We were unable to use the aminities because the gym was flooded. The room had stains on the linens and walls and the stench was horrible. The air conditioner did not work correctly. The police were here 4 different times during our stay and we actually postponed checking in when we got to town because of all the police at the entrance. Check the google reviews. There is a reason its only a 3 star place. I wish we would have.

The hotel is in an ownership transition. 1 of 2 elevators worked. The pool was closed when we arrived mid afternoon. It opened the next day but was freezing cold and not usable. There was no daily housekeeping. Not enough shampoo, no nasal tissue and with no daily service we were required to put our linens and towels down a laundry chute and had to get our supplies from the front desk. Towels had to be requested of the front desk and they did not have enough to support the volume of guests. There were stains and tears on the walls of the room. A print on the wall of our room had broken glass in the frame. Some lights did not work, other lamps had no shades. There was a coffee maker, coffee pods but no creamer or sugar. They had a crew doing landscape work but the priority needed to be inside. Our shower had hot and cold reversed, discovered by my young son. TV worked and it had a mini fridge. 😂 Hope the transition to new ownership improves things.

Pool was ice cold and cloudy front desk said it was on a timer. I said it's not working because it's it's legit ice water. She stated that she can't do anything because she doesn't have the code for the timer. only 2 towels in room and front desk said there was no more till morning. The room we were in was clean but you could hear the sound of the highway and our room on the 4th floor you could feel vabriations. The ice machine was broke, the tub was all rusted, and curtains were ripped. For the price can't complain too much but wouldn't stay there again

Shower was hot . Ac didn’t work .. they sent someone to fix it . He said it was fixed . Avoid. 2 towels for a family of 4 plus for the pool because thwy had none there. Asked for more but had to wait til later as they had none clean. Pool door was broken so front desk had to let us in, although it was freezing cold, almost unusable. Whirlpool was down, ice machine and elevator broken. Felt like the hotel was falling apart. Ants in our room, rust came out of the faucet in the bath, garbage in the room. Very neglected by management. Has potential but its in need of major upgrade.

the ice maker on the 4th floor didn't work. the washer and dryer didn't work on the 4th floor didn't work. their policy is to not clean the room until after 7 straight nights stay. that means the shower and toilet are not clean. the carpet in the gym is torn and soiled. i had to take my dirty towels and linen down if i wanted fresh towels and linen. one of the lamps didn't work bedside.

Building was in terrible condition. The room smelled terrible, only gave us 2 towels for 5 people and wanted us to bring the other towels down to get more. Tub would only drain if you pushed the stopper down while showering. Room key sometimes worked. No AC in the lobby. Also, the doors to the outside were never locks so anyone could just walk in.

The property is run down, but being remodeled. Our room didn't have hot water in the evening. There were tiny ants crawling on the a/c unit. The pool said it was closed, but the check-in person said it was open. The water was cloudy and very cold. Breakfast was supposed to he part of the package, but no breakfast was available, not even coffee or water. The wallpaper in the bathroom was peeling off the walls, and the rubber floor trim in the bedroom was partially off and laying on the floor. The hotel was near an intestate and I could hear every vejicle that passed by, as if my windows were open. :-(

We found mold in the bathroom, floors were dirty, matresses were stained, no towels, staff was rude amd actually screamed at us becausecwe asked forcthe towels thst were never provided. There were items that were in the room from a previous guest. And when we went to leave due to the condition of the room, we saw a cockroach climbing the wall near thr elevator

This is the worst hotel I’ve ever stayed in! My family had 3 rooms, they all stink, the rooms had mold the tubs had rust and mold, the sink was leaking in my room carpet was disgusting, shower didn’t get hot, landscaping was not maintained, walls were dirty inside the rooms as well as in the halls, the staff astonishingly rude, no customer service at all, they have roaches, my mom saw a roach in her room, my children and I were horrified to shower or sleep in there, I wore my shoes to shower, I didn’t take my shoes off at all, didn’t want my feel to touch the nasty carpet, which probably is the cause of the smells, I saw other people complaining about the smells in their rooms, and the staff only fix to the smell was”I can spray your room if you want” which they gave us some type of fogger to spray our room for the stink.. this place is not just disgusting it needs to be condemned!!! Needs to be closed down until things are maintenanced and brought up to code!!! Close them down!! Do not stay there!!! And even after I expressed my room issues and concerns, their answer was not to try to accommodate us, it was leave then.. that’s what I got from the staff.. which trust if I had another option I would have gladly left that hole in the wall roach morel

