Very well kept property in central Ft. Collins close to downtown. Room are comfortable and well decorated. Communication was easy through text that gave clear directions for entry to building and room. There is no good parking options at the hotel; street parking is timed and/or permit parking only. The option to park at the Target was good, albeit in bad weather, it may be more of a hassle. They allow you to unload your car at the hotel in their designated loading only parking spot. Parking was the only negative thing and wouldn’t prevent us from staying again!

This our second time staying at The Flats and this time don’t disappoint. It’s very close to CSU campus and in a safe area. You have to park on the street (or at Target up the street), but we have never had a problem finding a spot. Easy check-in and great communications with the hosts. We will always try and book one of these places whenever we’re in town.

Quaint old building in a good location. Not exactly in the heart of things, but still walkable. Street parking only, and you have to pay attention to the time, so you can't leave your car on the street all day. The other option is the Target parking lot 2 blocks away. Our room was on the second floor, which could be a challenge for anyone who has trouble with stairs. It's a fairly steep, narrow staircase to carry luggage up and down. The room was nice and comfortable, but not particularly quiet. Old windows, noisy A/C unit. There is a refrigerator/wine cooler in the room, stocked with water and coffee creamer, and a counter with a sink, but the coffee is a common Keurig unit downstairs. It would be much nicer if there were a small one in the room itself, rather than having to go down and stand in the small foyer to make coffee.

The only issue I had was with the parking. It is advertised that there is free parking but that is not exactly true. They direct you to a target parking lot a couple of blocks away. We attempted to park there but once we pulled in there were several groups of homeless people blocking each of the stairwells to exit the parking garage. We got an eerie feeling and did not park there as it did it seem safe for us to walk out let alone leave our car. This should not be advertised as having parking as that is very misleading.

the room was clean and fairly quiet despite its busy location! Downtown was walk-able and the location was surrounded by all sorts of amenities, and there was no trouble finding parking on the side street. We did utilize the chilled water that was ready for us in the fridge and it was a little questionable, but other than that we had a great time!

Centrally located and close to Old Town. Room was clean and bed was very comfortable. Very grateful the room has AC, since it was over 100F while we there. Will definitely be staying again next time we are in Fort Collins.

Easy contact with property, check-in was simple. The room was very clean and simple. There was cold water in a reusable glass container (which i love!) and creamer in the fridge. Coffee and tea available downstairs. Beautiful old home converted, but very quiet.

We liked the shower and the proximity to Old Town. Unfortunately, the bed was very, very soft, to the point of making it hot, hard to sleep and and exasperating back pain. There was dried, washed, blood on the sheets, which kind of gross. The fridge was filled with someone else's stuff, which smelled extremely ripe when we opened it and the floors seemed very thin and the people above us kept making noise and dropping things, which made it even harder to sleep.
We liked the shower and the proximity to Old Town. Unfortunately, the bed was very, very soft, to the point of making it hot, hard to sleep and and exasperating back pain. There was dried, washed, blood on the sheets, which kind of gross. Like the brown stone building flavor. Very clean. Bed and pillows were comfortable. Easy check in and entrance. Lots of traffic noise, light in bathroom was problematic. It would turn on and off throughout the night which meant the heater was closed off due to door being shut. Frig made a lot of freeze and thaw noises. Extra blankets would be welcomed.

Staying here was a terrible experience and its literally impossible to rest with the road noise, mini split AC and mini fridge running. TV did not work nothing could be done with no staff on site. The whole stay was terrible. Use caution when staying here.

What didn’t I love about the Flats? Besides the aesthetic, cleanliness, the water pressure in the shower, the magnificently comfortable King bed with cloud like sheets, the cold bottled water in the fridge, the selection of teas and coffees, timely communication, and easy check in/out, it might be safe, easy street parking or the beautiful building on a tree lined street and 1 block walk to a beautiful coffee shop and grocery store. There’s so much to love! This will be my go to every time I’m in Ft Collins. Just book it!

