This is a very comfortable place with a great fireplace an awesome kitchen and a very cool vibe. While I rated the staff and Service excellent to be completely honest, I didn’t see any staff. The communication I had from the folks running the facility was spot on, so will call that great service! What made it even nicer was on this particular stay there were awesome people staying there which made for great camaraderie. I would go back!

Pros: What a hidden gem! I came during the fall season. The property was beautiful, near many camping sites and walking trails. The kitchen and dining area is spacious yet homely. My room was clean and comfortable. Though there were many rotating guests throughout the week, everyone respected the quiet hours, so it was quite restful for me. A definite recommend for any hikers, campers, or activity groups. Cons: I am a solo female traveler, so safety is a big deal with me. The front door lock can accidently be left open, which can be a huge point of issue in the night (though each room has an individual lock). The stairs creak quite loudly, and the walls are thin so if you do not have wonderful neighbors, you probably won't have a wonderful time. Fridge space is limited, but functional.

The only thing that I wish was different is having to go cups for coffee. I had planned on doing that since we had further to drive to our destination. I didn’t have time to sit and enjoy coffee in a real mug. 🙂

The Brook Road Inn had everything we wanted - clean, comfortable, quiet and very close to Mt. Sunapee skiing. We liked the privacy and indepedence - you basically get your key from the hooks near the entrance. Our room was recently remodeled and had a huge private bathroom. Coffee/tea is available 24/7. There's a shared kitchen and fridges where you can store your own food - there are also dishes/pots/portable burners where you can cook your own food. The food aspect was a little different from some inns I've stayed at, but it worked well for us, since we (1) knew what to expect and (2) could control our own timeline (to get onto the mountain early!).

The property is very well kept and the surrounding is quiet and beautiful. Yet, the coffee machine and the hot water fountain were both out of service as they haven’t been descaled.

Nice clean place. The heat in our room was hard to control. We set the thermostat to 65 and the room went to 76 at night. Too warm for a comfortable night's sleep. We were there in the Inn by ourselves and were very comfortable in the common areas. The kitchen is well equipped. Could have used one TV in the common area. We would stay there again.

The building is beautifully decorated and spotless! When I got into the room it smelled amazing it was so comfortable and the decorations and bed spread were so cute! The electronic thermostat and noise maker were really nice touches and everything was just perfect. The attention to detail was spectacular. 10/10 would recommend to any one and would stay again

Our first stay here, manager easily reached by texting as we had some questions. Our room was spacious on the first floor, very clean, freshly painted, new bathroom with a great shower. The mitsubishi A/C w made it perfect temperature for sleeping. It was a full house here but very quiet. We went to dinner at Wild Wood Smokehouse. A guitarist played ,service A+. Back to Brook Road Inn and slept in our comfy bed and woke to coffee in the kitchen. Perfect get away from NYC.

Had never stayed at an ‘unstaffed’ property before and was pleasantly surprised. Check in was easy, the inn is adorable and the rooms are nice, check in was easy and it was very peaceful while we were there. Everything was clean and the bed was incredibly comfortable.

There is no staff on site at this property, which is very strange. I was supposed to receive check in instructions and did not so had to call during a day of travel with limited cell service to sort it out. They need to send you a link first for you to approve a large refundable security deposit and they said there had been a technical issue with my situation. While the location is pretty and the inn is quaint our bathroom was very outdated. The sink area was about 18” across so limited space to set things down annd there were big stains in the sink. And an old linoleum floor needs replacement in the bathroom. Otherwise the room was clean and comfortable.

It was fine, but have realistic expectations. In the winter this is unattended so check-in is from your reservation and I never saw any staff. It has coffee and tea in the morning, There were rooms with their door open after guests checked out that were not cleaned during my stay and dishes around from previous guests on the tables because they did not follow directions to clean their own dishes. My room had no shampoo or toiletries. Still for the price, it was deal, but have realistic expectations.

The place was ok. Obviously they had a noise issue because I had a white noise machine iny room. Only toiletry was soap, no shampoo/conditioner. No perks. Had a Keurig for coffee. No snacks or breakfast. Room was adequate. Shower liner needed to be changed. Check in was remote, no staff on site

The place is spotless. Communication from the host via messages wastimely and thorough. Our room itself was sparely decorated, which is fine. Our only complaint is with the mattress, which was awful, because it was extremely soft, offering no support to speak of. Too bad, because everything else was good to excellent.

