Outside area has several grills (free to use) and nice patio area for sitting and eating. They do not charge extra to use the grills, which is great. The pool area is very nice and it is actually heated, which is needed in Maine. Don’t expect too much as far as the room itself. Rooms are very basic and somewhat outdated, but who cares beach is a stones throw away..

This was a great location to walk to beach and everything happening. No elevator to 2nd floor so if that’s an issue request lower level. Very limited parking. Room was comfortable and equipped.

The bed is hella uncomfortable and the room is tiny. No soap in the bathroom. There’s also a VERY loud train ( The Nor’easter) that goes right by the motel at all hours. The pool was nice.

Very high price for bare minimum accommodations, did not even utensils in the room. Plus a loud train right above your head going on and off till 10pm. Greedy parking rules as well dont show up ealry or they will charge you to park for a extra 2 hrs while you wait for the room after paying 280 for a one. Dont reccomend it at all. There are many nicer places for same price.

Weekend Beach trip with 2 kids. The hosts/owners were warm, welcoming and very accommodating to a couple of special requests. The property is well maintained, lovely pool out back, rooms are basic and do the trick. The beds could have been slightly more comfortable, but overall fine. You really can't beat the location of this property! Beach access right across the street, 5 min walk to the square/palace playland/pier, so you can leave the car and not have to worry about parking. Would absolutely stay here again!

The property is located near everything, room was clean. Walk across the street right to the beach. Balcony is not very wide but nice to stand out and people watch. Great area in the back for grilling breakfast, lunch, or dinner. Very nice pool area. Will be back

The location of this property is amazing! The price point is respectable and fair. It is so close to literally everything and you can walk everywhere. They even offer late checkout and allow you to park at the property and use the bathroom. They have an amazing pool that is heated and really nice to use. The bathroom in our room was beautiful as well. We definitely will be back! I really recommend this hotel.

The property was easily accessible to the beach and had the option of using the heated pool if chose to take a break from the ocean. It was within walking distance to food and amusements.

The positives: the walk to the beach is short and the beach was beautiful. However, we did not realize that half of Old Orchard shuts before Columbus Day so not a lot of restaurant choices. The hotel is bare minimum - no cleaning service. Our room could have down with a good clean or at least the dirty marks washed off the toilet door and frame. We rented three rooms and all of them had marks on the bathroom wall and door. The bathroom door was very creaky so woke up. However, the road is full of flood lights that do not get switched off so the room was light and the people coming out of bars were very loud and drunk so if a light sleeper they were annoying. The biggest kicker was the freight train and Amtrak service that runs right behind the hotel and runs through the night - these trains shake the whole building. Therefore, a good hotel if you like closeness to a beach but if you enjoy your sleep then this one is not for you!

I really enjoyed my stay. The room was very clean. The bed was so comfy. Access to the beach is within yards from the front desk. I stayed off season so the rate was amazing as well. Highly recommend and will stay there again next summer.

Property was very clean. It was convenient for walking everywhere. The room was a lot smaller than anticipated, but very clean! There is also noise from the train. I would absolutely go back to this hotel!!

We stayed in several motels along the coast of Maine, all at similar prices. By comparison, this motel was rough. The room was cramped, and we had trouble finding space to open our suitcases. The floor was sandy, the bathroom was filthy, and the bedding was stained. We woke up early just to get out of there. If you're looking for a place to crash after drinking at the wharf, this place is fine. For a family, not so much.

Excellent second stay!!! Check in was easy, and although the room wasn’t ready (I was a few hours early), Lisa let us park our car. The room was very clean, beds were very comfortable, and had everything we needed. Nice pool with sitting areas and heated pool. We could walk anywhere we wanted! We had the “right across the street convenience” of having a place for coffee and breakfast sandwiches, a really fun place for lunch and dinner, and another place with a great bar with food right on the beach, both included live music!! And of course, the beach was right across the street as well. It’s also a perfect location because it’s in a quieter area of Old Orchard, but steps away from the busier amusement park and pier. Just a perfect place!!! Will be back every year for our yearly stay, without question!! Lisa, the owner, is wonderful!!!

Great location!! Just a short walk to the pier. Very short walk to a beach outlet. The pool was relaxing and very clean. The office staff were pleasant and helpful. The cleanliness of the room was poor. We had to wear shoes the whole time from the second we walked into the room. Within minutes your feet would be dirty. A little outdated and musty smelling but we only stayed 2 nights.

Pros: good customer service at check in. Pool is nice. Warm water when taking a shower any time of day. Cons: room was dirty. Very little lighting in room. Floor was absolutely dirty with sand & this was before we walked to the beach. Plug did not work in bathroom so no shaving or hair dryer. You must bring what you need for shower. Soap is only thing provided. It was very noisy as the property is close to the road & there is a train that goes by periodically.

I liked that the beach was so easy to walk to. We were across the main road. However I did not know my hotel was so close and parallel to train tracks. When the trains went by frequently at all hours of the day and night it shook my bed and the room. It felt like an earth quake and ruined my sleep. I was on the second floor and I don't know if that happens on the first floor. Bathroom was kind of dumpy and needed paint as molding was missing .