Place was well finished but it is ground floor on a very busy road. I am not that light of a sleeper but it was a struggle to sleep here. The guests in the floor over me were heavy footed and all the sound came through . And I found it disgusting that they do not put the comforter in a cover - they put the cover on the bed, but not on the comforter, so you are sleeping with something that never gets washed.

Very clean and comfortable apartment-style room. The bed was super comfy! The bathroom was spacious. I wish there was a designated parking space at the unit. There is no microwave, but the mini fridge was nice to have.

Great room for an overnight. Very comfortable bed and nice shower. The room has a refrigerator to keep things cold. Coffee is available in the entryway all the time, which we appreciated. We parked on the side street, with no problems finding an available spot. No microwave or food heating facilities. The room is on a major street so there is quite a bit of car noise, if that’s an issue for you.

There is only street parking available, and only on the same street IF there’s availability. There was several, walkable really tasty places nearby. The main issues we had were related to the internal A/C control being so bright and unfortunately, due to the age of the building, the windows are so thin that you could hear all noises from outside.

The location was amazing and the bed was nice. The road noise and train are much louder than a white noise machine. Each room is laid out a little differently and some are more spacious. I would highly encourage if you are a light sleeper to ask for one on the second floor in the back if that meets your needs. The smoke detector has little lights that flash all night. Maybe bring stickers or post it’s to cover them. Also, the windows could use a little more insulation. Although the heating system warmed you you could feel a draft from the window

Overall good location in downtown Fort Collins. Close to restaurants & Spring Creek Gardens for a concert! Coffee in entry of building not in room, no ice available, our Wi-Fi was sketchy at best could not watch any TV, wanting to catch some Olympics/news.

This property was really cool — nice design and finishes in the room. Bathroom heater was great. Others talked about the noise from the road outside and I booked anyway because I thought I could overlook it. Just be aware that the property sits very close to a 5 lane road with traffic moving at 40 mph. There are traffic lights so the noise starts and stops. I stayed on a Wednesday night. There’s a train that goes by at 5:30 on Thursday morning. I had to leave about 6:45am and the stairs are the creakiest ever. Sorry neighbors. I wish I would have brought earplugs because I loved everything about the room but the noise at night.

Booked this last minute as we got tired while traveling. It was confirmed quickly and then host quickly sent info for check in parking etc. highly recommend.

Excellent location and clean accommodation. The main negative for me was a total lack of communication regarding check in and other details despite messaging ahead of time via Expedia. I had to seek help via the chat function who contacted the host direct which wasted over 30 minutes. There was no info on WiFi passwords etc and self serve coffee cups ran out in the morning. Great place but I wouldn't stay again after the hassle and lack of basic information.

The room was very nice and cozy, however communication was lacking. I asked if it would be possible to check in at 3 instead of 4. We had dinner plans, and wanted to drop our stuff off ahead of time. I was told they would put in the request, and then nothing. I sent a message asking again, but was ignored. We ended up not being able to check in until 4 which was ignoring. I personally feel that 4 is a little bit late to check in. Would checking in an hour early really hurt? We sat outside in the little court yard for 45 min until we got our code to get inside. Changed our plan for dinner so that we would make it on time.

I went to see two of my kids for the night, who go to CSU. I was amazed at how close everything was, checking in/checking out was so easy, the room was INCREDIBLE, comfy, and had everything you need. The fridge came in handy also! The communication with the management was top notch, and I hope to stay there every time I come to town!

What a wonderful little find! This was the perfect place for our recent trip to FoCo and we will definitely try to book it again for our next visit up. Devon was super awesome and helpful and made everything a breeze. 10/10 would recommend!

We loved our room. It was clean and had a comfortable bed. The communication with the host was great. We had a mix up on which building our room was In and even at 11:30 at night we got a quick response. It was really nice being so close to downtown Fort Collins.

