This B&B is a 'renovated to its 'historic early 1900's period' house including wallpapers and furniture. It's very tastefully decorated. The Chicago room was very spacious with large TV, a writing/workplace desk, and a 2 seated table for enjoying coffee, snacks, or just reading. There was great attention to 'detail'. The only downside I would consider is parking. Space is available for 3 cars but there are 5 rooms potentially rented. The additional free parking on Elm and Hill street close to the house is limited because of space competition with area residences. You might need to park a little further away from the B&B (~within a block) if you are late arrivals....not a deal breaker though.

The Champaign Garden Inn is absolutely beautifully maintained and immaculately clean. This is an old fashioned bed and breakfast with plenty of charm, excellent services, and great use of technology. There are plenty of snacks, beverages, and breakfast options but no made to order hot breakfasts. Overall, outstanding value for your money. Highly recommend!

The parking situation was a little rough but was manageable. The property was incredible and elegant. I really loved my stay and glad we went with this b&b over a conventional hotel.

Easy checkin process, appreciate pictures that went with instructions. Decor fun to observe. Clean bedding towels etc. (may want to snag those curtain cobwebs though). Slept well, comfy bed. Would visit again.

I was surprised to find this quaint B&B very enjoyable. The place was clean in a quiet neighborhood. Instructions to check-in are simple and easy to follow. Although the owner try to keep up with its Victorian image, I would like to suggest that the owner install bidets in the toilets.

The home is beautiful and warm, very clean, and me stays there are always relaxing and quiet. The breakfast selection items available are good way to start the day. The interior is decorated very well with beautiful stained glass lighting in all common areas. The breakfast area always has great coffee and tea options available. I have now stayed here a few times and will be returning next month for another conference meeting and am excited to be spending more nights at this wonderful home! The Inn keeper is always reachable and responsive to ensure your stay is pleasant. Simple to check in and check out when it’s time, I highly recommend everyone to take an opportunity to stay at least one night here, trust me you will return for a future stay!

I’m very impressed by the staff and the stay. Managed with great precision and a lovely place. WiFi was a bit slow on the 3rd floor but this is a place to enjoy, not a place where internet is needed.

It was very clean and comforting. It was quiet. I loved the help-yourself snack and drink bar...large selection of teas. The large jetted bathtub in my room was very relaxing. Self check in instructions were clear and easy to follow. There was no fuss and the property is lovely. The bed could have been a little more comfortable in the Santa Barbara room. Great selection of items for a continental breakfast. I will most definitely stay again.

Very pleasant property right near downtown restaurants etc . It was easy to get to off the highway, in a nice neighborhood and within walking distance of restaurants/,nightlife. The San Francisco room has a lovely claw foot tub for an enjoyable soak after a long driving day! Good self- serve breakfast ooptions

This is an Inn. It is an old Victorian home I guess you would say. I missed when I booked that it didn’t have an elevator and rooms were on 2nd and 3rd floor. The 3 rooms on 3rd floor are accessed by the ole back stairs. It was a steep climb. Room was nice. The Berkeley room bathroom is across a small hall that two other rooms access. The bathroom is supposed to be for Berkeley Room guests only but only locks from the inside and is a little small. Still a nice ambiance for a visit to Champaign.

This is an older home, so do expect in the Berkley room quite a bit of inside/outside noise, water temperature variations and window AC over the bed. The main floor was very charming. Several continental breakfast choices. Walking distance to nice selection of restaurants. We did not have a restful sleep which is why we rated as good.

Charming old home. We had everything we needed and it was comfortable. We had a detached/private bathroom on the 3rd floor, but it was fine. I just thought I was a little noisy going to the bathroom in the middle of the night. The biggest downside was the window a/c is noisy. Loved the neighborhood and walking to restaurants.

125 years old in perfect condition, the Host was amazing. Check in was a breeze. Breakfast had so many choices it was hard to pick what to eat. There was snacks 24/7. The room was amazing with updated bathroom. Would definitely go back.

Decorated very nice inside. Continental breakfast was good except I am used to being served breakfast at other bed and breakfast places. Never saw the owners except for the owner’s mother who was nice. Would have liked to hear about the history of the house.

I was anticipating a Bed & Breakfast and looking forward to that but the food offered was microwavable food or plastic wrapped muffins. When we arrived around dinner time, the woman at the Inn wasn't very pleasant. I asked her for restaurant ideas for our family and her reply was - "You can google restaurants in this area and find them." Okay... There are web cams inside (common spaces) and outdoors - so not a lot of privacy as your eating your breakfast or rocking on the front porch which by the way is beautiful. I was anticipating a Bed & Breakfast and looking forward to that but the food offered was microwavable food or plastic wrapped muffins. When we arrived around dinner time, the woman at the Inn wasn't very pleasant. I asked her for restaurant ideas for our family and her reply was - "You can google restaurants in this area and find them." Okay... There are web cams inside (common spaces) and outdoors - so not a lot of privacy as your eating your breakfast or rocking on the front porch which by the way is beautiful. Great value...Nice, cozy, B&B in a nice area & for very good price. Easy check-in. Great amenities. Comfortable room & beds. Excellent WiFi. Superb service & extremely nice owners. Excellent breakfast with almost too many choices. Easy parking. Everything was great...just one thing to keep in mind...really tall people might have a bit tough time fitting in the hot tub, but that's more of a secondary amenity, not a priority...

