Very nice B&B and run by two extremely friendly people with a lot of knowledge about the area and history of the building and previous owners. Excellent breakfast and very well decorated and maintained property. Great place to stay if you are in the area.

This was a lovely spot - beautiful historic house, well appointed and immaculate, with everything you could need for an overnight stay. The hosts greeted us on arrival to show us to our room, were attentive and friendly, and served an outstanding breakfast! And it was a bargain!

This is easily the best place to stay in Utica considering the price you pay. The rooms have a ton of character and the couple running the b&b could not have been more helpful and courteous during the 5 days we spent there, and the breakfasts are amazing. Couldn't recommend it more highly. Parking is absolutely fine.

Hosted are the best ever . House is beautiful and charming , breakfast was excellent , warm conversation with hosted and other guest def the best . I suggest small diffuser or done aromatic natural oil at the trance would make the stay more pleasant . I am sensitive to smell and first walking to the front door has an unpleasant old house smell . Other than that I highly recommend to try staying here .

Breakfast was amazing and the host and hostess were friendly and present so all our needs were met and wonderful. I have dust sensitivity and I noticed that the room was quite dusty. I think future guests would appreciate more thorough cleaning. Bedding was clean and towels were fresh. Overall, it was a lovely experience, and I would recommend this Bed and Breakfast.

This is a beautiful manor with beautiful hosts! They have kept the era of the manor with decor and upkeep to make it a charming home to visit! Definitely should be charging double what they ask as this is a special place! Very clean and well-kept, with an amazing breakfast in the morning!

It is not very common to be able to stay in a house from 1815! I love older places and strongly dislike motels. This is a house worth staying at for a decent price. However, it is stuffed with cutesy brickbrack from craft fairs mixed in with antiques. Guys probably wouldn't like it that much. It's every inch slightly claustrophobic and over-decorated. The needlework and quilts are nice. Hosts are GREAT!

We stayed two nights at Pratt Smith House. Alan and Anne were delightful hosts and the home-cooked breakfasts were wonderful. Every available surface throughout the house is covered with "treasures" the owners have accumulated - interesting to some, but we found it a bit confining and cluttered. More space, less clutter would have been our preference.

Alan and Anne, the owners of the Pratt Smith House B&B are simply wonderful. I felt so welcomed. Anne prepared the most delicious breakfast, and Alan asked me the day before what (if any) dietary restrictions I have so they could cater to them. I love cats and flowers, so the interior decor was extra special to me. I wish I could have spent more than a night. I enjoyed learning a bit about Anne and Alan, and sharing a little about my journey. Two very special people. Don't hesitate to stay with them!

Anne and Alan operate a gem and are very welcoming and engaging. The room and facilities were comfortable and great value for money and the breakfast that was served along with conversation and personal attention to detail was delicious. I highly recommend and hope to return myself one day.

This was an interesting, vintagechome. The history was very interesting. I loved all of the crosstitch and older books. The only recommendation I would make to the owners is that if you need to leave early, possibly let the guests know in advance so that both the guests and you are not rushed. The food was excellent!

The owners are lovely people. Our kind advice would be to remove some of the decorations and collectables from the bedrooms and bathroom for a better guest experience. The house is located in a rural areas 3 or so miles from downtown so any dining or going out options require transportation.

The home is set on a beautiful, treed lot. It is quite old with what appears to be original maple plank flooring and has a lot of charm. Given it's age, it has some creaky doors etc but it added to the athmosphere.The hosts, Anna and Allan, were very welcoming and provided us with a great breakfast.The house is full of trinkets and old books which some might find too much but..we liked it. Would definitely recommend it as it is rare to find a New England home in a relatively unrestored but good condition.

We loved the historic home. The location was out of the bustle of Utica but very convenient to the city, the Adirondacks and the thruway. The collection of antiques Anne has amassed could easily distract you from why you came to Utica. We will be back.

The hosts were very gracious, accommodating and full of local history and good advice about things to see and restaurants. My wife needs gluten- and dairy-free food and they responded very thoughtfully. We enjoyed meeting them.

What a beautiful stay at a mansion from 1819! The elderly owners are gems, And serve an exquisite breakfast with 3 courses and fine china! The decor is charming and full of hats from all ages, dolls, china and other. The price is right and I will be staying there every time I visit my family up in the adirondack area.

The Pratt Smith B&B is a unique place to stay. The home has 100+ years of history, built by pioneers. Alan & Ann are such gracious hosts & we loved talking with them. Their breakfast table display was beautiful & food so very delicious.

Old house converted into a B&B. bathroom is not in the room. Pretty dusty and old. Very limited breakfast. You get what they give you.

The breakfasts were delicious and artfully presented. The host and hostess are delightful. Internet access good. The bed was comfortable and the air conditioning in working order. A delightful stay.

The hosts were so endearing we love them. They made us feel right at home and the breakfast was fantastic. They provided historic information about the house, the family and Utica, which we really enjoyed

Renovated a former dairy. Nice touches. Quaint home with modern amenities. Friendly owners. Great breakfast. Will stay again if I'm in the area.

The house and hosts of this bed and breakfast were delightful. So much thought is put into making this house charming. Every nook and room is filled with precious trinkets. It is warm and inviting. Delicious full breakfast served. Hostess is an award winning cook and her attention to details is amazing. Thanks so much for your thoughtfulness to making your lovely home available and sharing with others.

I had a wonderful stay at the Pratt Smith House B&B! Anne and Alan were wonderful hosts. I enjoyed all of the antiques and objects of interest with which Anne (who, according to Alan, does the decorating) has decked out the house. So many things to look at. I enjoyed reading some of the history of the house and the area. As others have said, the breakfast was extraordinary, and served with a flair by Anne and Alan. Perhaps best of all was their wonderful company and conversation. I hope to be back soon.

Staff were so sweet and helpful. Breakfast was delicious, everything was clean it’s just a very old home with a lot of history so the old home smell is present. The bike path is close if you are interested in some exploring.

The hosts are wonderful, the breakfasts delicious and the location is great. The house is a historic structure filled with wonderful artifacts from a by-gone era. The house does have its quirks: be prepared to climb stairs and deal with uneven footing -- if you ask me it just adds to the charm. My wife and I loved it and shall return next time we are in the Utica area.

Read the reviews, look at the pics carefully. I didn't, and realized only when we showed up that this was not the place for my wife and I to stay. Bed was a full size, we need a queen, room was packed full of "tchotchkes" ... books, small items, memorabilia, and trinkets, so much so that there was no place to put our (small) carry-on sized suitcases. We would have had to completely rearrange the room just to have room for us. Got to top of stairs and got strong bleach smell, very nauseating. No ventillation that I could see, after I used the bathroom, could not even open window because of clutter around it. No apparent AC or fan, and it was a warm, humid night, would not have slept a wink. I am sure that for some, this is the "ideal" place, especially if you like picking through large collections of memorabilia that surrounds you. I have never done this before, but upon viewing the accomodations, we respectfully declined, said "bye" to the host, and went and found a very comfortable motel that suited our needs better. I made the reservation in haste, among several, getting ready for a trip. I will be more careful next time and take to heart the unfavorable reviews. Some described just what we encountered, but I didn't take time to read about. My bad.
