We loved having the pool beautiful lòoking out over the lake. Only problem is that the pool is not heated, which we were aware of at time of renting. They had a very hot summer, so we thought it would still be ok. This is probably not an issue if your stay is in hot summer, but being there in late Sept, water was very cold. A suggestion would be to have a heater, and add to cost of the rental if clients want to have a heated pool. We would have been willing to do so in order to have gotten more enjoyment from the pool.We enjoyed yhe restaurant bar next to the house easy to walk to , perfect for us since we did not have a car They hadgreat food , friendly staff and a lovely small parkright next to it. Another great small family restaurant , called Ittiturismo Fraquelli's Fishery was excellent! Fresly caught fish their speciality, a 7 to 10 minute walk from the house.The house itself was lovely, very clean, comfortable beds, well equipped. Perfect location, right on the lake!We would say that staying in Lake Cuomo area, you really are better to have a car. Very few taxis and bus service infrequent when we were there , off season.Recommend the private boat tour of the lake where you get wonderful views of all the towns beautiful villas and gardens.

Property is located right on the lake. Priceless to watch Rivas and water taxis from your patio while enjoying Rose. House is quintessential Italian Villa. Great location and stay. Walking distance to Lenno and Villa Balbianello. Boat rental just down the street.

We had a wonderful time. The home was immaculate and the location magnificent. The owners/management were wonderful to deal with and I will absolutely return. Grateful for the time I spent there.

This property will either work for you well, or not at all, depending on whether the pros outweigh the cons. Pros: 1. On the lake! You could not be any closer to this beautiful place. 2. Walkable to Leno - including many restaurants, boat rental (go elsewhere though) and a supermarket. 3. Good sized pool right next to the lake - such a rate find! 4. Decent outdoor space Cons 1. You are sandwiched between the road (very very close), lake (beautiful but busy/hectic during the day as the house is next to a tourist attraction), a wedding venue (noise and fireworks 2 nights, but not so late/noisy) and a bar/restaurant. This is not an "escape from it all" property - each factor above can be noisy depending on time of day and the bar even had a loud DJ until close to midnight one night - it would have been quieter sitting in front of the speakers! I think this is maybe twice a month though. Location would have been 5* in some respects and 1* in others. 2. No air conditioning. The place is nestled within the plot (sunken into it in places) so does not get too hot, but the master bedroom has no fan and does get hot (30 at night). 3. Downstairs room has a basement feel and no view - it has a de-humidifier and looks onto the boat ramp/fence. 4. The inside is fine - but not in any way modern or luxurious. It has a great view though, so you spend a lot of time looking out. 5. The entrance off the road is very narrow (mirrors in on a small SUV leaves an inch or two maybe on each side) - no way our X5 from home would have squeezed in. In summary, we had a great week here but were glad to be home away from the noise of cars, boats, music, people and to a more comfortable temperature/environment. If you want a "lake experience" - stay here. If you want to get away from the hustle and bustle of life, stay a bit further away from the lake/road.
