Spacious & New Guesthouse in Orem/Provo

This is our second time saying here and we will definitely stay again. Easy check-in, access, parking and great clean place to stay.

First time user. I was solo. I was there for 4 days. Check-in was easy after the manager contacted me by text. The room was simple and clean. The room is different from a hotel/motel room. I had two towels and one wash cloth. Bathroom was very small, so I did not have room to put my toiletries anywhere. The bathroom fan came on everytime you turned the bathroom light and that was annoying. The breakfast was cold cereal or oatmeal packet. You can use the full size kitchen but of course the refrigerator is communal. You had to take your shoes off when you enter the house, not a complaints to an FYI.

The pre-stay online process went very well. The manager sent me a text about noon, asking me to send a pic of my driver's license. I arrived later to check in, and then remembered the manager wasn’t on site. Luckily, their handyman was working in the garage, and was able to help me get inside and set up. It is a very nice and clean house with 3 rooms (mine had my own bathroom) and an extra bathroom off the hall up a flight of stairs and some dowstairs (another lady there said her entrance was around in the back). Parking was kind of parallel in front of the 2 garages, on a slight incline (so I used my parking brake). I was given the code to enter the front door, and a key for my bedroom door upstairs. I entered into a very spacious and comfortable front room area. A note inside asked us to please take off our shoes at the entry, and there was a bench to sit on, if needed. There was a small kitchen area around the corner, which I just glanced at, before helping myself to a cookie on the counter. There was also a box of cereal on the counter with some paper bowls and silverware, plus a jar of peanut butter. I didnt look in the fridge. There was a sink we could use. My room was upstairs; i was too tired to look for a hall light, and used my phone. The bedroom was roomy with a double and a single bed in it. The bathroom was even furnished with large bottles of soap & shampoo,; very homey. ❤️ It had central AC.

We liked the convenience of checking in and out by text and the easy communication with the staff. Also, the flexibility for our arrival since our flight was delayed 1 1/2 hours, then we had another 1 hour plus drive from the airport. What we would question is the bottom bed sheet had an orange stain, the bathroom mat did not seem to have been cleaned, the bath wall opposite the shower head contained a splash of something and there was hair in the bathtub (did not use the shower or tub) I stepped on something sharp, it was a piece of glass near the bed as if something had broken and not all had been vacuumed up. I suggest addition placing in the room a cup/glass a hand towel another wash towel in addition to the 1 wash cloth and 2 bath towels. We had to go down to the kitchen for a cup when brushing our teeth and taking our medication. Parking is difficult, driveway is very steep; the car dragged entering and exiting. There is a smoother probably 2 car graveled area on the side of the building but the one vehicle was taking up the whole space. It served our short one night stay.

Great place to stay for a few nights. We were in room 15 and it was definitely spacious and comfortable with plenty of room to move around. We had an initial issue with checkin and it was resolved before we arrived. The common area was nice and we rarely saw any other guests. We found it convenient to have a full size kitchen and refrigerator available. I would definitely stay there again.

nice newer property... a bit like a hostel but with private rooms, common kitchen and social area downstairs, parking was great.

Postage stamp size TV with no local TV channels. No TV in the common area either. Picturesavailable.

Property not as expected. It is set up more like a hostel than a guest house. The common area is all shared with other guests. Breakfast was generic kids cereal.

You can hear the road noise and the train. The other guests were up late talking which we could hear clear up to the second floor and were making noise all through the night, left lights on etc. You share a bathroom with 5 other rooms which is not stated on the listing. The room looked clean but the bathroom had hair all over the shower. The breakfast is 2 cereals. No fruit or toast or any other options. We would not stay here again.

Place was clean. Great communication from Ron. Great value for a quick stay on our road trip.

Everything was nearby. The bed was comfortable and the house is very clean. The only thing is that our room was very hot. The a/c is not cool enough for that room. Luckily I carry a handheld fan, but even with the ceiling fan and my handheld fan the room was still a bit hot.

Clean, extremely spacious, wonderful beds and very, very reasonable. We will definitely book again!

When I pulled up there was a man sitting on the front step smoking who knew zero English. I am a single woman and this made me super uncomfortable. I actually drove away and parked for awhile because I was nervous. Eventually I checked in, easy and clear instructions for check in. I didn’t fully understand there would be other strangers staying in the condo as well and it was a shared bathroom. After all, it was a nice comfortable bed and super clean. It felt like an apartment rather than a hotel which was nice. The only thing I would suggest is a bigger TV, the tv is super small. I would consider staying here again.

The room had very little space to store clothes and place my suitcase. The bathroom could us some shelves so sundries can be placed in the bathroom.