This is an old fashioned bed and breakfast with plenty of charm, excellent services, and great use of technology. There are plenty of snacks, beverages, and breakfast options but no made to order hot breakfasts. Overall, outstanding value for your money. Highly recommend!

The house and room were lovely. Instructions were helpful on check in, parking and how to get to room on 2nd floor. I had everything I needed in the room.I felt very safe. I've stayed at many B&B'S and have always been served a homemade breakfast sitting at a dining table with other guests. I was disappointed in the breakfast and lack of gluten free items. I brought my own gf oatmeal and bread. Also the stay felt impersonal with no host to greet me. The bed (mattress) did not feel level ie had some sunken spots. Bedding was fine. Thanks

My mom and I have been doing an annual reading/writing retreat (she's a reader, I'm an author) for our February birthdays and this year we chose Champaign because of the cool book bar they had in town, The Literary. The weather ended up being kind of crappy Saturday so we stayed in and enjoyed the very cozy living room area at the B&B. It worked out perfectly for us! When the weather allowed, there were plenty of great restaurants and shops (including The Literary and the Jane Addams Book Shop) within walking distance. The hosts were so friendly and helpful, the house was gorgeous, and we stayed in the Chicago room which was beautiful and so comfortable. We would definitely stay here again if we came out this way and highly recommend to anyone needing a place to stay in the area!

Very pleasant property right near downtown restaurants etc . It was easy to get to off the highway, in a nice neighborhood and within walking distance of restaurants/,nightlife. My mom and I enjoyed this cozy B&B. Located in a quiet neighborhood (although it is across the street from a high school--so you may hear the band on occasion but otherwise pretty quiet). Within easy walking distance to downtown Champaign, the Virginia Theater, cool book shops and plenty of places to eat. I would definitely stay here again.

We loved this place! It's a beautiful, historic home filled with a fascinating assortment of antiques, toys, books... They're not allowed to cook for guests because there's no industrial kitchen, but they more than made up for it with an amazing assortment of foods for breakfast. The inn isn't far from the highway, so it was easy to find. At the same time, it was a very quiet neighborhood and close to a variety of restaurants. We will definitely stay here again when in Champaign.

It was very clean and comforting. It was quiet. I loved the help-yourself snack and drink bar...large selection of teas. The large jetted bathtub in my room was very relaxing. Self check in instructions were clear and easy to follow. There was no fuss and the property is lovely. The bed could have been a little more comfortable in the Santa Barbara room. Great selection of items for a continental breakfast. I will most definitely stay again.

Lovely place overall.. quiet, snacks available, porch to sit on, walkable to town. Only downside was the Costco breakfast. Everything wrapped in plastic. I would have expected some homemade muffins or something. But everything else was lovely!

Decorated very nice inside. Continental breakfast was good except I am used to being served breakfast at other bed and breakfast places. Never saw the owners except for the owner’s mother who was nice. Would have liked to hear about the history of the house.

Booking this room was very easy. Access was simple as can be. They allowed us in 2 hours early. It's a Charming place, very clean, with good location close to downtown. The breakfast part was disappointing. But it does have coffee around the clock. I just wish it were a true bed and breakfast where they cook a breakfast for you and you could sit around and visit with interesting people at the table. It is more of a chain hotel continental breakfast. Can you tell I'm all about the food? Haha

This is a lovely Victorian house filled with Victorian decor. Our bedroom was quaint and the bed very cozy. The gardens surrounding the house are lovely and the porch is a wonderful place to sit and relax. My only complaint is the breakfast. I expect bed-and-breakfast accommodations to offer proper home-cooked breakfast. Unfortunately this B&B offered no home cooked fresh food items. Everything is processed and wrapped in plastic including the coffee which are coffee pods and it didn’t seem like they recycled those. I felt like this was a chain motel that serves breakfast, which is really breakfast featuring processed items and maybe fake eggs. The only non-processed items are bananas and apples, but they were also wrapped in plastic. Plastic waste is a concern for me. I don’t understand why everything had to be wrapped in it including all bread items. All utensils are plastic and you can’t pick a spoon if that’s all you need you have to take the whole utensil package. I think they should have proper coffee cups, plates, and real utensils. I would like to recommend that that if they are going to use so much plastic that they subscribe to a service such as Ridwell, which will send them bags so that all the plastic film can be sent back to this company and they will recycle it.
