We didn’t eat dinner there, and there was live music for awhile at night, but it ended around 10pm, so it was quiet when we wanted to sleep. We did eat at the restaurant for breakfast, and it was very tasty. We checked in around 8pm, and the owner/manager walked us to our room. He was very friendly. It was a convenient place to walk to various places, like Leakey’s Bookshop (right behind the hotel) and Greigg’s Bridge to get a good view of Inverness. Parking is not on-site, but it was a quick walk from the Old Town Rose Street car park. We only stayed one night, but I would recommend! It was clean and comfortable!

We had a wonderful stay at Black Friars! Our room was very spacious and comfortable and we heard no noise from the pub or street below. It is very conveniently located in downtown Inverness, just a few minutes' walk from the train station, and very close to the river and the shops. The pub below is great and has very nice staff and tasty food. We would absolutely stay again if and when we return to the area!

The hotel is lovely and the food good, however it is very noisy at night. There is a pub/disco right across the road which kept us up half the night. Not suitable for families at weekend. The stairs to the room are very steep and narrow so difficult to manage with bags.

Black Friars was an absolutely lovely place to stay, conveniently located away from the busiest streets, but still within walking distance. It was quiet; the staff was great; room was clean. We recommend! Things that may matter to you: there is no elevator, or air conditioning. Recommend the bar scene, and if you're there on a night "Old Fools" plays, don't miss them!

Traveling with kids can be complicated, but this stay was absolutely excellent. The rooms were both spacious and comfortable. The staff was friendly, attentive, and check in/out was a breeze. There’s no lift, so be prepared to carry luggage up the stairs.

This is a wonderful little gem in Inverness. Without question, a stay at the Black Friars' won't dissapoint. Everyone was very welcoming and helpful. The room spotless. The decor on point. Not a single problem or issue. Go for it!

This property has excellent reviews but I just couldn't give it 5 stars. The radiator in our room didn't work so it was cold when we got there. The cleaning staff were cleaning other rooms and had turned off all the heating on the floors while they worked. After several trips to the bar/reception to try to get the heating in our room going it wasn't resolved so we used a little fan heater. The paintwork is a bit tired and the grout i the shower could use a deep clean. The staff were friendly and tried to help where they could.

I loved staying here, the location is great. It is about a five minute walk from the train station, and within walkable distance to the center shops, dinning, and great areas to site see. The room was beautiful and very clean, the bed was incredibly comfortable, the bathroom was very spacious and very nice! There was also a very stocked up welcome basket in the room. The staff was friendly and very helpful, and check in and out was quick and easy. Didn't try the food downstairs, but the drinks were delicious and the bar was very nice. I would definitely stay here again!!

This is certainly a hidden gem located in Inverness. Upon arrival it was noticeable how clean the property looked. We were welcomed by a lovely young girl who checked us in and explained everything about our stay. The hallway up to our room was beautifully decorated and very modern looking. Our room was lovely, very spacious and it was spotless. The added bonus was the basket of goodies left in the room for us, my husband was very grateful indeed. We had continental breakfast as part of our stay and there was plenty to choose from. All in we enjoyed our overnight stay and we would definitely recommend the hotel to others 😀

Loved this spot! We spent a week in Scotland and stayed at 5 different hotels. This was by far my favorite. The room was super clean and the bathroom was nice and spacious. We had dinner in the pub and the food was delicious. The staff was so friendly and helpful. Would definitely stay here again.

Hotel room was lovely but a little run down and could have done with a hoover taken over it before we arrived. We ate in the restaurant, food was nice enough. Didnt get quite what we ordered though and the drinks were served as advertised either. Dissapointing but easily fixed

The place was overall pretty nice and how it was pictured. The staff were welcoming and the food at the pub was good. Unfortunately I was disappointed to see the bathroom was not very clean. The floors were black and grimy around the edges and the towels were a bit stained. We still had a pleasant stay.

My expectations were too high for this room. It was small but it was clean. The location was good, but folks should know that you have to carry luggage up the stairs. Was very disappointed with the temperature of the water in the shower, just barely warm.

We loved our stay at Black Friars! The room was spacious and very comfortable. We were able to store our luggage the day of arrival and departure which was super helpful to allow us to explore Inverness. We enjoyed conversing with the proprietor and learning about Scotch. We also enjoyed a couple of meals at the tavern.

The reception was quick and efficient but several other areas were in need of improvement. The rooms were tiny and I had to duck my head to get into the bed. No air conditioning which wasn’t a surprise in Scotland but it was very noisy when the windows were cracked to obtain cooler air. Drunks screaming at 3 AM and loud cars roaring down the street. Great TV with the easy ability to access prime, Netflix, etc (using your own login, of course) . The continental breakfast was not very good, definitely would not pay for it.

