Brookside Inn & Cottages

The hotel was nice and staff. The garden to barbecue was perfect. They had 2 grills with picnic tables. 8 minute drive from OOB. Would definitely stay there again.

The cottage was very nice. The room was very comfortable.The tv and air conditioner worked great. I went in the outdoor pool it was very nice I would definitely stay here again when travelling to Maine.

We stayed for a family trip. Room was on the small side. Bed was on the stiff side so if you need a soft bed this may not be for you. However everything we immaculately maintained. Pool was clean and comfortable. Staff was pleasant and accommodating. For the price you can’t get a much better deal.

It had 2 pools 😎 it was fun we had a deck to smoke on and we had are own little COTTAGE!

Check in was easy. We stayed in a basic cabin. No smoke smell. Clean. Had micro fridge and two chairs and bistro table. You parked your vehicle next to the cabin which I liked for keeping an eye on the car. There were several picnic tables across from the cabin that were shared. Outside light didn’t turn on. Outside stoop had two folding chairs. Exterior stoop and doorframe could use repainting or replacing of the wood but for the price it was not bothersome. Would recommend they get doormats for entry as you walk onto a carpet. There is heat and AC (we used heat) with a thermostat. Windows had screens too. Shower had hot water and I liked that I could adjust the water flow. I recommend the place as a good budget cabin.

Grounds were not as pictured. PVC chairs on deck, not adirondacks as shown in photos. No swings for the kids, no umbrella on picnic benches with grille. Pool only had 2 lounge chairs. Pool had pile of dirt with cigarette but at bottom. Not very family oriented. Cabin we were in could use some work. Capet is old and smell like feet. Walls could use repair and a good coat of paint. Front deck needs replacing.

Great place for the price the pool was an added bonus. Would stay again

Dirty and smelly.

We stayed in cabin #129 for 3 nights.It was super spotless clean. AC worked great. Bed was ok but the floor is a little slanted so we leaned to one side slightly & there is noise from the busy road & mechanic shop. However for the inexpensive price of this cabin it is well worth it. The host is very nice & the pool was refreshing.

There was bugs and mold and when I say bugs I mean cockroaches and ants everywhere!

The rooms and pool look nothing like what’s advertised. There was black stuff all over the bathroom door. One bed tilted towards the head, not very comfortable. We were there for a baseball tournament and we ended up leaving early. And checking into a different place.

There were towels from previous person on the floor in the bathroom. Made me question if the room was actually cleaned

Not very clean. Dirt on table. Mold around edge of tub. Bathroom needs repainting. Walls and door look very dirty. Thankfully the sheets were clean. The comforter had dirt/stains.

The staff was nice, the road noise wasn’t too bad. The place could really use some updates. My boyfriend called it “the landlord special”. The ceiling paint was flaking, mold in the shower, dust bunnies on the floor, holes in the curtains. If you want to open the darkening curtains there are no sheer curtains to create privacy, so anyone can just see straight in. Mattress was very firm. We were both a bit sore in the morning from it. I recently stayed at a hotel in Portland for the same price and it was 10x nicer and had a kitchen. If you don’t care about this stuff and just need a safe place to stay, then this is fine, but I won’t be staying here again.

I typically do not write reviews but this needs to be shared. Sheets were dirty, pubic hairs found on sheets, white substance stains on the comforters, dirty blankets with holes in them when we arrived. Rooms do not match the website pictures at al!!! The mold or mildew smell in the room was unbearable. This place needs to be cleaned up. I would never recommend this place to anyone.

The staff was very nice and the property was set up nice outside of the rooms. Inside the room was horrible. Not sure where to start. Big hole in the wall, and paint chips everywhere with no caulk in any trim. the sink had been moved under the ac and the pipes were still sticking out of the wall where it was. The mirror they put between the ac and sink at such a low area you cant use it. The toilet was so close to the tiny shower you have to step over it to get in; then you cant even bend over to pick anything up if you drop it without hitting your head or elbows... the tv was blue on every channel and the tv settings wouldn't change it. The night stand by the bed was a tv table you use to eat off of at a seat. The floor was very soft at the front door to where it felt like you would fall through it. Not worth 80 dollars

reserved 2 rooms, one room was newly renovated and pretty nice, the other room's heat was loud and noisy and didn't heat up the small room. Holes were in the curtain let unwelcome light in the morning and the water stayed cold for at least 10 minutes before it got hot.

I had the base: great sleep in a confortable bed, internet, air conditionning, a bathroom with a shower, nerver lack of hot water, and a fridge.

This was only room we could find for 1 night. Bathroom was clean. Room had bed,folding chairs,tv table, TV, refrigerator and microwave. Would have stayed elsewhere if we could find something.

