Had no issues checking in and laying pet fee at the front desk across the street. App worked fine and keycards were ready on the bed. It was no issue with our dogs, parking was also very easy, plenty of spaces and no hassle with passes or entrance gates. Room servicing is request only via text and it was promptly done for us when we did request it. Only negatives I’d say was no water or coffee machines in the room. But grocery store basically across the street and tons of great coffee spots in downtown Edgartown. Will definitely look at this place to stay again, with or without our dogs.

The property was clean, well appointed and very nicely decorated. It is self serve type hotel without a front desk. We had difficulty using our no key, phone entry. Had to call and someone was quickly able to help us get in. Other guest said they also had difficulty with it. Coffee and cold water are provided in the common area with a common fridge to use. We also had a bag with towels and chairs were available to reserve. It was a pleasant 10 min walk to downtown area. Easy parking. If you are sensitive to noise that could be an issue. Overall a great experience.

Had a wonderful stay in Martha's Vineyard at the Franklin Hotel! We were fortunate enough to be able to book the back cottage, which was clean, quiet, and comfortable. The room was a free standing building behind the main building that was tastefully decorated both inside and out. The whole complex had lovely landscaping and appeared to be well maintained, although we did have a small issue securing the back door lock after stepping out onto the tiny back porch area of the cottage. The main building had 2 floors of rooms centered around a commons area with a shared kitchenette. The only issue I would foresee in the commons area would be a shared refrigerator that would likely be insufficient if the hotel was at capacity and all guests wanted to make use of it. The facility was nicely located, less than a 15 minute walk into town, and there was a bike rental shop right next door if you wanted to further explore the island. There was also Bad Martha's, a brewery that also served some tasty pizza, and a fantastic breakfast and lunch spot called Lucky Hanks right next door. Only minor issue we had was on check-in, the Franklin does not have a front desk. I was sent a message to download and app that would be used to access my room, but apparently I was not sent a follow up. Simply walked across the street the desk at the Edgar where the staff quickly resolved it. Overall had a great stay in MV and the Franklin was perfect for us!

There are no full time staff onsite. The hotel across the street manages it, so if need something they come across the street. For example, the shampoo and conditioner bottles were missing in the shower, so I contacted them through the One Key app and they quickly responded and came over to put in the missing bottles. Room is rather small with no refrigerator, microwave, or coffee maker, as these are all located in the nice and spacious common room downstairs. OK selection of TV channels, except the NESN channel was listed as “not available” which means I missed a Red Sox game. Fans beware!

Really nice remodeled hotel with a restaurant right across the street at its sister hotel. Clean rooms, nice coffee area in the lobby. If you’re there for work and want it quiet you might ask for a room away from the patio.

This location is the benefactor of a great deal of hard work and planning. Brand new. Sparkling clean. Simple but not austere. Across the street from a supermarket and an excellent restaurant. It’s nautical without being rustic and fun without being trashy. Apparently very dog friendly. Will stay here again in a heartbeat.

The only perk was the fact that it was conveniently located. Other than that, everything was terrible. SO LOUD. It was basically a frat house. The kitchen was dirty. You could hear people's conversation in the next room, etc. It was just so awful to try to sleep there.

The property is situated on a pristine stretch of the main road near Edgartown. After getting dropped off in the driveway, we were promptly greeted by a receptionist that helped introduce us to the various systems of the hotel. We were shown a very clean, modern-looking room with beautiful natural light coming in and had an easy time accessing the amenities/necessary apps that the property offers. The hotel's location on the main road in Edgartown makes it easy to head into town to eat or attend events.

A nice centrally located hotel. The app was a little cumbersome to use and get into the hotel with. I am all for a self check in and check out but made it tough if you had any issue to not have anyone onsite. If there were issues you had to walk across the street to the sister hotel. The room was nice and the bed was comfortable. Room was very clean. We had an issue with our clicker and were offered to move rooms since it couldn't be fixed. We declined since we only had another night but very nice to have them accommodate us if there was an issue. The staff we did interact with was so nice and friendly and super helpful. Nice spot and they held our bags after checkout.

