Charming inn house in a great location. Easily walkable to most of town and the beaches. We visited mid-week in September, so we had no trouble finding parking in the nearby pay and display lot. There's no a/c, so you will want to keep the windows open. I can imagine it could get noisy in the high season, but we were not bothered for our visit. Overall, I would recommend it.

Great location at the quieter end of Lyme right next to the Cobb, harbour and beach. The staff were really welcoming, friendly and hardworking. The food was good too. Lovely outdoor spaces to enjoy with a pint overlooking the harbour.

Pros:Nice room, lovely friendly staff and a fantastic breakfast. Bar’s quirky and different really liked it. Hallway and stairs under renovation but looking good. Convenient location right on waters edge Cons: No Wi-Fi, no car park and council car park charges aren’t cheap although free after 9pm in summer and after 6pm in winter. Very nearly got a ticket

Location was very good - although we parked miles away. Friendly staff, nicely decorated bedroom and decent breakfast - apart from no marmalade. TV didn’t work but that didn’t matter.

Good value pub accommodation. Exceptionally clean room with good facilities. Location excellent. Breakfast and evening bar meals of good standard. Do have to pay for nearby parking which for a two night stay could come to about £40 extra but worth it for the convenience. A few minor snags with room but not significant. Staff very helpful and friendly.

We stayed at the Cobb Arms with our dog for a couple of nights in November. The things we really liked: the staff were very friendly and helpful; the room was clean and comfortable; the beer (Palmers) was excellent; the food in the evening was good and definitely a cut above normal pub grub; the breakfasts were generous and the vegetarian breakfast we had on our second morning was delicious; our dog was made welcome; the pub was well situated being right by the Cobb itself. The things we liked less: there's no on site parking so we parked in a large pay and display car park about 10 minutes walk away up a pretty steep hill (we didn't mind the hill but it definitely wouldn't suit everyone), we paid £9 a day for this, which would be more expensive in the summer months; breakfast is served between 9 and 10, which is too late if you are planning an early start for a day's walking. Apart from these couple of negatives we really enjoyed our stay.

Brilliantly situated near the Cobb, beaches, car parks and all Lyme Regis has to offer. Comfy rooms, separate guest entrance, very lovely breakfasts. Lovely staff in restaurant at breakfast. Great two night stay.

Needs refurbishing very tired in places, the TV didn’t work properly, you have th walk pass the kitchen open door to reach the stair, soap dispensers dripping causing slip hazard in bathroom,staff were very friendly and efficient, decor in bar area needs brightening up , no parking and got a ticket when leaving loading luggage and my disabled wife , but did enjoy our stay as well placed for exploring Lyme Regis

The rooms were clean and comfortable. Furnished to an eclectic taste, like the rest of the pub. The pubs location on the Cobb in Lyme is great, especially for walking by the sea early morning or late evening. One issue, there is no parking at the Cobb arms. There is a council car park nearby at Monmouth beach, but it is very expensive. £1.60 per hour, up to 9pm. Then free overnight to 8am. It mounts up of you are there for s a few days.

We have stayed here 5 times now but sadly the place is looking very tired and worn. Bed linen and towels are spotless but painting and carpets desperately need cleaning and refurbishing . Area to reach bedrooms behind kitchen are off putting as raw food is stacked and leads to outside and needs a good clean, hope this can be rectified Staff are lovely and helpful and restaurant and rooms are welcoming Food is good and place is really handy for beach and amenities Really hope this gets refurbished soon as it’s been a great place to stay otherwise may have to look elsewhere for next stay which we would rather not have to do

We had a great stay at The Cobb Arms, the staff were really welcoming and helpful. They were obviously in the midst of decorating some of the hall areas, so they were a bit untidy for good reasons. The bed was very comfortable and the bottled water was a nice touch. Just to be a bit pedantic - the secondary glazing doesn't fit in the bedroom or the bathroom so the curtains/blind wave in the wind! The room was cold on our first day so had to request heating be put on. The day we left there was no heating at all which was invigorating in November! I had scallops in the restaurant which were fantastic - and the breakfasts were delicious. The chef deserves a big shiny gold star!!!

We booked this hotel using clubcard vouchers, it was handy to find a place to stay in the centre of Lyme Regis which allowed dogs to stay. The location was brilliant and we loved being able to park the car up the road and leave it there so we could enjoy the beautiful town. The absolutely best thing about our stay was the service as everyone was so friendly, welcoming and couldn't be more helpful. The breakfast was wonderful, very tasty with generous portions. The way they cooked the tomatoes especially was delicious! We loved having a view of the harbour while we ate. The room was nice - very clean and attractive. We slept well. I liked how there was enough tea and milk for more than one drink each. I would suggest the bathroom needs a modern update at some point, plus a shelf for your toiletries and it would be lovely to have clean windows as it's not a bad view from room 1. It was great that the windows opened for fresh air. We'll definitely come back again.

