The best parts: the friendly and helpful staff, access to the Outrigger swimming pools and beach, and the nice size, layout, and balcony in our unit. The not-so-good: the unit really needs remodeled--everything functioned and was clean but was old and worn. For the price, though, we were very happy!

We stayed in A18 and it was clean, well decorated and had all necessities. Beautiful pool view. You are also welcome to use all amenities at the beautiful Outrigger hotel next door! Stunning pool and hot tubs with a quick walk to the beach. A few restaurants are in the hotel. About 15 minutes to airport. Not really walking distance to anything otherwise. Staff was helpful/ friendly. They have games and beach chairs, umbrellas and toys to borrow.

Upon arrival I was a bit confused by the Outrigger and Kauai Villas as they sit side by side. Counter staff was friendly and welcoming. Good to see that we could use the Outrigger's three pools and restaurant but unknown why we couldn't use their gym. Arriving to the room, the view out the sliding window was breathtaking; direct view of ocean waves crashing; it was phenomenal. The room itself looked to be a timeshare that was converted into a vacation villa. Furniture was a bit outdated like other reviewers said but it was furnished and had everything we needed to live there; IE Washer Dryer, Kitchen. We did find a hair or two in the towels, as if they were not washed and just rehung up. Best thing about having a washer and dryer. Parking was always steps away from the villa and it was very quiet. Walking to the beach every morning for exercise was fantastic! Then lounging by the pool until lunch time. Then off to explore a planned adventure. Only worry we really had is staying healthy and no slip accidents. There was a puddle leading to the Villa pool that had biofilm growth. Me and my wife almost slipped and died. Quite troubling. The restaurant next door had a fantastic fish wrap! I must say... All in all a great stay. We will definitely be back.

Staying at Kauai Beach Villas allowed use of Outrigger Kauai Beach Resort and Spa amenities. Allowed for a complete resort experience while having the condo feel with full kitchen and laundry. Amazing.

The room was spacious and comfortable. The pools and grounds were beautiful. Quiet and relaxing atmosphere. Close walk to the beach. Central location to explore the island. All the staff was friendly and helpful. I would definitely stay here again.

We thoroughly enjoyed our stay! Loved that the property was on the beach for those sunrise walks on the beach and stargazing at night. Appreciated being able to use the Outrigger pool etc. The pool at the Villas was smaller and had limited chairs. The grounds are beautiful! The Villa was lovely. The kitchen had everything needed to cook our own meals. Bed was comfortable and AC worked great! I will say it does need some TLC but overall we were very happy with our stay here and would stay again! The staff was wonderful! Although not right near the grocery stores etc but nothing was very far. So loved it was quiet but close to things!

There was black mold growing in the air vents, and no fans in the bathroom, so there was likely lots of mold in the bathrooms, especially being in such a humid environment.

The Expedia listing does not accurately reflect the accommodation. We arrived to: - Unacceptable level of cleanliness (dirty walls, carpet, kitchen cabinets) - Severely stained carpeting - Severely stained furniture (almost all pieces in the living room) - Damaged furniture - Terrible odor in the main bedroom and bathroom. - Toilets that barley flush - Damaged mirrors throughout the unit - Burnt out light bulbs - Moldy lampshades I am extremely frustrated with Expedia for not holding property managers accountable when they post a fraudulent listing, which is a statement I feel extremely confident in making, the ad was fraudulent!

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Found this when looking for accommodations fir our 1st time in Kauai. The rental process was easy and the communication with staff was excellent. Pros: Beautiful resort. Great location. Condo had the space and accommodations we needed.Cons: When we walked in the condo smelled very musty and the shower curtain had mold. The smell lasted for our entire stay but the Rental Co. did what they could to remedy our disappointment.

I think we got an older unit because our air conditioner didn’t work. It was hot and humid in the room. Thankfully the fans worked, but it still was hot. The cleanliness of the rooms weren’t the greatest. The show curtains had nasty stains, couches, and the floors. our shower went out of service and only did cold water so we had to call maintenance twice. After the second time we had no problems. Maintenance did respond quickly. We couldn’t swap out dirty towels for new ones we had to wash them ourselves. We were there for a week. you don’t necessarily want to do laundry on vacation. Overall definitely would find a different place to stay next time.

