Wonderful stay at this beautiful elegant Inn. The room was superb, gorgeous shower and the location couldn’t be better in the heart of Newport. Breakfast was delicious and view from 3rd floor deck was amazing!! Can’t wait to visit again.

Great inn. Great Location near the waterfront. Very helpful and friendly innkeepers. Free parking off site, but fine. Easy unloading and reloading of luggage at the inn. Great breakfasts.

The breakfast was great, with a varied menu each day. It was personally prepared and presented. Everything was fresh. The hostess for the Inn was fantastic, pleasant, caring, & effective. We highly recommend The Outlook Inn. It’s location is good & close to the wharf shopping, restaurants, Parking is provided free, but about 3-4 blocks away.

Lovely, immaculate inn with high quality amenities in the room. Lovely comfortable bed, fab shower and looked freshly decorated / well maintained. Breakfast was delicious each day and the chance to eat outside on a morning was a real treat for us. Staff were really welcoming and helpful at both check in and throughout the stay. Parking tricky in Newport but the parking was close by and a great inclusion in the service. Just need to drop luggage before parking. We had Room 3 which was on the entry floor but lovely and quiet.

The property is beautifully maintained and the inn keepers are very pleasant. They serve a very nice breakfast and are happy to accomodate dietary preferences. Our room was the only one on the third floor, thus it was the largest and very comfortable. However, guests should be aware that there are no elevators, so luggage needs to be carried by yourself on the stairs to the 2nd and 3rd floor.

The property is beautifully maintained and the inn keepers are very pleasant. They serve a very nice breakfast and are happy to accomodate dietary preferences. We had a wonderful stay here. The rooms are super clean and newly updated. Very safe and quiet neighborhood at night. The innkeeper does a great job and is very friendly. The free breakfast was awesome. The only downfall is the parking, which is offsite.

This is one of the best places we’ve stayed at. It was adorable, close to shops on Thames and a ton of restaurants. The rooms are very clean and updated. We stayed in room 6. It had a very comfortable queen bed, TV, and a nice en suite bathroom with beautiful shower. Each room has its own key code to get into the room so we were able to get in even before we found the Inn Keeper, Serena. She was so incredibly kind and helpful! They have a beautiful kitchen area with waters, coffee and teas for you. In the morning you get a complimentary breakfast. My favorite part was when I told her I was GF and she asked if I wanted a GF English muffin instead! I heard they also had vegetarian options as well. There is a rooftop patio that you can eat on or just hangout on and take some pictures of the incredible views. We could not have been happier with our stay. The only thing of note, that is clearly outlined prior to your visit (I say this because someone in another review was complaining about this), is there is no onsite parking except for a small driveway to unload your stuff and some one hour parking on the street. However they provide you with a parking pass for the Long Wharf Mall that is within .3 miles walking distance. We didn’t mind this at all. Just grateful for free parking in Newport. I would also note that the Inn isn’t handicap accessible if that’s what you need. Otherwise this is one of the best options in Newport for your stay!

We would've given all "excellents" except that the very close church bells woke us up all night long, as they gonged every hour from early evening through at least 7am. We appreciated the free parking; however, did not realize the distance from the lot to the Inn. The last thing was the room deoderizer was very strong. Thanks to Ashley who told us the next morning that it was a plug-in which we could remove! Otherwise the room was very attractively furnished and clean. Breakfasts were excellent.

Great location. Delicious breakfasts. Parking included and not far from property. Room 5 is small and it had only 1 chair and no table to put things down on. The rug was dirty but the facility as a whole was very, very clean. The staff was great. We really enjoyed our visit at the Outlook Inn.

Location was very close to downtown. The Bed very comfortable amenities in room and bathroom were like new. Breakfast and Host were exceptional, breakfast room was bright very Welcoming! Will stay again when visiting Newport in the Future!

Room was nice but tiny, basically only had room for bed. Shower was wonderful. Breakfast was great and staff so nice and helpful. Huge drawback was off site parking.

Lovely unique inn in the centre of Newport. Staff friendly and very helpful. Breakfast homemade and delicious. Stayed in the 2 bedroom suite. Both rooms had fantastic ensuite bathrooms. Comfy beds and amazing air con. Higy recommend.

The outlook inn is really cute. Our room was comfortable with everything we could have needed but the walls were quite thin and we found it a bit loud. I was woken up at 6AM by noise on the street outside. The innkeeper made us feel uncomfortable too from the start. Otherwise, no issues. Probably wouldn’t return, but it was good for what it cost.

The room was immaculate and spacious. The staff was kind and thoughtful. Best breakfast I have had in a Bed and Breakfast. We were close enough to downtown, but far enough away to not hear it later at night. My only suggestion would be, if you are a late riser, do not take room 10. We are early risers so it was not an issue for us, but room 10 is next to the kitchen and they start cooking breakfast around 7:15 in the morning.

This is the second time I’ve stayed here and it’s just phenomenal. The Innkeeper is so nice and helpful. The rooms are updated, clean and comfortable. You receive a made to order breakfast as part of your stay. It’s not only delicious but they will accommodate food allergies. I have a gluten allergy and they’re always prepared to accommodate it! I will always stay here if I’m going to Newport!