Very small room, but a great location

The hotel is not Ocean Front like the ad says on website. Room was tiny , but clean. Amtrak Train right behind hotel. Checked some actual Ocean Front hotels and price was same.

The hotel was convenient to the beach and to shops and restaurants on the pier. Staff were really nice and the room was clean. The bed and pillows were super comfy. There were a few quirks in our room like the towel hooks in the bathroom were near the toilet and not the shower. The shower curtain was too short so water got on the floor outside of the shower. And there was no way to change the shower pressure. It was actually too strong and there was no way to change it. There was parking but it was tight, but you have that at pretty much all those hotels on that strip. The only other thing was the wifi was really weak. If I could make one suggestion it would be to improve that.

Room on the small side

Small rooms but very clean. The owner is very friendly and great check-in. The location was also perfect and close to everything. It is in a busy area so it is not quiet and the train passes behind a few times a day. Only thing I would comment are the beds which need to be changed as they are not comfortable and the air cond. machine is loud, so hard to sleep.

Tiny room

Was interesting that the bathroom sink was next to the bed and that the bathroom was in the middle of the hotel room, it separated the room from the living room space. Was only 3 channels to choose from because they didn’t have cable and could not connect to any streaming services.

I'm very confused by all of the reviews but maybe we just weren't there long enough to really appreciate it. You are right next to a very loud train track that shook the entire bed, throughout the night every time I train went by. The room was extremely small. The stairs were difficult to manage with luggage. The whole situation was just very awkward.

Close to the beach. Room was very small, beds were full size not queen as thought and mattress was very uncomfortable. Very minimal amenities. TV only had a few satellite channels. Train passes behind building makes lights flicker. Most upsetting was when we had an issue with office staff. We saw they had an extended stay feature available for an extra $25 fee in the room book so first thing at 8am I went to the office. Extended stay options were instead of 10check out can do "for free" until noon or all day beach pass for $25. So I paid for the extended stay/beach day which I was told by the husband owner gave us access to room, facilities and parking for the whole day up to about 5pm. I verified that I would be able to use room and shower after beach time again and was told yes and went back to room. Got to beach for 10 and by 1145 I received a call from the wife owner who told me I only had one day at room and needed to be out by 10, I said we did extended stay and she says yes but that only gave you parking and pool access and I needed to get my stuff out of room immediately. I again stated I paid with husband the extended and she said I misunderstood and she had someone that needed the room so I asked for 30minutes so I could get stuff off beach and get to room since I had my 3yr old with me and husband was getting food so j was alone she says to leave my stuff on beach and get stuff out of room. our beach day was ruined and I had to pack up and leave in minutes. Beware!

Had to leave a day early, not willing to refund second night. The Inn was not full. First week of June is too early in the season for all the business to be open.

I have stayed here a few times and each time is even better than the last. The owners are just amazing people. When you check in you feel like they have known you for years.

You're not staying here for luxury - the rooms are tiny and very basic, on the old side, but everything is clean and the owners are great. What you're staying here for is access - the beach is right across the street and anything you could want is in easy walking distance. We parked once and never touched our car again. It made for an easy, relaxing vacation.

The Seagrass was a great last minute retreat for me and my son. Close to the beach, local activities and numerous dining options. We parked our car and walked everywhere.

The Inn is in a great location and walkable to everything!! I was met by the owner (Lisa if I remember) when I arrived and she was super nice and helpful and recommended some restaurants in the area. There are trains that go by the property frequently so if you don’t mind the bed shaking or hearing the whistle blowing (which I loved!) then I highly recommend this place!!

This was a charming hotel right across the street from the beach. The room was comfy and staff was great. The trains that run back and forth all night were unexpected and probably an issue with all "land side" hotels. Not the hotel's fault in the slightest but I wish I had known that there would be rumbling and horns at night.

The owners of the property are super. Nice people, very helpful the area of that. This place is located in it was very convenient around other places. To beaches are right across the street the rooms are small, but they're nice and clean.

The only thing I wish it had was a microwave. Other than that everything was awesome! I will be back!

We LOVED our stay! We arrived early so they prioritized our room to be ready before check in. The staff is super welcoming, the rooms are basic but clean. Right where the action is! The outside BBQ kitchen is amazing to have & the pool was heated but still refreshing. I really recommend to stay here! Thank you

We had a great experience! The owners were super friendly & accommodating. Although the description said adult environment (which was likely due to an often used smoking area not far from the pool area), we found it to be quite family friendly. There were community pool toys for the kids and my boys were so excited to watch the train go by from the pool. Nice little shared outdoor cooking area with grills, microwaves & toasters - made for a budget friendly trip since we didn’t have to eat out for every meal. Almost had a B&B meets campground vibe. Small rooms, but that’s par for the course in OOB. Overall a solid choice and the location is hard to beat.

First time staying here and I really enjoyed it. The rooms were very clean and the staff were polite. They have a full patio for a cookout/relaxing area. We never used our vehicle we were able to walk everywhere within 10 minutes. Would love to stay here again
