Ash Mill Farm Bed & Breakfast

A few minutes from peddlers village. The B&B is beautiful. The grounds are well maintained and the farm animals are always a bonus.

Lovely, low key bed and breakfast. The bed and pillows were very comfortable. It's an old building, truly authentic, the floors and doors creak but in a fun, old-timey way. Izzy and Joe, the innkeepers, built us a fire at the firepit, made a yummy breakfast and told us about the animals and building. We would stay again.

Quiet and pleasant stay in a circa 1790 farmhouse. Very friendly and accommodating couple managing the B&B. I enjoyed a nice breakfast with a few other couples visiting the area for the weekend. And there are ponies, goats and sheep to feed! Close to Peddler’s Village (4 min drive) for dinner or lunch options. Could also visit New Hope. Highly recommend!

A beautiful property, with farm animals, and picturesque grounds. We quite enjoyed the views.

My husband and I just stayed here for a night to celebrate my birthday and we had a great time. I will preface this by saying, you have to go in with knowing that this is a very old property/bed and breakfast so it will not be immaculate. With that said, I loved our stay. Izzy and Joe were wonderful hosts! Very welcoming, friendly, and helpful with suggestions for local things. Our bed was comfortable and the jacuzzi tub was a favorite as well. The property itself was also fun with all the animals that you can feed at any time and our cottage door opened up right into the animal pen (I think my husband enjoyed that the most). It is very close to local shopping like Peddlers Village, which we thouroughly enjoyed. Breakfast was a little smaller of portions, HOWEVER, everything was very good! Izzy made these breakfast type cookies that were so so good, I wish I would have asked for the recipe!

This place needs an obvious updating. Check in was... here's your room with no instructions on much of anything except when breakfast would be available...No nighttime coffee, tea, just the water, sodas in the fridge... No instructions on the use of the TV which we figured out unless you signed in with your home account would work and they would delete your personal information at check-out. So much for local news/weather. There are NO amenities. In the bathroom there was one washcloth for two people, not a cup in the bathroom for oral use, shampoo/conditioner in one bottle together. The breakfast left a lot to be desired. We don't even make that poor a mess of pancakes/French toast at home! I would have expected more of a B&B. Finally the stink bugs in the window sills was unpleasant. And the bed pillows were ones covered with pillow cases and could not be used without the throw pillows used by other prior guests. REALLY??? Overall this place could be a winner if updated, thoroughly cleaned and a better breakfast served. Location is a plus....That's about it.....

This was so lovely all around- it checked all of the boxes. Clean, comfortable bed, quiet, no weird smells, just smelled clean. The property was beautiful, the front porch was inviting, AND you’re encouraged to not just look at, but also feed their animals (sheep, mini horses, goats). The people are so incredibly kind and accommodating as well, and the price is just right. 10/10 will come back if we find ourselves in this area again! Would go out of our way to stay here even.

Izzi was a terrific host! She made sure that we had everything we needed and made us feel comfortable and welcome. The farm is very scenic and the animals are fun talk to! LOL. Highly recommended.

The location of the farm is really great. Close to Peddler’s Village, New Hope, and Doylestown. Izzy and Joe are very friendly hosts and very engaged. The breakfasts were great, and they woke up early to make sure we are when we had to leave for an early flight. Petting and feeding the animals was a highlight. We will be staying there again when we visit the area!

This B&B is rustic and has old world charm. Very little in amenities, no hair dryer. It’s central located to most tourist sites. The only downfall to this stay was I found a pray mantis in my bed the first night.

Although the property was lovely in many respects (we love old houses) it needed a good cleaning. Yes, John is grumpy, but we were expecting that from previous reviews. A big issue was that breakfast was posted as being available from only 8:30 to 9:30. They cleaned up and closed up 30 minutes early and the attitude was 'too bad', and nothing else was available, not even coffee or hot water for tea.

Breakfast was good and our room was in ok shape, but service was spotty and the carpets were stained and dirty.