I've stayed here four times now. I like it for the price and for the location. The rooms are comfortable if you get the ones with their own bathrooms. The only thing that REALLY bothers me is that there are no deadbolts or other inside locks on the doors. It's scary sleeping in the same house with other travelers with no real locks on your room. If it had this, I would definitely give five stars. My teenage son can pick the locks on these doors in less than a minute. But it's right off the freeway, close to Walmart and BYU.

Everything was pretty nice, except for three factors. One, the house was right next to a pretty busy road...like really close to the road. Wasn't a big fan of that. The other factor was that the place offered breakfast. A 3/4 bottle of Tampico (nothing but sugar water) and a tupperware full of Captain Crunch cereal do NOT qualify as an actual meal. I know the price is quite discounted and I wasn't expecting a lot, but that was pretty bad. The last concern was simply the paper thin doors on the rooms. If you weren't really quiet, everyone else in the house could hear you. So, I wasn't a big fan of that. Just get some steel insulated doors or something thicker for better soundproofing.

As two girls traveling alone, I will say it felt uncomfortable staying in a room with no real lock on our room door in a house occupied by miscellaneous strangers and no host or attendant. It would not be hard to install one of those metal flipover type locks. The only lock the door had was just the normal bedroom doorknob lock--the kind my 12-year-old boy picks for fun. Going to sleep was a little unnerving, but I don't see any other reviews mentioning that. So, I suppose it is not a big deal. Also, a hair dryer would have been nice. But for the price, we were very happy. Breakfast is only instant oatmeal or Mini-Wheats. But we like those. :) Walmart is like one minute away and I-15 is just up the street. BYU is a quick ten minutes. I would do it again if I had my husband with me.

A little to warm to sleep. Convenient to Provo airport.

Parking wasn't to convenient for how many rooms there were and might want to get a bigger toilet ours was kind of small.

We came in close to midnight, so I hope we didn’t wake anyone, but I don’t know. It was me (female) and my two young adult daughters. Not the situation I would have chosen for us had I realized, but I thought it was ok since there were three of us. Most everything else was fine. Comfortable, quiet, private bathroom. Breakfast was just Captain Crunch and oatmeal packets. My other one BIG gripe was no hair dryer! That is something I expect when I pay to stay inside. If I’m staying with friends or family or camping, I bring my own. But I’ve never stayed in a hotel, air b&b, resort… where there wasn’t a hair dryer provided. Big miss. We went to the address and as the direction said to go up the stairs on the right and put the code into the pin pad. There was a fence and there were no stairs. The only pad was a garage door pad without “Schlage” on it, as the instruction said. We checked the address and we were at the right place and it looked just like the photo on the listing. I texted the owner that we wouldn’t be staying there because we couldn’t find the place to enter. There was no reply.

Great value and great location. No staff. Breakfast is minimal.

We did not realize that we were to contact manager beforehand so we had some problems checking in. However we were able to work that out without too much trouble.

Checkin was fine, Ron sent us a text with the necessary information. I would suggest an email be also sent for those foreign visitors who may not have a US calling plan. The room was as expected, very clean, modern, the bed was good and the room has a couch which was nice. Room 15 was very quiet. Upon checkin we discovered we were missing a bath towel and the smoke detector battery was low so it chirped. Ron quickly sent someone to rectify the problem. I would suggest a hand towel be included per person for convenience rather than just a face cloth and bath towel. We did not receive a bar of soap but that was no big deal because we had our own. There was not one inside the towels as indicated in previous review responses. Overall this was a very nice place to stay and we have no complaints although the “breakfast” would be better left unmentioned in the description because it is just cold fruit loop type cereal. Morning muffins would be a nice touch. Suffice it to say don’t expect to have breakfast here and then you won’t be disappointed. We would gladly return again and it is very good value. Thanks Ron for a great stay. We will be back if we’re passing through again.

We were in town for a speaking assignment and decided to come a few days early to see family. The room was just wonderful! Easy access on and off freeway. We felt comfortable and safe. Will definitely stay again when visiting family! Our new go to place!!

A wonderful property conveniently located near the freeway, shopping, and UVU. My boys and I were blown away by the size of our room. I will definitely stay here again when in Orem. A perfect place for a family get together.

We were a little surprised to have to share a bathroom but it wasn't really a problem. The cereal mentioned for breakfast was fruit loops...suggest adding granola or something. They did have packaged oatmeal. Definitely a good bargain.

It was good except for breakfast supporting only cereal and milk, juice. I think that they need to support at least eggs to cook if they want to say "breakfast included".