The Cobb Arms was in a perfect location for us walking the south west coastal path. Pros The staff were friendly and helpful. The room was really nice, comfortable and clean. The breakfast was delicious Cons We were made to pay before seeing the room. The route up to the room went past the kitchens. It smelt and the floor was very greasy and slippery. Would we stay again, Yes.

Pros: excellent location (right on the pier), restaurant (food and view from window tables [window tables were reserved for guests staying at inn which was nice] order Lyme bay scallops), friendly & helpful staff, room decor, close proximity to car park (free at night). 2 Cons: 1. cleanliness could be better. Examples: room and drapes needed dusting, carpet on stairs and in room not very clean, flat sheet was used for mattress so mattress wasn’t properly covered, 2. half glass to cover shower so have to be careful not to spray water into bathroom (becoming an issue with quite a few places so not a deal breaker!).

It's a great pub, right by the harbour. The food was amazing, we had dinner and breakfast. The room was clean and had all the bits you need, kettle, tea/coffee etc. Bottled water by the bed. The ensuite bathroom was good as well. It's a small place, only 3 rooms, so breakfast was only 9-10, which might catch you out if you want early start. But the breakfast was really good!

Always a lovely stay. The rooms are nice and comfortable, the food is lovely, its a good location and also great you can bring your dog. The staff are so lovely and helpful its a great place to stay.

Situation and food both e cells t. Arrived around six, cold and damp, obviously came as a big surprise to the bar staff. Several room keys on the board, told them - to my husband’s embarrassment - we’d paid for the better bedroom on the booking website. There was no guarantee of a sea view in doing this, but we were hoping. After a phone call we were taken to a pleasant room overlooking a side street, and the bins. Neither the radiator in our bedroom or in the bathroom worked. Scrambled under the covers to get warm, rested for a while before walking round the town. Asked a member of the bar staff if we could have the radiator in the bedroom turned on. She said she’d look into it. Pub crammed with happy diners, food looked great, decided we’d eat there the following evening. Came back to a cold bedroom. Breakfast perfect, hot, freshly cooked, high quality produce. Out for the day, intending to return for dinner, knowing last food orders taken at 9. A couple arrived 8.30 ish and were told food service was over. We had a drink instead. Pub packed up around us as diners left, returned to the cold bedroom, had a bath to warm up.
Situation and food both e cells t. Arrived around six, cold and damp, obviously came as a big surprise to the bar staff. Several room keys on the board, told them - to my husband’s embarrassment - we’d paid for the better bedroom on the booking website. There was no guarantee of a sea view in doing this, but we were hoping. After a phone call we were taken to a pleasant room overlooking a side street, and the bins. Neither the radiator in our bedroom or in the bathroom worked. Scrambled under the covers to get warm, rested for a while before walking round the town. Asked a member of the bar staff if we could have the radiator in the bedroom turned on. She said she’d look into it. Pub crammed with happy diners, food looked great, decided we’d eat there the following evening. Came back to a cold bedroom. Breakfast perfect, hot, freshly cooked, high quality produce. Out for the day, intending to return for dinner, knowing last food orders taken at 9. A couple arrived 8.30 ish and were told food service was over. We had a drink instead. Pros: excellent location (right on the pier), restaurant (food and view from window tables [window tables were reserved for guests staying at inn which was nice] order Lyme bay scallops), friendly & helpful staff, room decor, close proximity to car park (free at night). 2 Cons: 1. cleanliness could be better. Examples: room and drapes needed dusting, carpet on stairs and in room not very clean, flat sheet was used for mattress so mattress wasn’t properly covered, 2. half glass to cover shower so have to be careful not to spray water into bathroom (becoming an issue with quite a few places so not a deal breaker!).

The staff work really hard including the young man and woman but everyone seemed frazzled so not really a relaxing environment but obviously they are doing their best and were polite and professional. The food was great, dinner and breakfast. The room was not so great, the bed was not comfortable for 2 people as one side was sloped and the toilet was challenging to flush. The remote was missing but we didn't want to go down and trouble very busy staff.