Never seen a bed and breakfast like this .Bed was dusty end up taking allergy medicines . Need a ton of upgrades .

The parcel was beautiful but the residence was in need of some repairs. Carpet was dirty with live ants. Bed was very comfortable. Room would benefit from better lighting and better A/C. Unable to totally lock our room as possible intruder could access room via common bathroom. Ours was a 5 night stay and we would have appreciated a change in towels at least once. Breakfasts were good and well presented.

Room was musty and dusty. Bathroom did not feel clean (shower curtain). Upon arrival no one around. On the front porch was dirty towel and magazine beside a rocking chair where a drink must have spilled and was still there when we left. Breakfast not so great and you would think coffee would be available early morning. This one crossed off our list.

I saw fingernail clippings to Hair elastics on the floor, which means the floor had not been cleaned. Says there’s Wi-Fi there’s no Wi-Fi not a very friendly place.

The owners or the persons who are running this business have no idea of the basics of hospitality and hosting customers. Starting with dirty room, dirty bathroom, 10+ years grey towels which were white sometime ago, horrible breakfast, cheapest bread and orange juice as possible, greasy eggs etc. Here comes the “funny part” I have opened one of the windows of the room and the window HVAC unit almost fall, the closing window was keeping the HVAC unit in place.Worst place ever stayed, paying $178 per night, I would never recommend this place and would suggest Expedia to completely eliminate this place offering it as an option to stay there. My 2 nights payed money flushed in toilet. If you don’t believe what I wrote, dare to try it and convince yourself by staying there. Only one positive thing, the property around the house is well maintained.

Very private cottage. Poorly designed and decorated. Noisy air conditioner/heater. Stone floor was hard on the feet! No one around to help answer questions about anything!

The place was very very undermaintained . Things were not functional. The toilet was almost malfunctioning and draining very slow and we had to use a plunger. The unit was advertised as having a third bed where the third bed is a broken sofa which gave in as we sat on it. It is hazardous. There is no housekeeping or other services. The advertised TV is a mini computer monitor like screen behind a white paneled door which did not work for us. They should not put up this place for tourists claiming that the unit is capable for accommodation and charge more than $200/ night . Serious restoration and upgrades are needed for this place to host people and make them pay for it.

I usually like to give the benefit of the doubt when it comes to negative feedback, but this place was undeniably terrible! The bed was completely sagged in the middle, making it very uncomfortable for two people and it creaked loudly with every single move. There is only space to get out of the bed on one of the sides. The other side is pushed up against a radiator and wall shelf. The entire room and building is kept in a state of disrepair, even considering the antique nature of the property and furnishings which I have a full appreciation for. There is an ancient TV that is about 15" wide on the diagonal and can't really be seen from the bed. We didn't stay for the hot breakfast but the "cold" offerings were banana bread and fresh berries. The linens were clean however.

I stayed here while in town for a seminar and breakfast didn't start until 830am which I feel is a little late for these properties. I didn't get to participate as I had to be at my conference. My room was fine- no intense cleaning smells or fake fragerances; however I had the library room which is the front of the house and there were 4 spotlights shining directly into the windows the whole night which was awful. I had almost no interaction with staff. It's one of those hard to review situations since I almost dont have a basis. The land is beautiful and it's close to peddlers village and new hope and lambertsville.

We stayed in the Buckingham room. It was quite comfortable despite the cold weather that week. It's a charming colonial farm house with all the conveniences, and just down the road from Peddler's Village!