Extremely filthy room. Stains on about anything that I could see. From floor, bed, bath, to furnitures. Room smelled like mold, mildew, and old clothes. Only 2 light sources in the room-- bathroom and one lamp on the desk. Both bed lights unusable. Filthy appliances. Even part of the wall was breaking apart, with evidence of last fix being clear tapes. Smelly and dirty towels. Hair from last guest all over bathroom floor. I have stayed in MUCH BETTER hotels in 3RD WORLD countries for LESS. It was so offensive and nasty I could barely sleep. The hotel should be reported and flagged by local health and safety inspectors; Im pretty sure multiple violations. Rude hotel staff. AND TO ADD INSULTS TO INJURIES, I WAS CHARGED A 75 DOLLAR DEPOSIT ON A 54 DOLLAR ONE-NIGHT STAY. Hotels.com. Why in the world would you list a place like this on your site? This was an extremely offensive, upsetting, and psychologically traumatizing experience, i don't even know where to start. Absolutely HORRID and INSULTING. I honestly and objectively believe i should be compensated for such a terrible experience here.

The hotel was extremely dirty. Our room had stains on the carpets and curtains. Ants were crawling all over the night stands. There was black dirt/mold in the shower and along the floors. We had to argue to get our reservations cancelled.

Mold. There is just too much mold. It's everywhere. From an aesthetic point, ignoreing the mold, the rooms would be nice. Also, the price is low... But again, the mold is everywhere. Very strong mold smell as soon as I entered the room. Immediate coughing, eye itching, stuffy nose. Look at the AC units from the outside and you can see mold stains in everyone.

The hotel was not a nice hotel. Black mold in the bathroom along with soap scum. Blood on the wall next to our door in the hallway. The hotel doesnt even have a real sign its just a paper sign hung up.

The room was terrible! Lots of stuff was broken. The dresser had broken drawers, the smoke alarm was in pieces, the paneling on the wall behind the bed was broken, there was a pretty scary handprint on the curtains that I didn't see till the morning. The shampoo and conditioner samples were already used and nearly empty.

The bed was very comfortable for a budget hotel, and the staff who greeted us at 1:00 a.m. when we checked in were exceptionally friendly. That, however, is the only praise I can offer. The towels were thin and scratchy; the furniture, floors, and doors in common areas were absolutely filthy; the room was large, but smelled damp; the tub drained slowly; and we were refused a late checkout even though we didn't arrive until after midnight. If all you want is a good bed at a cheap price, this might be your place.

This hotel is in true need of updates. The room it's self was tolerable at best. When you look at the furniture and pull back the sheets you get a sense of cleanliness at first...until you take a closer look. Not only are things outdated but I'm almost positive there was water damage (hopefully not mold) in the shower. The tub looked to be rusting out in some corners as well. Although I got the vibe that the room attendants do a decent job at after stay clean up the owners of the hotel really need to do their part. Front desk staff was ok. They did their job but it wasn't a warm greeting by any means. They weren't rude but definitely not friendly. Over all my opinion is that if it's late and you just need a place to rest your head for the night it's fine (though at the price maybe you could find better options) the shower made me wear my flip flops and realize i was glad it was a short stay. The pool was ok, the lobby is nice, the grounds were well kept but I wish it would translate to the rooms. It's tucked away from the main roads but conveniently close to target and Costco and many restaurants and gas stations. If it's a pit stop then thumbs up anything else and I would look elsewhere
This hotel is in true need of updates. The room it's self was tolerable at best. When you look at the furniture and pull back the sheets you get a sense of cleanliness at first...until you take a closer look. Not only are things outdated but I'm almost positive there was water damage (hopefully not mold) in the shower. The tub looked to be rusting out in some corners as well. The best part was the size of the room . The condition was poor wall paper peeling off the wall stains all over the carpet. The couch had visible stains and dirt on it . With a deep cleaning and cosmetic work it could be nice.

