This is a hybrid Comfort Suites/Mainstay located right on a major highway in Horsham. The hotel doesn’t look like much from the outside, so I was pleasantly surprised by how nice my suite was! The hotel itself is old but the suite seems to be updated somewhat recently. There’s a full kitchen with stovetop, dishwasher, plates, utensils, pots and pans- very well stocked! It had all of the amenities of extended stays that charge much more for their rooms. Bathroom was clean and also updated. My only comments are that the room had an odd odor to it, like a faint mothball type smell? It wasn’t as noticeable the second day I was there but it wasn’t that clean smell that I’m used to experiencing when I enter a hotel room. But the room itself was spotlessly clean. Pet friendly, traveled here with my dogs and the pet fee was very reasonable. Would definitely stay again!

I drove quite a way out of my way because of the on-site ev charging which I desperately needed. After a few hours of trying each pump and downloading app etc. I realized I had paid for a hotel I didn’t need in order to use a charger that didn’t work. Welcome to woke America.

The receptionists are not smiling at any time and offer a poor customer service experience unfortunately this is very important. When we have asked for a new towel and to take out our trash after our 2nd day out of 3, they said they would and just forgot us. Coffee in rooms is undrinkable. There was a bit of debris here and there in our room, although generally clean and new. TV is analog and image not very good. Good amount of parkings outside, safe area although a bit noisy. The FAN inside the room is noisy. Good breakfasts!

Upon arrival, at around 5pm, there was only one associate working. They were incredibly efficient and nice, but my check in took over twenty minutes because they got pulled away to help another guest with a room issue. The lobby reaked of bleach or chlorine which was unpleasant, and the hallway to our room was musty. The room itself had updated appliances, but the bathroom was in disarray (stained toliet, poor caulking, stains in shower). The room also matched the unpleasant musty smell of the hallway. The air conditioner worked well, so that was a plus. Breakfast was mediocre at best - very bland and basic "hot" options with little room to navigate around others.

On the surface the room looked clean, but when I pulled down the comforter it had makeup stains on the inside and also on he top. They did bring me a single comforter for a king bed. In the morning the hair dryer did not work and it took an hour for a new one.

Very clean facility, big room with all you need, big refrigerator, stove, food utensils, coffee maker. Queen size beds with good mattress. Big clean modern stile bathroom, shower with glass doors. Generous breakfast with good food variety in clean modern breakfast area. And very competitive price.

We check into our room to find DIRTY UNDER WEARS from the previous guest I assume and all the disk wear was dirty. I don’t think anything was even clean. I honestly how they change the bed sheet. I don’t understand why I paid a cleaning fee when it wasn’t clean before I got there

I'll start with the positive. My room was spotless. I have stayed at quite a few places like this-ensuite kitchen-and this was the cleanest one I have ever stayed at. The kitchens was equipped with dishes and complete utensils for 4 people. There was just enough cookware to get the job done and the appliances were all full size and seemed new. I was very nice. The room was clean and very usable and the bathroom was "home" clean...there was no mold, peeling caulk, there were NO water spots even, and this is surprising because Hatboro water is HARD. The cleaning staff should be commended. Issues I had, the mattress was worn, there was a noticeable spot where the bed sagged. Also, this is a pet friendly hotel and my first night there, there were two dogs "communicating" with each other through the walls. The barking did stop around 10 PM. The breakfast was a big step above the typical Continental breakfast. There were eggs in some style every day as well as a type of breakfast meat. I was actually surprised at the quality of all the other offerings. My only complaint would be the quality of the coffee, but hey, if you add enough sugar, you can manage. I Never rave so much, especially about suites, but this set the bar a lot higher for all the other places. Well done!

The heaters/air conditioners are very loud. They need replaced. Also when you get cheap deals, you will stay around cheap type people if you get me. The area is also in a small town way out the way. The showers are poor as far as water pressure. Heard a dog barking all night.Very nice for what you pay.

Lots of people had dogs, which I didn't even know was allowed. I'm allergic to dogs so I kept my distance. Breakfast was simple, very standard. My wife and I were both sore from the bed after 2 nights, mattress wasn't very firm. Shower leaked water on the floor each time and toilet handle had to be wiggled a few times before it would stop running. TV is in room was definitely not high def either. Staff was nice though.

Room 410 was very noisy from traffic all night. Strong Mothball smell. Safe that we paid $1.50 for did not work. Shower door did not stay closed while showering as the floor was slanted. Breakfast was just ok. Property pictures on website are not what it appears in person.

Staff was sooo rude and not friendly at all. Zero communication between employees… my flight was delayed and I was going to be checking in late and there was no record of me talking to another worker there even though she said she would make a note. Front desk staff with short hair was very rude, short, and straight up disrespectful. Will highly recommend people should not be ever staying here.