The inn suites our needs for a place to stay while visiting family. It was tricky having self service check in. Our room was actually 2 rooms, but there was no one available when we called the manager to clarify. The rooms were simple and clean, however the beds were to soft for our comfort.

Convenient to Mt. Sunapee/Lake Sunapee. Two recommendations: 1) Room did not have window shades, need to install to block ambient light, for privacy, and to retain heat; 2) Room had a space heater which had enough power but it was hard to control temp. Recommend space heaters where one sets the temp. to a degree #, not a guess on an uncalibrated dial, then you end up waking up in a sweat.

The walls were paper thin and the people who were next door….in the room that I booked…were very noisy and it was upsetting to my teenage daughter to hear repeated banging against the wall! On our second night, I went out to my car and fell on the walkway that had not been sanded/salted! I texted the property management to please send someone to take care of the walkway and they told me to call the manager on duty, which I did, and the call was not picked up. There was no follow-up from anyone regarding my fall. Needless to say, I would never stay there again!

It’s a keyless no person on property. It was FREEZING cold and no way to get heat due to thermometer lock out. Waste of money.

It was cute. I liked how easy check-in was. They text you everything you need. I tip, seriously, but they have young and older people loudly clonking about early in the morning. Our check out time was 11am. At about 945 the kids assigned to the room actively were loud. Knocked loudly on my bathroom door an hour before checkout. They never cleaned the room once and I’m supposed to tip because I was there? You are there by yourself. You basically rent a room and leave. No one is there. Empty. No one to greet you. Pay, stay, leave. The amount of money you pay and no interaction? Honestly for the price they charge, they could have actually been there.
It was cute. I liked how easy check-in was. They text you everything you need. I tip, seriously, but they have young and older people loudly clonking about early in the morning. Our check out time was 11am. At about 945 the kids assigned to the room actively were loud. Knocked loudly on my bathroom door an hour before checkout. They never cleaned the room once and I’m supposed to tip because I was there? You are there by yourself. You basically rent a room and leave. No one is there. Empty. No one to greet you. Pay, stay, leave. The amount of money you pay and no interaction? Honestly for the price they charge, they could have actually been there.

I didn't get the text containing the instructions until during the night, so I was puzzled when I arrived and there was no one there. We were so tired, we just decided to pick a key and take a room. Turns out, we were in the right one. We never saw anyone. The room was clean and quaint, but the bed was awful. Mixed review. Nice property.

Pros: - Great location for enjoying Mt Sunapee area - The common areas were great - Very easy and smooth check-in and check-out. - Great value for the price (Possible) Cons: - This wasn't an issue for me, but there is no staff on location. I didn't need anyone at all, but just in case you want to interact with a human when you check in or check out, you won't find that.

This is my 2nd stay at the inn. Between this stay and the last one, the incidentals deposit handling changed and I never received the check in email. Had I not known I should have received the email to get the code (after paying the deposit) to get into the building and called before I arrived, I would have been stuck. Fortunately I knew it was missing. The service rep handled the situation perfectly. Aside from that bump, we still love the facility’s charm. Just remember it’s an old home not a hotel and does old home things so be patient with water heating up, drafts etc. That didn’t bother us, though.

Had never stayed at an ‘unstaffed’ property before and was pleasantly surprised. Check in was easy, the inn is adorable and the rooms are nice, check in was easy and it was very peaceful while we were there. Everything was clean and the bed was incredibly comfortable.

There is no staff on site at this property, which is very strange. I was supposed to receive check in instructions and did not so had to call during a day of travel with limited cell service to sort it out. They need to send you a link first for you to approve a large refundable security deposit and they said there had been a technical issue with my situation. While the location is pretty and the inn is quaint our bathroom was very outdated. The sink area was about 18” across so limited space to set things down annd there were big stains in the sink. And an old linoleum floor needs replacement in the bathroom. Otherwise the room was clean and comfortable.

Upon arrival, I had to call Hosteeva to get the front door code. This was supposed to be emailed or texted one day prior to arrival. Other than that inconvenient delay, everything was fine. Paid $40 damage deposit, expect to get this credited immediately.

