Check-in was smooth and staff made sure to share information on where to park (pre-printed maps available) due to a festival in town and related road closures.

The room was good for my stay time and needs. Big negative is the limited parking spaces. Had to walk 5 minutes in the rain from additional parking lot after late night out.

The facility is older and quaint. We had to use an actual key to access the room. What was not good was seeing dust all along and between the hinges of the door when you opened the door to get in the room. Brown water initially came from the tub faucet when we turned on the water to shower, and the tub was dirty. Also we were not advised prior to checking in to the hotel that the Main Street leading to the hotel is closed off every weekend for the summer. We had to park off the hotel premises and pay for parking during the hours the vehicle was parked in a lot blocks from the hotel. That was very inconvenient.

This is the (only) place to stay in Phoenixville. Very friendly and helpful staff. Make sure to arrive early as the on-site parking is limited

Outstanding service, comfortable and clean room. The lobby coffee and tea service were great. Hotel is older, but nicely renovated. No elevator or in-room coffee, but the price and location make up for that. Great value and would stay here again.

The hotel was a wonderful experience. The hardest part was finding parking. The hotel has a lot for parking next to it, but it's paid $2/HR parked there. As someone who didn't want to pay for parking, we have to get lucky with parking spaces available at The Boardroom Restaurant and Bottle Shop, that allows for Hotel guests to park in their lot. Bridge street gets shut down during the weekends so you can't drive on it. This was a pleasant surprise, because when the road was closed down you were able to walk the streets without worry and alot of people came to life within the streets. It was a amazing experience. This hotel gave a unique experience. The rooms are a bit small, but if you're there to just sleep and shower, then it's perfect. The staff went above and beyond to make sure their guests were taken care of. I will be returning next year

So glad my friend found this hotel. We had an event 20 min away but Phoenixville is the place to be for great restaurants, bars and some local shopping. The hotel is very basic so don't expect anything fancy. But...the bed is comfortable, the room was very clean, the employees were very friendly and the location can't be beat. Parking is tight and they only have a handful of spots on premises so prepare to pay for muni-parking.

Parking is non-existent! 7 spaces for 20 rooms! The lot next door is a public lot. A PAID lot. The only free parking is 2AM to 6 AM. $2 per hour! There is a secondary lot a few blocks away. Not at my age.Never again!

Cute little hotel right in the middle of unique shops and restaurants. The room was clean and cozy. The vibes were very chill except the first night but we did arrive on New Year's Eve so we don't fault our neighbors for being a little loud. The staff was very kind and attentive. Breakfast was a little lackluster but there are quite a few cafes surrounding the hotel that if you need something more substantial you can just walk two mins to get it. Parking can be tricky. We were lucky to be able to park in their small lot for free. Everything we enjoyed was within walking distance so we didn't have to worry about parking for the rest of our trip. Overall, the place was perfect for the relaxing, easy going start to the year we were looking for.

Staff was friendly however the place was very old and cluttered as soon as you walked in. The blankets was dingy and had stains all over them. Furniture was old and scratched all up. No washcloths in room. AC did not work, it would not stay on longer than a minute. Had to park down the street because they only had like 8 parking spots for the whole building. It was NOTHING like the online photos.

The staff is great -- they even gave my friend a parking space when she came over from Devon to have lunch with me (and parking spaces in Phoenixville are rare!). I love that I can walk right out the door and find great food and shopping. The rooms are spotless.

Small boutique hotel with loads of opportunities. Small nice lobby. Room was very small and carpet felt crunchy under your feet. When bare foot your feet got filthy. Bed was mediocre at best. The street to access parking was closed Friday thru Sunday so had to park off site and walk a few blocks. This should have been disclosed at booking.

Very friendly staff, clean room, excellent stay. We’ve stayed here twice now and both times has been great. We will stay here again.

The facility was dirty. Carpets in the room had dirt collecting along the walls. Baseboards were peeling away from wall. In the bathroom, there was water damage on the drywall in the shower. Parking was first come first serve and little of it. Cars that were already parked were taking up 2 spots. If there was nothing available, you were parking on the street and paying $2/hr. Never had enough coffee to fill my cup. Came down for breakfast at 0730 and they had run out of food. Sketch customers walking around in pajamas. This customer was not exactly professional. Room was beyond tiny. There is opportunity to be a nice facility but would need a complete remodel. Way, way overpriced for what you get.

