Beautiful place! The pictures don’t do it justice. We had a fantastic time staying there and will definitely go back. The grounds were amazing to walk through along the brick river path. The staff were beyond friendly. So refreshing to find a place that goes above and beyond. A true rare find!

Great place to stay. Very clean and comfortable. Just a note to those that do not like stairs. It is 36 steps to the rooms on third floor.

Found this place by accident, and we are so glad that we did! I can't find anything to complain about; the interior of the house is stunning, the owner welcomed us in person and gave us a great historical tour. We stayed in the Arthur Brown room (and hope to to again!) which was luxurious, spacious, quiet and private. For roughly the same price as a chain hotel, we felt like rich folk. I wish I could live there for 6 months and write gothic fiction or something. Monster fireplaces, intricate woodwork. The place is really something. There was a real complimentary breakfast included - fresh yogurt parfait, blueberry pancakes with crispy bacon and fresh coffee with real flavor. It was not a depressing shrink-wrapped muffin hotel breakfast. Plenty of easy parking, lots of cozy spots for sitting. The grounds and the garden are inviting. It's a convenient spot to launch day trips to Littleton or Laconia. It's very close to grocery, highway, restaurants, cinema. We're already talking about planning our next stay there.

The Inn was very easy to find with a good sized parking lot. All the furniture/decor was beautiful and very charming. The room was a great size and the breakfast was wonderful!

This property in general was tired. The outside seating areas (screened in porch, for instance) were old and the surrounding areas were not well maintained or really that clean. A smoke alarm battery on the 2nd floor went off and beeped for more than 24 hours. We were told by the woman who greeted us that there was a welcome package in our room with Inn details (wifi password, front door code, etc). There was no package - which she acknowledged went letting us into the room but said "oh well". The breakfast offered was average. I would rate this a 5 out of 10.

I stayed here with some girlfriends for a quick overnight trip as we were attending a concert in the area. The Inn is beautiful, built in the early 1900s it has gorgeous, woodwork and windows. It was very clean, very comfortable, and the breakfast that was included was fabulous. I would recommend that you be sure you get a quick tutorial on how to use the combination deadbolt lock on the entrance door. When we returned from the concert we had some trouble with it, and at that time of the night I could not get anyone to answer the phone or the door buzzer. Luckily, we were able to find someone in the carriage house adjacent to the inn. Other than this one issue, we really enjoyed our stay!

We have stayed here before Not sure we will again After a two day heat wave we arrived to find the attic third floor room not climate controlled And the portable ac unit was not turned on in anticipation of our arrival Luckily we were able to turn it on for 4 hrs before we needed to try to spend any time in the room

The property owners and working staff were extremely friendly and accommodating. The location which is a B&B the property owners allowed us to use other common areas of the house if we wanted to, The dining area was set up better than some restaurants that we have been in. Overall, it was an excellent selection on our part.

We stayed at The Black Swam for one night because of a concert we attended near by. What a treat! The interior of the inn was amazing, the original wood work in the arts and crafts style along with period appropriate furnishings evoked a sense of going back in time. The bedroom and bathroom were generously proportioned and beautifully furnished and very clean. Breakfast was delicious and the view of the river enhanced our enjoyment of the meal and the beautiful dining room. Definitely a hidden gem!

This was my first stay at the Black Swan Inn. First off the hostess Trish was very friendly and made me feel right at home. The Inn itself is very comfortable and gives you a feel like you are at home. The room was perfectly clean and made up. The bathroom smelled and looked like it had recently been scrubbed and cleaned. The breakfast was enjoyable as well with plenty provided. I really enjoyed my stay and hope to be able to do so again in the future.

