Really nice hotel and very helpful staff. Just an overnight stop for us so didn’t get to use all facilities. The double room was fine but the bed was a little too firm for me. Plus the TV was temperamental, the bathroom extractor sounded like it was going to explode, the bathroom door didn’t actually close - not massive problems, just small details that give a bit of a tired view of things. However, the health centre and pool were lovely. Nice restaurant- lovely pizzas and good value too. I would stay here again. The staff were friendly and helpful and the hotel and grounds are nice. Overall though the comfort didn’t match the expectations.

Booked hotel as had SPA, received email day before arriving that the SPA was not open till spring. Too late to cancel (and non refundable) and find another hotel. Fact that SPA is not available should be clear when booking not an email the day before you arrive !

We arrived to a queue of disgruntled people who all had various complaints. When we checked in we were informed that the swimming pool was not in use as the roof had fallen into the pool. The reason we chose to stay so far outside of Brighton and at this hotel was due to having a pool so we could take the kids. No partial refund was offered and no attempt to make contact prior to our arrival to inform us. The room was large and well laid out with ample room for 4 of us. The beds are quite hard though so not the best night sleep. The over the bath shower is not very powerful but we were at the top of the hotel. The windows in the room where old fashioned sash style windows but there were quite a few cobwebs on the windows. The buffet breakfast was lovely and lots of choice, only criticism would be to use better brand of baked beans. The staff were all very nice and helpful through out our stay. Point of interest - there does not seem to be a room 217 or 237 within the hotel!

Lovely countryside location yet convenient for road networks. Warm and cosy room, spotlessly clean, large TV, modern bathroom, new bed and comfy pillows. Indoor pool, sauna and gym a bonus. All at a very reasonable price

Lovely overnight stay at Avisford Park. Room was spacious and very comfortable for a family. Bathroom was big! Enjoyed drinks in the bar but didn’t eat at the restaurant. Pool was lovely and warm. Enjoyed the tennis courts and table tennis facilities and free use of equipment. The staff were very friendly and helpful. Will return!

Staff amazing, facilities a little dated but end of season so bound to be the case. We had our five year old grand daughter so outside games brilliant, pool brilliant and option to eat in hotel a great help. Good selection for breakfast

Wonderful building, shame outside pool closed as this was why I returned here. I had a very good Sunday lunch, breakfasts were ok only. I had a 2 bed suite, which smelled a bit musty. Very “tired” furniture and stained carpets. Windows had black mould on paintwork. Main bedroom once had access to balcony, this is now locked off, double doors in bad condition. Pool facilities good inside. Pleasant staff throughout. However I wouldn’t stay here again, it was expensive, and very run-down.

Very much enjoyed our short stay at Avisford. We picked it on value vs even premier inn and was pleasantly surprised at the facilities, we used the swimming pool, sauna and steam room. We had a great breakfast in the morning. The hotel has a quaint feel to it, beautiful grounds and it very pet friendly. We will definitely stay again.

The first room we were given was not as nice and clean as the second one cos it was noisy and the coffee/tea supply tray is dirty/dusty seemed like not been touched for ages. The reception very kindly gave us another room which is very clean and more comfortable so had a lovely rest.

I wouldn't recommend staying in this property, especially with kids, as it's not hygienic. Firstly, the property didn't have a lift, and our room was on the top floor. So, my wife and I had to carry our luggage and infant children up two flights of stairs. No offer of assistance was provided! When we got to the room, the bedside light cover was broken, and my little child kept touching the light bulb. The windows were filled with cobwebs and dirt, and the carpet was stained. The next day, when they cleaned our room, our pillowcases had stains on them. We called housekeeping and reception, but both failed to pick up, and I had to go downstairs from the top floor to request assistance. Additionally, we had no laundry bag in our room. My wife asked the reception desk, and they told her to look for housekeeping, and they would provide one. The positives were that the room was big, and the breakfast staff were nice. Also, the breakfast was enjoyable.

Room was not good, we have stayed in this hotel 6 times and this is the worst room that we have had. The room needs a complete overhaul. The staff on the other hand were very good and the cleaning was good but the carpet was so stained you couldn't make it look good.

Very dated hotel. Rooms very hot with only a small desk fan. Carpets stained. Bed was hard and uncomfortable. No fridge in room. Bathroom door was hard to open and close. Tried to get a soft drink in bar but this is closed until 12pm. Asked if there was anywhere that could serve us and was told no. Asked if we could get a glass of water and helpful reception staff did get us a cup.

Hotel has huge potential but is run down and tired. I wouldnt say this is a 4 star standard, more of a 3 star. Rooms are a decent size but in desperate need of a refurb. Chipped paint, old furniture etc.

Very lacking in staff this weekend, check in took a while as only one staff at reception, no room service and there were only 2 people for the whole of the breakfast service, dirty plates everywhere and a lack of cutlery without asking, i felt sorry for the staff that were working. The shower head was also held together by gaffer tap? On the plus side the bed was comfortable, room view was good and the staff that were working were very helpful.