The rooms were nice and well kept and the manager let us stay an extra hour after checkout to accommodate our plans. The check-in was a bit fraught. We were told check-in was at 2pm so we had lunch in the restaurant (issues with that also re every 5 minutes a different excuse why we didn't have our food). At 2pm the strange excuses started as to why we couldn't yet check-in. In the end supposedly there was some kind of walk out by the cleaning staff and the manager had to clean all the rooms. A few hours later we finally were able to get our room. Some amenities were missing or low (tp) but that was rectified the next day. We were also told breakfast was at 7am then we came down and the woman told us 7:30a so couldn't eat. The next days breakfast the woman told us it wasn't included but my reservation said it was (it was). After the first days issues the only other issue was that the walls are thin and the floors very creaky; you can hear everyone walking in the rooms above and next to you. The food options on the block were good (the Moroccan place across the street is EXCELLENT!). Overall a positive experience but their communication needs work.

PROS: Walkable to train, busses, taxis, pubs, restaurants, markets, bridges across the River Ness and shopping! Location was excellent. Unless you wanted to travel outside of Inverness for a sightseeing tour or drive, no transportation is needed in this area. The bathroom was also big with a great shower. CONS: I think the food at the Blackfriars restaurant right below our rooms was probably decent.. but on our 2nd visit to the restaurant we were taken to a table then promptly ignored for more than 20 min.. we sat and watched multiple servers walk past us many times waiting on other tables but we were completely overlooked. We’d seen this happen to another couple the night before, but just thought they may have been impatient, as they walked out after about 15 min of being ignored; however, once we experienced it firsthand, we realized that sadly, this might be a regular occurrence. To add insult to injury, when we finally had enough waiting, we got up to leave and were asked “how we liked everything?” We explained we never got service and that we were also guests in the hotel. They let us walk out without any explanation or apology. And we never went back there to eat again for the entire week. And they never reached out at any time during our week long stay to try and make it right. Our room was also extremely small and the floors were VERY slanted and creaked REALLY bad with every step taken, which you could hear at all hours from the rooms above as well.

The room we stayed in was beautiful and super clean! We had a family room and it was very spacious with a separate sleeping area for the kids. Awesome!! The pub below and really good food and it’s in a great location. Our stay exceeded our expectations!

This is certainly a hidden gem located in Inverness. Upon arrival it was noticeable how clean the property looked. We were welcomed by a lovely young girl who checked us in and explained everything about our stay. The hallway up to our room was beautifully decorated and very modern looking. Our room was lovely, very spacious and it was spotless. The added bonus was the basket of goodies left in the room for us, my husband was very grateful indeed. We had continental breakfast as part of our stay and there was plenty to choose from. All in we enjoyed our overnight stay and we would definitely recommend the hotel to others 😀

The hotel was just as expected and the staff were great. The room was small but tidy. There is a bar and restaurant that was lovely. The one major issue that we encountered on the trip was the temperature of the room, VERY cold and no extra blankets. It wasn’t just our room as we made friends with somebody else that was staying. The radiator in the rooms do not work unless you turn up the thermostat in the main hall way, which controls the temperatures for everyone’s room. Before we discovered this, we called the many numbers that were provided for a manager and nobody answered (2 numbers were not working and there is no one on site after 10pm) and nobody returned my email and nobody responded to my voicemails. Very bad customer service.

We didn’t eat dinner there, and there was live music for awhile at night, but it ended around 10pm, so it was quiet when we wanted to sleep. We did eat at the restaurant for breakfast, and it was very tasty. We checked in around 8pm, and the owner/manager walked us to our room. He was very friendly. It was a convenient place to walk to various places, like Leakey’s Bookshop (right behind the hotel) and Greigg’s Bridge to get a good view of Inverness. Parking is not on-site, but it was a quick walk from the Old Town Rose Street car park. We only stayed one night, but I would recommend! It was clean and comfortable!

After going out for dinner and drinks, we came back to find that our front door key didn’t work and which resulted in us being locked out of the hotel. We were unable to reach anyone there, and had to check into another hotel. We returned the next morning to share our story - the staff tried our keys and confirmed they didn’t work and couldn’t explain why.

Jessica was the server that checked us in when we arrived and our server for the Sunday roast. She is just the best! On a busy night she was stuck with very low staff and was killing it! Very sweet and gave us great tips on how to get the right buses to areas outside of Inverness. The room was beautiful and such a great experience. I would stay there every time I visit Inverness and recommend it to everyone. Plus, the food is fantastic! I want the recipe to the sticky toffee pudding!

Traveling with kids can be complicated, but this stay was absolutely excellent. The rooms were both spacious and comfortable. The staff was friendly, attentive, and check in/out was a breeze. There’s no lift, so be prepared to carry luggage up the stairs.

