Property was very nice and Vince was very easy to work with. It's located in a nice neighborhood and restaurants within walking distance. Only downside to our stay is the parking. There were times that we had to park a couple of blocks away from the property.

Really great stay, room was clean and area is quiet. Public transportation is nearby, as well as walkable options. The host is very responsive and accommodating. The only warning I would have is for those who may have issues with stairs as there is no elevator available. For reference, the property is essentially a large house with common areas like the kitchen. Every room has a lock and I felt safe during my stay. I definitely recommend staying here and will look it up if I'm ever in Seattle again.

The location was really convenient. We could walk to downtown Ballard, plus there were lots of great places within a few blocks. Our room was efficient. It would have been nice to have a chair in the room to read vs the small bench. The communal kitchen on the first floor was a nice addition. We also appreciated having a small kitchen in our room.

The rooms are well thought out, very comfortable, with a sense of style and a sense of humor that lends warmth and personality. Plenty of towels, pillows, useful kitchen things. The washing machine and dryer are free to operate--luxury to have a set on each floor. Somebody thought it through very well. The one niggle is that the three in one shampoo/body wash/bubble bath feels waxy or sticky. Take your own, and encourage them to get a different brand.

There are very few well-priced places in the Ballard area. Sweet Suites provides a great and clean alternative to a hotel without being too costly. They tried to think of everything you might need while away from home - and provide it! The room had a microwave, stove, and a mini-fridge - helping with those food costs as eating out is pricey in that area. I struggled a little with the access codes, but once I figured it out, it was not difficult. There is very little parking around there and I recommend not having a vehicle.

While not terribly difficult to find parking, we did need to park a good distance away. That could have been attributable to the local events going on during our stay. Plenty of washers/dryers for *free* use, a huge plus. You won't have to pack all of your clothes to stay here. Very quiet atmosphere. I used the downstairs business center to work, plenty of amenities with that as well. Private bath is a huge plus. Bed was SUPER comfortable. The only con would be that the keypads on almost all of the suite doors are black with zero backlight until you press a key. You don't know what key you are pressing until you press the first key. Takes a little getting used to.

Ballard’s Sweet Suites was very clean and nice. The room has its own kitchenette, and there is a full shared kitchen. The room, in typical Seattle fashion, did not have AC, so it was quite hot the first night. Luckily there is a fan stored in the closet, and this helped a lot. The neighborhood is overall pretty quiet. Street parking only.

Parking is definitely limited, the common area is right as you walk into the house, so not really homey to utilize, and no comfy chairs to lounge, just office chairs. Otherwise great beds and well stocked rooms, central location and safe.

The property was spotless. The room was a lot smaller than we imagined, but we didn’t spend much time in it anyway. I recommend this place for a quick visit, otherwise you’d feel cramped with two people. The common area didn’t feel inviting, just two desks and a kitchen with no seating area. I would prefer a couch instead or at least some chairs for the kitchen island, so that there is somewhere else to spend some time, because in the bedrooms there’s just a bed and the little kitchen is a step away from it. I don’t understand where we’re supposed to eat - on the bed? At the desks in the common area? The host was polite and responsive but I felt like I received too many emails. The host uses a third party service for the cleaning fee and deposit, and that felt a little sketchy to us. The service even asked for a photo of my credit card, which is too much I think. Overall we had no problems at all, the place is clean and in a safe neighborhood. A pleasant walk to all the bars and restaurants in Ballard, good and reliable transportation if you need it as well.

Decent place for the price, no designated parking area. Place was relatively clean. It is a shared living room area so you just have a room to yourself. Checking in was confusing and had a lot of steps. You have to fill out a pre check in survey that is delivered to your email.

It was decently priced. Alot of scuff marks on walls. Missing dishes and utensils. Would've been helpful if there was instructions on the coffee maker. Closet door wouldn't close. Rug at the foot of bed could use a good cleaning. Parking was was stressful. The bed was super comfortable.

We booked Ballard Suite Sweets due to limited options in the area, but it’s definitely more of a hostel than a suite or hotel. After booking, I had to fill out a long survey with personal info, pay a non-refundable cleaning fee, and then a security deposit before getting check-in info. It felt excessive to pay three separate times for one stay. The room is tiny with thin walls — you’ll hear every footstep, conversation, tv etc. We arrived to find two spiders and dirty floors (our socks picked up debris and transferred some to bed.. well at least we hope that was cause vs dirty sheets.. :’)). Supplies were also minimal: the toilet paper roll was nearly empty, and there was only one shower towel until we found another under the sink. The layout is odd, with a mini stove and sink right next to the bed even though there’s a shared kitchen downstairs. We didn’t use it and would’ve preferred more space. During our stay, another guest cooked something very stinky in shared kitchen that filled the whole building — improved ventilation or an air purifier would help. Late checkout was also a hassle. I asked right after booking and was told to wait until our stay, only to be told no. Would’ve preferred a clear answer upfront so I could make plan beforehand. Once all the hoops were jumped through, the location was convenient. Fine if you just need a place to sleep between 3 p.m. and a firm 10 a.m. checkout, but set expectations low — this is a hostel style crash pad, not a suite.

