Oaks Melbourne on William Suites

Great location, great property, we were heading into Melbourne for the night and desperately needed a nap around noon. This location was able to accommodate an early check in for us, which was exactly what we needed to be able to enjoy a day in this beautiful city. The room itself was super clean, bed was comfy, and parking was easy. We had in and out privileges, but didn’t need them because of Melbourne’s free tram area for all the tourist locations.

Pleasantly surprised! Parking within the complex, train station across the road, apartment was quite spacious and beds were very comfortable. Easy walk to city shopping and restaurants and a fantastic view from our balcony. Will definately stay here again.

I booked for 2 nights but decided on another night in which they were able to do. Car park was $39 per night but in safe on site place. Great amenities all I needed. Close to Victoria markets and city Only one downer was I went to load my car in park at 930am to come back to my room to cleaners who had packed my remaining gear and had started cleaning the room already before I had checked out!

We had two cars so a charge of $140 was excessive, the second car could have been charged at a lower rate.

Great access to the city. Clean rooms. Park across the road is great and markets a 3 min walk away. No pool unfortunately. Parking is a nightmare and costly.

Do not stay here. The smell throughout the property was terrible, the mould smell in my initial room was very bad, they moved us to another room which had a blood mark on the bed. We were then moved to ANOTHER room and the smell of mould was overwhelming, I have asthma and I have restricted breathing after staying here for 1 night. We ended up checking out one night earlier & the manager refused a refund. Do NOT stay here. I have never complained about a hotel but this was terrible, the ceilings of the rooms were exposed concrete & the showers had stains and mould. The staff at the front desk were nice, but there was very limited they could do considering the cleanliness and state of the property.

Unfortunately not the best experience. The bed bottom sheet was too short and couldn’t tuck in at the foot. There was old food in the microwave and a broken chair on the balcony. However the ease of parking on site was helpful.

Check in was very easy and front desk staff were very nice and helpful. The room I stayed in was a nice room with great light and view, however it was quite dirty. There were numerous marks all over the walls and handles, the carpet looked very dirty with stains, and there were sticky marks on the bedside tables. The shower had mold on the vent and in the actual shower walls. I also saw a squashed cockroach in the doorway on the wall of the bathroom. There also seemed to be a very odd smell in the hallways and in the room.

Shame the shower had black mould and the exhaust fan as well - because everything else was ok

It has the worst odor throughout the hotel. The room wasn’t clean and felt really dirty. The AC was dusty and it kept going onto my pillow. Staying there made me sick and had the worst allergies for the rest of my trip. I quickly canceled my booking and went elsewhere that’s worth it.

Zimmer eher dunkel und man schaut direkt gegen ein anderes Hochhaus, Zimmer sind absolut ungemütlich (Industrie-Style inkl. unfassbar hellem Licht). Im ersten Zimmer war der Teppichboden komplett verdreckt und der Ganzkörperspiegel zersprungen, im anderen Zimmer (wir baten dann um einen Tausch) war das ok, trotzdem war es insgesamt alles nicht sauber und roch auch nicht angenehm. Keine Empfehlung!

Although reception and halls were clean. Our rooms carpet was stained and very dirty.

The room was quite unclean, the floor was stained and the couch was ripped. The entire room had an unpleasant smell. When I arrived the dishwasher was running. The glasses also smelled terrible and I had to rewash them so that the smell did not taint the water I was drinking. The heater was on when I arrived which exacerbated the smell. The most of the connections for the blinds chains were broken from the wall. The garbage chute in the hallway was over flowing with water and smelled. The room was a rabbit warren to access, multiple lifts across various hall ways and multiple lift options along the path. I wasn't provided with comprehensive instructions. The TV is equipped with streaming services but not access to the internet I was advised the tvs "were not compatible with Netflix." The power point in the bathroom was concealed. The towels were stained and smelled terrible also. Despite booking a more expensive room to get facilities to work at (a desk and a comfortable chair), the chair was still a hard plastic, despite the pictures reflecting padded chairs. The staff are very pleasant and I have stayed at the property before - I was sufficiently satisfied that I rebooked the property. This particular room was disappointing at every turn. When I advised the staff that the room ought to have a deepclean after I checked out and described the bad odour - I was not offered a new room.

Great location but lots of tram and traffic noise

Good handy location especially getting to/from Skybus Stop. Handy to train station and trams. My room was great but I must say the fridge motor noise was very loud.

Balcony view was terrible

The place was satisfactory overall…wifi was a bit of a hit and miss tho. Tram and train station next door and a chemist is good.

Our balcony was larger and suited us better. Our views were picturesque the kitchen was well equipped we were thrilled with our room. The greetings are fabulous and friendly all of the time

It's a great location, easy to get around the city. The reception staff are lovely. :)) The view is always lovely if you have a view over Flagstaff Gardens as you get to see the sun go down. The windows are filthy however and because the sun comes in and goes down in that direction it's even more noticeable but okay if the weather is good and you have the door open anyway. When you close the sliding door to the balcony it's very quiet which is great as you don't hear outside traffic. It's quite outdated now (I stayed years ago) They could certainly do with rooms being refreshed, needs updated furniture, (the greenish chair was fabric worn, a stainless steel coffee table was old and didn't look clean. the carpet is old, clean but old, had 2 obvious stains although it was clean. The bathroom outdated, it's a basic functional bathroom but has no style and awful lights for make up (fluros) etc. Water pressure was good in my room. etc The bed was comfortable. The pillows were not good. They were hard and I couldn't get comfortable with them. First nights sleep was not good due to pillows. I should have taken my own. I ended up grabbing a black throw blanket fromthe cupboard for the following night and used that rolled up and has a better night's sleep. There is zero information in the room if you are new to Melbourne. Like zero, nothing etc not a problem for as I know Melbourne but if you were new to Melbourne it would be nice for people to at least have some guides/maps etc

Hotel was fine but in need of some general modernization. Decent location and close to transportation.