It was an ok stay. Our cabin was more of a duplex in the corner of the property. People sat outside our window on the chairs provided chatting loudly until 11 pm. It’s a room with a bed and small bathroom with a small room with frig and microwave. The table was a tv table with folding chairs. Not the cabin in Maine we had envisioned but affordable and right off the main road. A step up from camping.

The property was at a nice location, easy to find and close by the beach, which is what we wanted. It is VERY small! The shower is so small that if you drop your soap, you have to get out of the shower to get it! The important things were clean (sink, toilet, bed, micorwave) but the doors and walls could have used a good scrub. There is no room for any thing, so we had to keep moving our things from the bed to the tiny table, back to the bed. There's no extras here at all, including a hook in the bathroom!

The cabin was old and worn. There were dancing in the walls and it was very tiny.

This is definitely old school motel. I ended up in the handicap accessible room. The shower was perfect for handicap folks. The rest of the room look like they put the left over furniture. The bed was low to the floor. not ideal fot a handicap person. A wire that appeared to be capped, hence live was protruding from the wall over the door. Surely dated for sure.

Check-in was fine. The room was tiny. There was no place to sit and relax. The bed took up the entire room. It was definitely over priced. It was more like camping.

Room was clean, beds and pillows were basic, receptacles did not hold basic electric plugs, no coffee machine or area to make some. lighting available in the room was poor. The price for the night was good, location was good and security.

Room was clean and comfortable. I checked in at 11:40 pm. Was a hassle. Had to ring camera bell and wake clerk up to get my room key.

Stopped for one night in basic room. The room had partially renovated bathroom, bedding was ok. Carpet had multiple spots, both doors really need cleaning from grease and multiple spots, but no bad smell in room. If arriving late, note that front desk is opened till 9 pm, not 10 pm as mentioned in description.

Upon our arrival, we encountered a sign on the door stating the property was closed from 9 AM to 3 PM. This was confusing, as the posted check-in time is 2 PM and check-out is at 10 AM. The sign instructed guests to use the phone provided, which automatically connected to someone off-site. A woman answered and informed us they were understaffed but that someone would arrive in approximately 10 minutes. When a staff member eventually arrived, he unlocked the door but did not change the sign to indicate the property was open. While my family and I waited in our car, he simply waved us in without any clear communication. We were then given the wrong room, which was in unacceptable condition. The room had a strong odor of mold and stale air, and it was evidently not cleaned—blankets appeared used, had burn holes, and smelled of cigarette smoke. We took photographs to document the condition. The staff member called someone to check for another available room, and we were then directed to a different property across the street called the Classic Inn. However, after inspecting that room, we felt that the overall experience had already been too negative to justify staying. We ultimately chose to stay at the Ramada down the road, which was significantly cleaner, more comfortable, and only slightly more expensive.

Check in was very easy and the rooms were spacious and clean. We had a very nice visit and I would highly recommend Brookside Inn & cottages for anyone visiting the Old Orchard Beach area.

Absolutely horrible. The place is a complete scam and the service is HORRIBLE. The staff hung up the phone on me multiple times when I was inquiring about check in time. 0/5.

Darling cottages with beautiful flowers growing. Our stay was pleasant and we were greeted by the nicest lady at the front desk. She made us feel welcome.

Fought with staff. Ice machine room was locked after 9pm now way to get ice. Hardly anything worth staying for.

The place is overall pretty decent, clean enough, nice swimming pool, walkable to a lobster restaurant, close to OOB Pier, easy parking, staff is respectful. We like the place and will consider Brookside Inn again in the future.

Clean,quiet,and not to far from the Beach.

You can’t ask for a better location! We rented a small cottage, just big enough for 2 people. They let us park right next to it, which was very convenient. The place is quiet, clean, and the staff is friendly and attentive. It is an old place, and just the basics, but it served us very well for our time at the beach.

I can only speak to the small cabin I was in. It was a sad place. It smelled of cigarettes, it was roughly maintained,. Alot of repairs more than maintenance. You could hear everything in the parking lot, the cabin next door, door slamming. Gaps in the door letting the breeze in. It is a tiny cabin. I was only there for sleep, didn't hang around. About a $20 Lyft ride to Portland. it was early Oct. so not a whole lot of tourist things in Saco

Liked that there were stores easily accessible and that your not very far from Old Orchard Beach

This property is clean and neat and onvenient the beach and Funtown/Splashtown.

It was really nice and near the old orchard beach.

We had a great stay! Perfect for a night or 2. It was clean and neat. I chose it because it's pretty close to Fun Town Splash Town. We would definitely stay here again!
