The owners were very nice and chatted with me about my stay as they checked me in. The room was very clean and I was never disturbed by anyone. The shower had amazing water pressure and the AC was very effective. The area was just outside of town but still close enough that everything was convenient to get to easily. The wifi had a stronger signal in my car than in my room, but wifi was not a priority for me to have on this trip. I was very pleased with my stay and I would absolutely book again!

I drove past it looking for a "motel" building--from the road it looks like storage units. But inside the compact rooms it is clean. Lovely step-in shower. Good for sleeping on a budget and convenient to Carlsbad Caverns. Also would do nicely for a single worker on an extended job. Bright lights all around the parking lot made me feel safe and secure walking anywhere around the elevated walkway/deck. An ingenious concept to group these steel containers and link them with a wide deck. Access via center steps or ramps on either side. I was advised not to drive up to the center due to nails and hazards in the gravel, so parking was around the side, close but not visible from the room I was in. Rooms are too small for a coffee machine, so everything requires a walk to the office. Nice owners. Be prepared to order your "breakfast burrito" when you check in, then get there early to make sure you get yours. (some greedy guest took two before I got there so they were one short.).

Very clean room and friendly management. Much newer than most hotels. Odd "neighborhood" - next to an equipment storage/rental facility on the edge of town. The property is entirely gravel, n lawn. The building is a collection of manufactured homes linked together. Nice room. The one challenge was that the bed was up against the wall which limited entry options-to get in or out you have to crawl over your bedmate on the open side of the bed, which was odd and inconvenient. Overall a good value and crisp clean room

Bare Bones modular accommodations. Very small but clean and comfortable. The coffee was good in the morning but basically no breakfast other than some snack food. No ice available. A good place to spend one night prior to visiting Carlsbad Caverns.

For a place that looks like a prison from the outside, this motel was not bad. The room was clean and comfortable, but small, but since I'm a solo traveler, that didn't bother me. The breakfast burritos that they served were really good! I stayed there for three days and had one every day. The biggest downside to this place is that the wifi is TERRIBLE. The signal is very weak, when there is a signal at all. It wouldn't cost them that much to boost their wifi, which would make this a much more enjoyable place to stay. It was a good place overall for the price though.

There's a reason they didn't show the outside of the property. I would not have reserved this place. I guess I should have read the reviews to see it was a construction trailer. Yes, it was clean. Yes, the owners were nice. But it was VERY small for 2 people and we could hear the guests in the next room on the phone well into the night. I feel it was over priced for the location (gravel lot) and the actual room.

WiFi network was very weak in the room which I stayed, but any other things was great. Container like hotel was really great experience for me and I felt the room was cleaner than traditional old hotel.

I thought this might be an interesting place to stay and it was. However, it wasn't as nice as I had hoped. I knew the room would be small and space would be tight, but wow....one or 2 bodies in the room fills it up. If all you are doing is coming in, using the bathroom and going to bed, it's fine. Not good for those who are claustrophobic. The sheets and pillow cases were well worn although they did appear clean. There were a few tiny bugs on the bed that we could not identify...they were definitely NOT bed bugs but it still made us a little uneasy. I had read about great breakfast burritoes so I was greatly disappointed by only having a cup of coffee and the option of 2 cold breakfast cereals and some granola bars and bags of chips. Wow. Not sure who wrote the reviews I had read.

Wow what a fantastic place to stay. Where do I even begin. The location, perfect. Just a quick drive to the Carlsbad Caverns (though they were closed when we went). The place was small but clean and honestly, if your just staying a day or two while you explore, you really don't need that much room plus bathroom was plenty spacious and bed was very comfy. The lady and and young man who greeted us at check in was sweet and had breakfast burritos for us the next morning. What hospitality! We will be staying again next year when we are able to check out the caverns. Our hot water did run out quickly but we still managed to shower just fine.

For budget conscious traveler, Karbani Inn is a hidden gem. Its very low key. But he rooms are immaculately clean and small (but the daily rate is also very small). The WIFI worked great (it worked better than most major hotels). I'm just traveling through. I can forgo the hot tubs, happy hour BBQs, spas, 24-hour room service and other amenities that I don't use. I gladly trade them for a lower room rate.

When I first arrived I thought no way! In an industrial terrain? Pods set up for emergency lodging? Then I opened our room and found a gem. Pristine clean, comfortable bed and with delightful touches that showed care like origami flowers on toilet paper and facial tissue. Thick and lush bath towels. I had not experienced this when first viewing the motel. Service was very friendly and efficient plus a tasty breakfast. We picked the motel due to its close proximity to Carlsbad Caverns.