While it is under renovation, Oaks provided a quality room that was clean and very well equipped. Balcony was adequate for two to sit comfortably and enjoy the view.

Staff were excellent!

The fridge in the room we first checked in was making a very loud intermittent sound so the hotel offered to move me to a room where the fridge was not broken. However, they asked me to pack every thing come down to the reception and get the key and come back again to return the key for the first room. I asked if they can bring the key up as we were moving on the same floor and it was late so we were already prepared to rest. They did but asked for us to bring back the key to the reception as there was only one staff on duty. I thought fair enough and thanked the staff but when I went down to the reception there were two other ladies at the reception not doing anything just chatting. Most of the time the reception staff was just chatting behind the desk and could not bother to look at guests or say hi when we left or came back. Everything was great except for the staff at the reception who did not seem to care much about guests.

The staff at the front dest are always pleasant, courteous and efficient. Nothing is too much trouble.

The team happily checked us in early and organised a late check out. Nothing seemed to hard.

Such an easy place to stay from the moment I arrived. Not only did they check me in two hours early, but they also upgraded me and were so pleasant every step of the way. I usually stay in other areas of town and often at the other Oaks, so this was my first time - and won't be my last. A great hotel in a great location.

The bed was comfortable although the room was very cold at the time of check in. I appreciate so much they let me check in early as I was extremely tired from my international flight. The front desk staff were great throughout the stay, including check in, check out and general questions.

There were hairs on the drain in the shower. Tv speakers didn’t work. The hotel cards were malfunctioning. Beds were comfortable. Friendly staff. Close distance to food places

Staff were super helpful and friendly. Easy to get around the city with team located right outside of hotel. Will definitely be staying again!

Went to visit son studying uni in Melbourne and to watch a live footy game at the marvel stadium. Great location. Plenty of food places and shopping areas if that is what interests you. Easy to get there via public transport. Accommodation was lovely, clean and staff were very helpful. Stayed thursday night and rates were excellent through hotels.com $120ish as opposed to regular $160 ish. Appartment with mini fridge,free wifi, microwave, etc plus dpay tv options. Parking available at extra fee per night if wanted... must contact property direct to confirm this option though.

Friendly staff and clean, spacious room. The area was perfect, opposite a park, close to transport options and within walking distance to malls and other attractions. Would definitely stay here again.

Moderately easy distance from Southern Cross station. Overlooks Flagstaff Gardens. Proximity to Flagstaff Station and tram.

I was there exploring Melbourne. It was a great location, close to free tram zone, across the street from flagstaff station, a beautiful park and short walk to the Queen Victoria Market. Room was clean, comfy bed, fridge , burners, microwave and dishwasher. Accommodations met all my needs. Thanks

Die Lage der Studios im Oaks on William ist schön. Das Oaks ist optimal an den öffentlichen Verkehr angebunden und man ist relativ schnell bei den wichtigsten Orten. Das Studio ist leider in die Jahre gekommen und sollte wieder einmal überarbeitet werden. Die Teppiche sind schmuddelig und die Küchenzeile würde auch einen refit vertragen. Der Tisch auf dem Balkon sieht schrecklich aus, auch hier würden ein Ersatz den Balkon aufwerten.

The place was quite; well maintained and reasonably priced. I would lover to have seen some kind of breakfast buffet but given the number of coffee shops near by it was not an issue.

The room was great. Clean. Dining options in the area not so good. Front desk staff were friendly but were not helpful when inquiring about tourist options or directions. Not everyone is tech savvy with apps. Just were told go on this or that app. That made our trip daunting as we were visiting from Qld.

Great service, location and price. Room was good, with the exception of the silly bean bag chair. A two seater couch would be so much better in that space. Vic Market and nice restaurants nearby.

The hotel is in a great position just on the northern edge of the CBD however just close enough to walk in. Management is new so to be fair they were still getting the feel for the place. Great views. Nice cafe’s around the back of the block. A metro Woolworths close by (Of you want to give them your money)

Well located property close to all transport options and has car parking. Very pleasant staff. Just starting to look a little tired. Overall we had a great stay and could walk to many dinning options

A very enjoyable stay in a studio room which was huge. Bed was comfortable and kitchen well equipped. My only complaint is a design fault. The benches were too wide. I could just reach the power points. The cupboards were too high which I couldn't reach at all. I had to get a staff member to put all the crockery on the bench for me. Good location for Southern Cross station and trams were running frequently out the front. Just across the road from Flagstaff station so the train was very convenient to get to the MCG to see Taylor Swift. The bar and small restaurant next door were great for meals and drinks.