Stayed just one night for a mini break. Great spot by the Cobb. Above a pub but didn’t have any issues with noise at all. A few stairs to rooms but again no problem. Very comfy bed.Great breakfast served by a very attentive and friendly young man called Adam. Will happily stay again.

Always a lovely stay. The rooms are nice and comfortable, the food is lovely, its a good location and also great you can bring your dog. The staff are so lovely and helpful its a great place to stay.

Good value pub accommodation. Exceptionally clean room with good facilities. Location excellent. Breakfast and evening bar meals of good standard. Do have to pay for nearby parking which for a two night stay could come to about £40 extra but worth it for the convenience. A few minor snags with room but not significant. Staff very helpful and friendly.

Needs refurbishing very tired in places, the TV didn’t work properly, you have th walk pass the kitchen open door to reach the stair, soap dispensers dripping causing slip hazard in bathroom,staff were very friendly and efficient, decor in bar area needs brightening up , no parking and got a ticket when leaving loading luggage and my disabled wife , but did enjoy our stay as well placed for exploring Lyme Regis

Charming inn house in a great location. Easily walkable to most of town and the beaches. We visited mid-week in September, so we had no trouble finding parking in the nearby pay and display lot. There's no a/c, so you will want to keep the windows open. I can imagine it could get noisy in the high season, but we were not bothered for our visit. Overall, I would recommend it.

Brilliantly situated near the Cobb, beaches, car parks and all Lyme Regis has to offer. Comfy rooms, separate guest entrance, very lovely breakfasts. Lovely staff in restaurant at breakfast. Great two night stay.

We booked this hotel using clubcard vouchers, it was handy to find a place to stay in the centre of Lyme Regis which allowed dogs to stay. The location was brilliant and we loved being able to park the car up the road and leave it there so we could enjoy the beautiful town. The absolutely best thing about our stay was the service as everyone was so friendly, welcoming and couldn't be more helpful. The breakfast was wonderful, very tasty with generous portions. The way they cooked the tomatoes especially was delicious! We loved having a view of the harbour while we ate. The room was nice - very clean and attractive. We slept well. I liked how there was enough tea and milk for more than one drink each. I would suggest the bathroom needs a modern update at some point, plus a shelf for your toiletries and it would be lovely to have clean windows as it's not a bad view from room 1. It was great that the windows opened for fresh air. We'll definitely come back again.

We stayed at the Cobb Arms with our dog for a couple of nights in November. The things we really liked: the staff were very friendly and helpful; the room was clean and comfortable; the beer (Palmers) was excellent; the food in the evening was good and definitely a cut above normal pub grub; the breakfasts were generous and the vegetarian breakfast we had on our second morning was delicious; our dog was made welcome; the pub was well situated being right by the Cobb itself. The things we liked less: there's no on site parking so we parked in a large pay and display car park about 10 minutes walk away up a pretty steep hill (we didn't mind the hill but it definitely wouldn't suit everyone), we paid £9 a day for this, which would be more expensive in the summer months; breakfast is served between 9 and 10, which is too late if you are planning an early start for a day's walking. Apart from these couple of negatives we really enjoyed our stay.

Good location but for £155 for one night, I expected a lot more. Outdated bedroom, poor sound proofing so was noisy at night, soft mattress and pillows that need replacing. The breakfast was greasy, terrible coffee, old soft fruit. We stayed during the heat wave. It would’ve been nice to have a fan for the bedroom. We couldn’t leave the window open because the latch was broken on the shutter so it would have just swung in the wind. Luckily, only stayed for one night, but if we had stayed for longer, I wouldn’t have been happy for that price
Good location but for £155 for one night, I expected a lot more. Outdated bedroom, poor sound proofing so was noisy at night, soft mattress and pillows that need replacing. Lovely breakfast with perfect views. Staff are very friendly and helpful - right in the heart of Lyme. I’ve been visiting this pub since 1990 ! first time I’ve stayed here .. spacious room was very sound proof, thick curtains but the early sun still popped thru the sides , black out blinds under would have been a bonus. Furnished nicely, however the room lacked storage. Slightly smaller chairs and a narrow drawers / wardrobe would have been more useful . Especially in the bathroom - there is room for shelving unit near the shower, something would have been really handy, as there are no surfaces to put your things on . Lovely room with a few minor tweaks needed to make longer stays a little easier :) no decaf coffee in the rooms - ask at the bar they will let you have some :) The hallway to the rooms has lovely furnishings too …just needs a tidy up, as it has bits and bobs, left here and there. Dogs are welcomed and there is a non pub entrance, for out of hours. We will be back - thank you
