We absolutely adored our room! We had a lovely view of the water, parking was easy (although tight!), and the ease of walking everywhere was amazing! Next time, we want to stay in the main building! Also, the food and drinks at the restaurant were top-tier!! The best lobster roll I've ever had!

Very noisy in room, very unhappy with the parking situation. we had to crawl out the back of our suv to get in and out of our vehicle. not enough space between parking.

Valet greeted us and moved a car for us to park for our two night stay. Romeo made sure to let us know when he would be there to check us in. Elevator was a plus with luggage and the restaurant was able to accommodate large parties for guests, even though they were super busy for the Thanksgiving, Black Friday weekend. Even a personal greeting, welcome home, after shopping at the many wonderful shops. Continental breakfast was a plus.

Parking was pretty tight, I thought I was staying near the water but that wasn’t the case. The entrance to the hotel was dingy and smelled awful. The room was very average. Not worth the price.

The website said they had an elevator. I had 2 rooms and we got put in the VERY old building. My sisters could not carry their suitcases up the two flights of very steep stairs. The hotel did not smell clean. Booking process was very misleading. WE DID NOT STAY THE NIGHT in your hotel. I drove in to Portland and stayed somewhere else.

This place is very old, uncomfortable beds. Bad lighting in the room. No elevator so you hear the thump and bumps of every suitcase going up or down the steep narrow stairs. Very limited parking and hard to maneuver that lot.

The Boathouse Hotel sits in a perfect location in Kennebunkport, Maine. It's steps away from great food and shopping and is a wonderful starting point for a walk along Ocean Avenue. The staff was very helpful and friendly, and parking was great. Now the disappointing part. We stayed two nights in a Wharf House Queen room (in a building not connected to the main hotel). The room was VERY small and certainly did not look like the picture on Orbitz. The pictures show that there is room for two chairs by the bed - there was just enough room for one chair in the room. The closet door, which was off the track, was barely accessible due to it's unbelievable proximity to the night stand next to the bed - we could not get the door open. Wall paper was peeling, the ceiling was cracked along with water stains on the ceiling. I have seen better rooms on the outskirts of Albuquerque. The "continental breakfast" in the main hotel building was sub-par for the price they charge to stay at the hotel. I have had a better "continental breakfast" at the Best Western in Beaverton, OR. Not sure what the rooms are like in the main hotel building but staying in the annex building is not worth the price. We saw the Yachtsman Hotel just down the road and we will definitely stay there next time.

This hotel is a gem! We were greeted by the most welcoming and polite reception host. She assigned us a lovely room and guided us to hot spots in the area. The hotel is very clean. The restaurant offers delicious food and a variety of drinks. Not to mention great service by everyone. Will definitely return!

Amazing place. Staff was great. Room was great. Shower was the best. Had a great view and awesome deck. Restaurant had the best burger and steak with super delicious drinks.

Rooms were a bit small but clean and well appointed. Bathrooms were great with nice towels and plush robes. Service in the hotel.amd restaurant was excellent and everyone was helpful and friendly. The toilet paper was like sandpaper which was a surprise for such a nice property. Not a place to skimp per the ladies in my family. Breakfast was a huge disappointment for the room price paid. It was something you would expect from a Comfort Inn that doesnt have a kitchen to prep basic breakfast items in. A simple waffle maker would upgrade the breakfast alot.

This hotel was very expensive. The on-line description of hotel was nothing like we got. The main hotel was over a very nice water view restaurant. Our rooms were over shops ( a 3 floor walk up). In an attic like setting. Although clean and functional I never expected a room like this. The views were of the roof and it was noisy due to the shops below. Beware when booking this hotel

Enjoyed our stay. Only issue we had was that our deadbolt on our door didn’t work, nor could it as it didn’t line up to the slot in the door jam.

The area was fantastic! The Keurig in the room was broken and the deadbolt didn’t work. Otherwise, nice room, but no elevator and narrow stairs.

This place is very old, uncomfortable beds. Bad lighting in the room. No elevator so you hear the thump and bumps of every suitcase going up or down the steep narrow stairs. Very limited parking and hard to maneuver that lot.

Last minute stop in kennebunkport in Nov! So needless to say few restaurants were open. Only thing was a super minimal continental breakfast. Beautiful views from everywhere and Kristine at the front desk was amazing. She made checking in so easy. Thank you! We’re hoping to return soon!

This hotel is a gem! We were greeted by the most welcoming and polite reception host. She assigned us a lovely room and guided us to hot spots in the area. The hotel is very clean. The restaurant offers delicious food and a variety of drinks. Not to mention great service by everyone. Will definitely return!