Beautiful, very clean and cheaper than the cookie cutter hotels in the area! We've stayed in a fair number of B&Bs and this ranks among the best. Lots of hang out space on the first floor and on the property. There is some really nice original woodwork and stained glass. Great hardwood floors, fireplaces and furniture. Furniture and style are attractive and interesting but selected and placed so that it doesn't feel crowded or unusable. Our room was large, luxuriously decorated, very comfortable, quiet and clean! Delicious breakfast! Service after booking, during check-in and at breakfast was excellent! Even if the rate was higher, this is a place that would be worth the cost. A GREAT find! This will be our first choice for future shows at the Pavillion in Guilford and maybe other trips, too.

I stayed there two times over 5 days, it was a nice space but was sort of old, had electrical issues with CPap (no outlets near end table and most were two prong) and narrow stairs and toilet was really low, stuff like that.

Beautiful grounds greet you as you make your way into the elegantly, decorated inn. Due to my late check in, the property made sure I had everything I needed for a self check in. Smooth check in with no issues at all, with a kind note greeting attached. Room was surprisingly larger than the photos made it out to be, while feeling cozy as if it was made just for me. The staff and fellow guests were very friendly and engaging, but not over the top. The perfect mix. Breakfast was the cherry on the top for my stay. If you're in tilton, or passing through and need to stay somewhere cozy, definitely stay at the black swan inn.

The level of road noise in the room was beyond loud. I made a phone call and the person I was speaking to could hear the road noise quite loudly too. Other than the noise, I liked the stay as a slightly above average. I would not recommend this place to a person who sleeps poorly with constant road noise.

This is a beautiful Victorian Bed and Breakfast. Check in was easily arranged in advance even though we arrived late at night. The room was quiet and comfortable as advertised. A wonderful delicious breakfast was served. Charming hosts who described some of the unique history of the Inn. We used this stay as a very convenient location between an evening in Concord, NH, and a fall colors hike in the White Mountains. Will definitely plan on visiting this property again in the future.

It's a convenient spot to launch day trips to Littleton or Laconia. It's very close to grocery, highway, restaurants, cinema. We're already talking about planning our next stay there.

The Inn was a very unique and well preserved Victorian House. The owner was very welcoming and gave us a tour of the property which included some very interesting history of the property and it's previous owners. The breakfast was individually prepared and had some of the best French Toast that we have every had. Overall out double room was comfortable, but unfortunatey one of the beds really needed to be repalced which resulted in a poor nights sleep for me.

Beautiful, very clean and cheaper than the cookie cutter hotels in the area! We've stayed in a fair number of B&Bs and this ranks among the best. Lots of hang out space on the first floor and on the property. There is some really nice original woodwork and stained glass. Great hardwood floors, fireplaces and furniture. Furniture and style are attractive and interesting but selected and placed so that it doesn't feel crowded or unusable. Our room was large, luxuriously decorated, very comfortable, quiet and clean! Delicious breakfast! Service after booking, during check-in and at breakfast was excellent! Even if the rate was higher, this is a place that would be worth the cost. A GREAT find! This will be our first choice for future shows at the Pavillion in Guilford and maybe other trips, too.

We have stayed here before Not sure we will again After a two day heat wave we arrived to find the attic third floor room not climate controlled And the portable ac unit was not turned on in anticipation of our arrival Luckily we were able to turn it on for 4 hrs before we needed to try to spend any time in the room

Sandy, who greeted us at check in, was so lovely. The morning staff during breakfast, well, let's just say the last place she wanted to be was serving us. That pretty much sped up our desire to leave. It's an old building, with charm and outstanding woodwork. The original stained glass is breathtaking. But the place needs work, especially on the exterior. Modifications in the bedroom, (night stand and outlets to accommodate CPAP machine, USB outlets, etc) which is not easy with old architecture but it can be done...would add that extra touch. Price was reasonable but not sure I will return.

We truly enjoyed this 180’s vintage property was beautiful. The innkeeper/owner was very friendly and helpful! The breakfast was delicious, but the cook/server could have been a little friendlier! Our room was gorgeous with beautiful stained glass windows!

