The room was very clean and comfortable. The manager, Carole, was very friendly and accommodating and made our stay as pleasant as can be! The breakfast was freshly made every morning and we enjoyed the variety. The parking was very convenient and safe.

This place was awesome! We sat on the balcony enjoying the views before walking the strip also enjoyed having our own parking spot. Definitely stay here again.

This property is right where we wanted. In the middle of restaurants/bars, shopping, and easily walkable to beach (5 minutes). Beautifully decorated interior. Front porch and 2nd floor balcony, with rocking chairs, and ample parking out back. Host Carol and Angie were delightful, informative, and accommodating. Breakfast was unique and very good. White sangria meet n greet at 4:30 shouldn't be missed. Opportunities would be to update the coil spring mattress and pillows in our room, and black-out curtains, as the morning sun came in around the pull-down shade. Aside from that, I would recommend, and we would stay here again.

The Inn is full of charming details everywhere you look. Carol was very welcoming and provided drinks, snacks and amenities that we appreciated after our drive. Our room is a delight of wall paintings, curious sharks and comfortable beds and linens. Parking is convenient. Really like the large porch on the second floor for people watching.

Each room has an assigned parking space, and the breakfast was freshly made, with pancake batter where you cook your own pancakes in the middle of the table there is a heated griddle. Then we had an egg scramble with bread and grapes. It was filling and the hospitality was very friendly and kind. We felt welcome. The room was clean and nice. Great location walking distance to the beach and restuarants and bars.

Carol the host who greeted us upon arrival was very nice and helpful. Parking is around back and there is a spot for each room. We stayed in the Starfish room and it was very cute with the starfish theme. The bathroom was very clean and so was the entire room. The bed was very soft with a nice pillow top. Little too soft for me but my husband loved it. We were able to select our breakfast time of 9 or 9:30am. Breakfast started with make your own pancakes on the built in griddle within the table. Carol made the pancake mix and then we got to add our toppings. Very fun and tasty. Then Carol made an egg soufflé on French bread which was very tasty. Checkout was super easy. Definitely would go again

Beautiful and charming bed and breakfast with great and friendly hospitality. Breakfast was amazing! Steps from all the restaurants, sights, and the beach. Parking on site is a huge plus. We stayed for the weekend as I was running the local half marathon. Highly recommended!

My wife and I had a nice one night stay at the Inn. It's a B&B, they served a good breakfast. It's about 4 blocks from the beach and the Inn will provide you with beach chairs and towels. The B&B is fairly new but has old style charm. We stayed in the Coral room, the room was clean with old charm to it, the bed was very high off the floor and thankfully it has a bedside stool for my wife to get in and out of it. The room and bathroom were not very roomy. we were told not to use the luggage rack because it might break. If we couldn't use the luggage rack we would have to work out of our suitcase on the floor cause there was no other place to put a suitcase. I would recommend it.

The breakfast was delicious. The staff was accommodating and very friendly. Comfortable, family vibe. The rooms we clean, cozy and perfect for me and my daughter. Loved the theme idea for each room. Location was ideal for walking to everything. Couldn’t have asked for a better place to stay.

This is the place to stay in New Smyrna. We felt at home and at ease from the moment we walked in. The staff is courteous and knowledgeable. The facilities were clean and well appointed. The location is easy walking distance to shopping, restaurants, and the beach, but it it also feels like an intimate setting. The breakfast was amazing each day we stayed. Highly recommend.

Cute, clean b&b just a short walk from the beach. The innkeeper is lovely, such a nice lady and easy to talk to. We stayed in the mermaid suite and it's every bit as beautiful as the pictures. Breakfast is good but only served at 9 or 9:30 so keep that in mind.

My wife and I stayed for a couple of days on our way to Key West. We’ve been to this area before and thought we’d try a different option of lodging. The room was spotless and the property was very well kept. As far as our visit, I think it’s a good thing when you feel the need to give the on-site manager- Carol- a hug before you leave. She made us feel like friends. We will absolutely be back for our future visits! Thanks very much, Sharon and Larry

The Owner of this Bed and Breakfast was such a great hostess! The pancakes were the best I’ve ever had. Felt like family as soon as I walked in the door. The beds were also very comfortable! We stayed in the Lighthouse and is was decorated so cute! We loved sitting on the upper porch watching the avenue. Great place if you want to be near the beach, shopping, and a friendly place to stay with a wonderful breakfast.

Cute room and hostess was excellent. The breakfast in the monring was a perfect start to our day. Will return and try a different room. We stayed in the Seahorse room. Loved that it was ground floor, but up to trying the upper floor rooms.

This was my overall an excellent stay. Carol was absolutely delightful and personable which made our stay even better. One thing I would do differently next time I visit I would not stay in the seahorse room which is on the first floor just outside our door was the kitchen and dining area which if you want to sleep in late is a bit noisy with guests having an early breakfast. All other guest rooms are located on the second floor
This was my overall an excellent stay. Carol was absolutely delightful and personable which made our stay even better. One thing I would do differently next time I visit I would not stay in the seahorse room which is on the first floor just outside our door was the kitchen and dining area which if you want to sleep in late is a bit noisy with guests having an early breakfast. All other guest rooms are located on the second floor

The rooms are lovely, the staff is amazing and the breakfasts were fantastic. I would recommend you watch the square footage of the room you select if you are staying for any length of time. Some rooms are larger than others. Will definitely stay here next year for our annual trip to New Smyrna.

