Third time staying at this charming New England Inn. The rooms are well appointed, nicely decorated, and clean. The common area is beautiful, inviting, and they provide coffee and tea around the clock, as well as snacks. There is free parking on site, for one vehicle. However, be mindful that if you arrive very late, and the Inn is full, you may need to park down the road. But the town provides free parking a very short distance away, for up to 72 hours… No issues finding a spot there… what I love most about this in, is the location. While many of the bigger name hotels are on the opposite side of the city, the side of the city in which the sale makers is located is much more quaint and has proximity to historic sites. Even better, if you are a runner or enjoy long walks, you are closer to walk to Castle Island, which is a really cool place to visit. Even better, the price is at this end are very competitive… Particularly in comparison to some of the other hotels. Highly recommend if you have the opportunity to stay here to do so.

The SailMaker House is a cozy hotel that is very representative of the local buildings. It is on a quiet side street but a 3 minute walk to the downtown shopping area. There are lots of excellent food options, very cute boutiques and 2nd hand stores, lots of music venues and bars. The nearby park (5 min walk) offers summer concerts outdoors - a very chill vibe. Hotel host was very nice. There is a cute shared living room where you can read books or chill. There is coffee and snacks in the entrance as well as water and ice. all in all, great location and would totally recommend it!!

Loved this hotel! Location: Super close to everything, yet far enough away to feel peaceful. Parking: Private lot outside the door! Room: PERFECTION. Loved the decor, super comfy bed, modern and clean bathroom. Extras: Snacks and beverages throughout the day in the lobby. Loved the soaps and hair products.

This is an adorable Inn right next to Strawberry Banke. It is only a couple of blocks from downtown and restaurants, shops. Although there is no staff present, they tespond quickly to emails. It has a nice lounge area and coffee, tea, water, and snacks available all day. Would definitely stay again.

Quiet street yet only 2-3 blocks from downtown. 10 minute walk to many businesses, restaurants, the Sea Coast Rep Theater, etc. Nice lobby with snacks, tea and coffee with a bright sitting room next to it. Room and bath were clean. Shower was great!! Plenty of hot water! Bed was perfect firmness with plenty of pillows.

Adorable, centrally located place in Portsmouth. The doors are all key codes, so we got a text saying our room was ready before check in. Our code wasn’t working, so I called and they helped us out right away. Our room was adorable with a comfortable king sized bed. No fridge or anything in the room, but there was a communal fridge downstairs with juice and snacks available. The Sailmaker’s House was centrally located, so didn’t spend a lot of time in the room because we were walking all around Portsmouth. Very walkable!

Great place. We were in room 8 which was a big, one bedroom. The place was very clean and they have a great drink and snack bar in this unique hotel. The room was huge and has a great balcony off the bed room. We were there in February so it was really quiet. Lots of great restaurants blocks away. Highly recommend this place.

We stayed at The Sailmaker’s House for 1 night while in town for our son’s college orientation at UNH. We wanted to stay somewhere that was within walking distance to everything Portsmouth has to offer and this fit the bill. The building is beautiful and the rooms are comfortable, updated and very clean. A small group of older people were also staying there and had some pre-dinner wine together in the lovely sitting room near the lobby. We enjoyed our stay very much.

My stay at Sailmakers House was perfect. The room was immaculate, cozy, and welcoming. The amenities were on point and the communication with staff was very easy and accessible. Also the location couldn’t have been better. Right in the heart of Portsmouth, easy walking distance to everything.

Pretty nice place. Pretty quiet. Great location. Easy walk to many restaurants and downtown Portsmouth. Parking can be tricky. There should have been more attention to detail when cleaning. Cob there were spider webs in most corners and the bathroom floor hadn't been mopped recently.

I don’t want to give it a good review because I don’t want people to know about it, but it was just amazing. Great location (walking distance from downtown Portsmouth) in a historic district. Only drawback was that it was a little too warm at night (80 degree day in May) and the thermostat couldn’t go below 67. The room was divided into two separate areas and the cool couldn’t really make it to the bedroom portion. Nevertheless, amazing place and were definitely coming back.

We had a suite and found it to be a very comfortable room for our four day stay. The hotel is charming and the staff is very very kind. It’s clean and extremely quiet. The bed was super comfortable.! loved it!

The Inn was very interesting since it was owned by a sail maker, but our room was very small and up steep, rickety steps and there was hardly any space to put our luggage, etc. The location was very good and it was clean but it was pricey.

We were greeted as we arrived and shown our room. The property is old and creeks which is part of the charm but everyone was respectful and we had 2 good nights sleep. Portsmouth is a wonderful place and the sailmakers is ideally placed to explore. No problem with parking plenty of space. Thank you Sailmakers it’s been a great 2 days.

Lovely stay and very convenient! Make note that several rooms are upstairs which requires going up a tight steep staircase. A little tricky for someone with bad knees and carrying a suitcase.

The location was absolutely perfect! Located in the heart of downtown Portsmouth, the restaurants, shops and attractions were within easy walking distance. The room was spacious, clean and included all the modern amenities despite the old world rustic charm of the building. I really appreciated the fully stocked beverage bar downstairs for my late night cup of tea and early morning coffee. The host was responsive and helpful with all my questions and special needs. I will definitely be returning for my next visit!

Very comfortable and well-located inn. Very much self-serve, as there is no staff on site most of the time. But the hotel manager is very responsive via text. Room and bathroom were very modern and clean. The hotel is close to everything in downtown Portsmouth. I’d stay there again!

