Breakfast not available. Back Door does not have a lock. Was W I D E Open. No Security. I asked the manager - he said the door was locked. Showed him this picture - he provided NO RESPONSE. No Security Latch on the room door.

No elevator, stairs narrow, no working light in room, no full bath towel, tv did not work, never saw an ice machine. Pathetic

Really clean rooms and well kept. It was very quiet and peaceful. The owner was very friendly and made you feel welcome! Have no complaints.

These water leaking from upstairs, mold everywhere, my family and I been with a cold day after checking in , as soon as you open the front door to go to the front desk the smell of the water is so strong . The guy don’t even speak to people , I would never stay in this nasty place again . I don’t know how they still open it’s not safe

It seems the property is under new ownership/management, so perhaps this property is a "work in progress". The staff were friendly and helpful. But the age of the building shows, and additional work needs to be done to bring it up to better standards. This hotel and the several other "budget" hotels at Industrial and I-30 have a single EZ Mart to visit for drinks and snacks (unless you use on-site vending). Everything else is one or two exits west on I-30 - where rates are higher and properties are nicer. When trying to exit the property, there is only a gravel back road to get onto Industrial, otherwise you have to go west on the highway service road and find your way from there. There was mold on the wall above the towel holder in the bathroom, and that towel holder was rusty. The hallway smelled musty. The light switch didn't seem to turn anything on. And there were loose cables around the TV. The bed was nice and comfortable, the water hot, and the A/C worked. So, it was about what I expected for the money, and I went with this choice because it did seem to be under new management and going through some renovations. I don't travel much and this was just a place to stay so I could be at a job site very early. If you're on a budget, it's fine. I'd check over the room and if you see something, let the staff know and they may well move you to another room. Hopefully they'll fix some things up and it will be ok.

It was a very clean room, had cold air, and was quiet and peaceful. had Roku, and most importantly, it had absolutely no bedbugs or scabies—very clean and comfortable rooms. I will definitely stay here again if ever I travel this way. Great value too

Needs updating, smells like smoke

My son is 17 and had just had spine surgery the day before in Dallas. Sulphur Springs is exactly halfway to our home, and he was not tolerating the trip well so we stopped at the spur of the moment. We saw that this property was economically feasible and they had 2 rooms left. Upon checking in, I mentioned to the woman about my son having surgery, just then a man came from the office and took over our check in. I explained again the reason for our stay, he introduced himself as Samir, then introduced the woman. We completed checking in, when I helped my son into the hotel, she took a key, escorted us to the room, turned our lights and made sure we were comfortable and ok. They were very gracious and kind. Samir asked if I needed help carrying in our things, needed anything at all. He also said that they would love to host us again at anytime at all, saying it would be their pleasure. The rooms were freshly painted and very clean, beds comfortable and clean. Very much worth the cost and then some!

Worst Bedbugs I ever saw, woke up itching, blood on sheets bites all over. So bad a scooped up some with a plastic cup to show them.

Was just off the highway. The interior had an odor to it. Bought air spray to tone it down. Would not stay again

Staff was very friendly. The only thing that was not so good was the wifi signal other than that it was a great place to stay the night.

Staff friendly. No complaints. Hole in bathroom door. Had to step in shower to close door to use the restroom. Exhaust fan did not work. A/C was either on or off-could not set. No outlets - everything had power strips.

We chose this location for our trip home. I was looking for a nice place but not too expensive. This was perfect. The owner is very attentive and the check in went smooth. The beds were comfortable and the room was spacious. They have Roku TV service which was amazing! The shower was clean and the water was hot and has great temperature. The coffee was very good! Overall a great place to stay in Sulphur Springs!

Overall very clean and it looks like they are renovating the rooms however there were missing trims and light fixtures but the shower looked brand new. I did not like that our door didnt have a safety latch but again it couls have been that they weren't done. Also the Tv was a brand new 55 inch flat screen that was not.working so that was a bummer.

My room was exceptional and not what i expected. Definitely a" dont judge a book by its cover" hotel. The gentleman that checked me in was extremely professional and really welcomed my stay there. Its an older building but room was extremely nice and ckean. Definitely look forward to staying there again

The room was simple, but very adequate & comfortable. Management & staff were friendly, accommodating & approachable. Great value for the money. Would definitely stay here again. *Don’t let the lack of aesthetics outside fool you.

Don't let the outside of this location fool you it is nice inside. Clean and the beds are amazingly soft.

Check in was fine. one of the beds was right on the window wall., the light for the bathroom was on the outside of the door. no room in the bathroom. TV did not work.

We were in town last weekend for a wedding and needed a place to rest our heads for a night. I was pleasantly surprised by Samir's welcome and upgrade to our room with a kitchenette. The property was quite and cozy. The service was superb. I'd forgotten my phone at a local establishment and Samir was kind enough to help me locate it night and day. I highly recommend this establishment!

Clerk very courteous and helpful. Follow up call to check if everything ok.

The stay was good. There were not enough outlets in the room to be able to plug in phone chargers, we had to use the ones by the restroom. The hairdryer did not work and they didn’t have a lot of choices on the breakfast. Overall the stay was very nice. The owner allowed us to check in early, because we were there for my mom’s funeral. He was very professional and took great care of us.

An enjoyable weekend. Attentive staff, great rates. Would stay here again, dont hesitate.

The owner is super nice and polite. He was genuinely concerned about the quality of our visit. He made sure everything was perfect. The breakfast was waffles and cereal, my son was in heaven. Breakfast was kept fully stocked. We never had to ask for anything.

Not at all what it was advertised like and it was not in a safe area.

Front was OK, but not great, but that may be temporary due to the abandoned building next door.

The staff was nice and courteous, but the location and outside appearance was lacking. While there have been some upgrades inside the lobby, the building is very old and the bathroom was so very small. The breakfast was limited to make your own waffles and cereal. Hard pass. You get what you pay for. Low priced hotel. Low quality inn.

The outside of the hotel had me worried for a minute but inside was nice. I’m guessing it’s a remodel in the process. The rooms were nice, customer service very friendly. It was a good experience.

The room smelled nasty it’s an old hotel being restored there is no breakfast and the owners are eating dinnner bear foot looking at you enter and leave with what you are bring into the room basically and talking there language around you while you put your stuff in the room don’t stay here

The only negotiate was no coffee pot in the room., and coffee wasnt available when i was leaving at 5:45 am. I made the manager aware of the missing in room coffee service when i was leaving...
