for me and I consider myself tech savvy. I gave up and watched Netflix on my phone. A real turn off

The rooms are out dated no usb ports old tvs and just not what you would expect. The location is fantastic and the front desk staff is awesome. But the rooms run down. Carpet frayed just old furniture. The kitchen appliances were beat up.

Beautifully furnished room with full kitchen (with dishes, glassware, cooking equipment, coffee maker). Had a couch and rotatable TV. Very nice walk in shower. No complaints at all. And we could walk through a lovely landscaped area to the Capital Grille where we had reservations. Just what we wanted, and at a very good price. And of course the King of Prussia mall (with >400 stores) just across the road.

Nice hotel. Unfortunately, we had an unpleasant experience with the front desk at check-in. We travel for business regularly and use business credit cards. Never any issues except at Hyatts. After a very long day, we were looking forward to a relaxing evening, but instead were delayed at the front desk and had to get our office involved to resolve the issue. Situation was not handled very professionally. Probably will not be staying at Hyatt hotels in the future.

Everyone was so friendly. Extra props to the one man that was working the night of the 12th who was so super friendly and helpful. Everything was super clean and the breakfast was great. Sitting outside in the back at night was the perfect way to end the day! Will definitely rebook when I visit that area again.

The staff at check in was great, polite and friendly. We had attempt to order some food at 9:15 on a Saturday night and was told the kitchen was closed. The menu stated it closed at 10. A few hours after check out, we realized some Apple products were left behind. The front desk was rude and accusatory. Insinuating they must be in our small overnight bag. She refused to call housekeeping to ask and only after a lengthy conversation, reluctantly agreed to put point onto our membership, yet refused to do it in front of us. An overall good location and experience was ruined by a rude young lady with zero customer service skills.

The property is safely tucked away and is very close to restaurants and the third-largest mall in the United States. Accessibility is extremely easy and the customer service at the hotel was absolutely wonderful. Definitely will plan on staying here when visiting in the future.
The property is safely tucked away and is very close to restaurants and the third-largest mall in the United States. Accessibility is extremely easy and the customer service at the hotel was absolutely wonderful. Definitely will plan on staying here when visiting in the future.

Conveniently across from the King of Prussia Mall. Not so quiet because there is a highway that runs along side the hotel. Bathroom shower could have been cleaner. There was not even an extra roll of toilet paper or lotion available. Bare minimum.

I would definitely stay here again. My check in process was fast and my room was ready early. Breakfast was decent I wished their was regular bacon but the waffles and scramble eggs was delicious.. I like the fact that it was many other options if you didn’t want a full breakfast. Room was clean, bed was comfortable & staff was very friendly.. We got to vote on pumpkins from the different department which was cool.. Great stay can’t complain about anything

Just there for night so it was a great location-easy to get to off the highway. Very comfortable rooms-large bathroom. We did not use the pool. Breakfast was very good-nice selection.

Staff was friendly. The pool and hot tub were both clean. The room was nice and glad it included a fully stocked kitchenette with microwave. I would return. However, I would have given this review a rating, if the restaurant was fully stocked and operational and bar severed better made/poured decent drinks.

I don’t even know where to begin, probably the amazing staff who met us on arrival and continued to be pleasant and accommodating during our stay. The rooms were probably the cleanest I’ve ever seen, beds and pillows amazingly comfortable, breakfast had just about everything you could imagine and tasted great! You can’t go wrong staying here, worth the price which is also very reasonable for what you’re getting.

Great location, quiet, has a bar and space to sit and dine for breakfast. Breakfast is good and I think it depends on who's in the kitchen honestly. They offer a variety of breakfast items, their turkey bacon is the reason I return :-). Hotel is clean, rooms are spacious, staff is friendly and walking distance to mall and restaurants.

The staff at check in was great, polite and friendly. We had attempt to order some food at 9:15 on a Saturday night and was told the kitchen was closed. The menu stated it closed at 10. A few hours after check out, we realized some Apple products were left behind. The front desk was rude and accusatory. Insinuating they must be in our small overnight bag. She refused to call housekeeping to ask and only after a lengthy conversation, reluctantly agreed to put point onto our membership, yet refused to do it in front of us. An overall good location and experience was ruined by a rude young lady with zero customer service skills.

It was a nice hotel to stay out for a few days because it’s right by the main attraction which is King of Prussia Mall. The staff made my best friend and I feel very welcomed in the food was on point. I also witnessed a server help out a disabled gentleman by helping him select his food, which was really nice of her to do that I will definitely come back this hotel.

We’ve stayed at this hotel several times for Villanova events and it’s ok. It’s your typical Hyatt House experience. The rooms a very basic but generally clean which is certainly the priority. This visit, however, might be our last. The water pressure in the bathroom is absurdly weak and the towels were at the bare minimum. The outlets in the room are those wiggly ones, so my phone didn’t charge which is super irritating. However, my biggest pet peeve is the fact that we are charged fur water bottles. Nearly every hotel that I stay at these days offers you a complimentary water bottle or AT LEAST a water station. Hotel rooms are notoriously dry and a water by the bedside is really nice. (I wouldn’t be caught dead drinking from the room glasses. Sorry. Way too many stores there.) Anyway, a simple complimentary water bottle would be nice. While the hotel often has a water station, I was told last night that they don’t set it up on weekends. What??? So, I think we’re done.
