After Memorial weekend, pool wasn't ready. AC peaked and blew wet air. The carpet was wet as well as the bedding. They will tell you that you have 30 minutes to request a new room or a refund. We had dropped our things and left to go see some local sites, and didn't get back within 30 minutes. They were fully booked as well as many in the area for a fishing tournament. We asked about the AARP discount, they offered $5 that they never applied.

The room itself was clean but smelled so bad. The building had trash everywhere. The hallways and pool apron had not been swept or cleaned in anyway for some time. It is the last time I try to save money on a hotel room. I spent fifty dollars in cleaning supplies to try to make the room smell better.

Breakfast is not included or available! Pool was closed Sept. 30 although it was nearly 100 degrees outside. Both ice makers were broken Rooms are very musty smelling - we went and bought some air freshener for the room. Front desk doesn't open until 7AM - I had planned to use the lobby microwave but the lobby was locked and dark at 6:30 AM. When I called we were told to leave the key outside by the front door which seemed very unsafe to me. Lots of noise due to a group of (evidently unsupervised?) kids/teens above us. I called at midnight after 3 hours of waiting for it to settle down. Staff took care of the problem promptly. I wish I had called sooner! Hotel was fine - comfy and clean. We were looking for an inexpensive place to spend the night and got it. All the inconveniences make me think that I would have paid a little extra to stay somewhere with more convenient hours, a pool, and breakfast.

Everything was not cleaned properly. The sheets were stained and there were strands of hair in the made bed when we arrived. The bathtub was dirty. The outside trash bins were not emptied the whole weekend. The pool that is pictured is covered and has not been used in a very long time. The pictures are most definitely not true to the place. We stayed because of the convenience of location. Never booking there again.

First room the shower handle broke and we couldn’t shut it off. Luckily I had tools in the car to shut it off but we couldn’t use it all night. The toilet kept running unless you jiggled the handle several times. They did move us to a better room but not until the next day. The area around the pool was very dirty as was the pool and the garbage cans outside were overflowing and garbage on the ground. The breakfast area was also a mess and not much to eat but toast and a pancake machine that did not have pancake mix in it most of the time. The front desk was rarely staffed and you had to call a number that was left there to reach anyone.

First room smelt horrible (like water and mold) but I was offered another room upon request. Second room the wall paper was coming off and mold had started. Wall had stuff on it and looked like blood splatter. Smelt like someone had smoked in the room. Carpet had a powder substance on it and had not been vacuumed.

Very dirty. Coffee pot was crusty. Crumbs on the sheets, toilet had mold ring, mold in the shower. One threadbare wash cloth for 2 people. No toilet paper. Sink light took forever to turn on. Shower faucet handle barely attached. We left.

Disgusting. I knew it was cheap so i did not expect much. It was DISGUSTING. Hair trash and filth all over the floors especially the bathroom. Showered in my flip flops it was so nasty. Slept with my own blanket on top of the bedding. Soooooo gross i would never stay again not recommend

Hardly any tv channels would work. There was barely any towels or wash cloths. No shampoo conditioner or body wash. Only one bar of soap and it was open already. Both beds were covered in hair. But I was super tired from driving and visiting my dad in the hospital so I just crashed. Definitely won’t be back.

Upon walking in the room had a strong musty smell. The sheets were badly stained and the worst part was the toilet seat! It was covered in black mold and when we tried to report it no one was available to talk to. A sign was left at the front desk and no one around tried calling and no answer. Online their system says No refunds or cancellations are allowed so we were stuck with a gross room. Unless this place gets renovated with a thorough cleaning do not stay here!

The bathroom sink has a partial clog - the sink started to fill up just while washing my face in the morning. I had to turn off the water to let it drain before I rinsed off my face. The shower was completely clogged by hair that i didn't notice until i was in the shower and the tub started to fill up while showering. It was the slowest drain due the hair. The TV barely worked, we could hear tv shows but couldn't SEE anything on more than 3/4 of the channels. There was only ONE Styrofoam cup for coffee in the morning - kind of a problem when there's 2 of us. And 3 pillows for 2 people - also a problem when we both use 2 pillows. The bed was comfy though, i loved the bed.