What a wonderful getaway! You can not beat the location - easy free parking and then you can walk to the restaurants, shops and even the beach! The Inn Managers Angie & Carol made us feel like family - so warm & pleasant. We loved the breakfasts, especially the unique table where they have everything ready for you and the others can make your pancakes while you chit chat about your plans for the day. We met some very nice people that were also guests of the Inn. I can’t wait to go back!

We booked this hotel for a few days to do some adventures in the area. The choice came down to ratings from a few sites as I am a die-hard Marriott patron. While this B&B looks historic, it is a newer build with all the charm of the old days. The staff is competent, friendly and accommodating and overall a pleasant stay.

We had a short, but great stay at the Inn on the Avenue. The check-in was easy, location is great, and the host were super friendly. Unfortunately we had to leave very early in the AM, so we missed breakfast. However, we plan to return when we have a bit more time.

Angie and Carol love what they do, they made my stay feel like I was with family. They were attentive to everyone and every detail. Had tons of information and suggestions about things to do and places to go. I travel with my bicycle and they accommodate inside storage for me. Location was perfect. All within walking distance unless you planed to explore much farther. I only moved my car once in 3 days. Great private parking provided behind the property too. Super comfortable bed. Lovely decor and enough space in common areas to have some reading done to. Loved everything about the place!

We had a wonderful stay at Inn On The Avenue. The location is perfect for browsing shops, enjoying great restaurants, and going to the beach. The hosts, Carol and Angie, provided excellent hospitality. We felt special and pampered from the moment we arrived. We were even greeted with homemade desserts and sangria. Breakfast was delicious and plentiful. We thoroughly enjoyed our stay and hope to have the opportunity to visit again.

This property is right where we wanted. In the middle of restaurants/bars, shopping, and easily walkable to beach (5 minutes). Beautifully decorated interior. Front porch and 2nd floor balcony, with rocking chairs, and ample parking out back. Host Carol and Angie were delightful, informative, and accommodating. Breakfast was unique and very good. White sangria meet n greet at 4:30 shouldn't be missed. Opportunities would be to update the coil spring mattress and pillows in our room, and black-out curtains, as the morning sun came in around the pull-down shade. Aside from that, I would recommend, and we would stay here again.

We were looking for a place to spend the night near a venue and found this place. What a find! The inn was neat, clean and comfortable. Breakfast the next morning was a treat. The Inn is in the heart of New Smyrna Beach. You can walk almost anywhere you want to go. Highly recommend for a night, a long weekend or a vacation.

Beautiful and charming bed and breakfast with great and friendly hospitality. Breakfast was amazing! Steps from all the restaurants, sights, and the beach. Parking on site is a huge plus. We stayed for the weekend as I was running the local half marathon. Highly recommended!

The Owner of this Bed and Breakfast was such a great hostess! The pancakes were the best I’ve ever had. Felt like family as soon as I walked in the door. The beds were also very comfortable! We stayed in the Lighthouse and is was decorated so cute! We loved sitting on the upper porch watching the avenue. Great place if you want to be near the beach, shopping, and a friendly place to stay with a wonderful breakfast.

This is the place to stay in New Smyrna. We felt at home and at ease from the moment we walked in. The staff is courteous and knowledgeable. The facilities were clean and well appointed. The location is easy walking distance to shopping, restaurants, and the beach, but it it also feels like an intimate setting. The breakfast was amazing each day we stayed. Highly recommend.

Each room has an assigned parking space, and the breakfast was freshly made, with pancake batter where you cook your own pancakes in the middle of the table there is a heated griddle. Then we had an egg scramble with bread and grapes. It was filling and the hospitality was very friendly and kind. We felt welcome. The room was clean and nice. Great location walking distance to the beach and restuarants and bars.

Carol the host who greeted us upon arrival was very nice and helpful. Parking is around back and there is a spot for each room. We stayed in the Starfish room and it was very cute with the starfish theme. The bathroom was very clean and so was the entire room. The bed was very soft with a nice pillow top. Little too soft for me but my husband loved it. We were able to select our breakfast time of 9 or 9:30am. Breakfast started with make your own pancakes on the built in griddle within the table. Carol made the pancake mix and then we got to add our toppings. Very fun and tasty. Then Carol made an egg soufflé on French bread which was very tasty. Checkout was super easy. Definitely would go again

Cute, clean b&b just a short walk from the beach. The innkeeper is lovely, such a nice lady and easy to talk to. We stayed in the mermaid suite and it's every bit as beautiful as the pictures. Breakfast is good but only served at 9 or 9:30 so keep that in mind.

The House is immaculate and beautifully decorated. The hospitality warming and breakfast an amazing experience. We had the opportunity to meet and interact with other guest and prepare our pancakes right at the dinner table! Yes those are griddles on the table :)

I am leery to rave about this place because it has become our new go to escape for the Atlantic side. The second visit was even better than the first because we know how they do it. Check in at 4pm, they tell you the door code and you choose breakfast at 9 ot 9:30. Room key is in the door. Room was clean and balcony was the place to be at night. You can walk to everything. Even the beach is only 4blocks away. They has cold Sangria for us in the fridge. You can make coffee/tea any time. Breakfast was something to look forward to. The other guests all blended in well. Got to meet some very interesting people. You also have your own parking spot! (It's a big deal when it's hopping)