From the communication before we arrived until the day we left Sal in her team were just outstanding. The breakfast was over the top. Would highly recommend that anyone coming to Newport looking for a bed-and-breakfast..

From the communication before we arrived until the day we left Sal in her team were just outstanding. The breakfast was over the top. Would highly recommend that anyone coming to Newport looking for a bed-and-breakfast..

Serena was our host and she was excellent by helping with our checking while she shared recommendations of restaurants. Serena and her staff provided a great breakfasts for two days. She provided recommendations about visiting the mansions and interesting places in Newport. She was very friendly and she exhibited great customer service. Definitely it would stay there in the future.

Amazing location and property!!! So charming!! Walkable to almost everything. Property was clean and modern! Staff was beyond polite and accommodating! Breakfast was different and delicious every day! Highly recommended!!!

Location was very close to downtown. The Bed very comfortable amenities in room and bathroom were like new. Breakfast and Host were exceptional, breakfast room was bright very Welcoming! Will stay again when visiting Newport in the Future!

Great inn. Great Location near the waterfront. Very helpful and friendly innkeepers. Free parking off site, but fine. Easy unloading and reloading of luggage at the inn. Great breakfasts.

I cannot say enough good things about this property. The location is key right near the water area shopping of Bowen wharf. We checked in and Ashlee gave us a ton of recommendations and was literally the nicest person ever. So friendly and just so nice. Parking is a little ways down the street, but you can unload your bags and then go parking and go straight to shopping or dining. There’s a quaint little rooftop that you can sit on and enjoy your breakfast or even something you brought back for dinner. The rooms are so pretty and the colors are so calming and coastal like. Definitely would stay there again in a heartbeat.

This inn is a renovated home, and the rooms have been updated with modern touches. The best part of this hotel is the observation deck on the third floor where you can take a drink or cup of coffee and gaze out at the waterfront of Newport. The inn is walkable to all the dining and shopping that Newport has to offer.

Outlook Inn , nestled in the heart of downtown Newport. The inn is located away from the busy Thames Street, however walking distance to everything. The pristine Inn has all of necessities of home. I highly recommend not missing the amazing breakfast that is offered daily.

We had a great time for our first stay in a bed and breakfast. The staff is amazing and they make the entire check-in process so easy. this location is within walking distance to all of the shopping and restaurants in Newport. The breakfast in the morning was delicious, and you cannot beat the view off the top deck. thank you, we will be back.!

Perfect location walkable to wharf, restaurants, and shopping. Lovely room and large enough for a couple. The inn keeper was delightful- she and her team prepared fabulous breakfast and served on a beautiful third floor terrace overlooking the water!

This is our new must stay for Newport. Very fun and friendly service, easy check in. Great view from the rooftop, a wonderful spot to have breakfast and a delicious way to start a day of Newport sightseeing. Parking is off site yes but an easy walk near places you want to walk by anyway. Special thanks to Serena and also Toni for their hospitality. Looking forward to our next stay!

The breakfast was great, with a varied menu each day. It was personally prepared and presented. Everything was fresh. The hostess for the Inn was fantastic, pleasant, caring, & effective. We highly recommend The Outlook Inn. It’s location is good & close to the wharf shopping, restaurants, Parking is provided free, but about 3-4 blocks away.

This is the second time I’ve stayed here and it’s just phenomenal. The Innkeeper is so nice and helpful. The rooms are updated, clean and comfortable. You receive a made to order breakfast as part of your stay. It’s not only delicious but they will accommodate food allergies. I have a gluten allergy and they’re always prepared to accommodate it! I will always stay here if I’m going to Newport!

I have stayed at The Outlook Inn twice now, and it has become my go-to B&B in Newport. The innkeeper and the staff are friendly and helpful, the accommodations are clean and comfortable, and the breakfast is excellent!

I love this warm, inviting and comfortable Inn. I've stayed here a number of times over many years visiting the finest Town on the east coast! this Inn is close to everything, no need to drive anywhere because you're in walking distance to downtown, the beach and Mansions. Always very comfortable and clean and the breakfasts are wonderful!

We were warmly greeted by Cindy and her friendly staff. We were given detailed information to assist with our stay. We stayed in suite 11 with 2 BR, each had their own private bathroom. This was a great deal for 2 rooms. There was a nice sized kitchenette and a sitting area with a TV. The bedrooms were nice and comfortable. There was a table and chairs on the deck outside our door looking onto a private courtyard with a brick patio allowing for more seating. Our entrance was in the back, separate from the other suites. This was not a problem at all. Parking was off premises, but also was not a problem. The location was excellent, close to the water and near our activities. The icing on the cake was the nice dining room on the third floor with a kitchen the staff used to make a delicious gourmet breakfast every morning. We could eat in the AC or out on the third floor deck with a view of the water. Our stay was very pleasant. I would definitely stay here again and would recommend the Outlook Inn.