We gave this property a 3 star for several reasons. To start, the positives of the property are: New build, modern styling, seating inside the common area and lots of seating and hang out on the exterior also, the bedding and pillows were comfortable and multiple options for pillows based on comfort. Also, David was a great host and helped us personally get into our room. As for the negatives of the property and hence only leaving a 3 star: There is no curtains that block light so every night was difficult to get the room dark enough to sleep from the outdoor property lights shining in our room all night. The TV is outdated and there isn't an option to connect to app services. There is only one keurig coffee maker for the whole property. No mini fridge in rooms. Two wine glasses in the kitchenette available for the property. The hallways smell like covered up dog smell. The bathroom counter was so small and no other cabinet to use to set items on while getting ready. The walls are so thin we couid hear kids running and stomping everyday and we could hear people coughing and it seemed like they were in the same room with us it was so loud. There's a noise machine in the room to help with this so I'm assuming they know its a problem. We could still hear all the noise with it running. There was an iron but no ironing board.

We received a text ready for check in and when we entered the room, it was not clean. There was a do not disturb sign left on the door so the staff did not enter but there are check out times for a reason. We had to wait further to be able to check into the room. We also didn’t have any staff around besides the first day. Our room wasn’t turned over during our stay and had to reuse towels.

The place was very clean and updated, 1/2 mile walk to the main town that was nice, restaurants everywhere, rooms are way too small for the price you pay for a night stay. It’s almost impossible to move around in the room that how small they are. We are not big people,

Great locations just about 10min from downtown. On bus route which was great! Completely new property and nicely appointed. Nice sitting area in the back. Comfortable bed and nice bathroom albeit small. Cons: Paper thin walls. You can hear literally everything. I recommend staying upstairs rooms 8-16. Downstairs a little too close for comfort. Didn’t mind the keyless entry. Easy to do on your phone. Very pleasant stay overall!

Really cute and quaint little Inn. Super clean and large rooms, too. Walking distance to just about everything. Only downside (and I'm nit-picking here) is that because it is newly renovated, it's a bit noisy inside. Very easy to hear people walking about or chatting - those sounds carry through the walls, floors. But again - that's nit-picking!

Beautifully decorated, coffee, water, ice, cute thermos to use for water, coffee cups to go, neat wall fireplaces..overall great stay. Only areas for improvement were no fridge in the room ( but community one in common area), the walls are thin so you can hear everything above you and next to you ( and I mean everything;)), the room was light at night because the shades weren’t room darkening and had no curtains. The location was great, quick walk to town. Great restaurant across street called the Town. Grocery store quick trip down street and Bad Martha brewery was close by , great beer!! Great weekend!!!

Only areas for improvement were no fridge in the room ( but community one in common area), the walls are thin so you can hear everything above you and next to you ( and I mean everything;)), the room was light at night because the shades weren’t room darkening and had no curtains. The location was great, quick walk to town. Great restaurant across street called the Town. Grocery store quick trip down street and Bad Martha brewery was close by , great beer!! Great weekend!!!

There are no full time staff onsite. The hotel across the street manages it, so if need something they come across the street. For example, the shampoo and conditioner bottles were missing in the shower, so I contacted them through the One Key app and they quickly responded and came over to put in the missing bottles. Room is rather small with no refrigerator, microwave, or coffee maker, as these are all located in the nice and spacious common room downstairs. OK selection of TV channels, except the NESN channel was listed as “not available” which means I missed a Red Sox game. Fans beware!

Nicely decorated and great location ! Wish I had known the room would be so small. Not enough places to hang towels nor clothes (very small rod with 4 hangers). Back door to lobby wouldn’t shut, husband called it in, no call back, nor was it fixed. TV pointed towards the bathroom and couldn’t be turned.

Walking distance of downtown Edgartown, clean and quiet, windows can be opened. Only downside was that the app I had to use for obtaining the keycode didn't work with foreign phone numbers. Communication over the phone to get this resolved was very cumbersome. Other than that, a perfect place to stay.

It was beautiful and safe, perfect location. There was a gentleman, not sure if he was the cleaning staff, but both mornings woke me up, very loud!! I think I was in a room next to where they unload all the cleaning supplies for the day. I would have liked to sleep in a bit longer.