Nice...but buyer beware....the suite we order Rm 400 was nice, but it was detached from the main building, with a front desk that leaves at 4pm. None of this is related in the hotels.com site. We luckily arrived at 3:45pm but the front desk person was packing up to leave. If we would have arrived at 4:30 we would have gone to the "sister" hotel 2 miles done the road to check in. No hotel services....if you need an extra amenity after 4pm...no luck.

Hotel room beautiful and very clean. In the heart of town walking distance from all the shops and restaurants. Beaches about a 10 min drive from location. Staff was hard to contact and find. There is no one on service after 6pm. Contact best way via text.

We were there in the off season and didn't really take advantage of all the hotel had to offer but would love to come back and do that. The rooms were nice, the property was beautiful and it was convenient to everything.

The hotel was beautiful. It was a perfect location. Beautiful shops in restaurant went off-season but still there were quite a few places opened. Only disappointment was should’ve been a full sitdown breakfast not continental with minimal breakfast.

Rooms were a bit small but clean and well appointed. Bathrooms were great with nice towels and plush robes. Service in the hotel.amd restaurant was excellent and everyone was helpful and friendly. The toilet paper was like sandpaper which was a surprise for such a nice property. Not a place to skimp per the ladies in my family. Breakfast was a huge disappointment for the room price paid. It was something you would expect from a Comfort Inn that doesnt have a kitchen to prep basic breakfast items in. A simple waffle maker would upgrade the breakfast alot.

First of all, the booking ad said room service, and there was none. Not only that, but we were put into a separate building from the main hotel/restaurant. Not a nice surprise. The restaurant was highly rated, yet the food was mediocre at best. Our lobster was severely overcooked and rubbery. At 5:00am a garbage truck backed into the parking lot directly below our window and left the backup beeper going for about a half hour, so no sleeping in here! Clean room, but noisy and mediocre food at best.

The Boathouse Hotel sits in a perfect location in Kennebunkport, Maine. It's steps away from great food and shopping and is a wonderful starting point for a walk along Ocean Avenue. The staff was very helpful and friendly, and parking was great. Now the disappointing part. We stayed two nights in a Wharf House Queen room (in a building not connected to the main hotel). The room was VERY small and certainly did not look like the picture on Orbitz. The pictures show that there is room for two chairs by the bed - there was just enough room for one chair in the room. The closet door, which was off the track, was barely accessible due to it's unbelievable proximity to the night stand next to the bed - we could not get the door open. Wall paper was peeling, the ceiling was cracked along with water stains on the ceiling. I have seen better rooms on the outskirts of Albuquerque. The "continental breakfast" in the main hotel building was sub-par for the price they charge to stay at the hotel. I have had a better "continental breakfast" at the Best Western in Beaverton, OR. Not sure what the rooms are like in the main hotel building but staying in the annex building is not worth the price. We saw the Yachtsman Hotel just down the road and we will definitely stay there next time.

We recently stayed in the Wharf House (the separate building next door to the main hotel), and I wish I had understood the difference before booking. The location is fantastic—you're right in the heart of Kennebunkport and can easily walk to everything, which is definitely the biggest selling point. However, the Wharf House itself was a huge disappointment, especially for the price. Our room was on the third floor with no elevator and felt more like an attic space, with very small windows and little natural light. The hallways felt dated and worn, and while the room itself appeared to have been renovated, it had more of a basic flip-style feel than a boutique hotel experience. The finishes felt inexpensive, and it lacked the charm and quality we were expecting. We could also hear conversations and noise through the walls very clearly. The biggest surprise was how different the Wharf House is from the beautiful, brand-new main building shown in many of the photos. Had I realized there was such a significant difference between the two, I would have booked differently. My advice to future guests is to pay close attention to whether you're reserving a room in the main building or the Wharf House. If you're considering the Wharf House primarily for the location, know that there are several hotels and inns within a five-minute walk that may offer a better value. The location is wonderful, but I don't feel the Wharf House delivered an experience that matched its premium price.

Very nice boutique hotel. Location is a just short walk from downtown Kennebunkport shops and restaurants. Lunch at the Boathouse restaurant was great. We would stay there again, and will recommend to our friends.

For our continental breakfast, we enjoyed sitting by the water We didn’t like because we arrived late. Our flight got delayed; we couldn’t get in to our room. Had to call an emergency number for someone to tell us where our room key was going to be.

Great Location Coffee and breakfast were supposed to b out at 10 and in 2 days this never happened. Not even close! Room was small but nice. My wife found the AC very loud and strong air blowing right on her while sleeping
