These apartments are great. They take up the top few floors of the sane building as Holiday Inn so you can eat a hotel breakfast, use the hotel bar etc whilst having the great facilities that an apartment offers- kitchen, fridge, more space etc. great location just opposite Watford junction station where you can be at Euston station 15-20 mins on the train. Would recommend.

Very conveniently located. Parking said to pay at the machine on the sign then when we went to check in was asked to pay a cheaper rate. The apartment was lovely apart from lack of a working tv and no replacement available ment we had to go and buy a tv we are very busy people and just wanted a tv afternoon evening

Great location, well equiped, very reasonable price. The accommodation is on the upper floors of Holiday Inn and all the facilties are available to use for your stay, bar, restaurant, mini gym, laundry etc. Parking on site which is available at a reasonable fee. The accommodation is about 100 metres from Watford Junction Station for frequent and easy 30 min train journey to London Euston (trains every 15 mins but check the number of stops can take an hour if you get the wrong train) Free Shuttle Bus to Harry Potter World is from outside the station as well. Furnishings in the room were a bit tired but the place was very clean and good value.

It was our first stay in the apartments although we have stayed in the Holiday Inn rooms which are on the lower floors of the building. Our room was spacious and very clean. The kitchen area had everything you would need including a dish washer. Watford junction train station is a 5 minute walk along the road ( you can get the fast train into London which takes about 20 minutes) and Watford shopping centre is about a 10 minute walk. Staff at the front desk were very friendly and helpful. I will certainly book to stay here again.

This was fine as a place to stay. It was clean and well maintained and the staff were nice. The three person apartment was smaller than expected. The beds were fine, the kitchen had plenty of equipment but nothing for cooking (oil, salt, etc., you would have to bring or buy all that) although there were teabags and some milk. Very limited plates and cutlery. There is parking outside which is a reasonable price, you are very close to Watford junction for easy access to London. We didn’t try the breakfast. Although we stayed on a hot day, the apartment stayed quite cool. Overall, it’s fine and functional.

Just what we needed for a family stay, great to have separate bedrooms and kitchen facilities. Free to use laundry room on 5th floor also a bonus. Apartment was big and spacious but a bit tatty around the edges, not much attention to detail on finishing, however clean amd well equipped. Great location close to Watford Junction Station, fair amount of traffic noise but expected for central location. Apartment was very hot with no air con, even though not that hot outside, but 3 good fans provided which did help.

Very clean, staff very friendly. Good amenities in the room. Room very warm though and after 6pm, need to enter through Holiday Inn. Returned to room from evening out at 12:30 and doors not open, had to wait outside hotel for receptionist to reopen doors

The location was great, easy fast connections into London, Watford high street short walking distance.Unfortunately it is not clear that the room will not be serviced during your stay, inspite of there being a sign which you hang on your door informing the housekeeping you are out and they can service the room. When we asked we were told rooms are only serviced after 4 days. Again misleading to advertise as "serviced" apartments when they don't service them during your stay. We had to request for clean towels and extra toilet paper during our three night stay. The room is a good size, however the furniture is worn and in some cases completely damaged. Sofa was unfit for purpose and no cushion padding remaining meaning it was not comfortable to even sit on. The mattresses were not comfortable as you could feel the springs. Ectractor in the windowless bathroom not functioning which makes the room very warm and means you have to put on fans to try and cool it down after a shower as the stream is not being removed. Windows are thin and little sound proofing means its quite loud from the road. Overall id not stay here again, shame to say the potential has been lost through lack of investment in the rooms and furnishings.

Not a good experience. bed very uncomfortable and room so hot we needed the windows open as no air con but could then smell the kitchen below. Several items in kitchen were dirty and no iron in room .wont stay again.

Room is large and comfortable with fully functional kitchnette. There is no air conditioning so it can get very warm when the outside temperature is hot. Fans are provided but it is still quite uncomfortable to sleep at night when it is hot. If you are facing the road it is quite noisy with the windows open.

We had three days in London and the apartment was perfect for Watford Junction station, which was a short 5 min walk and then just 20 minutes on the train to Euston. It was great to have two separate bedrooms for us and the children. The apartment was very spacious.

Livin' Serviced Apartments are a fantastic place to stay. Located in the centre of Watford, and conveniently situated 2 minutes walk from the station, this is now my go to for stays in Watford and for business trips to London. Rooms are excellent sizes, and the additional amenities that you get (fridge, oven etc) make it stand out from the adjoining Holiday Inn.

These apartments are a wonderful alternative to booking a hotel room with a fully stocked kitchen, spacious lounge area with desk and all the comforts of a home away from home. The staff go above and beyond to ensure you have a pleasurable stay and I can't recommend this option enough! Located 2 minutes from the station and 8 mins from the town centre, this is ideal if you have friends or family visiting. Fantastic place. The rooms have no air conditioning. My room was about 26c for my whole stay with the windows open. They provide fans but these are really not sufficient. It is very uncomfortable to try to sleep in that level of heat. I have complained several times about this. Mobile a/c units should be provided when it is hot weather. I will not be staying here again in the spring and summer.

Clean, convenient & spacious apartment. The onky thing that lets ut down is the appalling wifi. Trying to to do work in the evening was almost impossible it was so slow. Its surrounded by modern office buildings so i have to assume the infrastructure is there.