Just remodeled when we went and nice. We booked a room with a king bed that was a nice size but my parents got the standard room with a queen and it is basically a small bedroom with a bathroom. Nice common area that we played cards in and a small common kitchen with a small fridge, microwave, Keurig (coffee, tea & hot chocolate) table and chairs. Less than a five minute drive to the town center. There is a restaurant right across the street at well.

We gave this property a 3 star for several reasons. To start, the positives of the property are: New build, modern styling, seating inside the common area and lots of seating and hang out on the exterior also, the bedding and pillows were comfortable and multiple options for pillows based on comfort. Also, David was a great host and helped us personally get into our room. As for the negatives of the property and hence only leaving a 3 star: There is no curtains that block light so every night was difficult to get the room dark enough to sleep from the outdoor property lights shining in our room all night. The TV is outdated and there isn't an option to connect to app services. There is only one keurig coffee maker for the whole property. No mini fridge in rooms. Two wine glasses in the kitchenette available for the property. The hallways smell like covered up dog smell. The bathroom counter was so small and no other cabinet to use to set items on while getting ready. The walls are so thin we couid hear kids running and stomping everyday and we could hear people coughing and it seemed like they were in the same room with us it was so loud. The property was clean, well appointed and very nicely decorated. It is self serve type hotel without a front desk. We had difficulty using our no key, phone entry. Had to call and someone was quickly able to help us get in. Other guest said they also had difficulty with it. Coffee and cold water are provided in the common area with a common fridge to use. We also had a bag with towels and chairs were available to reserve. It was a pleasant 10 min walk to downtown area. Easy parking. If you are sensitive to noise that could be an issue. Overall a great experience.

I came back to the hotel. I tried to get into my room. Both my keys wouldn’t work Electronic. The phone app wouldn't work either. The phone app wouldn’t let me in. I texted the number that I had because they don’t have people here because they’re across the street at the other hotel, the main hotel, I asked if they had turned my keys off because I can’t get in well wouldn’t you know it? The person at the desk on the other side questioning me like I didn’t even belong there this is just so unbelievable. The person said I’m calling the cops. I will have them escort me over there. She doesn’t even know the hotel. She asked me. How did I get inside? If my keys didn’t work the back door doesn’t have an electronic lock so I told her I walked in, she started giving me hard time and I lost it here. I’m tired. I want to get in and Sophie wants to come out. The cops came. They shake their heads. The gal finally gave me a new key. Walked over with the cops and I got in. This is unacceptable and this gal should be fired for treating a customer this way. Everyone else I dealt with was very nice and stuff like this gives you a bad taste in your mouth. They dont have people on the property and the staff apparently doesnt know the property. stay away

We thoroughly enjoyed our overnight stay—the lobby is welcoming and the room was inviting and well appointed. We had difficulty with the open key app but the staff was responsive and it got sorted after a delay (in the rain). Everything went smoothly after getting in although as senior citizens we missed having a human being at the front desk. Overall, an excellent experience. We particularly liked the bedding—the perfect weight for us and it felt very luxurious.

A nice centrally located hotel. The app was a little cumbersome to use and get into the hotel with. I am all for a self check in and check out but made it tough if you had any issue to not have anyone onsite. If there were issues you had to walk across the street to the sister hotel. The room was nice and the bed was comfortable. Room was very clean. We had an issue with our clicker and were offered to move rooms since it couldn't be fixed. We declined since we only had another night but very nice to have them accommodate us if there was an issue. The staff we did interact with was so nice and friendly and super helpful. Nice spot and they held our bags after checkout.

The best part of this hotel is that it was dog friendly. It was neat and clean, both common areas and rooms. Comfortable bed. Neat and tidy property as well. There was a simple coffee bar that was VERY appreciated! The down side is having to download a “mobile key”. It didn’t work and we could’ve really been stuck if we had entered after a particular time. The staff, while accommodating our early arrival, wasn’t particularly friendly or helpful. But it was clean and comfortable and an easy walk into town or to the nearby Stop and Shop if you needed.

Logistical nightmare at high price. No staff on grounds. No instructions on where to find our two rooms in the three buildings. Digital link to open doors that did not work. No answer at hotel number given in personalized email to call for help. Thankfully anther hotel guest came to the rescue and gave us number of another close hotel to ask for help. Nice staff from other hotel showed us our two rooms and gave us keys (one key for two people to one room and another key for second room). Then no light bulbs in reading lamp by couch. Only one toilet paper roll and two shower towels for 4 days. No housekeeping service except when requested. We requested hotel service day 1 for all days but only had one service day 3. All this for over $600/day for each room. We guess the private equity firm owning the hotel believes they can price gouge with misleading information while cutting costs/services and be somehow very profitable with no consequences.

