We chose the place for location. I’d give it the equivalent of a three star hotel as far as accommodations. Everything was clean and usable. The location was a plus and a minus with quite a few sketchy characters hanging around. While we knew it was a walk up, this turned out to be a major inconvenience. We even packed small bags and back packs and it was still a chore getting up to the top floor. We really didn’t see anyone else staying there with exception to one elderly guest leaving one morning. Overall a four star but would not stay again. A more traditional hotel would have felt a bit more comfortable. Also, be aware - none of the coffee shops in proximity open early- 8am and after!

The room was ok. The reason for bad grade was one duved for a double bed. Did leave a voicemail and sent an email. Was not fixed during the 2 days stay.

We couldn’t use the room we paid for because the self check-in codes were not sent to us in time from Jacobite House and Hotels.com. We tried to contact Jacobite House repeatedly for hours using the number provided and via WhatsApp but no one responded so we had to book another hotel. Not recommended and buyer beware.

Definitely clean and sufficient for me traveling solo. Right in the heart of edinburgh with a taxi station/luggage storage below, next to it a market ,Highlander Cafe across the street w music, and the bus station and train station a 5 min walk , so very easy to manuever around. The place had a kitchen right out side and left of door to it, w a frig.etc . The housekeeping is only towels and toilet paper. The hike up 3 flights of stairs was amenable but steep. I liked the safety fire precautions they had rsp after being g in a fire in 2022. There was good communication with the owner who helped me a lot. Suggest you write the 2 codes down for there just in case your battery dumps. I would reccomend this place but next time a 1st floor bc of my over stuffed rolling duffle. Suggest you have solid wheels on it! Cheers! Ps moreover, There's a taxi driver i highly reccomend - Mike Morris at the taxi station .tell him inverarary mary ref. U! Hes a delight!