Well, you get what you pay for. The room was really dirty for a hotel, with a giant stain on the floor, staining on the floor of the bathtub/shower, grime in corners, etc. The A/C works fine, I thought it didn’t at first but parts of the display and lights on some of the buttons are broken, and the curtains, which could not be opened beside scrunching them up and using the ironing board to hold them, draped too far down over the A/C and blocked a lot of the cold air from making it to the rest of the room until I moved the curtain. The toilet seat had some spots of degraded plastic. Oh and the room had a very strange smell, not like cigarettes but also not *not* like cigarettes lol. The tv remote didn’t work and there was no channel guide or anything, also not a smart tv so no netflix etc. They didn’t have any ice buckets, so they gave me a bag, but the ice machine on the first and second floors was broken. Finally I made it to the 3rd floor (I was exhausted, sunburnt, chafed, and blistered) where the ice machine worked but the bag ended up touching the grate/drain and got covered in a weird black substance (mold?) which was disgusting and i just gave up on ice despite being in extreme pain. Overall the worst hotel stay i’ve ever had, extremely disappointed.

Cheap and close to amenities. The hotel is in need of serious cleaning and renovation. You could smell people smoking through the walls and the upstairs hallway smelled terrible. Fine for a cheap hotel.

Staff was hard to hear and understand when checking in. Room was decently clean. Right off the highway so there was lots of road noise, and when I checked out at 6 AM, there was no staff to help me.

This place was an absolute mess. The main staff associate was incredibly rude, demanded $75 cash before she gave us our key. We were NEVER notified of this required charge. Beyond this our room was filthy and our comforter had blood/excrement stains all over it. Pool was freezing and extremely cloudy. Whirlpool was broke. No hot coffee in the lobby. No housekeeping came to our room to change sheets/replenish towels or empty trash during our (2) day stay. Only (1) working ice machine for four floors. Had to have maintenance come in because there were only (3) channels. They never even took the garbage left outside our door. The elevator smelled of both cigarettes, weed and had vomit on it's carpeted floor. We had to bring our dirty towels to the front desk before they would give us new ones. Even the bandwith for the Wifi was insufficient. We had door keys for our room but they did not work for the pool or exercise room. If we wanted to get in, she would give us her personal key and tell us bring it back to me now. They did not even have water to purchase, only overpriced pop and energy drinks. I should have taken photos to provide you with actual evidence of the circumstances. We will never come back and are contacting you today to request a full refund for this nightmare of a hotel stay. Horribly disappointing. Thank you, Ms. Erin McEntee

The ladies at the front desk were super sweet and friendly. Helped me with no issues and every-time they seen me asked if everything was okay or if I needed anything their customer service was fantastic. Will stay again very soon.

Unacceptable being an understatement. I selected to pay at hotel. They tried to charge me anyhow. There wasn’t sufficient funds on the card I had it on the when they tried to charge me. So, I kept trying to call the hotel to confirm I had a place to stay on my trip. No one would answer. 7 calls and no answer. Yet, my hotel showed booked still. So, we showed up that night and she said my room was canceled. The app still showed I had a room and I received emails asking me to give a review for my stay. Well, here it is. The woman at the desk would not honor the price I had booked for the hotel despite explaining what had happened and the confusion. I was traveling with someone and their room was also cancelled. The woman at the desk told him that his credit card was declined. Both of us were met with zero concern for our situation and what happened. She just stated to us that we could book a room for $40 more than what we had booked it for. We ended up leaving and taking our business elsewhere. The fact that no one answers the phone and they won’t make things right when there is an error on their end is unacceptable and raised red flags. It is particularly obvious that this issue is with the hotel and probably a standard practice due to the fact that both rooms were booked through different booking apps. I would highly consider rethinking this partnership.

My only complaint was they have a sign on the desk that they charge a $75 deposit for use of debit card, they still charged it on my card even using it as credit. I know i will get it back, but not knowing until last minute was a huge inconvenience. This was a sudden emergency trip, oh and the light bulb was burnt out and not real friendly staff

My experience for this time in Kings Inn is a little disappointed. We arrived early that day, 1:45 pm . It was pretty cold and the lobby for main entrance was opening. I asked the lady to check me in. She even not look at my ID and told me. You can’t check in. Me and my husband were waiting in the lobby for mostly 1 hour since it was too cold we decide to have some hot soup to warm up. I thought to cancel the booking but since we it was not the first time for us to booked in this hotel. Before this time, all our experience is nice. The girl is new hired may not have experience for charged early check experience.

Rude front desk people pool not open got charged twice for our room and a bug on our ceiling fan and when we told the front desk we got charged twice she told us we were lieing and to contact Expedia also we screwed up and asked to stay another night she wouldn't even offer to help us with that would not recommend this hotel to anyone

The girl at the front desk when we got there was awesome, easiest checkin we have every had from anywhere. everyone was so nice and helpful as i had had surgery on my ankle so was wobbly and slow.