Decent hotel, could use updates. Our AC sounded like a helping taking off but seemed to do it's job. The TV only had a few channels that came through, the rest you could get audio but no video it was just a blank screen. Breakfast was non existent other than some wrapped cheap muffins that were gross and yogurts. Bed was springy but not very soft, jacuzzi tub filled quickly and was relaxing.

The pros: Clean room, friendly staff, super easy check-in, room was large. The cons: we rented a room with a jetted tub but it didn't work. The bathroom light switch was outside of the bathroom so the light was blaring in the middle of the night for those trying to sleep.We skipped breakfast as there was not much to pick from. If we had to stay here again we would because the staff was great but this will not be our first choice when booking in Osage Beach again.

Had reserved a smoking room, but when we got there we were informed that they're we're no smoking rooms. We did get upgraded to a Jacuzzi room. The Wi-Fi signal in our room was very hit and miss which made watching TV a challenge.

Nothing fancy, just a clean comfortable place to stay. The staff were extremely nice and accommodating. The hotel is an old one that has been renovated, but it is very clean. It makes me happy to see old bones being restored. Extremely comfortable beds, hot shower with phenomenal water pressure!

I stayed for a week there, the room was very clean. The beds and pillows were comfortable, and the staff was professional and courteous. My room was ready on time, but did not have a microwave. The mini fridge was in good working condition, so my ice stayed frozen. I did not use the pool but It was often littered with garbage from other guests, or I might have. I would choose this location again.

After I had booked the room, the hotel kept calling me during work to tell me I “needed to be there by 10 PM”. When I informed him I couldn’t be there by that time, as my job (I’m a musician) was until 10 PM and I would still need to drive there, he said “ok, well what time can you be here then?” I thought that was ridiculous, and said I would be there when I could get there. They proceeded to call me 2 more times while I was playing my gig. I paid for the room in advance. Why do I have to be there at a certain time? You’re not losing out on the room if I don’t show up, in fact you’ll make more money because you won’t have to clean the room. I cancelled my reservation and asked for my money back. Both them and Expedia refused to give me my money back, even after they badgered me about what time I was going to show up. I would avoid places like this. I stay in a lot of hotels, some high end and some low end. Most of them want to make your stay comfortable, and fix the mistake if they don’t. I avoid ones like this like the plague.

You’re not losing out on the room if I don’t show up, in fact you’ll make more money because you won’t have to clean the room. I cancelled my reservation and asked for my money back. Both them and Expedia refused to give me my money back, even after they badgered me about what time I was going to show up. I would avoid places like this. I stay in a lot of hotels, some high end and some low end. Most of them want to make your stay comfortable, and fix the mistake if they don’t. I avoid ones like this like the plague.

Check-in was horrible. He couldn't find the reservation and I had to say my name over and over again. Finally found it and assigned us a room. We got in the room and settled in a bit and when I checked the sheets they had not been washed. I went back to check in to request new sheets and once again he couldn't find my name in the system even though it was the same guy that gave me the key. I finally gave up got the sheet and went back. We had a two-night reservation, the next day I was at a conference but thank God my wife was still in the room, because housekeeping came in to try to clean the room only after one night. If she hadn't been there who knows what would have happened to my stuff. It smelled dirty, look dirty, run down, not worth $60 a night even by a long shot. I will never stay in this place again

I was told when I stated that the key did not work I would need to put the key in the lock and then turn kick the door to get the door to open. Since my husband and myself are in our 80's this was something hard for us to do. We did have to stay one night but was able another place to stay the second night. The pool in the picture did not have any water in it. Very disappointment.

