Property is decent, management needs improvement. Still waiting on management to take care of an issue from 4 months ago. Stayed two nights and didn’t have water the whole stay. Manager said he was working on issuing refunds but never did. Every time I try to reach out he’s never available or always in meetings.

What kind of hotel doesn’t have an ice maker?? I know there’s empty ice trays in the freezer but I don’t want to wait 3 hours for water to freeze. I was also shocked that there were no black out curtains. No curtains at all actually! Just basic slat blinds— I’ve NEVER seen that in a hotel. Also the front desk person was not friendly at all. They said about 3 words to me and had a frown on their face the whole time. There was also large cardboard box trash in front of the elevator. It’s fine for one night but that’s it

They were installing a water softener so I basically couldn't use water for a day. Kind of made it pointless to even use so I left.

Excellent! Brand new property. Everything was clean, parking lot was well lit, the employees at the front desk were real nice. Will stay here again

Just opened for last three weeks! Very clean and quiet. Easy parking and location right off 290. Easy to hop on to go to downtown Austin or head to Round Rock. We were 15-20 minutes from everywhere we needed to go. Bed was comfortable and shower was great, good water pressure. Loved having our microwave and fridge to store our drinks and reheat some leftovers.

Room itself was ok, a good size with many storage bins, and its kitchen facilities are good, but amenities are minimal, e.g., only two bath towels, no hand towels, only one plastic cup, no in-room coffeemaker or hair dryer, only 4 hangers. Other things in lobby and public restroom were not maintained well. Fitness center had 3 machines, one of which didn't work. Much of this is probably due to the extended stay purpose (like an unfurnished studio), but since they sell it as a hotel, it could be more like one.

The water wasn't working today. Need a refund

Booked my stay because of all the good reviews. However upon arriving to my room I was promptly greeted by two medium sized roaches that I immediately killed. Didn't ask for a room swap because I was too tired and just wanted to get some rest. Then around 3 am I was awaken by some loud party that broke out on the room next door. Unfortunately as the walls are not properly insulated I could hear every big and small noise they were making.

Always clean and quiet. Staff is efficient and friendly. It's a new hotel, so everything is in good shape and updated.

Very nice and comfortable hotel. My room was clean and spacious. Additionally there is a wonderful walkway around the entire hotel with several accessible entrances . There are railways the entire length for stability. The management staff are very friendly and helpful and housekeeping staff are always available for any questions.

It was a shock to me when the front desk told me I had to pay $200 for the pet. I pointed out the hotel fees and policies said "deposit". They claim it might be a typo and, in fact, the deposit is "non-refundable". What a deceptive practice !! The table in the room is oily and hair in bathtub. I checked-in late and was too tired to complaint. in addition, this hotel scored additional points that Wifi and hair dryer are Not included. I cannot even borrow from front desk. Probably, I cannot take these for granted as these features come standard for most of the hotels. Last but not least, it is very close to highway. It is beyond words to describe how noise it was.

This was a great place to stay. Very clean, safe, and the staff was very helpful and courteous. Plan on staying here again when I return.

This is a great budget short stay property. Overall facility is clean and well maintained. My only negatives would be the comfort of the bed and the amount of outside noise from other guests and the nearby freeway.

The cable keeps going out. The property keeps flooding. The beds are very uncomfortable.

Good value. Right by a major road, so that’s why the low mark for the area. No black out curtains , just blinds. But decent bed good bathroom, and kitchen facilities.

I’ve stayed here a couple times. It’s amazing for the price and good for rest. I normally do 5 stars but docked a star or two because of the weirdness I encountered in getting clean towels and supplies on a 4 night stay. I returned my dirty towels to follow their replacement instructions at 8 am and was told by the manager in a flat tone “we won’t have towels until 4pm.” I then asked about getting them from housekeeping and she said dont take them from the cart” I was like I planned on asking the maid ma’am. I did get them from the maid but felt the interaction with the manager was unnecessarily messy and she could have helped me more as a guest. The rooms air conditioner unit was LOUD and the water pressure on the sink was so low I couldn’t wash my dishes. If you get a good room and

Tv is terrible. It’s direct tv and keeps going in and out. The bed is not comfortable at all

Place was nice a clean, but the bed is the worst I have ever slept on! Lumpy and hard with terrible sheets and a plastic mattress protector that was loud and uncomfortable. Would stay again if the change the beds. Had another couple stay in another room and they said the same thing

Everything was great except the bed frame. It was extremely squeaky.

The staff were nice and the room was basic but clean and in good condition. The bed though….The bed was the single most uncomfortable thing I have ever had the displeasure of laying on. Its wrapped in plastic to “prevent bed bugs”. I understand saving money on frills to keep the room price low. Don’t save money on the bed. If I can’t sleep in your hotel, I’m not paying for your hotel.

