We were there for the 4th of July, had a great time. Everyone was so nice there. Staff was there to help with everything. The pool is really nice, nice location of the place, walking distance to many places.

Many things I didn’t like: 1. The pool is dirty 2. You are the housekeeping (take out the trash, put on and remove the sheets, leave place neat, wash dishes etc. 3. Not space for even walk in your room 4. Just 1 bed with very old mattress 5. Old and dirty pillows 6. All the pictures they show are unreal 7. Pay for wifi $2 per device each day. If you ask for extra sheets or towels you have to pay

Great location. Pool was a nice touch. Lots of fees associated with numerous things, such as internet, cleaning fee, steep checkout penalties by the half hour. We were required to clean the entire room, stripping all the linens, cleaning each dish, sweeping, vacuuming and bringing all trash to the dumpster, or we faced a cleaning penalty. We understand if this was just the rules for the time share owners but nightly guests shouldn't have to clean the room to that extent. Hotel charged my card 3 days before we showed up at the property even though we opted for the pay at the property option. Beds were extremely uncomfortable and when the murphy bed and pull out sofa were open, there was no room to move around to exit in an emergency or get to the bathroom. Kitchenette was stocked with basic essentials so youre able to bring your own food. Grounds were fine, grills available. Employees did not say hi or converse with us other than check in. Guests were friendly.

When researching properties, this one had mixed reviews. Google reviews were very low which made me nervous. I was pleasantly surprised when we arrived. The grounds were beautiful, the pool and the room were clean and it was quiet. We didn't have time to check out the private beach but the views were great. You are required to strip the bedding and take out the trash but we were ok with that. We will definitely stay here again!

The unit we stayed in was well kept up and the grounds were impeccable , the only downfall was the beach area that wasnt it was quite a distance from what we saw on the ad and unusable to say the least very, we were looking forward to a day on the beach near the resort but never happened

Great location! Loved the pool and Hot tub! The view was great too! The staff is very pleasant! Anna that works in the office is such a sweetheart! Will be going back soon!

Excellent location in Falmouth Heights, private beach and 5min from downtown, 5min walk to cafe/surrey bikes and ferries, near everything. Great pool. Will stay again

Off season so very quiet. Fridge door didn't shut due to freezer needing to be defrosted. We defrosted it but door doesn't latch properly. Good thing we had our own cooler.

I was disappointed in the overall set up and cleanliness of this room. We had a balcony that overlooks the dumpster. We were required to pretty much clean the room on our exit… strip beds, wash dishes,empty trash! Towels were thin and cheap and toilet flushes had to be spaced out! Sadly we will not be staying at this facility on our next visit to Cape Cod.

The location was fantastic and the unit was very clean. It was nice to have the little kitchenette. Negatives: Once you opened up the pull out couch and the Murphy bed, thetr was barely any room to maneuver in the unit. We had to move around the furniture in order to open up the beds. We were told we had to strip the beds and empty the trash when we checked out, which we thought was very odd, but later learned that it was a timeshare, so maybe that is typical. We also thought it was odd that there was not even an extra roll of toilet paper in the bathroom, but the office gave us another roll when we went there to ask. You also have to pay for Wi-F for each device which seems very atypical.

The office was only opened during the day, so it was not trivial to give a credit card for incidental. The main bed was stored vertically in the furniture. It's not bad just unusual. Wife was extra (It should be included for the price. The area is nice with easy access to the beach. I was going for work so I had no use for kitchen, pool and other plusses that were offered. The black dog caffe walking distance is amazing. Good place in general, just surprising.

Clean, well appointed, quiet at night, easy check-in and check-out. Our only challenge were the bed mattresses, a Murphy bed and a sleep sofa, both were a bit rough on our old backs. If we didn't have back issues, it would have been perfect.

Good deal, but had issues with wifi. Arrived late and so we picked up a key from a mailbox. Had a staff member try to enter our room early in the morning, which was an unpleasant surprise.

Its a weird place, I was the only person there that I know of. Staffing was very limited. This was all fine for a single male, in discussing with my wife who did not come, she stated that she likely would not have stayed. If sparse staff was communicated in the listing, I missed it, that could be just me. Otherwise, it was all good, clean, convenient, everything functional.

We were required to clean the entire room, stripping all the linens, cleaning each dish, sweeping, vacuuming and bringing all trash to the dumpster, or we faced a cleaning penalty. We understand if this was just the rules for the time share owners but nightly guests shouldn't have to clean the room to that extent. The location was fantastic and the unit was very clean. It was nice to have the little kitchenette. Negatives: Once you opened up the pull out couch and the Murphy bed, thetr was barely any room to maneuver in the unit. We had to move around the furniture in order to open up the beds. We were told we had to strip the beds and empty the trash when we checked out, which we thought was very odd, but later learned that it was a timeshare, so maybe that is typical. We also thought it was odd that there was not even an extra roll of toilet paper in the bathroom, but the office gave us another roll when we went there to ask. You also have to pay for Wi-F for each device which seems very atypical.

Good deal, but had issues with wifi. Arrived late and so we picked up a key from a mailbox. Had a staff member try to enter our room early in the morning, which was an unpleasant surprise.

Weloved everything except the cleanliness of the room. It needs updating: carpets & furniture. Both me and my boyfriend got a bite; idk if it was sand fleas or reg fleas. On the day leaving while cleaning g up after ourselves my boyfriend was bite my a spider. It hurt, it swelled almost immediatel4y and was red and painful for the wholeday so far

Great location and amazing views! Room was good sized and had a large balcony with ocean and harbor views. However, the room was a bit dated and I didn't like the fact that we had to strip the bed when we left and empty the trash. I've never had a hotel ask me to do that before. But the good definitely outweighed the bad, I would recommend!

This served well for us as a stop off, as family of 4 on a road trip from NYC along the Boston coastline. Excellent stay with all the amenities and facilities needed for a short stay. Well situated, distance to restaurants and the beach. Would definitely stay again :-)

Great location. Handy for ferry to Martha’s Vineyard. You need a car but there’s designated parking and it is minutes from shops. Room has a Murphy bed and a sofa bed. We had a lovely upper level balcony with westerly views. Bbqs available. Pool never too busy. Communal cooking facilities basic but available.