The Sailmaker location is perfect. Very walkable to all major attractions in Portsmouth. Facility was clean and comfortable. Check in was easy and they were able to accommodate an early check in. Would recommend staying here for anyone who wants to enjoy downtown Portsmouth.

This is a one-of-a-kind Pension style hotel. The room accommodations are excellent, especially given the 17th Century venue. Today's staffing challenges means no in-house staff, no all-guest amenities, and extensive use of Cell Phones for all transactions. Once you understand and accept that, the rest is easy. The property is within walking distance of a range of restaurants & night spots. There is nice boutique shopping within a few blocks. Other local attractions are within a few minutes by car. If your destination is Downtown Portsmouth, NH, this would be a fine choice.

Great location for walking around the center of town. Great communication from owners and a clean, quiet comfortable room. Good in-house amenities with no need unanticipated I would definitely stay again!!

The SailMaker House is a cozy hotel that is very representative of the local buildings. It is on a quiet side street but a 3 minute walk to the downtown shopping area. There are lots of excellent food options, very cute boutiques and 2nd hand stores, lots of music venues and bars. The nearby park (5 min walk) offers summer concerts outdoors - a very chill vibe. Hotel host was very nice. There is a cute shared living room where you can read books or chill. There is coffee and snacks in the entrance as well as water and ice. all in all, great location and would totally recommend it!!

My stay at Sailmakers House was perfect. The room was immaculate, cozy, and welcoming. The amenities were on point and the communication with staff was very easy and accessible. Also the location couldn’t have been better. Right in the heart of Portsmouth, easy walking distance to everything.

The Sailmaker location is perfect. Very walkable to all major attractions in Portsmouth. Facility was clean and comfortable. Check in was easy and they were able to accommodate an early check in. Would recommend staying here for anyone who wants to enjoy downtown Portsmouth.

Beautiful old New England property, situated on the edge of Strawberry Banke. A short stroll from the town centre and all the shops and eating places. The property is well equipped with excellent attention to detail.

Third time staying at this charming New England Inn. The rooms are well appointed, nicely decorated, and clean. The common area is beautiful, inviting, and they provide coffee and tea around the clock, as well as snacks. There is free parking on site, for one vehicle. However, be mindful that if you arrive very late, and the Inn is full, you may need to park down the road. But the town provides free parking a very short distance away, for up to 72 hours… No issues finding a spot there… what I love most about this in, is the location. While many of the bigger name hotels are on the opposite side of the city, the side of the city in which the sale makers is located is much more quaint and has proximity to historic sites. Even better, if you are a runner or enjoy long walks, you are closer to walk to Castle Island, which is a really cool place to visit. Even better, the price is at this end are very competitive… Particularly in comparison to some of the other hotels. Highly recommend if you have the opportunity to stay here to do so.

The bed was so cozy and comfortable! Snacks and coffee were available in the lobby 24/7. Walkable to the downtown area. We loved The Sailmaker and will stay here if we visit Portsmouth again!

Loved this hotel! Location: Super close to everything, yet far enough away to feel peaceful. Parking: Private lot outside the door! Room: PERFECTION. Loved the decor, super comfy bed, modern and clean bathroom. Extras: Snacks and beverages throughout the day in the lobby. Loved the soaps and hair products.

This is an adorable Inn right next to Strawberry Banke. It is only a couple of blocks from downtown and restaurants, shops. Although there is no staff present, they tespond quickly to emails. It has a nice lounge area and coffee, tea, water, and snacks available all day. Would definitely stay again.

Quiet street yet only 2-3 blocks from downtown. 10 minute walk to many businesses, restaurants, the Sea Coast Rep Theater, etc. Nice lobby with snacks, tea and coffee with a bright sitting room next to it. Room and bath were clean. Shower was great!! Plenty of hot water! Bed was perfect firmness with plenty of pillows.

Adorable, centrally located place in Portsmouth. The doors are all key codes, so we got a text saying our room was ready before check in. Our code wasn’t working, so I called and they helped us out right away. Our room was adorable with a comfortable king sized bed. No fridge or anything in the room, but there was a communal fridge downstairs with juice and snacks available. The Sailmaker’s House was centrally located, so didn’t spend a lot of time in the room because we were walking all around Portsmouth. Very walkable!

The location was absolutely perfect! Located in the heart of downtown Portsmouth, the restaurants, shops and attractions were within easy walking distance. The room was spacious, clean and included all the modern amenities despite the old world rustic charm of the building. I really appreciated the fully stocked beverage bar downstairs for my late night cup of tea and early morning coffee. The host was responsive and helpful with all my questions and special needs. I will definitely be returning for my next visit!

A lovely stop on our way north. Quiet street, a quick walk to all the shops & restaurants. Attentive, friendly staff. Comfy, clean, & quiet room. Excellent bed & shower. Great setup in the lobby for coffee, tea & snacks. Nicely appointed common sitting room. Wouldn’t hesitate to return to this wonderful inn.

Walking distance to downtown area. Room was large and clean. Bed was comfortable. Stairs were a bit treacherous as this is an old home, but took it slowly up and down the stairs. Otherwise, we loved our short stay.

We loved the historic house, kept up so beautifully. Merle was a huge help with restaurants, and our room was lovely and comfortable. The location is fabulous - within walking distance of everything!