It was a very cozy and clean room. Right in the heart of Phoenixville. Enjoyed our stay very much

I came here thinking it would be a good idea to stay night near friends . First thing I found was a used condom on our pillow once we lifted it up. And about to go to bed. Then had to move rooms and notice in the shower there mold and dust in the vents/lights above us. I never been more disgusted with the facility’s this place has to be offer the front desk man tried fo helpful as possible and apologized about the situation

we stayed for a night and im glad it was only a night. it was honestly pretty crusty. I took my shoes off and within about a minute of having them off, I had black residue all over the bottom of my feet. The comforter also had some type of sticky substance on it and a bunch of dried little stains. one of the pillow cases was literally stained yellow and felt greasy to the touch lol. We asked the front desk for a different comforter and the new one we were given also had weird stuff on it. No parking either so we had to walk kinda far. 10/10 would not stay again. There was also a golf ball sized hole in the wall next to the bathroom lol. definitely not worth $120 for one night. Should’ve been more like $30 lmao. pretty disappointed

A downtown experience on the Main Street above an Italian Restaurant; stairs, no elevator. (Sounded like a room upstairs in the old west—noisy outside until midnight)

The staff was great and I mean great. Very friendly. Unfortunately the room wasn't the best, but you get what you pay for. Bed is hard as a rock, pillows are not pillows. I highly suggest to the management team to invest in pillows they were not ok. We had the corner room by the main strip so it was noisy but only until about 11pm so not a deal breaker. Room very outdated but again we knew it wasn't a 5 star hotel. A little love could go a long way there though. I think we would stay at an Air BnB next time but if had to stay again probably would if in a pinch.

While a tiny little hotel, the bed was comfy, excellent location to eateries and shopping and staff was very pleasant and helpful!

The reviews I read before we booked were right on. This is a recently renovated small hotel on the main street in historic Phoenixville. The rooms are not large but clean and basic. The two beds were largest doubles I’ve had and super comfortable. They are basic with sink in the room not in bathroom (toilet and Shower/tub). The bathroom door didn’t close all the way because of paint – but not a dealbreaker. My friend and I (two males in 70s) stayed two nights and didn’t realize that housekeep only does room on request (there’s a door tag) So know that. There staff is all great. They have coffee and hot water (with lots of interesting teas in lobby) and 3-5 kinds of prepackaged muffins. If you don’t see – ask,. As you will see noted elsewhere, if coming for a Friday, Saturday or Sunday be aware that the main street is closed EVERY weekend for young folks to hit the breweries, pizza places and such. This is a lively town. Getting to parking lots not easy. But we were able to park on street at midnight and move car by 10am. (2 hour free parking starts at 8am every day). The price paid was good value. We went because of the Philadelphia Folk Festival (25 minutes away) and would return next year if attending the Festival.

This hotel really needs a remodel. Our room had a door that could not be locked. We were told no other rooms were available. After many attempts to lock the door we were told that it would have to be slammed shut each time it was opened in order to lock. It took several attempts by the staff to lock it by slamming. We stopped at the room throughout the day and every time it took multiple attempts by various people to lock the door. By the end of the night, no one could lock the door and the front desk called for maintenance. We waited quite a long time after a tiring day to wait to have it repaired and even then didn't feel secure as it seemed to be a temp fix. Why did it take so long to decide to have maintenance correct the issue ? It should have been repaired at check in when first discovered. The door locks are flimsy at best and the deadbolt didn’t work at all. I emailed them directly to let them know what occurred and the room affected, but never got a response. Very disappointing to say the least.

Bed was extremely comfortable. Room is small but very nice. Only issue was when heater was on it was quite loud.

The room was extremely small and the bed was on a metal frame that was beyond fixable and quiet. The night staff was very mosey and got up every time someone entered the door/lobby and stood there watching as a guest would enter - it was beyond strange and not comfortable.

I was in town for one night as my son was touring and staying a night at University of Valley Forge 2 miles away. The hotel itself was very nice for the price. Clean room, very polite and attentive staff. Downtown was great with all of the food options that were open until 11 on a Thursday evening in September. I want to give special recognition to the gentleman that worked 3rd shift. He was extremely helpful and a joy to speak to at breakfast. When I unpacked, I realized that I brought the wrong phone charging block but he had a spare that he gave to me and told me to keep. He also gave me a backup wakeup call at 5 a.m. in case my phone didn't charge. The only negative I have, and it did frustrate me quite a bit, was finding parking. There was a paid lot, but only until midnight. Street sweeping limited street parking. I was lucky enough to get a parking pass from the main desk at check-in and I squeezed into the last space in their lot when I returned from the college late at night...but I had at one point spend quite some time driving around town to find parking. It's not entirely the hotel's fault, it's the town's parking situation and how they have so many limits and charges on parking spots. Perhaps the hotel could provide a more detailed Overall though, I'd stay there again if I had to. I have an idea of how to navigate the Phoenixville parking now.