This was an amazing find! My room was comfortable and attractively furnished. The entire facility was immaculately clean. They've obviously thought of everything in terms of convenience. And the location can't be beat. In addition the host was very helpful and responded to every inquiry almost immediately. Yes, the intake form was a little tedious, but as that's literally the only thing I could possibly find to complain about, it was totally worth it.

The rom is horrible not clean dust and trash was in my room. The guy never gave me a different room. The room had flying dust and particles all in the air. I true to make myself a mask with my Tshirt but that didn’t work so I left the room at 3 in the morning due to not being able to breathe and sleep. Do not rent a room and stay here. It’s totally ghetto and unsafe and unclean. The floors had Trush and a bug under the bed. This is one of the worst hotels I’ve ever stayed at. If I could have 0 stars I would have

The layout of rooms and common space was unique. The household and kitchen amenities were great. Super-efficient free laundry. The place was immaculately clean. The bed was comfy. NO cable TV though. Only your streaming stuff like HULU, Apple TV or Netflix. HOWEVER....our room on the 3rd floor was unbearably hot. The glazed window in the bathroom facing east made you feel like a bug being fried by the sun through a magnifying glass. It was so bright in there facing the window from the commode you couldn't even see to wipe plus it was insanely hot by 9am. No AC/no good air flow only one window to open. The host did provide a fan after I whined, but it was of no benefit until evening pulling cooler air in. Still, at night, we had to sleep with no covers, not even the sheet. Otherwise, good spot for fall through early spring. Summer, not so much.

Nice room, very clean, but very warm in the room. Found a fan but not a lot of help. My fault that I didn't notice in the description that there are two good flights of stairs...a little tough for a couple each in their 70's with luggage from a cruise of 7 days...ouch!

Really clean and nice property and 5 minutes drive from Ballard restaurants and bars. I am giving this place 4 stars because I couldn’t sleep, you can hear neighbors next room as if they are in the room. Even if they are just whispering. Overall really good place if you are lucky with considerate neighbors

Good location, everything was very clean. The sound proofing is very minimal. We could hear the neighbor snoring at night. We did have an issue with getting locked out in the middle of the night. They were very responsive to the problem and the maintenance guy was a literally life saver getting us back into our unit.We are very appreciative about that.

It was a small unit but I knew that booking here. It was all about location and we easily found parking near the unit on most days. It met our needs since we didn't plan to cook in our unit but simply wanted a nice place to sleep. There is no air conditioner but the fan worked well. I'd stay here again.

It met our needs since we didn't plan to cook in our unit but simply wanted a nice place to sleep. There is no air conditioner but the fan worked well. I'd stay here again.

Would not recommend for lack of AC, which should be posted in description, despite listing “heater” in comfort. If that doesn’t bother you, then you’ll be fine. However, there is an AC unit in the common area, which is the first floor. It honestly wouldn’t be that difficult to add AC to the rest of the rooms. Save your money and book elsewhere, considering it’s nonrefundable. We didn’t stay and ended up booking a hotel for the rest of our trip.

Very small and basic but all you need for a place to sleep/rest. The downside is the walls are paper thin and noises, walking, tv etc is constant. If you’re a light sleeper, may not be for you, otherwise a great cheap stay

Decent place for the price, no designated parking area. Place was relatively clean. It is a shared living room area so you just have a room to yourself. Checking in was confusing and had a lot of steps. You have to fill out a pre check in survey that is delivered to your email.

Pretty terrible experience checking in. I don’t think it indicated anywhere on the listing that there was no person to take care of checking in. The process for Check on my phone took about 25 to 30 minutes while I’m standing outside of the hotel. Security of this site does not feel very good for a city.

The owners were very kind and patient. The on line check was complicated and it took a long time for my cell phone to finish the process even with 2-4 bats of coverage. It’s a great place.

The hotel and guest services were the worst interactions I have ever experienced. The customer service was unprofessional and poor. I booked my reservation through Expedia and had a bad experience. Pick a different hotel or accommodation if you need a place to stay in Seattle. The hotel is not willing to work with customers if concerns or issues arise (I had to speak with 3 staff, Vance/Vince, Olivia, and another person) to address issues from the reservation and no one was willing to assist). Pick a different accommodation if possible.

This is my second stay at this property. The first time was a year and a half ago. I decided to return because I had a favorable experience. This visit, however, the outside around the building as well as items in my room need attention. Chipped pain around the base boards. Shelves to serve purpose of end table unstable ( I refrained from placing anything on one because I was afraid it would fall off the wall), large piece on end of 'table' broken off. When I arrived, I was able to enter front door using the assigned code. However, it took 30 minutes and several text messages to get into my sleeping room. On the positive side, the bathroom was clean and I appreciated a nice hot shower. My recent experience left me disappointed. I don't plan to return.

