Had a great stay, wonderful place, roomy and spacious and had everything we needed including a mall kitchen area. Friendly and very helpful host. Safe and quiet, this guest house is on the center on Sintra. Great breakfast. Highly recommend, would stay here again.

Very nice and spacious. Expedia and booking both say they will do laundry for a few. Sintra 1012 website does not claim this. Fyi. Breakfast pretty good. We would stay again.

Lovely family suite, spotlessly clean. Communal kitchen with snacks and drinks on an honesty basis. Buffet breakfast included in price. Perfect central location. Host fantastically friendly and helpful, allowed to leave luggage while exploring. Brilliant value.

Unique and interesting property. We stayed 2 days and received a complimentary upgrade to a large suite. Weather was rainy and cold, so we didn't get to enjoy the outdoor sitting area, but it looked lovely. Breakfast very good and our hostess congenial. Only criticism is that tables and chairs were very small and cramped for eating.

Beautiful place, very courteous staff! Wish we could have had another night there! Loved the upstairs lounge! Great location for walking to restaurants and to catch bus for castle/palace tours! Would love to stay here again!

The listing showed that there was laundry in the basement suite, but actually there was none. This was inconvenient because I was counting on getting the laundry done in Sintra. Fortunately, the owner helped us find a solution, so it worked out okay. The owner probably has the listing fixed by now, but if not, I would double check with the owner before counting on laundry. The basement suite is spacious and comfortable, but it did seem a little damp until I realized that I should be running the dehumidifier. Actually, I'm told that all of Sintra is damp so it may not have been unusual for there to be a little bit of humidity. The basement suite was very clean!

Room was in the back cottage area and was small but quaint, quiet and very clean. Bed was comfortable (firm). Door had pass code check in and host made sure we were comfortable using the code.Both the afternoon host and morning host were very friendly. Coffee ( any style) and breakfast were both great... The hotel is down an alley but there was a hotel sign at the top of the road and was easy to find with Google maps. This hotel was good value for the $. Would recommend.

Karen and her team are attentive and knowledgeable. We booked a room in Sintra for three days and it was adequately furnished with amenities but smaller than we expected for a longer than overnight stay. The room was very humid and there was condensation collecting on windows daily. Our books warped from the humidity, could have used a dehumidifier, but maybe it was because of the unseasonably warm weather? Breakfast was delicious and had a good variety of options.

The place was in the best area, we had everything near the room. I really appreciated the neighborhood. Staff is really friendly and accommodating. Breakfast place was cute and foid was good. However, we had the premium studio and we thought that there was a humidy smell.. beside that, the rest was perfect !

We were in a large room in the basement of the house. Unfortunately, the room smelled like mould. My partner could not sleep due to the smell. Also, the breakfast was not great, and the coffee was horrible.

The location is perfect for experiencing Sintra. Check-in and check-out was very easy. The room was immaculate and so comfortable. Breakfast was delicious and had the best orange juice I've ever had. I will reserve a room here every time I visit Sintra. I really can't say enough positive things about this guest house.

It was an easy walk from the station. I was able to arrive early and leave my bag in the room while they were cleaning, then return in the afternoon and let myself in. The basement room was a whole apartment, there were small windows so it did not feel like a basement. Breakfast was delicious.

I stayed in a room where the sink was used by Queen Amélia (First, I thought the sink was dirty since it was stained and then realized there was a note saying that the sink was preserved due to that so I felt silly). The room was big enough and the bathroom was huge. Only downside is the shower. There is a curtain that sticks onto you and as others have said, you accidently knock over the handle, you can either burn your skin or freeze. No in between lol. The location is great. It's close to the small downtown area Sintra has. You do have to go down a non-suspecting alley to reach the Boutique and the rooms are located in a separate building not even a minute further. The breakfast was fresh and tasty, lots of choices.

Our room was fairly small and not luxurious, but it was very clean and totally adequate for us. The location is great. Very close to the National Palace and historic center of Sintra and easy walking distance to the Quinta da Regaleira. Lots of restaurants and shops very nearby. The staff was very helpful and friendly. Breakfast was good. No complaints and I would recommend it.

We loved our stay at 1012 boutique guest house. Karen and Celicia were wonderful. I couldn’t ask for a better experience, it was unforgettable. :) We highly recommend staying here.

Super nice staff! Owner Karen super nice! Great breakfast. Great location, town center. Quiet property in a busy city. We wonderful stay. Easy check in check out. Highly recommend.

The host was extremely friendly and helpful, especially with tips for getting to the Palace of Sintra. The place is very convenient right in the center of town. Even though we stayed for only one night, we would definitely stay there again.

Great location and the staff was wonderful! I can’t say enough about how helpful and personable they were. Like most of old Europe locations, outlets are in short supply, so bring a power strip. Breakfast was varied (something for everyone) and gave sustenance for a busy day. Highly recommend!

This small inn is centrally located (you can walk everywhere), quiet, clean and includes a good breakfast. It's important that guests read the host's directions on parking and finding your way there, as Sintra does not permit vehicles on the street where the property is located.

Our room was fairly small and not luxurious, but it was very clean and totally adequate for us. The location is great. Very close to the National Palace and historic center of Sintra and easy walking distance to the Quinta da Regaleira. Lots of restaurants and shops very nearby. The staff was very helpful and friendly. Breakfast was good. No complaints and I would recommend it.

Host Karen is passionate about her guest house business and showed a lot care for the well being of her guests. You can easily see the works she has put in to ensure the comfort of her guests. Breakfast was great with both hot dishes and continental selection to choose from.

We were in a large room in the basement of the house. Unfortunately, the room smelled like mould. My partner could not sleep due to the smell. Also, the breakfast was not great, and the coffee was horrible.

Lovely stay here in Sintra. We were allowed to store our luggage before and after check out. Awesome breakfast. Really close to the center of old town and a 10 min walk from the train station. 11/10, I would stay here again.

Sintra 1012 was an outstanding bed and breakfast. Lovely service, excellent location in the old town, hearty and thoughtful breakfast and gorgeous rooms. We highly recommend if you are in the area!

Nothing special. Especially not considering the price. Breakfast starting at 8:30, which feels like 9:30 if you are traveling from Central Europe. No windows in the breakfast area. Our room was in lack of windows.

The room was generally clean, although the property does feel a bit older and had a slightly musky smell. The staff were friendly and helpful throughout our stay. However, it would have been helpful if we had been reminded about placing the daily room cleaning sign before heading out for the day. Unfortunately, our room was not cleaned, which was disappointing after returning from a long day of sightseeing. That said, we really appreciated the team accommodating us by preparing a packed breakfast when we needed to leave early for sightseeing, which was a thoughtful gesture.

The location is perfect for getting to any of the attractions and to restaurants. The owner is very attentive, kind and helpful. Our room was cozy and inviting, the bed comfortable, great shower. I would stay here again!
