Parking is sketchy. If your room isn’t by the maintained parking lot, you have to park off the street in front of the cabins. It had rained before we got there and the parking was in the MUD. Nobody was considerate about parking their vehicles.. some were 5’ or more between the vehicles, so we ended up having to park quite a distance away from our cabin. We had taken food for breakfast and left it on the kitchen counter. When we woke up the next morning the food was covered in ants. The property is very clean and cabins are nice, except for these issues.

This was our 5th Summer staying at the Breakers. It's a very simple place but you can't beat the location which is directly across from the beach and walking distance to town. Very clean, great pool (lots of kids), decent bed, efficiency kitchen. Only downside is the walls are paper thin so you can literally hear your neighbors whispering but the positives outweigh this negative so we will see you again next year!

Place was very clean and in a great location. Not far at all to walk to restaurants, bars and beach. The beach is directly across the street. Very nice property and the restaurant on the grounds of breakers is very good.

For he price, cant be beat! Across the street from the beach and a short walk to downtown Montauk. Has a small well kept pool on site where food and drink can be served to you from the crispy taco restaurant on site. Rooms are spacious, suite style . Kitchen/living room separate from the bedroom. Little deck out front that overlooks the parking lot. Pedal bikes and beach chairs provided free of charge! Coffe spot alo located on site. Enjoyed our stay!