No curtains, walls thin, easily hear outside noise especially being next to interstate. AC worked great

I accidentally booked an accessible room. I asked the hotel attendant upon arrival to switch my reservation to a regular room due to the mistake. I've had this happen before where accessible rooms are booked on outside sites and Woodsprings have switched my room no problem without an additional fee. The lady at the desk told me that if I switched there would be a fee because I only paid a room rate of 51.00. The rate I paid was 63.00 room rate plus taxes for 74.00 in total-which I told her. She was unwilling to place me in a regular room even though I told her I would rate and was insistent that I didn't pay enough to be in a regular room. I stay at this hotel at least once a month and the amount I paid on this trip is the same that Ive paid for regular rooms in the past in fact it's a tad bit more. I should have been switched to a regular room without an issue.

The Worst Front desk staff ever.

First and foremost, let me say that WoodSprings Suites have the right manager looking after their property. Terrance the manager was very friendly and so welcoming when we arrived. My family and I were in town for college business, and the location couldn't be more perfect! Only 10 minutes away from UT with many stores and eating places around, literally right off the freeway!!! The best thing about the property besides location, great rate, and EXCELLENT customer service was how clean everything was! Our room was super clean, and the beds were so comfortable that we didn't want to get up and go out. And the water pressure was also great! You can tell the manager truly cares about the upkeep of the property. Oh, and the free parking was the icing on the cake! There's a lot of parking out front in a safe area if you're traveling alone or have small kids, which was great! My family will definitely be back next time we're in town!! Trust the reviews like mine because I did, and they were right! Definitely recommend staying here!!!

I've never been so angry trying to check in! The front desk person said that the $200 'deposit' for our pet was non-refundable. So, even though their site says $200 deposit and $10 fee for pets, it's actually a $210 fee which is over double the room charge. We left without checking in and found another hotel.

Front desk/management was amazing! Checkin was easy and quick. We shared great convo and I’ll be back! Awesome property!

What I like about this property is the staff. Both Terrance and LeAnn are my favorites. They both always make me feel so welcomed. I literally look forward to this place because they make me, as a traveling healthcare worker feel appreciated and comfortable. Thank you both for all your hard work!

Very clean facility with friendly staff who do a good job. Docked one star for the road noise (not the hotel's fault, and probably not as bad if you're in a room not facing the road). Overall, though, if you need a quick and easy place to stay, you can book here with confidence.

New property. Very nice. At intersection of 290/183, on 290 so it's noisy. Construction dump next to property. Extended stay property with kitchen but no utensils, or complimentary breakfast. Pet friendly so it can be a nuisance and extended guests aren't very quiet... it's their home away from home. Oh, and no blackout curtains!

Very quiet and convenient to downtown.. it was clean although our floor needed to be mopped. Other than that I would definitely stay again.

Good location, clean, no-frills room. Coffee was out all weekend.

No light breakfast and no cream for coffee no diet sugar

Staff were all polite and helpful. This is a no-frills hotel. No bell-hop. No kitchen on site, so no room service, but the room had a full size fridge, kitchen sink, 2-burner stovetop & microwave. Windows in room do not lock due to sloppy construction, so avoid staying on first floor. Poor sound-proofing, so avoid rooms on highway side & bring ear plugs. Recommend 4th floor to avoid additional noise from the floor above you.

This is our first time staying at a Woodspring Suites. It will probably be our last. It is very bare bones. Although we are not looking for luxury accomodations, this falls well below the mark where we're comfortable staying. That being said, the price was right, the location is good and it is very clean.

I understand this is a newer property but we weren't too impressed for a single night stay. Room was clean, modern and nothing broken. However, it's lacking so many standard amenities. We didn't use the kitchen but there is a house size fridge/freezer, 2 burner hot plate and large microwave. No utensils/pots provided. Ample storage, workspace with 2 chairs, TV, great AC, very clean bathroom with excellent water pressure, and 2 comfy full size beds. We requested a first floor room a couple weeks in advance due to my handicapped stepdad. Upon arrival at 4 PM, we were told none were left. The clerk was apologetic and there's an elevator so we said OK. They have no ice machine which is just bizarre. Single night guests should not have to make ice cube trays. We were 3 adults in 2 full size beds, but only initially provided 2 bath towels and wash clothes. No hand towels, hair dryer, Kleenex box, or coffee maker. Only 2 plastic cups. No laundry bags, though there was a small basket for long term guests to use in the laundry room. Our biggest issue is free WIFI is listed but when you connect, you're only offered a non streaming option or must pay for faster internet to stream. I connected my laptop to the free WIFI but nothing would load at all. Even Gmail wouldn't load. It was useless. No hotels I've stayed at in years have charged for WIFI, not even Vegas! This is absurd. Especially for a long term stay hotel. Our final issue is why no free breakfast options? Just strange.