It was fine for what we needed, cool idea, staff was very night and accommodating. It was close enough to Carlsbad, bed was clean, towels didn’t seem clean. Breakfast was grab and go. Overall would stay here again if passing through.

I liked it was close to the area we needed. Went to The Brewing Company to eat. AmaZING food and great entertainment. The room itself, was not a queen bed, but a full size bed. The room was very clean. The staff were very kind and helpful. They do have a continental breakfast, they also make a nice breakfast burrito. Thank you.

Perfect size room for a functional and VERY CLEAN hotel. Stayed here with my partner after visiting Carlsbad Caverns. This place was FABULOUS. Cannot stress enough how clean and cute the little room was. Plus, the breakfast burritos they provided the following morning were great for our long drive home to AR! Owners are so sweet and very accommodating. Affordable and Enjoyable overnight stay :)

This is a very economical choice but great for the price. The staff was awesome, friendly, and accommodating. The room is very small but clean and comfortable. If you're just needing a place to sleep for a night or two this place is awesome.

Well staying near the Caverns is expensive. That said, I paid more gor this tiny room than other motels on my trip. But since is is near the Caverns, you pay twice whatbyou would otherwise. Room was clean. Bed was good. Could have used an outlet at the bed, but there was one on the wall across from the bed. Easy to miss turn into place. Just a gravel road and trailers set up in a square. Breakfast burito was good! Home made.

The room is small and very compact, yet organized and clean. It looks like new! However, not a lot of room to move around in the tight space and when I compare its' tiny size to an average hotel room it is less than half that size. It's also much noisier because of the metal walls and u shaped setup. There were also a couple barking dogs across the road that I could hear. Not sure if it was a kennel or clinic? When I first walked in it reminded me of being in a tiny dorm room at college. Not much space to move around in, but a shelter and place to sleep. Overall, when comparing the small unit to an average hotel room, the unit price should be half the cost of an average hotel room due to its' small and limited size. Great for young solo travelers, who are on a limited budget.

Room was advertised as I queen bed. None of the rooms have a queen. The size of the room for two people is also unacceptable for those not romantically involved.

The room was very small. It was maybe 15 x 15. Not worth the money. I guess ok for a single with not much luggage. Could not keep the suitcase open. Full bed up against wall. Very hard for second person to get in and out. Great shower. Had microwave and fridge.

Wow what a fantastic place to stay. Where do I even begin. The location, perfect. Just a quick drive to the Carlsbad Caverns (though they were closed when we went). The place was small but clean and honestly, if your just staying a day or two while you explore, you really don't need that much room plus bathroom was plenty spacious and bed was very comfy. The lady and and young man who greeted us at check in was sweet and had breakfast burritos for us the next morning. What hospitality! We will be staying again next year when we are able to check out the caverns. Our hot water did run out quickly but we still managed to shower just fine.

The check in at this property was quick and easy. The staff was very accommodating and friendly. The room was very clean and comfortable. The surprise upon checking out was that the owner saved the hot breakfast burritos for us, realizing we didn't make it for the continental breakfast accompanied by the fresh, hot and delicious egg burritos. Very thoughtful and a personalized feel to the stay!!

The owners are amazing, very friendly. They knew my flight was leaving before breakfast hours, and they got up early and made me a good hot breakfast to go. The Karbani Inn was a nice change from staying in chain hotels. I love to support small businesses.

This is a very economical choice but great for the price. The staff was awesome, friendly, and accommodating. The room is very small but clean and comfortable. If you're just needing a place to sleep for a night or two this place is awesome.

When I first arrived I thought no way! In an industrial terrain? Pods set up for emergency lodging? Then I opened our room and found a gem. Pristine clean, comfortable bed and with delightful touches that showed care like origami flowers on toilet paper and facial tissue. Thick and lush bath towels. I had not experienced this when first viewing the motel. Service was very friendly and efficient plus a tasty breakfast. We picked the motel due to its close proximity to Carlsbad Caverns.

Very clean room and friendly management. Much newer than most hotels. Odd "neighborhood" - next to an equipment storage/rental facility on the edge of town. The property is entirely gravel, n lawn. The building is a collection of manufactured homes linked together. Nice room. The one challenge was that the bed was up against the wall which limited entry options-to get in or out you have to crawl over your bedmate on the open side of the bed, which was odd and inconvenient. Overall a good value and crisp clean room

The rooms were clean, and the owner was very responsive. It's a great place to stay if you're visiting Guadalupe Mountains and Carlsbad Caverns, just 30-45 minutes away.