Awesome staff running the place Joe was super nice and made the check in process a breeze. Bo peeps hideaway was a great room that was very spacious and had everything you needed for a nice weekend away. Light and airy room did have a slight musty smell nothing that couldn’t be taken care of with a dehumidifier. Overall great stay

The place is easy to find, and the grounds are beautiful. The host & hostess were so accommodating that it made our stay even more enjoyable. I would definitely recommend it

I stayed at the Ash Mill B and B with my husband, son, and two grown daughters. The staff were very unwelcoming and rude to our party, when they existed. The breakfast had no coffee at 9am, limited food, and limited seating options for my group. I would not stay here again, it appears to be in decline as a B and B. There were bins and storage items in the communal living room, and the towels were threadbare. In order to communicate effectively with staff we had to call an outside number. Our daughters were walked in on and filmed in the room that they were directed to by two middle aged women who appeared to be the staff and a guest that was friendly with the staff. They were asked what they were doing in the room, after they had been directed to the room by the staff filming them. They were then told to get out of the room and made to stand outside of the room, with no instructions or care as to their status as paying guests. I witnessed this from my room, because they had been placed in a cottage across the driveway. I went to inquire about what was going on, as I had witnessed what had happened, and no staff were in sight. They were shaken up by the experience and I was pissed. I called the number on one of the doors, since the staff had become scarce, and was told by the woman on the phone where there room actually was. I took them to their new room. I received no apology or explanation for any of this. It was horrible.

I thought the caretaker was very rude, the facility sub par and the B&B run down. Who doesn't leave soap or tissues in a room? All the furniture, what little there was, was a Fleamarket find. The closet was so low we couldn't hang anything up. It was a very dusty room too! I will never go back or ever recommend to anyone!

The best part of my trip was just being in a beautiful historic area in a quiet little room with amazing people. Jon was so kind and helpful, made a delicious breakfast to order, and helped me get a ride into town. I would highly recommend and thoroughly enjoyed my time here!

My wife and I arrived on a saturday afternoon for a one night stay in the Library. Check in was easy and our room was beautiful. We loved being on the farm and feeding the animals. Sandy and Tucker (the horses) were the absolute sweetest! The host Jon was there in the morning and made us the most delicious breakfast! We will definitely be staying here again!

We stayed during a non busy time (between new years and valentines) so we were the only ones there. Jon was pleasant and his breakfast was delicious. It was so peaceful at night and the bed was so comfortable. The miniture horses were adorable and came right up to the fence for pets. Its located with in minutes of Peddlers Village as well as other easy shopping locations.We had such a wonderful time and will keep this in mind for future visits.

The stay at Ash Mill was very convenient for an overnight stay. It is a very close BB to New Hope, PA and its shops. The price was good comparative to the area. The room was basic and comfortable; Jon (property caretaker) was nice and had good conversation at breakfast. There are even sheep, ponies, goats, and cats to feed if you like (this is a farm).

Having stayed at dozens of B&Bs, we've learned to appreciate all of things that go with historic properties with character. At the same time we hope to find a mattress with good support, breakfast with homemade breads or muffins, and a helpful guide to the best local restaurants. Ash Farm is historic, but it's on a fairly busy road with a lot of trucks passing. We did find interesting restaurant possibilities in Doylestown on our own, but the staff could not recommend any. Breakfast included home-cooked eggs and sausage, but the bread products were supermarket-style. Finally, our shower was so narrow it was hard to bend over in it.

Three of us had so much fun in this area! The property is wonderfully spacious, room comfortable and clean, breakfast was perfecto. Very happy and will be back.

The accommodations were comfortable and quiet. The setting was nice and we enjoyed meeting the farm animals. Breakfast was a mixed bag. Portions were limited. The fruit salad consisted of cut up apples mixed with raisin-nut-chocolate trail mix. The avocado toast was good and there were a few pastries and OJ set out. Cooked to order were eggs, grits, sausage, and pancakes. We often eat grits out but we found these grits to be inedible. Concerning the host, he took care of business but we found him very unfriendly. If you want a quiet very basic place to stay this could work for you. Otherwise try somewhere else.

We were looking forward to breakfast. We came down to the kitchen area at 10 o’clock and was told that breakfast is over at 9:30. We never was told about it and check out time was at 11. Nobody made us aware of it so it was a bummer.
