Nice room for our stay in Inverness. Very convenient to town, felt safe walking around. They had parking off street which was very convenient since street parking can be a bit tricky. The folks running the place were welcoming. Would stay again.

Our automated check-in was easy - just make sure to follow the instructions. The location was fairly convenient, just a few minutes' walk away from the bridge across the river into downtown Inverness. Our room was comfortable. Parking is NOT ideal here - it is a 5-space lot that really only fits 3 cars, so your odds of being blocked-in are pretty high. Luckily, we parked on the right side where we couldn't be blocked in, but we saw this happen to others and the House has a warning for drivers to leave their contact information on their dashboard if they block someone in.

VERY budget accommodation..... Great location. So. It's a BnB with no resident owners. You get a pin code to enter with no flexibility on check in time. So beware if you are flying in early. Parking is free but limited spaces. 5 minute walk from Inverness central and that is the positives. Shower gell in sachets, one bar of soap... #nasty. Cleanliness was good but luxury it is far from !

The room was exactly as advertised and very clean. Beds were very comfortable. Having reserved parking spots was a plus. Instructions for self check-in/check-out were easy to follow. Walk ability to shopping and restraunts was very easy. Over-all, a great stay. This has nothing to do with the accommodations, but it was heartbreaking to see the dog in the courtyard that we could see from our windows, left outside all day and night. The poor thing looked so sad. It poured rain one of the days and there was no cover. I'm hoping there was water and food somewhere, but we could not see any. The dog did not look malnourished, but just lacked the love from it's owners. Where we come from, our dogs are part of our family and we spend much time with our pets. I understand the working dog mentality at i grew up on a farm myself, however, even our dog had a covered kennel that was in our garage that they could retreat to a warm bed at the end of the day. Just left us feeling sad. That's all.

My wife and I stayed here while on a three day tour and was a 10 minute walk from the coach drop off point in town. The owners messaged us access details the morning of the day we were to check in. Rooms are locked by a secure code and so is the front door. The room was very neat and cozy, and spotless. The area is quiet and there is minimal vehicle traffic in the morning and at night. One thing to mention to the owners is that two of our blinds wouldn’t stay down and kept rolling up, so the neighbours across the road would have had views from their second floor to our room. But overall a fantastic stay

Really nice and clean property. The owners are really nice. We stayed 4 nights, it was really calm and we slept really well. The hotel is close to the city center, restaurants and supermarket. I definitely recommend The Coo’s Guest House! A lovely place.

The walls are very thin and you can hear everyone in the hallway. Sometimes, you can hear them in their rooms. I was unable to control the heat in my room and found that to be a bit annoying. But the room was clean and the owners were nice. The towels were thin and you couldn't check in early or store your bags anywhere until the 330 check-in. I liked that everything had a code. This was a nice stay, but could use a bit of care.

One chair in large double room, but my real issue is with the selfish inhabitants of the room(s) upstairs. They loudly announced their arrive at around 3am, crashing through the door and talking at full volume. Didn't end there, doors opening and closing, more loud conversations. We packed up and left at 4am and got a taxi to the Premier Inn.

Lovely property and the room was spacious, quiet neighbourhood in walkable distance to the downtown shopping and train/bus stations. The only drawback was the very fussy shower in the bathroom, even with the tiniest adjustments it was either blistering hot ir icy cold, nothing in between.

The room was clean and very well put together. Everything you need. The reason for the less then perfect review is because of two issues.One major in our opinion and one frustrating and not sure what the property owner can do. First was the bed.I’ve sleep on floors more comfortable.The double/full bed was actually two smaller mattresses pushed together.The uneven gap between them made sleeping terrible and the mattresses themselves were NOT comfortable to begin with. We did contact them and they responded quickly saying they would check into it but whatever they did made no difference. A thick mattress topper MIGHT have solved the problem short term. Other issues was noise from seagulls that roost at night outside. Horribly noisy! NOT sweet little pigeon or songbird sounds but a shrieking loud “what the heck was that!!?”noise. Earplugs are a must. I don’t know what the owners can do (if anything) but it’s worth knowing before you book. Maybe they are only there this time of year?? Between those two issues we almost went to a hotel for our last night to get some sleep.

Beauty place to stay, excellent location. Comfortable beds, excellent sized rooms. The only thing is rooms are not sound proof. We were right by the front door, so we heard everyone coming and going, bring ear plugs.

The space was nicely accommodated and quick response time from the host. However, we were put on the first floor and could hear all the upstairs guest check out in the early morning as they came downstairs with their luggage and opened/closed the front door continuously. The shower also was hard to adjust to the right temperature.

Room was very small but was cute and clean Refrigerator not accessible after a certain time to keep drinks cold. Shower was tiny. My husband is an average size man and literally had to get out in order to lather up. Room needs some sort of fan.

This guest house has no staff on site but access easy using pin codes supplied. I had the single room which was adequate with comfortable bed and tiny en-suite. Some noise from other guests and the walls are thin but quiet overnight. I would prefer a hotel but these expensive in Inverness.

Poor communication. Upon arrival we arrived to a locked door. Checking emails we had no communication on how to access the building (two emails on how to sign up for breakfast). So we figured out how to access the door with the signage, but then no information of our room. We went back out and there was a camera so we pushed the button to speak to someone. When answered the owner (not sure, never told us his name) repeated several times we were sent an email with instructions. We explained we did not receive. Finally he told us our room and when we asked about breakfast we were told to call him when we got to the room. We never saw anyone except a maid the whole 3 nights there. Never had any contact with anyone. Not a friendly greeting. Dark hallways. Dark streets. Not a good way to start our trip. It was very upsetting after traveling all day to be greeted in this manner.

This is in a very nice location. The rooms are cozy and comfortable. I would say this is a desirable place to stay. There are no staff on site, so electronic communication is very important. When we got there we could not find where we were told which room was ours. I tried calling, but my US phone would not complete the call. As the rooms all looked alike, we just guessed and took an upstairs room because it seemed the least convenient. The staff had a complete meltdown because we had chosen incorrectly. I offered an apology just to end the matter, but that seemed to generate more anger. Aside from all the hate mail, this was a good place to stay.

Beautiful guest house with convenient parking. Rooms were spacious and updated. Host was extremely friendly and helpful getting us settled in. Very quick walk to restaurants and river.

Great place and great location. Only point to improve would be how the owner interacts with guests. He made it seem like a real waste of his time to respond to questions regarding where to go in Inverness.

Our automated check-in was easy - just make sure to follow the instructions. The location was fairly convenient, just a few minutes' walk away from the bridge across the river into downtown Inverness. Our room was comfortable. Parking is NOT ideal here - it is a 5-space lot that really only fits 3 cars, so your odds of being blocked-in are pretty high. Luckily, we parked on the right side where we couldn't be blocked in, but we saw this happen to others and the House has a warning for drivers to leave their contact information on their dashboard if they block someone in.

There was no direct communication with the host, even when we called. All was handled via e-mail. Although we got all the information for entering the room, the lack of personal interaction was disappointing. Note no lounge or breakfast is available at this guest house.

The owner is very matter of fact and business like. He cooks breakfast in the morning which is additional 10 pounds per person. Very good food.

Upon check in we had trouble with the door codes. Another couple, who also could not get in called and messaged the property management. The staff were very curt and unhelpful. Once we got into the building our room was akin to a small attic space. My plus size friend could barely get into the shower (the doors did not open wide enough). There were no amenities in the room besides a tea kettle. There was even a letter stating they would charge you if any damage occurred to the room during your stay. For a room that cost as much as a 4 star hotel the whole experience was subpar. I would not recommend.