We received a text ready for check in and when we entered the room, it was not clean. There was a do not disturb sign left on the door so the staff did not enter but there are check out times for a reason. We had to wait further to be able to check into the room. We also didn’t have any staff around besides the first day. Our room wasn’t turned over during our stay and had to reuse towels.

Had a wonderful stay in Martha's Vineyard at the Franklin Hotel! We were fortunate enough to be able to book the back cottage, which was clean, quiet, and comfortable. The room was a free standing building behind the main building that was tastefully decorated both inside and out. The whole complex had lovely landscaping and appeared to be well maintained, although we did have a small issue securing the back door lock after stepping out onto the tiny back porch area of the cottage. The main building had 2 floors of rooms centered around a commons area with a shared kitchenette. The only issue I would foresee in the commons area would be a shared refrigerator that would likely be insufficient if the hotel was at capacity and all guests wanted to make use of it. The facility was nicely located, less than a 15 minute walk into town, and there was a bike rental shop right next door if you wanted to further explore the island. There was also Bad Martha's, a brewery that also served some tasty pizza, and a fantastic breakfast and lunch spot called Lucky Hanks right next door. I was sent a message to download and app that would be used to access my room, but apparently I was not sent a follow up. After getting dropped off in the driveway, we were promptly greeted by a receptionist that helped introduce us to the various systems of the hotel. We were shown a very clean, modern-looking room with beautiful natural light coming in and had an easy time accessing the amenities/necessary apps that the property offers. The hotel's location on the main road in Edgartown makes it easy to head into town to eat or attend events.

Overall, the hotel was good. Exterior/Interior decor very nice. Now for criticisms, the kitchen area was not stocked with coffee for two days and the staff expected to clean the mugs left every one in the sink and never brought out the paper coffee cups or coffee until her security guard pals came to drink their free coffee. Also, maybe they could spend less time looking at instagram and doing their jobs. Wanted to sit outside in the morning but some idiot took the seat cushions and never placed them back on chairs until I asked them to. Also the only door that is locked is the front requiring a card key. The back door and other access points are all left unlocked which is TERRIBLE. Someone off the street could walk right in. Location is sort of off the beaten path in Edgartown. Would have preferred staying closer to the main part of town.

This location is the benefactor of a great deal of hard work and planning. Brand new. Sparkling clean. Simple but not austere. Across the street from a supermarket and an excellent restaurant. It’s nautical without being rustic and fun without being trashy. Apparently very dog friendly. Will stay here again in a heartbeat.

The only perk was the fact that it was conveniently located. Other than that, everything was terrible. SO LOUD. It was basically a frat house. The kitchen was dirty. You could hear people's conversation in the next room, etc. It was just so awful to try to sleep there.

My boyfriend and I really enjoyed our stay at the Franklin Hotel. The hotel was clean and looked very new. There is a cute little lobby and some nice seating areas outside. It is also a quick walk to downtown. Very easy parking right out back. The mini kitchen area with ice, fridge etc was great too. I do think the coffee could be better though. Our room was comfortable and I love that they had a sound machine and robes. The walls are a bit thin and I could hear the person above us waking around late at night. Housekeeping only comes every 3rd day to clean the room and I think this should be done more often considering the price of the hotel. Overall, this is a great hotel and we would definitely stay again.
My boyfriend and I really enjoyed our stay at the Franklin Hotel. The hotel was clean and looked very new. There is a cute little lobby and some nice seating areas outside. It is also a quick walk to downtown. Very easy parking right out back. The mini kitchen area with ice, fridge etc was great too. I do think the coffee could be better though. Our room was comfortable and I love that they had a sound machine and robes. The walls are a bit thin and I could hear the person above us waking around late at night. I also thought the free reusable water bottles was a great touch. Had a wonderful stay in Martha's Vineyard at the Franklin Hotel! We were fortunate enough to be able to book the back cottage, which was clean, quiet, and comfortable. The room was a free standing building behind the main building that was tastefully decorated both inside and out. The whole complex had lovely landscaping and appeared to be well maintained, although we did have a small issue securing the back door lock after stepping out onto the tiny back porch area of the cottage. The main building had 2 floors of rooms centered around a commons area with a shared kitchenette. The only issue I would foresee in the commons area would be a shared refrigerator that would likely be insufficient if the hotel was at capacity and all guests wanted to make use of it. The facility was nicely located, less than a 15 minute walk into town, and there was a bike rental shop right next door if you wanted to further explore the island. There was also Bad Martha's, a brewery that also served some tasty pizza, and a fantastic breakfast and lunch spot called Lucky Hanks right next door. Only minor issue we had was on check-in, the Franklin does not have a front desk. I was sent a message to download and app that would be used to access my room, but apparently I was not sent a follow up. Simply walked across the street the desk at the Edgar where the staff quickly resolved it. Overall had a great stay in MV and the Franklin was perfect for us!