This was my first stay at the Black Swan Inn. First off the hostess Trish was very friendly and made me feel right at home. The Inn itself is very comfortable and gives you a feel like you are at home. The room was perfectly clean and made up. The bathroom smelled and looked like it had recently been scrubbed and cleaned. The breakfast was enjoyable as well with plenty provided. I really enjoyed my stay and hope to be able to do so again in the future.

Found this place by accident, and we are so glad that we did! I can't find anything to complain about; the interior of the house is stunning, the owner welcomed us in person and gave us a great historical tour. We stayed in the Arthur Brown room (and hope to to again!) which was luxurious, spacious, quiet and private. For roughly the same price as a chain hotel, we felt like rich folk. I wish I could live there for 6 months and write gothic fiction or something. Monster fireplaces, intricate woodwork. The place is really something. There was a real complimentary breakfast included - fresh yogurt parfait, blueberry pancakes with crispy bacon and fresh coffee with real flavor. I stayed here with some girlfriends for a quick overnight trip as we were attending a concert in the area. The Inn is beautiful, built in the early 1900s it has gorgeous, woodwork and windows. It was very clean, very comfortable, and the breakfast that was included was fabulous. I would recommend that you be sure you get a quick tutorial on how to use the combination deadbolt lock on the entrance door. When we returned from the concert we had some trouble with it, and at that time of the night I could not get anyone to answer the phone or the door buzzer. Luckily, we were able to find someone in the carriage house adjacent to the inn. Other than this one issue, we really enjoyed our stay!

Beautiful grounds greet you as you make your way into the elegantly, decorated inn. Due to my late check in, the property made sure I had everything I needed for a self check in. Smooth check in with no issues at all, with a kind note greeting attached. Room was surprisingly larger than the photos made it out to be, while feeling cozy as if it was made just for me. The staff and fellow guests were very friendly and engaging, but not over the top. The perfect mix. Breakfast was the cherry on the top for my stay. If you're in tilton, or passing through and need to stay somewhere cozy, definitely stay at the black swan inn.

Beautiful place! The pictures don’t do it justice. We had a fantastic time staying there and will definitely go back. The grounds were amazing to walk through along the brick river path. The staff were beyond friendly. So refreshing to find a place that goes above and beyond. A true rare find!

We stayed at The Black Swam for one night because of a concert we attended near by. What a treat! The interior of the inn was amazing, the original wood work in the arts and crafts style along with period appropriate furnishings evoked a sense of going back in time. The bedroom and bathroom were generously proportioned and beautifully furnished and very clean. Breakfast was delicious and the view of the river enhanced our enjoyment of the meal and the beautiful dining room. Definitely a hidden gem!

A wonderful delicious breakfast was served. Charming hosts who described some of the unique history of the Inn. We used this stay as a very convenient location between an evening in Concord, NH, and a fall colors hike in the White Mountains. Will definitely plan on visiting this property again in the future.

The Inn was very easy to find with a good sized parking lot. All the furniture/decor was beautiful and very charming. The room was a great size and the breakfast was wonderful!

I liked traveled to Tilton for a family funeral. I liked the fact that the inn was centrally located in a handy location. I liked the fact that it was pet friendly. The staff were welcoming and the breakfasts provided were really wonderful. I stayed in the carriage house suite and it is in need of updating. Wallpaper appears like it is lifting in some places and the whole room was not inviting or attractive

I loved that they had a system to allow us in late without a hassle. We were able to come in and get settled in a seamless process. The inn was so quiet! Breakfast the next morning was fabulous. I couldn't have asked for more during my stay.

This property in general was tired. The outside seating areas (screened in porch, for instance) were old and the surrounding areas were not well maintained or really that clean. A smoke alarm battery on the 2nd floor went off and beeped for more than 24 hours. We were told by the woman who greeted us that there was a welcome package in our room with Inn details (wifi password, front door code, etc). There was no package - which she acknowledged went letting us into the room but said "oh well". The breakfast offered was average. I would rate this a 5 out of 10.