This property is average, bordering on poor. We stayed for six nights and found they refuse to change bed linens until you’re there a week (we have a 9yr, 2.5yr and a 6-month), which is kinda gross considering the amount of sand everywhere. They also refuse to trade in your towels until the 4th day, which is preposterous. We have three kids and paid a lot of money to watch them play on the beach; we didn’t go all that way to babysit the washer/dryer for towels. The entire unit gave me major ick factor. That said, Outrigger next door was a dream and they allow Villa guests to use their FAR SUPERIOR amenities. All in all…… I would pay more money for somewhere cleaner that doesn’t hold towels hostage.

Room was absolutely disgusting. We were only there for 2 nights, so did not make a fuss. Property grounds were very pleasant and the proximity to the outrigger and rights to the facilities was a nice compensation. I would go there next time...

The villa unit we were placed in is falling apart and in need of major renovations. The windows, bathroom, carpet etc. are way beyond its life and still being used as normal. Location is great right on the ocean. Surrounding is also pleasant. But, only because of the falling apart condition of the unit, we will not recommend it for vacation.

Our unit was in a very corner unit, it was amazing view when we entered the condo, we had the sea view which meant everything to us, everything was perfect until the night came. The wind was so strong, the trees’ branches were hitting on our bedroom window all night long, so noisy that we couldn’t get a good night sleep, we ended up sleeping on the sofa bed in living room the next days :(((

Our unit was in a very corner unit, it was amazing view when we entered the condo, we had the sea view which meant everything to us, everything was perfect until the night came. The wind was so strong, the trees’ branches were hitting on our bedroom window all night long, so noisy that we couldn’t get a good night sleep, we ended up sleeping on the sofa bed in living room the next days :(((

This condo can be a good choice if you'd like to explore both the North and South sides of the island due to its central location, and if you don't mind not being located right in a town. We really appreciated the washer and dryer since exploring on Kauai can be messy and we didn't have to pack as many clothes! There are 2 TVs with Netfix and the option of logging into other streaming apps, though the one in the living room is pretty old and difficult to navigate. The bed was very comfortable aside from an odd slant on one side. We also appreciated that parking didn't cost anything upon arrival. The pools and hot tubs at the Outrigger are cool, and the pool bar was well stocked, but pretty sleepy and closed promptly at 6pm every day. Shutters is nice and the nightly live music is a good touch, though the food is just ok and a bit over priced (to be expected at a resort). What I didn't realize until we arrived was that the unit is on a back corner of the building next to the parking lot, so the view from 2 of the 3 windows is of cars. It's also quite dark inside the unit, even with all the window shades open. Overall, I would pay more next time for a more luxurious place, something that feels more like we're treating ourselves, but since we were out and about most of the time on this trip, this place did the trick.

Upon arrival I was a bit confused by the Outrigger and Kauai Villas as they sit side by side. Counter staff was friendly and welcoming. Good to see that we could use the Outrigger's three pools and restaurant but unknown why we couldn't use their gym. Arriving to the room, the view out the sliding window was breathtaking; direct view of ocean waves crashing; it was phenomenal. The room itself looked to be a timeshare that was converted into a vacation villa. Furniture was a bit outdated like other reviewers said but it was furnished and had everything we needed to live there; IE Washer Dryer, Kitchen. We did find a hair or two in the towels, as if they were not washed and just rehung up. Best thing about having a washer and dryer. Parking was always steps away from the villa and it was very quiet. Walking to the beach every morning for exercise was fantastic! Then lounging by the pool until lunch time. Then off to explore a planned adventure. Only worry we really had is staying healthy and no slip accidents. There was a puddle leading to the Villa pool that had biofilm growth. Me and my wife almost slipped and died. Quite troubling. The restaurant next door had a fantastic fish wrap! I must say... All in all a great stay. We will definitely be back.

The room was spacious and comfortable. The pools and grounds were beautiful. Quiet and relaxing atmosphere. Close walk to the beach. Central location to explore the island. All the staff was friendly and helpful. I would definitely stay here again.

Great location, all round good place to be on the island. Our room was a bit updated, better than the pictures shown. Recommend getting a place like this with a kitchen as groceries and going out for dinner are not cheap. Also rent a car and do some day trips and then finish it off with some beers by one of the pools. Note pack some ear plug as wild chickens/roosters no matter where you are on the island, after awhile you do get use to them. Cool place to be, go for it.

For a budget friendly price, it was a very spacious 2 bedroom/bathroom villa. The rooms are dated but totally fine. The only complaint was the master room in B16 did not cool and smelled mildewy. I ended up turning off that unit and blew a fan from the living down the hall to the bedroom. That worked ok. I did tell the desk about the AC issue. The grounds and access to the Outrigger pools and bars welas great. Very friendly staff. Would stay again.