I stay at this property 3 times a month as I travel to Seattle to work. Last week when I was going up to my designated room I got distracted and scrolled up to a previous check-in text. I went to that room and entered the code. Sure enough, the code worked, I opened the door and the room was occupied. Scared the crap out of the guy lying on the bed. What this means is that THEY DONT CHANGE THE CODE AFTER EACH DEPARTURE. So, in theory, I have the code to several rooms. I told the management and the guy said “ I understand your request to have the code changed after each guest's departure. I normally do that, but in this case, I wasn't able to update it in time yesterday due to scheduling constraints. That's why the code from the previous reservation was still active. Thank you for your understanding, and please know I'll make sure the code is updated moving forward”. Well, actually this doesn't add up. I stayed in that room the previous wow week so it should’ve been changed a week ago after I checked out which clearly, it wasn’t. I never got a response back from mgmt. I’m making this review because I think ppl show no about this security issue.

Room was clean and easy to get to from the city bus. Only negative experience we had is we were unable to lo register for the room early. Our plan landed at 1130 and we got to the facility around 1 and had to wait until 2:45 to access our room. We also were unable to drop off our bags so we waited on the street with our bags until allowed access.

This was my first time using Expedia & booking in a small building. Excellent communication & the experience & room were exactly as advertised. I was able to easily find street parking. I'm a local but I recommend this for visitors.

I had a great stay. Everything was very smooth and directions were very clear. Many great spots on Market street which was a nice walk and I was able to head into downtown for the main attractions by taking the D line right where I needed to go.

This is a great little find for those who like a quiet, clean place nestled in a nice neighborhood. The rooms are always spotless and well stocked. I got around during my stay using public transportation and walking and felt safe the whole time. The hosts are super responsive and courteous in all communications I had with them too. which is such a relief when traveling!

Stayed in Seattle for the weekend, stayed at the Ballard Suites! We didn’t bring a car, but relied on public transportation. There was a bus stop near by that was super convenient! Yummy places to eat nearby! Friendly and easy communication with Vince. Will most likely stay again if visiting Seattle!

The Ballard Sweet Suites was quiet, very clean and had everything we needed! The instructions were clearly communicated and we really enjoyed our stay.The location was excellent!!

Parking is definitely limited, the common area is right as you walk into the house, so not really homey to utilize, and no comfy chairs to lounge, just office chairs. Otherwise great beds and well stocked rooms, central location and safe.

Ballard Suites delivered on all needs: cleanliness, location, price, easy check-in and communicative owner. The neighborhood is perfect for couples and singles looking to explore a quieter section of Seattle. Families could work also, but rooms really only fit two so, maybe older kids/teens that are comfortable sleeping separately from parents. Main floor has large kitchen for cooking if that’s your thing but not really a comfy place to dine in, no roomy table. Rooms are small, mostly filled by the bed, so expect to sleep, shower and leave. There is a small kitchenette in the room but would be a tight cook and too close to the bed for my comfort, if splashing is involved. Microwave was perfect for warming Caribbean roast pork sammie from Un Bien tho;) Coffee maker with unlabeled pods felt like a roll of the dice flavor wise, so opted for the 10min walk to Ballard Coffee Co for delicious espresso/drips and biscuit breakfast sandwiches. We were able to use public transit: bus and Link light rail (to/from airport) for cost savings. Ballard Suites allowed for easy walks to shops, excellent food and breweries. Slightly longer but doable bus ride & walk to The Botanical Garden, Channel Locks and Discovery Park for an unforgettable hike. Those trees!!! Really wish we’d had more than 2d/3n stay. So much more to explore and the Suites are an affordable, delightful hub to branch out and discover other neighborhoods nearby. Will definitely return again and again!

The room was perfect for me as a solo female traveler on a 6 day trip. I needed to stay somewhere in Ballard to be close to family and this place was also closely located to places to eat and shop. Ballard is a very cute area of Seattle! There was no dedicated parking, but I was able to find street parking on the same block every day. The room and bathroom were very clean, and the bed and sheets were extremely comfortable. I slept 10 hours on my first night!! Having the little kitchenette in the room was very helpful. I got some groceries and was able to make breakfasts, lunches and snacks in my room to help save money. The room was well-located for getting to many of the local attractions, such as Woodland Park Zoo (less than 10 minutes away), the Space Needle/Chihuly Glass Museum (20 minutes away), and Pike Place Market/the waterfront/Seattle Aquarium (30 minutes away.) My correspondence with the host was always helpful. The room rate was very reasonable. Overall, I would definitely stay at Ballard Sweet Suites again and I would recommend you stay there too.

Real cozy place for staying. It was modern and clean. They set you up pretty good. It is true they don't have much air conditioning luckily I did research and brought a fan so that made it better. Somewhat annoying that most of the contact is done on third party software but just a minor gripe, as I prefer the pre-given code style of check in and room access as opposed to the traditional key card for most hotels. Will keep this place in mind if/when I visit Seattle again.

This property has false advertising ion the listing. When i arrived many amenities were missing. There is NO ac and the unit is VERY HOT. I called the number listed and they told me no refunds. I told them i cannot stay here in this room as it is not healthy. you shouldn't pay $200 a night to sweat and get heat stroke. They are now refusing to refund even though i did not check in. Reporting to the respective authorities. DO NOT STAY. They are thieves.