PROS: Walkable to train, busses, taxis, pubs, restaurants, markets, bridges across the River Ness and shopping! Location was excellent. Unless you wanted to travel outside of Inverness for a sightseeing tour or drive, no transportation is needed in this area. The bathroom was also big with a great shower. CONS: I think the food at the Blackfriars restaurant right below our rooms was probably decent.. but on our 2nd visit to the restaurant we were taken to a table then promptly ignored for more than 20 min.. we sat and watched multiple servers walk past us many times waiting on other tables but we were completely overlooked. We’d seen this happen to another couple the night before, but just thought they may have been impatient, as they walked out after about 15 min of being ignored; however, once we experienced it firsthand, we realized that sadly, this might be a regular occurrence. To add insult to injury, when we finally had enough waiting, we got up to leave and were asked “how we liked everything?” We explained we never got service and that we were also guests in the hotel. They let us walk out without any explanation or apology. And we never went back there to eat again for the entire week. And they never reached out at any time during our week long stay to try and make it right. Our room was also extremely small and the floors were VERY slanted and creaked REALLY bad with every step taken, which you could hear at all hours from the rooms above as well.

What a unique and wonderful stay in Inverness old town. Convenient parking across the street. Provided room service from the pub on first floor. Very convenient for tours, since the bus station is across the street. In addition, close to restaurants and shopping! Overall, a great experience!

I loved staying here, the location is great. It is about a five minute walk from the train station, and within walkable distance to the center shops, dinning, and great areas to site see. The room was beautiful and very clean, the bed was incredibly comfortable, the bathroom was very spacious and very nice! There was also a very stocked up welcome basket in the room. The staff was friendly and very helpful, and check in and out was quick and easy. Didn't try the food downstairs, but the drinks were delicious and the bar was very nice. I would definitely stay here again!!

The hotel is lovely and the food good, however it is very noisy at night. There is a pub/disco right across the road which kept us up half the night. Not suitable for families at weekend. The stairs to the room are very steep and narrow so difficult to manage with bags.

Black Friars was an absolutely lovely place to stay, conveniently located away from the busiest streets, but still within walking distance. It was quiet; the staff was great; room was clean. We recommend! Things that may matter to you: there is no elevator, or air conditioning. Recommend the bar scene, and if you're there on a night "Old Fools" plays, don't miss them!

Loved this spot! We spent a week in Scotland and stayed at 5 different hotels. This was by far my favorite. The room was super clean and the bathroom was nice and spacious. We had dinner in the pub and the food was delicious. The staff was so friendly and helpful. Would definitely stay here again.

Coziest little bed and breakfast, the owners were so kind and accommodating. The rooms were like a little dream so comfy and warm . Definitely my fav place I’ve ever stayed in Scotland. Their pub food is the best ever Please try their broccoli soup and their sticky toffee pudding. It was the warmest coziest stay. Definitely recommend!

We had a nice cozy room above the Pub. The owner was very kind. The location was convenient to both the bus station and the train station. Our booking on Expedia was supposed to have included continental breakfast. The continental breakfast options were almost non-existent (think dry cereal and toast). The accommodations combined with the limited breakfast made it not worth the price we paid.

The bed was very comfortable. The room is a good size for a couple nights, but it’s VERY loud. You can hear everything coming from outside the door and from the pub downstairs. The food at the pub was horrible. Don’t go eat there

Es un hotel pequeño ubicado cerca del transporte publico, limpio y con un muy buen restaurante en el primer nivel. Aspectos que se podrian mejorar. No cuentan con elevador y las escaleras son muy angostas asi muy difícil manejar el equipaje, ademas por el restaurante de abajo puede ser bullicioso a tempranas horas de la noche

Stay away from this place because it is a DUMP! We recently stayed here for 2 nights and paid $834.13, which is by no means cheap. We were running out of options since we made the booking in June and was going to Inverness, Scotland in late September that's why we ended up here and boy, did we regret it! The fact that the "front desk/ registration" area is at the bar itself on the ground floor and then to be handed an actual key attached to a relative large piece of wooden key chain (quite archaic) should have been a dead giveaway. We hiked up the narrow staircase to the second floor and found ourselves in a very small room which seemed to be clean but really tired-looking. In the open wardrobe were 2 electric fans because there's not much ventilation in this tiny room. One was a fan you put on the desk and missing the front part cover! I took pictures. The bathroom seemed to have been renovated but after using the shower, I saw that there were very noticeable sections of the shower with mold... gross! Oh and it definitely smelled like mold after each shower! Upon check out, I told the lady at the "front desk" about the mold (I took pictures) and she acted surprised and said oh, it's because the exhaust fan is broken. LOL, there's no exhaust fan in the bathroom!

No notes to improve this stay! Staff was amazing, friendly, and helpful. The restaurant downstairs was the best haggis! Our room was spacious and clean. The history of this place was fun as well. A great representation of Inverness. We will be back!