My stay was great! It was a perfect location for visiting CSU and close to lots of food and shops downtown. Devon was very helpful, communicative and responded to questions quickly. Coffee was restocked everyday, which was great. Check in and check out were very smooth.
My stay was great! It was a perfect location for visiting CSU and close to lots of food and shops downtown. Devon was very helpful, communicative and responded to questions quickly. Coffee was restocked everyday, which was great. Check in and check out were very smooth.

the room was clean and fairly quiet despite its busy location! Downtown was walk-able and the location was surrounded by all sorts of amenities, and there was no trouble finding parking on the side street. We did utilize the chilled water that was ready for us in the fridge and it was a little questionable, but other than that we had a great time!

The air/heating took awhile to catch up to the set temp. Otherwise it was very comfortable. Great location. The entry was really simple and it was nice to not carry around a key or card. Thank you!

We went to see a show at the Lincoln Center and it was right across the street! And afterward we walked down to college Avenue and that was very convenient. The place was really clean, Check-In was seamless, and we really appreciated that.

We loved our room. It was clean and had a comfortable bed. The communication with the host was great. We had a mix up on which building our room was In and even at 11:30 at night we got a quick response. It was really nice being so close to downtown Fort Collins.

This was a great property! Fantastic location with easy access to campus and Old Town. I’m not sure if comprehended the parking situation when I booked it (there is no off street parking and everything on the adjacent Howes Street is 2 hr max M-F 8-5) but with us being there a Friday evening through Sunday it wasn’t a big deal at all. I’d definitely consider staying at this property again!!

Great room for an overnight. Very comfortable bed and nice shower. The room has a refrigerator to keep things cold. Coffee is available in the entryway all the time, which we appreciated. We parked on the side street, with no problems finding an available spot. No microwave or food heating facilities. The room is on a major street so there is quite a bit of car noise, if that’s an issue for you.

Overall good location in downtown Fort Collins. Close to restaurants & Spring Creek Gardens for a concert! Coffee in entry of building not in room, no ice available, our Wi-Fi was sketchy at best could not watch any TV, wanting to catch some Olympics/news.

We had a lovely stay and enjoyed the location. Everything was easily walkable. The room itself while cozy was comfortable and exceptionally clean. The parking situation was a little less than ideal with the "designated lot" being public parking located 2 blocks away. However, there was plenty of street parking as long as one paid attention to the date/time. The coffee station outside the room was rather unusual but was fine. A microwave would have been a nice addition even if it was shared among the units like the coffee station. I'd absolutely stay again.

Quaint old building in a good location. Not exactly in the heart of things, but still walkable. Street parking only, and you have to pay attention to the time, so you can't leave your car on the street all day. The other option is the Target parking lot 2 blocks away. Our room was on the second floor, which could be a challenge for anyone who has trouble with stairs. It's a fairly steep, narrow staircase to carry luggage up and down. The room was nice and comfortable, but not particularly quiet. Old windows, noisy A/C unit. There is a refrigerator/wine cooler in the room, stocked with water and coffee creamer, and a counter with a sink, but the coffee is a common Keurig unit downstairs. It would be much nicer if there were a small one in the room itself, rather than having to go down and stand in the small foyer to make coffee.

Adorable brick unit with modern amenities and contactless communication, check-in and check-out. Comfortable bed, nice linens and towels, food selection of TV options, hardwood floors, mini fridge with water and creamer for the free (shared) coffee station located in the foyer. We were afraid the on street location would be too loud but the brick building insulated it well and we slept very well. The only downside for us was there were no wine glasses or wine key in the room so we had to improvise. We stayed mid-week and found plenty of on street parking. It has a 2 hour limit from 8-5 but we didn't arrive until 4pm so it was perfect for us. Very well located to super cute downtown, maybe 4 minute drive. We only wish we had more time to enjoy the town. I guess we'll just have to come back again sometime. We would love to stay here again.

Our experience with the Flats was splendid. The room came as advertised and super clean. Check in was very easy. It’s so nice to be texted a code for entry instead of waiting in a check-in line for what, an entry card and a credit card number the hotel already has?? The Flats process is way easier. Devon was super helpful and responsive. We made changes to our booking and he accommodated graciously and seamlessly. And the location! Walking distance to campus and to Old Town. Love it!