Pros: What a hidden gem! I came during the fall season. The property was beautiful, near many camping sites and walking trails. The kitchen and dining area is spacious yet homely. My room was clean and comfortable. Though there were many rotating guests throughout the week, everyone respected the quiet hours, so it was quite restful for me. A definite recommend for any hikers, campers, or activity groups. Cons: I am a solo female traveler, so safety is a big deal with me. The front door lock can accidently be left open, which can be a huge point of issue in the night (though each room has an individual lock). The stairs creak quite loudly, and the walls are thin so if you do not have wonderful neighbors, you probably won't have a wonderful time. Fridge space is limited, but functional.

Convenient to Mt. Sunapee/Lake Sunapee. Two recommendations: 1) Room did not have window shades, need to install to block ambient light, for privacy, and to retain heat; 2) Room had a space heater which had enough power but it was hard to control temp. Recommend space heaters where one sets the temp. to a degree #, not a guess on an uncalibrated dial, then you end up waking up in a sweat.

The Brook Road Inn had everything we wanted - clean, comfortable, quiet and very close to Mt. Sunapee skiing. We liked the privacy and indepedence - you basically get your key from the hooks near the entrance. Our room was recently remodeled and had a huge private bathroom. Coffee/tea is available 24/7. There's a shared kitchen and fridges where you can store your own food - there are also dishes/pots/portable burners where you can cook your own food. The food aspect was a little different from some inns I've stayed at, but it worked well for us, since we (1) knew what to expect and (2) could control our own timeline (to get onto the mountain early!).

A perfect little getaway during Fall foliage season. Great location in scenic New Hampshire, and close to Vermont. We had everything we needed. The beds were comfortable after a long day of driving. Well rested, a good night's sleep. Cute towns - Currier & Ives Scenic Byway nearby.

The only thing that I wish was different is having to go cups for coffee. I had planned on doing that since we had further to drive to our destination. I didn’t have time to sit and enjoy coffee in a real mug. 🙂

This was the first time in a location with no staff to interact with. The room was clean and the other quests at the location were very friendly. The bed in our room was to die for, so comfortable. It's like a B&B but it's just a B, your have to make your own breakfast.

The place was ok. Obviously they had a noise issue because I had a white noise machine iny room. Only toiletry was soap, no shampoo/conditioner. No perks. Had a Keurig for coffee. No snacks or breakfast. Room was adequate. Shower liner needed to be changed. Check in was remote, no staff on site

I stayed twice. It’s a rustic ski lodge vibe, creaky wood floors, no rugs. The rooms & house is clean. The coffee bar is Keurig with Kcup & tea options, zero cream or milk. The front steps could use some maintenance. There is a key code needed to check in. Zero staff on site. They send you a security deposit request by text w/a link. Most of us ignore texts from unknown senders. I emailed to get code; got it once I pd the deposit. The front-door security is deceptive. There were 3 others doors unlocked, one open & one w NO lock. At 10:30 pm we called all numbers posted; one was disconnected. Kayla the manager NEVER responded. Heard from the management company after check-out time/after we left. Heard from BRI later. Another guest came in at 10:30 pm at back door, wanting to come in. Told her the process to get the code. She then said she had come in earlier & put her stuff in a room. Def a security breach. The door that wouldn’t lock we gathered things to try to barricade it. No idea if others had entered via the unsecured doors. Since our “private bath” could be accessed by anyone in the building (unlocked/just a note on door) & we had to cross a public hallway from our room, it was unnerving. BRI seemed to not understand how this security breach was frightening. Management co took 4 full days to convince RBI to offer a partial refund. Without this security breach & lazy follow-up, I probably would have given them a 4. Inexpensive lodge, quiet area. Rm keys by front door.

Brook Rd Inn was such a sweet little place to visit. It was rustic, clean, and it had the feel of a youth hostel ambience and atmosphere. We enjoyed our 12 hour stay very much, and I would definitely return.

The room was very clean and our bathroom was amazing! You cannot have food in your room and there isn’t a tv or anything in there. I didn’t see any staff at the place. It wasn’t explained to me how to get into the place very well at all so it took us a few minutes to figure it out and we felt kind of foolish. It was fine if you just wanted a place to sleep for the night but we probably wouldn’t go back.