I've traveled extensively for jobs, and I've stayed at hundreds of hotels. I've NEVER had an exerience like this. I'm not sure what bothered me more, the fact they gave me keys to an occupied room, or their lacksadaisy response when I notified them of their mistake. I reserved a King room with jetted tub, and they gave me one with 2 queen beds. I then realize the beds have no blankets on them, so I go back to the desk and ask for blankets.The room was dark and dank and had cobwebs above the bathroom door. The quality of the blankets was terrible, but the beds were fairly comfortable. I reserved the room because it was comparable in price to others in the area, and it had a jetted tub. Next time, I will ABSOLUTELY go somewhere else and pay more.

We have stayed at this location 2 different times. Each time has been fine. The pool area seems clean and the kids have a good time. The rooms and bathrooms are alright, but could stand to be updated a little. Our "family suite" during this stay was comfortable for us to spread out, however, the cool air in the connected room did not seem to be working properly. We were just there for 1 night and mangaed. Check in/out is always easy.

Breakfast is not included or available! Pool was closed Sept. 30 although it was nearly 100 degrees outside. Both ice makers were broken Rooms are very musty smelling - we went and bought some air freshener for the room. Front desk doesn't open until 7AM - I had planned to use the lobby microwave but the lobby was locked and dark at 6:30 AM. When I called we were told to leave the key outside by the front door which seemed very unsafe to me. Lots of noise due to a group of (evidently unsupervised?) kids/teens above us. I called at midnight after 3 hours of waiting for it to settle down. Staff took care of the problem promptly. I wish I had called sooner! Hotel was fine - comfy and clean. We were looking for an inexpensive place to spend the night and got it. All the inconveniences make me think that I would have paid a little extra to stay somewhere with more convenient hours, a pool, and breakfast.

Our room had a strong musty smell. When we checked in, they were not able to print me a receipt. It says the offer breakfast but they don’t really. Breakfast was yogurt, two boxes of cereal and fruit. The pool was nice and parking was convenient.

The bed and pillowswere comfortable. The bedding looked dirty. In the room it looked like the only thing clean was the floor. Not against the outside or behind thing. The dresser the tv was on the leg was broken. The shelf you hang your clothes on was broke. Scotch tape over holes in the cieling. The continental breakfast was fresh, but not much. It does have good flogers coffee. Its not a bad place to stay if youre not picky. The staff was really nice.

Spent our “2nd honeymoon” here, tracing our steps from 50 years ago. Enjoyed the in-room hot tub but asked for a room on opposite side of hall thinking it was a special occasion (only to us obviously) & we’d have a better view, only to be denied. The advertised “hot” breakfast left a lot to be desired.

It was not horrible but will say housekeeping could do a little better cleaning . I understand things can be missed sometimes . One TV didn't work very good but we had a separate room with a TV that did work better. Breakfast was horrible . They had a pancake machine but I never did find any mix and only other food offered was bread, muffins and cereal or yogurt . I did enjoy the location and easy access to stores and as I said was very quiet most of the time . Did have kids next door one night that were little loud but was not to bad. I could also see the lake from my window so that was pretty cool

The hotel website clearly listed a hearty breakfast buffet of breads and fruit which was one of the reasons we booked our stay. Absolutely no food was made available.

DO NOT STAY HERE! Room was not available on arrival. They never even contacted me to tell me. Was forced to find another booking. Was promised a full refund but never followed through. They advertised a pool. Pool was almost empty with pizza boxes floating in it! This place is the worst! The company did not refund me as promised. I would not use them again.

What happened to this property in a year? We had ok rooms last year for what we paid and we were fine with that. We say the For Sale sign when we pulled up this year. I want to know how this property still has a license to operate. The property was horribly maintained as was the room we had for only 1 night. They had no hot water so we were able to walk away from a non-refundable reservation. I'll give them credit for at least not running my cc before I got there and found out they had no hot water. The pool isn't working. The ice machine isn't working. The property has trash everywhere. Things are broken. Yuck. Walk away on this one!