There are no full time staff onsite. The hotel across the street manages it, so if need something they come across the street. For example, the shampoo and conditioner bottles were missing in the shower, so I contacted them through the One Key app and they quickly responded and came over to put in the missing bottles. Room is rather small with no refrigerator, microwave, or coffee maker, as these are all located in the nice and spacious common room downstairs. OK selection of TV channels, except the NESN channel was listed as “not available” which means I missed a Red Sox game. Fans beware!

Really nice remodeled hotel with a restaurant right across the street at its sister hotel. Clean rooms, nice coffee area in the lobby. If you’re there for work and want it quiet you might ask for a room away from the patio.

The best part of this hotel is that it was dog friendly. It was neat and clean, both common areas and rooms. Comfortable bed. Neat and tidy property as well. There was a simple coffee bar that was VERY appreciated! The down side is having to download a “mobile key”. It didn’t work and we could’ve really been stuck if we had entered after a particular time. The staff, while accommodating our early arrival, wasn’t particularly friendly or helpful. But it was clean and comfortable and an easy walk into town or to the nearby Stop and Shop if you needed.

Overall, the hotel was good. Exterior/Interior decor very nice. Now for criticisms, the kitchen area was not stocked with coffee for two days and the staff expected to clean the mugs left every one in the sink and never brought out the paper coffee cups or coffee until her security guard pals came to drink their free coffee. Also, maybe they could spend less time looking at instagram and doing their jobs. Wanted to sit outside in the morning but some idiot took the seat cushions and never placed them back on chairs until I asked them to. Also the only door that is locked is the front requiring a card key. The back door and other access points are all left unlocked which is TERRIBLE. Someone off the street could walk right in. Location is sort of off the beaten path in Edgartown. Would have preferred staying closer to the main part of town.

This location is the benefactor of a great deal of hard work and planning. Brand new. Sparkling clean. Simple but not austere. Across the street from a supermarket and an excellent restaurant. It’s nautical without being rustic and fun without being trashy. Apparently very dog friendly. Will stay here again in a heartbeat.

IT WAS OK. COULD HEAR THE PEOPLE ABOVE US WALKING. THE SHOWER CURTAIN WAS NOT SUFFICIENT ENOUGH TO KEEP THE WATER IN THE SHOWER AND IT WAS NOT FIXED DURING OUR 6 DAY STAY. PARKING WAS GREAT AND THE ROOM WAS CLEAN.

We truly enjoyed our stay at The Franklin. The location was great, the spaces were clean and well maintained, the staff was helpful and courteous, and the room was pleasant and comfortable. The common kitchen space was convenient and a great feature. A few small nit picky things: The bathroom door in our room was not aligned properly so it was difficult to close and made quite a bit of noise, which was disturbing to a partner sleeping. Likewise, the french door leading to the rear patio on the 1st floor was extremely difficult to close, especially with items in one's hand. As I said, these were minor irritations which would not preclude me from returning, nor should it deter anyone from staying here,

Was upstairs attic type bedroom But small and very clean. Excellent shower. Issue was when we went out the first night for a wedding and returned the dirt to the building was locked. Had received no indication how to open it. When I called they answered right away and was fine. Didn’t see anyone at reception the 3 days 2 nights i was there