Very nicely outfitted apartment. Has all you can require, from a fully functioning kitchen to a comfy bed, TV, WiFi and a posh ensuite washroom. The receptionist was very helpful and gave very useful tips and insights on the area surrounding the apartments, from dining options to tourist attractions. Overall, Highly recommended.

The Staff were amazing, helpful and patient. I had to extend the stay for one evening but was unable to do this on the app. I booked a separate room for the additional night and the staff kindly allowed me to use the same room for the whole week! They were polite every time.I spoke to them

A great place to stay. Always made to feel welcome, nothing is a problem for the lovely staff and rooms are always very clean with everything you need for a short or longer stay. Walkable to High St, restaurants, shops and supermarkets. Would highly recommend.

The kitchen area had everything you would need including a dish washer. Watford junction train station is a 5 minute walk along the road ( you can get the fast train into London which takes about 20 minutes) and Watford shopping centre is about a 10 minute walk. Staff at the front desk were very friendly and helpful. I will certainly book to stay here again.
It was our first stay in the apartments although we have stayed in the Holiday Inn rooms which are on the lower floors of the building. Our room was spacious and very clean. The location was great, easy fast connections into London, Watford high street short walking distance.Unfortunately it is not clear that the room will not be serviced during your stay, inspite of there being a sign which you hang on your door informing the housekeeping you are out and they can service the room. When we asked we were told rooms are only serviced after 4 days. Again misleading to advertise as "serviced" apartments when they don't service them during your stay. We had to request for clean towels and extra toilet paper during our three night stay. The room is a good size, however the furniture is worn and in some cases completely damaged. Sofa was unfit for purpose and no cushion padding remaining meaning it was not comfortable to even sit on. The mattresses were not comfortable as you could feel the springs. Ectractor in the windowless bathroom not functioning which makes the room very warm and means you have to put on fans to try and cool it down after a shower as the stream is not being removed. Windows are thin and little sound proofing means its quite loud from the road. Overall id not stay here again, shame to say the potential has been lost through lack of investment in the rooms and furnishings.

We had three days in London and the apartment was perfect for Watford Junction station, which was a short 5 min walk and then just 20 minutes on the train to Euston. It was great to have two separate bedrooms for us and the children. The apartment was very spacious.

Livin' Serviced Apartments are a fantastic place to stay. Located in the centre of Watford, and conveniently situated 2 minutes walk from the station, this is now my go to for stays in Watford and for business trips to London. Rooms are excellent sizes, and the additional amenities that you get (fridge, oven etc) make it stand out from the adjoining Holiday Inn.

Very nicely outfitted apartment. Has all you can require, from a fully functioning kitchen to a comfy bed, TV, WiFi and a posh ensuite washroom. The receptionist was very helpful and gave very useful tips and insights on the area surrounding the apartments, from dining options to tourist attractions. Overall, Highly recommended.

These apartments are great. They take up the top few floors of the sane building as Holiday Inn so you can eat a hotel breakfast, use the hotel bar etc whilst having the great facilities that an apartment offers- kitchen, fridge, more space etc. great location just opposite Watford junction station where you can be at Euston station 15-20 mins on the train. Would recommend.

Great location, well equiped, very reasonable price. The accommodation is on the upper floors of Holiday Inn and all the facilties are available to use for your stay, bar, restaurant, mini gym, laundry etc. Parking on site which is available at a reasonable fee. The accommodation is about 100 metres from Watford Junction Station for frequent and easy 30 min train journey to London Euston (trains every 15 mins but check the number of stops can take an hour if you get the wrong train) Free Shuttle Bus to Harry Potter World is from outside the station as well. Furnishings in the room were a bit tired but the place was very clean and good value.

This was fine as a place to stay. It was clean and well maintained and the staff were nice. The three person apartment was smaller than expected. The beds were fine, the kitchen had plenty of equipment but nothing for cooking (oil, salt, etc., you would have to bring or buy all that) although there were teabags and some milk. Very limited plates and cutlery. There is parking outside which is a reasonable price, you are very close to Watford junction for easy access to London. We didn’t try the breakfast. Although we stayed on a hot day, the apartment stayed quite cool. Overall, it’s fine and functional.

Just what we needed for a family stay, great to have separate bedrooms and kitchen facilities. Free to use laundry room on 5th floor also a bonus. Apartment was big and spacious but a bit tatty around the edges, not much attention to detail on finishing, however clean amd well equipped. Great location close to Watford Junction Station, fair amount of traffic noise but expected for central location. Apartment was very hot with no air con, even though not that hot outside, but 3 good fans provided which did help.

Great experience and excellent location in Watford area. The rooms are nice, clean and spacious and equipped with a kitchen which is ideal for long term stays. The staff is very friendly, which made the check-in process and communication throughout the duration of the stay very seamless. Overall I would highly recommend for anyone staying in Watford.

Incredibly spacious and clean. Brilliant location for the train to Wembley/Euston; there's a decent Irish pub 100m away; amd supermarkets less than 5min walk away. Night time was quiet on the street and the corridors. However, major problem during 28°C weather: No AC and the apartment was somehow much hotter than the corridors. The two fans provided were little use. Would absolutely recommend outside of a heatwave!