We thoroughly enjoyed our stay! Loved that the property was on the beach for those sunrise walks on the beach and stargazing at night. Appreciated being able to use the Outrigger pool etc. The pool at the Villas was smaller and had limited chairs. The grounds are beautiful! The Villa was lovely. The kitchen had everything needed to cook our own meals. Bed was comfortable and AC worked great! I will say it does need some TLC but overall we were very happy with our stay here and would stay again! The staff was wonderful! Although not right near the grocery stores etc but nothing was very far. So loved it was quiet but close to things!

I loved how close parking was and it has cool amenities you can go use the resorts pool which is a must see and if you have kids they have a pool slide and 1 1/2 pool for lil ones. You have a texting option to communicate and they respond really quickly and they’re very friendly.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was more than happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We were to stay here for 14 days. The place was great. Lots of kitchen supplies. Comfortable king size bed. It was great to have access to the larger pool and hot tubs at the resort which was a short walk away. The problems were that we could not use the balcony but others around us were using theirs. We did get a lower price due to this. Then on day 9 they started construction in the villas right above or beside us waking us up each morning with loud noises. The rental company did honor our request to be moved.

I think we got an older unit because our air conditioner didn’t work. It was hot and humid in the room. Thankfully the fans worked, but it still was hot. The cleanliness of the rooms weren’t the greatest. The show curtains had nasty stains, couches, and the floors. our shower went out of service and only did cold water so we had to call maintenance twice. After the second time we had no problems. Maintenance did respond quickly. We couldn’t swap out dirty towels for new ones we had to wash them ourselves. We were there for a week. you don’t necessarily want to do laundry on vacation. Overall definitely would find a different place to stay next time.

Very friendly and helpful staff. Good location, however, compared to other Wyndham properties we stayed at, this was outdated and overpriced. Leaky kitchen faucet, broken pullout trash cabinet, a/c non-functional for most of the stay, toilet did not flush well. Thank you.

Great location. Beach was fine. Pool was fine, access to Outrigger pools and restaurants made it easy to relax. Drive 20-30 minutes in either direction lots of beaches, sights and restaurants.

We really enjoyed the condo. It was very clean and convenient to all points on the island. The beach that was close was absolutely beautiful. Lots of sand and hardly any people. Be prepared to buy everything you need as the condo was not stocked with any food items. Great condo.

Perfect distance from town. Short drive, so it felt separate and quiet. Right next to the beach for easy access.also right in the middle of the island, so great spot to explore all over.

This unit was updated with beautiful finishes throughout. Everything was spotless. The resort itself is a bit isolated and a ways from either Lihue or Kapaa, so entering the busy highway everyday was a bit challenging without a stoplight, especially at night. The grounds were well taken care of, but two of the buildings in this complex that face the ocean appeared to be condemned. Overall, we would probably stay closer to town next time even though the unit was very nice.

This is our second time staying at this property and we love it. It's nice to have two different pool options for our small children. The location on the island is great for exploring and very close to the airport. It is a short walk to the beach for beautiful pictures. Honestly, it is hard to imagine us staying anywhere else.

I stayed in a 2 bedroom villa with 2 adults and 1 child. My kid loved having his own bedroom and bathroom. Because there are not restaurants onsite, having a kitchen was great when we didn't want to go out for food. The internet worked well. Having a washer and dryer became the biggest plus because every day we went on off road adventures and returned dirty. Communicating with the staff was easy (in-person and by text) and made for a simple check-in and check-out. There is nothing next to the resort which makes driving necessary but many things are just a short drive away (airport, Walmart, Lydgate Beach, restaurants, waterfalls). The ocean at the resort is not for swimming so you have to drive about 5 minutes (or go for a hike up the beach) to get to Lydgate Beach where you can play in the ocean and snorkel. There seemed to be plenty of onsite activities for adults and kids.