We were kept awake until past 1am because they did not enforce the curfew. There were multiple people making a lot of noise in the lobby/diner area and the sound traveled straight up. We tried to both call the front desk and message them but there was no response. We will not stay here again.
We were kept awake until past 1am because they did not enforce the curfew. There were multiple people making a lot of noise in the lobby/diner area and the sound traveled straight up. We tried to both call the front desk and message them but there was no response. We will not stay here again.

Not the greatest experience. Guy working the front didn’t even greet. Was waiting about 5 minutes before I asked to be checked in. We have a pet so we were on the first floor and it was very noisy all throughout the night. She barked at everything. Also, in the middle of the night the fire alarm battery was dying and was beeping all night. Not the greatest of stays I’ve had.

all staff was friendly and helpful, person making breakfast takes pride in their job, rooms were clean and well made, bathrooms were clean, and the added kitchenette in some rooms is invaluable and efficient. all for a reasonable price. would come back

The room was very clean and orderly. There was a mouse in our room the first morning we woke up. (In their defense, there was recent construction nearby, which facilitated the issue.) We had a three day event scheduled and were getting ready to leave so when they offered to change rooms at 8am we couldn't. They promised to put down traps. The event was uncomfortable because we didn't know what we were coming back to. We returned around 6pm. When we returned traps were not laid. We missed dinner with our family that evening because we had to come straight back after to deal with our little roommate. They promised to contact the manager that first day and get back to us but that never happened. On checkout they promised again to check with the manager and give us a call with some type of compensation. We have not received the promised call. It's ok. We attended a three-day convention 30 minutes away so we didn't really spend a lot of time there. That turned out to be a blessing.

It was absolutely amazing! We stayed here for a wedding weekend along with our wedding party. They upgraded our room as well as price matched our room for all of our family & friends who stayed. Very clean, quiet, just a great hotel over all. Can’t wait to book again! Oh and the front desk staff is absolutely amazing!

The hotel is clean and the room is very well-equipped. Checking in was inefficient and took 30-45min. Only one receptionist was available and when I asked if there might be any assistance available, she offered me to leave and go to another hotel. In general, both checking in and out receptionists were not friendly.

I was very impressed with the quality of the room when I checked in. When I booked the reservation, I did not realize it had a full kitchen. I had to stay there for a few days due to water damage at my home. I recommend this property for a very convenient place to stay within seconds of the Pennsylvania Turnpike for travelers.

This was my first stay with MainStay Suites. I was staying here to attend medical appointments nearby and complete work virtually. The room had fantastic amenities, kitchen area, and the hotel was quiet overnight even with it being nearby to major roadways. The staff was also accommodating in addition to attentive to guest needs. I would definitely stay here again.

The heaters/air conditioners are very loud. They need replaced. Also when you get cheap deals, you will stay around cheap type people if you get me. The area is also in a small town way out the way. The showers are poor as far as water pressure. Heard a dog barking all night.Very nice for what you pay.

There's a surprisingly low inventory of hotels in the northwest Philly suburbs. This one often comes up as available. They have the square pillows which are almost useless. Easy access to the Turnpike and local eateries. There's a CVS and a Wawa a block away.

Very clean facility, big room with all you need, big refrigerator, stove, food utensils, coffee maker. Queen size beds with good mattress. Big clean modern stile bathroom, shower with glass doors. Generous breakfast with good food variety in clean modern breakfast area. And very competitive price.

My room was fully equipped, clean and large. Breakfast was a disappointment because there was a poor choice of boxed breakfast cereal (all sugary) and poor choice of yogurt (all sugar free). Also, no bananas. Air conditioner was a bit noisy going on and off but kept cold during the heat wave.

Found a live mouse running around our room at 6:00 AM on our final morning. When we immediately reported it to the front desk clerk (Barbara), she was completely dismissive and acted as though active rodent infestations are routine. She initially refused to relocate us, stated the only option was waiting until maintenance arrived at 10:00 AM to place traps in our room, and claimed no manager was on the property despite a prominent "Manager on Duty" sign. Her lack of concern and refusal to treat an active pest infestation as an urgent sanitation hazard made the situation completely unacceptable. We had to pack our belongings immediately and vacate early without resting before a long drive. A severe health code failure paired with unbothered, dismissive customer service.

The staff was absolutely amazing. The housekeeper, unsure if her name was an angel. My only issues were the cleanliness of the hotel. My room specifically someone had wiped snot on the back the bathroom door and on the wall by the beds. Then a dog that was randomly barking while trying to rest.
