The check in was easy, but if you take your own car, finding a park to check in is tricky. Parking was easy and cheap. You have a tram stop right near the hotel, so really easy to get to St Kilda or the city. Is close to the the metro system, so will be easier to get around the city. Bed and pillows were so comfortable, lovely room.

Excellent new rooms, with kitchenette and nice bathroom. Bed was comfy and room was quiet overnight. Parking was on site although extra cost. Tram stop right down the end of the street, only 2 minute walk.

The position iwas great, easy to get around with tram outside the door, the balcony was good, bed was annoying it was like the sheets didn't fit the bed. The reception staff I found a bit weird & uninterest. But the parking was a drama for me. Reception gave you bits of paper you had to keep & had to go in a certain way.. didn't work for me.

Room clean. Initial reception staff pleasant. Be aware that despite stating “parking’; there is no hotel parking as that is management changed 6 months ago. Reception told me that cost was $20 plus extra $5 if exited and reentered in that time frame. Reality is $25 now charged every stay longer than 2hrs ie in/out is $25; very misleading and sour taste. Hotel reception weren’t interested and said I was free to complain. End of our company using this hotel. Shame really..

Firstly I want to say that the room is very nice, the bed is comfortable and it’s in a very good location. However, when checking in I was asked did I want any pots for cooking and I said yes, it took two days to be delivered to my room as they weren’t any available. This annoyed me as I bought myself food to cook and I couldn’t use it until two days after I bought it. The bed sheets had brown stains on them. Which for a room that gets cleaned everyday I don’t think this should have happened. That’s my other point, being there for 6 nights my room didn’t need to be cleaned and my towels and all changed. I think maybe once or twice was enough to clean the room. Thirdly the air con didn’t work and the room was very warm and I had to sleep with the balcony door open. Fourthly there was a beeping noise that happens in the middle of the night that comes from something in the roof which is very annoying. And lastly the staff was very helpful and friendly.

Overall really pleased with my stay, the staff were super accommodating which was lovely. On one night our air conditioning stopped, it was very hot and the staff moved us to another room, the same kind of room within 30 minutes. One disadvantage was the bathroom, there was a lot of dust build up in the exhaust fan not allowing steam to properly escape as it should. On top of this, there was slight moulding around the grout/corking of the tub and shower. The toilet seat was clean but around where the toilet seat joins the bowl of the toilet was quite dirty too. Just a little more attention to detail or slightly more experienced/motivated cleaners. There was also a huntsman spider above our bed when we arrived, which I felt was strange since the rooms are usually set up before the guests arrive. Given it’s Australia, this can be excused. The establishment is great and listed as 5 stars therefore the cleanliness should be 5 stars too. Again this is very minor when the overall place felt tidy and the staff were lovely. Would absolutely stay again in the future - just some feedback that could be worth noting.

Lovely check in staff. Bed and bathroom very clean but a lot of dust in the room. The floor lamp base was very dirty and along the edges of the room but everything else was fine. Convenient location and as said, lovely staff.

Room was nicely set up but was really dirty. Hair on bathroom sink and wall, also on the desk. Glass table was filthy, cutlery and glasses dirthy, kitchen cupboards looked like they were cleaned with a dirty cloth, carpet wasn't vacumed properly. Balcony area again looked like a dirty cloth was used to try and clean it. Dooner had a stain. Windows and curtains were dirty. Management said it was a 1 off incident but no way that room looked so bad from 1 bad cleaning.

The Kinson has long been a favourite of mine. Reasonably priced, close to the city, free parking and more. But standards are starting to slip: mould in the bathroom; a WiFi password that didn’t work; left behind rubbish from a previous guest; dirty windows. It’s at that tipping point that a lot of hotels reach. Not enough money coming in to maintain standards so the assets that is the hotel begins to lose value. Customers book in less frequently and so it goes. I hope my fave hotel finds its stride again.

Very nice property, wonderfully comfy bed, large bright and airy room with gorgeous views, close to the city and so convenient with a tram stop 2 mins walk away. I will definitely stay here again!

The Junior Suite was smaller than the Deluxe Studio in terms of practical space and the bathroom was much better in the Deluxe Studio. We stayed in both as our flight was cancelled and the staff were very accommodating in finding a room for us instantly at a great price. The staff throughout the staff were great especially Arsalan who usually worked the night shift. Location is close to the CBD via any means of transport. The small room for improvement areas would be the air con in the rooms isn’t strong enough and takes way too long to be at a comfortable temperature and the pillows aren’t great. Overall we enjoyed staying at The Kinson and would recommend.