The property has a great location, especially if you are in town to see an event at the wonderful Colonial Theater. Staff was nice. But when we got the keys to our room, we opened the door and saw bags and bloody towel. See photo. Apparently there was a mix-up and they gave our room to someone else... We had to wait over an hour for them to find us another room. I get it, things happen. We got into our room then headed out to the movies. But then when we got back to our (new) room later that evening, what a delight it was to see that our door was wide open. Apparently another guest had the keys to our room. How lovely. I asked to speak to a manager about the situation and was assured I would receive a call the next day. Never happened. If you like the idea of strangers opening your room at all hours of the night and being welcomed to your room with bloody towels, be sure to stay at the Mainstay Inn in Phoenixville, PA

Pretty nice place for the money. Front desk is not always staffed so you may have to wait a bit. Its convenient to restaurants and the night life downtown on the weekends but parking is horrible. It is next to impossible to find parking and you have to pay for it. They have a very small lot around the back that is first come first serve that is free but other then that you have to park on the street or in one of the lots both of which are pay to park. So nice place if you dont mind the parking issue.

Words can't describe how lucy my employees and I are that we came across this hotel. I would rate the staff 10 stars if I could.

The staff that checked us in and out were very nice, but the male worker ( he drives a black vehicle) saw my husband took muffins from the bowl, hollered at my husband to ask how many muffins my husband took (he took 2). As we passed by the office to go out for breakfast this same person told my husband that only one muffin per person. This place serves only coffee and individually wrapped muffins for breakfast. They should just eliminate breakfast all together. We go to Nudy’s for breakfast every time we stay at this place. My husband took the muffins just in case we need it for afternoon snack. The reason we stay at this place is because my husband (who is a retired doctor) was born in Phoenixville and wants to support local businesses. Our room has two double beds, no lamp between the beds, only one wall mount lamp by the beds, the drawer of middle bedside table doesn’t close, no hair dyer, no desk, no chair, no elevator, terrible breakfast and limited parking. And, on weekends the streets are closed and we have to park our car two blocks away, and the area where we are supposed to park is full, so we had to find another place close to the designated parking area and we displayed the parking pass from Mainstay on the dashboard, but we got a $25 ticket for parking. This town must not want tourists. The town closed Bridge St. so that restaurants can have diners served on the street and we didn’t see any body eating on the streets. Not coming back to Phoenixville.

Was welcome with a smile even though we checked in super late asked for places to eat very quickly she looked up places that served food at that time gave us directions and it was walkable so we would definitely be back! Thank you

Centrally located to all of the restaurants and local shops in the same street. Friendly staff and comfortable bed.

Nice little hotel on the main street in Phoenixville. Walkable area and the inn is pretty central to the various shops and restaurants. The staff is very nice and available 24/7. Coffee is always hot. Rooms have fridge and microwave which is always appreciated.

Mainstay is located in the center of the little town - easy access to parks/walkways, restaurants and breweries. Very comfortable room.

The location was perfect for attending the Blob Fest. The room was nice and cool as the weather outside was sweltering. Decent room at a decent price.

Located in the center of the town, right on the Main Street, it is convenient to restaurants, etc. Ask anout parking as it's a bit of a walk. And, the it is a little noisy if you're a light sleeper. Still the place provided a decent overnight stay.

I thought it was the perfect setting right in the middle of town everything is going on around it and this nice little peaceful hotel for the restaurant right underneath it. I would definitely stay there again!!

My husband and I stayed here for one night for our anniversary. The inn's location was excellent with many food / drink options nearby. The inn had a charming Italian restaurant located in the cellar. We had dinner there, and the food was delicious. The hotel staff was warm, inviting, and very helpful. The queen bed seemed small, but comfortable, and the room was also small but clean; however, neither was a deal breakers for us. Other reviews reported issues with on-site parking (i.e., limited, especially on weekends.) We stayed midweek w/o any issue. We will definitely stay here again for an overnight getaway.

Loved the location and the atmosphere of the downtown village! So quaint, so much history and friendly! Nice shops and restaurants! Loved it!