This was an interesting place to stay. The buildings are modular, but I referred to them as shipping containers, because that's what they looked like. The room was absolutely tiny. If my husband and I wanted to be standing at the same time, we had to plan things out. Also, due to some sort of problems, we didn't get the advertised burritos the first two mornings, just cereal. We finally got one the third day, and we were offered a discount for the lack of breakfast, which was nice.

There are no frills and the complementary breakfast burritos were really good and just the right size. Only glitch was I forgot to let them know we would not be eating breakfast the second morning. Felt bad when we had to leave.

I thought this might be an interesting place to stay and it was. However, it wasn't as nice as I had hoped. I knew the room would be small and space would be tight, but wow....one or 2 bodies in the room fills it up. If all you are doing is coming in, using the bathroom and going to bed, it's fine. Not good for those who are claustrophobic. The sheets and pillow cases were well worn although they did appear clean. There were a few tiny bugs on the bed that we could not identify...they were definitely NOT bed bugs but it still made us a little uneasy. I had read about great breakfast burritoes so I was greatly disappointed by only having a cup of coffee and the option of 2 cold breakfast cereals and some granola bars and bags of chips. Wow. Not sure who wrote the reviews I had read.

Bare Bones modular accommodations. Very small but clean and comfortable. The coffee was good in the morning but basically no breakfast other than some snack food. No ice available. A good place to spend one night prior to visiting Carlsbad Caverns.

I liked it was close to the area we needed. Went to The Brewing Company to eat. AmaZING food and great entertainment. The room itself, was not a queen bed, but a full size bed. The room was very clean. The staff were very kind and helpful. They do have a continental breakfast, they also make a nice breakfast burrito. Thank you.

Perfect size room for a functional and VERY CLEAN hotel. Stayed here with my partner after visiting Carlsbad Caverns. This place was FABULOUS. Cannot stress enough how clean and cute the little room was. Plus, the breakfast burritos they provided the following morning were great for our long drive home to AR! Owners are so sweet and very accommodating. Affordable and Enjoyable overnight stay :)

The rooms are very small but had everything I needed. Very simple place for a fair price. Very clean room with TV, refrigerator, microwave. Great for a single and maybe a couple. The lady in the office is terrific and very welcoming with a big smile! Breakfast burritos are excellent! Highly recommend!

This is quite and unusual place but perfect for our needs. It was clean and quiet…a small room but everything you need for a place to sleep and shower…clean and quiet. Owner was great and we were disappointed to miss the opening of her Indian Food food truck. Lots of beautiful cats roaming the property. They kept coming to stay so she said she’s get them fixed and they could stay. Don’t let the unusual photo scare you away. Just a good quiet, clean place to stay.

Compared to the brand-name hotels further down the road, this inn is basic and might seem questionable as you turn into the dirt lot and see the trailers. HOWEVER, the lovely couple who runs this place is so friendly and helpful. Our room was small but fit a queen sized bed, a desk, a wardrobe, refrigerator, microwave, and the sink. And, everything - the room, the bathroom, towels and sheets - was super clean! Breakfast was in the front trailer, where check-in is. There were two types of cereal, coffee, granola bars, cookies, and fruit. In the fridge were milk, apple juice, cranberry juice and yogurt. The owner boiled hot water and brought the kettle out to us. This is a great option for more affordable accommodations in Carlsbad where the hotels tend to be pricey.

First the positives: Clean; thank you. A/c & refrigerator worked well. Other than that, this facility was unbelievable. An inn? $96 for this property? What looked like a storage container with tiny rooms was located in a huge dirt lot. The room was so small that there was no sink in the bathroom! The pictures online gave a totally unrealistic picture. FALSE ADVERTISING: 1) The manager insisted that all the beds in the facility were queen size; they were NOT. Our bed was a full size, much smaller than our queen bed at home. 2) Breakfast stated online to open at 6 a.m; we were told it was available starting at 7:30 a.m. This problem was also stated in an online review. PLEASE UPDATE YOUR ERRONEOUS ONLINE INFORMATION.

This was an unexpected, unique property, which is something we love about road-tripping. Although smaller than most hotel rooms, it provided everything we needed, was clean and comfortable. The best part was the owner’s (Bonnie) hospitality. We enjoyed our conversation with her at breakfast, where she blessed us with homemade burritos (as well as other breakfast items/snacks for the road).