Very poor. We were given a stadard double room. The best review I can give it this is only just one mark off of a health hazard. The rooms in this area of the hotel (Garden lodge) should not be available until they are thoroughly refurbished. Areas in the hotel leading to this would have needed refurbing 10 years ago looking at (mould and wood damage), several notices promising refurbishment but it feels this is too little too late. They should not be available or accessible. With a property with such potential this is very sad. Undertaking the level of refurbishment is mammoth, I would advise to carefully consider all the reviews before booking. One last thing, our room was directly above a function room, there was a "Festival" playing very loud music from our check in time until 22.30 - this was a real shame as I did want to rest before leaving for a Wedding event, I ended up feeling exhausted not relaxed. The only communication we received was at the time of check-in. Bad communication. I repeat do consider all reviews before booking. I will leave a direct Google review on the hotels website - sadly the app is not allowing me to add the pictures of mould, scratched furniture, dirty shower head, dirty tiles and poor DIY, that wouldn't pass in any establishment.
Very poor. We were given a stadard double room. The best review I can give it this is only just one mark off of a health hazard. The rooms in this area of the hotel (Garden lodge) should not be available until they are thoroughly refurbished. Areas in the hotel leading to this would have needed refurbing 10 years ago looking at (mould and wood damage), several notices promising refurbishment but it feels this is too little too late. They should not be available or accessible. With a property with such potential this is very sad. Undertaking the level of refurbishment is mammoth, I would advise to carefully consider all the reviews before booking. One last thing, our room was directly above a function room, there was a "Festival" playing very loud music from our check in time until 22.30 - this was a real shame as I did want to rest before leaving for a Wedding event, I ended up feeling exhausted not relaxed. The only communication we received was at the time of check-in. Bad communication. I repeat do consider all reviews before booking. Very poor service, No staff available on several occasions at reception, bar and restaurant, needed to shout to get a receptionist from the back office, I’m assuming he was having his dinner as he was still chewing as he checked us in, Room was small as was bathroom, but clean Restaurant was a disaster, we felt sorry for the waitresses Soup was cold and thick uneatable, my gammon was tough. Undercooked, We did see other tables also complained with regards food quality Lack of leadership very evident,cutting staffing is not the way to run a hotel

Always disappointed with the lack of staff at reception so always having to wait and wait every time I check in :-( The rooms are very tired but I know they are decorating throughout at the moment… but having a dirty toilet bowl is unacceptable. Unfortunately the pictures shown on Hotels.com are not met by the real thing. I don't mind waiting 40 minutes for my food order because of 3 large parties also at the hotel, I did quite mind waiting 30 minutes for our drinks order to appear, after two requests. I also don't mind that some public areas are a little tired, nothing stays new. What i didn't like was that hotel guests seemed to be a second thought for service, because of the weddings and other events taking place. On staturday my wife was only offered sandwiches at lunch time because of the weddings, when i got to the bar at 2.15 i was told I couldn't order anything, perhapes a chocolate bar? My wife also used the pool and was very dissapointed, guy on duty totally disinterested, changing room soaking wet and a towel that wouldnt dry a budgie. i know hotels have to attract these larger parties, but it shouldn't be at the expense of hotel guests. when the parties are finished and only hotel guests keep the coffers full, here are two such guests that will not make a return visit. Room was quite good, but again nothing like the pictures. Food was poor, absolutely nothing like the pictures. My wife's fish looked like it had been under the hot lamp for a week. Not once were we asked if our meal, room, stay was enjoyable. good job really.

A really pleasant stay in a comfortable hotel. Bedroom was a little dusty but communal areas were very comfortable and in a good state of repair. Breakfast was excellent and staff were professional and friendly.

Great staff, great location. We stayed here to attend the Goodwood races. We were looked after from start to finish with a friendly manner and great enthusiasm. The facilities were very good and the restaurant offered good food at a reasonable price.

Really nice place to stay, very friendly staff excellent range of choices for the breakfast buffet, spacious lounge area for a quiet drink or just a chilling hour before going out to your chosen destination. It’s set in a quiet countryside setting but only a stone throw from the main A road. I would have no hesitation in staying there again

The hotel does look a bit tired and showing its age on the outside but inside the room we had was good. Pillows a bit too soft for us but that is a minor point. A bit noisy in the morning when the green keepers were tending the golf course which was right outside our window. A great location for local sights. The spa area is very small but OK if you go when kids are not allowed in. The outside areas are great for kids with lots of space to play and an outside pool if the weather permits. Overall a very good place and we will be back.

Really nice hotel and very helpful staff. Just an overnight stop for us so didn’t get to use all facilities. The double room was fine but the bed was a little too firm for me. Plus the TV was temperamental, the bathroom extractor sounded like it was going to explode, the bathroom door didn’t actually close - not massive problems, just small details that give a bit of a tired view of things. However, the health centre and pool were lovely. Nice restaurant- lovely pizzas and good value too. I would stay here again. The staff were friendly and helpful and the hotel and grounds are nice. Overall though the comfort didn’t match the expectations.

Drinks are well over priced, a glass of wine and a gin £16.00 and a bottle of white wine £34.00 I know they need to make a profit but don't over do it that same wine on the high street is only £12.00 Quality of the breakfast cheap sausages and undercooked bacon, apart from that overall good Bed very comfortable and room very clean

Lovely staff - attentive and helpful. Ate in Cedar Restaurant in evening. Good selection and reasonable in terms of price. Fish had lots of bones and not fully cooked but everything else foodwise was great. Breakfast was amazing - so much choice and beautiful fresh fruit.

Room was ok, not dirty but not as clean as it might have been and with a rather annoying fly for company - being honest it looked a little dated and in need of redecoration. Having said that for a one night stay and at the price a better option than one of the alternative big chains

Hotel exterior was very poor condition. Not reflected in photos. Room was spacious and clean, however shower was very basic. We are in the bar for an evening meal. The meal was awful and I would not recommend eating here. We also used the gym/pool facilities. These were adequate however both are very much on the small side. If I have occasion to stay in the area again, I would seek alternative accomodation.

A very large hotel that looks amazing. However our room was rather small and we only had one bath towel for two of us. The service at dinner was very slow. They appeared to be short staffed which we found very frustrating. I had tried to call a couple of days before our stay to make a reservation for dinner and got no reply from the hotel. Another sign of shortage of staff. This is supposed to be a four star hotel - I think three stars would be more appropriate.