This condo can be a good choice if you'd like to explore both the North and South sides of the island due to its central location, and if you don't mind not being located right in a town. We really appreciated the washer and dryer since exploring on Kauai can be messy and we didn't have to pack as many clothes! There are 2 TVs with Netfix and the option of logging into other streaming apps, though the one in the living room is pretty old and difficult to navigate. The bed was very comfortable aside from an odd slant on one side. We also appreciated that parking didn't cost anything upon arrival. The pools and hot tubs at the Outrigger are cool, and the pool bar was well stocked, but pretty sleepy and closed promptly at 6pm every day. Shutters is nice and the nightly live music is a good touch, though the food is just ok and a bit over priced (to be expected at a resort). What I didn't realize until we arrived was that the unit is on a back corner of the building next to the parking lot, so the view from 2 of the 3 windows is of cars. It's also quite dark inside the unit, even with all the window shades open. Overall, I would pay more next time for a more luxurious place, something that feels more like we're treating ourselves, but since we were out and about most of the time on this trip, this place did the trick.

Villas D-19 was a MUST stay if you are wanting the luxuries of home. The property was beautiful and had that Hawaii feel. Management was amazing to work with and answered all the questions we had about the property. A full size kitchen was totally worth it for a quick breakfast or snack before we started our day. Loved having a microwave and a dishwasher but a washer and dryer made it so easy and a must going forward. They thought of everything from an ice chest and chairs to take to the beach, cooking ingredients, extra tooth brush or toiletries if you forgot yours, even detergent to wash your clothes. We couldn’t have asked for a better place to stay. If I had to critique the property in anyway, it would be the resort side. The bar by the pool closes by 6 PM and no pool side service for food or drinks unless you get out of the pool and walk into the lounge. The pool area was absolutely beautiful and the chickens running around were fun to watch. The parking was a very close and not having to pay for parking was a nice addition. Our unit also had a couch that pulled out to a bed if you are thinking of bring kids. If your looking for a fancy place, this is not the place for you. For us it had everything we wanted and even more.

The room itself looked to be a timeshare that was converted into a vacation villa. Furniture was a bit outdated like other reviewers said but it was furnished and had everything we needed to live there; IE Washer Dryer, Kitchen. We did find a hair or two in the towels, as if they were not washed and just rehung up. Best thing about having a washer and dryer. Parking was always steps away from the villa and it was very quiet. Walking to the beach every morning for exercise was fantastic! Then lounging by the pool until lunch time. Then off to explore a planned adventure. Only worry we really had is staying healthy and no slip accidents. There was a puddle leading to the Villa pool that had biofilm growth. Me and my wife almost slipped and died. Quite troubling. The restaurant next door had a fantastic fish wrap! I must say... All in all a great stay. We will definitely be back.

The pools were amazing and there was a small beach nearby. The condo was great, though dated. The kitchen had everything you’d need.

Really nice to have access to the resort and spa facilities while enjoying the privacy of the villas. Room was comfortable if not modern. Room was well equipped especially in the kitchen area. Overall a very enjoyable stay. Thank you!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Everything was very nice, only feedback is the ac needs to be cleaned or replaced in the room, it smelled moldy and looked dirty. The vent for the dryer also needs to be cleaned. Otherwise, it was very cleaned and organized. The contact system was also very good! We will use KVR again when we come back! Thank you!

Overall we liked it, actually give 4.5 stars but that's not an option. Good location, convenient to both North and South, comfortable bed, lots of kitchenware so we could cook meals ourselves, Beach chairs and towels. Why dock half a star? Some weird oddities: again mostly well stocked kitchen but no foil or Saran wrap which are common kitchen items. Also it feels like housekeeping throws away stuff left by previous renters. We've never stayed in a VRBO that didn't have food items or sunscreen left from previous folks who couldn't take it with them. If they're throwing perfectly good items away instead of passing them forward that is not very Aloha. Also we were looking forward to grilling on the grills by the parking lot and had bought stuff to grill but there are no propane tanks . I checked a bunch of them around the property and none of them had propane. Are we seriously supposed to buy our own tanks? Finally the hot tub wasn't working . Other than that, we enjoyed our stay

The room is perfect. Had 3 teens with me and everyone was able to have their own space. Well equipped, lots of appliances and no need to go out and buy anything so you can cook. The lanai is wonderful and you can hear the fountain all night. The property is beautiful. The pool is cold. All of the pools are cold. Maybe because it’s February, but I could only tolerate the hot tub. The host was super helpful anytime we needed anything.

Overall was an awesome place to stay! A little disappointing that both the Kauai beach villas hot tub and 1 of the 2 hot tubs at the partner Kauai Beach Resort were out of service for the duration of the stay (reason for 4 stars). Great place to stay for families. Extremely clean, multiple AC units, 3 balconies with great views of a beautiful property. Location is extremely convenient for shopping and great local beaches on the east side of the island. Would highly recommend!