My fav hotel to stop at on our way to Florida or for when we stay in the area. Safe area. Great value for the price. We get the room with 2 beds and a couch which is great for our larger family. Everytime we have stayed it has been a great experience. The first time was for 3-4 days straight in the summer 2 years ago and this time was a quick overnight on the way across the country. I think the hot tub is closed, but the pool is open and great for my kids to get some evergy out.

It was clean, and room was nice for price. Only 2 weird things, window was wide open in our room when we arrived. The hallways smelled awful. Like cigarette smoke or something. But room didnt smell so it was manageable. Staff was nice and friendly. Parking was fine. Close to areas of interest that we were visiting.

Stay was fine. Nothing extra special, no daily cleanings or fresh towels unless requested. Breakfast was not included in there stay and swimming pool looked as if milk had been spilled into it. The snacks and sodas were overpriced at $3 for 20 oz soda.

The staff was friendly and check in went well but other than that there was nothing great about this hotel it was right by the highway so it was very noisy unless you ran the AC all night to drown it out, the room was not exactly clean there was hair all over the place there was also a dead bug looked like a roach in the cabinet and mold inside the ice bucket lid, mold was also found in the bathtub and the carpet was dirty, there was only decaffeinated cofee in the room and no soap not even hand soap there was only conditioner and lotion, the door was broken the deadbolt wouldn't lock and the door handle was wacky you had to turn it a certain way or the door wouldn't open there was also a one and a half to two inch gap around the door where you could see the hall light the air conditioner had mold in it and there was water damage on the wall around the air conditioner the trim was actually falling off the wall. Their add on expedia is also a lie there was no breakfast there was a place for a breakfast buffet but it was covered in plastic there was no hot tub and the pool was empty. I was disappointed. They put a holding on your credit card for $75. There was no warning that they do that kinda practice. Room was okay. The bed was extremely soft as well as the pillows. Not good for me. I called about the t.v and they told me to do a search for channels. I did it and still wasn't working. No breakfast. The room looks run down.

Pool was empty. Tv had no power even though it was plugged in. Light by the clock by the bed didn't work and neither did the clock. Wallpaper seams are peeling. Wall between the sink and desk was disgusting as was the work table/desk leg.

From the moment of check-in until we left, it was a bad experience. First was check-in. We tried using my sister's card for the deposit and it kept getting declined. The reason it was being declined was because the expiration date was being entered wrong. The woman argued with us that it was being entered correctly. The bank was saying otherwise. Finally, my sister just sent the money to my card and that went just fine. Then the elevators weren't working, which isn't their fault, but we were on the third floor. Walking in the stairway, it was extremely hot and smelled like straight cat pee. We get to our room, swipe the key and try to open the door and it isn't working. Turns out (and there were no signs saying this) but when you swipe the key, you lift the handle up, not down. Half the time though our card still didn't work. We go into our room and it wasn't even clean. There was hair on the wall in the shower and there were popcorn and chip bags under the couch and on the floor. The only nice thing about the hotel was the pool. The hotel looks nothing like the pictures. A couple of nice ladies that were checking in after us and had room next to us were walking down the hallway to go down to the lobby and warned us they found bed bugs and cockroaches in their rooms. We checked for both and didn't find any thank goodness. Also, they did not have enough towels. It was me, my sister, and 3 kids. There wasn't even enough towels for just 2 people.
From the moment of check-in until we left, it was a bad experience. First was check-in. We tried using my sister's card for the deposit and it kept getting declined. The reason it was being declined was because the expiration date was being entered wrong. The woman argued with us that it was being entered correctly. The bank was saying otherwise. Finally, my sister just sent the money to my card and that went just fine. Then the elevators weren't working, which isn't their fault, but we were on the third floor. Walking in the stairway, it was extremely hot and smelled like straight cat pee. We get to our room, swipe the key and try to open the door and it isn't working. Turns out (and there were no signs saying this) but when you swipe the key, you lift the handle up, not down. Half the time though our card still didn't work. We go into our room and it wasn't even clean. There was hair on the wall in the shower and there were popcorn and chip bags under the couch and on the floor. The only nice thing about the hotel was the pool. The hotel looks nothing like the pictures. A couple of nice ladies that were checking in after us and had room next to us were walking down the hallway to go down to the lobby and warned us they found bed bugs and cockroaches in their rooms. We checked for both and didn't find any thank goodness. Also, they did not have enough towels. It was me, my sister, and 3 kids. There wasn't even enough towels for just 2 people.