The windows in my room were great, nice views of Albert Park. I think the orientation of the room was a bit funny though, but it's mostly due to the big windows. The room was pretty spacious, enough room for a little kitchenette (with small stove, dishwasher and medium sized fridge). The decor was cool. There is a cafe nearby (100m) which was a great breakfast option. Tram stop close by, which is also a positive.

property is good but watch out for how the staff treat you. they make false promises. i called this hotel 3 times to triple check if i could check in at 12:30. they even called me back to tell me there was a “guarantee” that i would be able to check in at 12:30. then when i got there, the rudest male staff member literally gaslit me into saying that was incorrect information. told me i had to pay for it (when this was not communicated at all on the 3 seperate occasions i called) and continued to tell me that there was never a guarantee. and told me to come back at 2 but he will “try” and call when the next available room is ready. we wait for 30 minutes and we go back to reception to double check and a different staff member tells us we can check in. mind you, we had to go check OURSELVES. they didn’t call us like they told us they will. another false promise. so just watch out. they will lie to you and try to make you out to be crazy. everything else was nice the hotel was clean and i would’ve even stayed there again except the staff were just disgraceful. don’t want to deal with that ever again to be honest. the female staff i called on the phone were exceptionally lovely but that man? ruined the experience.

I feel the stay was fantastic. Cannot complain about that. Im not happy about the $200 deposit though after paying what we apid to stay. Then still noy having it refunded as to of yet. Little ridiculous if feel. They want the money straight up....which is no issues there. But won't refund deposit when leaving. 😡

What I didn\'t like/understand was that a scanned copy of my Drivers License was taken - why is that necessary? Even more perplexing was that the individual couldn\'t explain why it had to be taken! I\'m happy for them to review my ID but not for a copy of my details to be kept on file and possibly open to abuse. I was also required to lodge a "security" deposit even though the room was fully booked & paid for prior to my stay. I am used to providing my card in order for any charges for goods & services that I rack up whilst staying at hotels but for a hotel that provides no services (no on-site Restaurants, Bars or even the capability to provide drinks or other items through room service) it was a bit of a joke. Particularly as they have those standard posters about not supplying alcohol to under 18\'s etc.

Unfortunate to get locked out of my room for 90 mins on the first night due to key access not working this then proceeded to happen on night 2 also. Once this issue was resolved eventually everything was fine.

The check in was easy, but if you take your own car, finding a park to check in is tricky. Parking was easy and cheap. You have a tram stop right near the hotel, so really easy to get to St Kilda or the city. Is close to the the metro system, so will be easier to get around the city. Bed and pillows were so comfortable, lovely room.

Big, clean and well-furnished room with a beautiful view of the city, with the sea in the background. Only 5-10 minutes or so by cab from the CBD, and 15 mins to Flinders Station by tram - the stop is less than a minute's walk away. It was very handy to have a kitchenette in the room. The restaurant in the hotel is excellent, reasonably priced with friendly staff. I stayed in three hotels in Melbourne, and this one was my favourite, even though it's not directly in the CBD.

Das Zimmer war sehr großzügig mit sehr viel Platz und einer Küchenecke. Es war sauber und ruhig. Die Tram fuhr direkt vor der Tür. Das Hotel liegt allerdings etwas außerhalb, sodass man immer auf die Tram angewiesen ist. Bei einer Einordnung in 5 Sterne hätte ich mir etwas mehr Qualität im Detail erhofft. So waren die Vorhänge sehr fleckig, die Fenster am Balkon nicht geputzt und der Teppichboden an einigen Stellen kaputt. Ärgerlich war, dass die Küchenzeile entgegen der Beschreibung zwar mit Geschirr, Besteck und Gläsern, nicht aber mit Kochgeschirr ausgestattet war. Kein Topf, keine Pfanne. Der Herd war daher ziemlich nutzlos. Es gab aber eine Mikrowelle, Wasserkocher und Toaster.

This was our second stay at this property l would have no hesitation staying again on our next visit to Melbourne, rooms and facilities are very modern a nice kitchen to prepare a meal and the hotel is located in a very good area of Melbourne with easy tram connections to the city and last a nice restaurant is downstairs with great pizza available.

Room was clean and good size. Bed was very comfotable. The check-in was fast. There is no room service, but there are 3 very good restaurants nearby. One Italian restaurant was at the ground floor of the hotel and do take out. The 2nd one is SouthBAR at the corner of the street and 3rd restaurant is at Queen lane. There are also Subway and Mcdonalds 2 minutes walk.

Thoroughly enjoyed my stay. Staff were extremely helpful and accommodating. Location was perfect, walking distance from restaurants and cafes and convenient for public transport. Housekeeping was exceptional and the room was very clean. Thee was no room service during my stay but the staff will bring the food you order to your room. I had the Bayview room and the view was amazing will definitely be back

After booking and receiving confirmation The staff spoke to me like I was a burden Arrived at the hotel only to be told they were fully booked and I would need to pursue a refund from the booking platform and after a conversation they offered me a room and said I’d need to pay again!! As they changed the wording to were fully booked of that category of rooms So they charged me $192.00 plus a 200 bond This is after already paying 179.00 to the booking platform I have stayed here 25x in the last year and never had an issue like this Never been charged a bond either and never been spoken to like me booking was a burden. They refused to match the price I’d already paid and they also refused to cancel it on their side So for one night I have paid They have also not refunded the bond and I’m still out of pocket both times I paid the room ! They are clearly trying to cut the booking fee out and doing so at the guests expense. I really did like this property and they use to be a great place and easy check in process….. what happened !!!!
