The views are absolutely stunning & we opted to stay in for some meals as it beats most restaurants views (note no oven). The property is lovely, clean and had everything we needed. Our stay was wonderful & was made even more special with a late checkout.

Stunning view from all aspects, well located with a short walk to beach. The apartment was clean, well equipped and the host was very accommodating. Late check-out was given at no additional charge. We had a lovely enjoyable stay

Walking down the steps upon our arrival and seeing the Pacific Ocean literally metres away underneath the deck took our breath away! The cedar-clad interior was tastefully and cleverly designed with open living, a stylish bathroom, comfortable beds and lounge setting. There were plenty of pots, pans, kitchen utensils, basic condiments and a hooded BBQ which we used frequently. The deck provided sweeping views from Umina to Palm Beach. Whilst there are two air conditioners at the property, we only required the ceiling fans despite some days reaching over 30 degrees, as the sea breeze cooled everything wonderfully. Going to sleep lulled by the gentle sound of surf every night was a bonus. Graham and Maz were perfect hosts and even provided three customised books detailing the points of interest in the immediate vicinity of Pearl Beach, all illustrated with amazing photographs taken by Graham. I would recommend the extra drive to Bouddi National Park with the sensational easy coastal walk to Maitland Bay and beyond. With Umina and Woy Woy only 10-15 minute drive away, we were able to shop locally as well as dine at the many restaurants in both towns. This property is exceptional in many ways and we thoroughly enjoyed our three weeks there.

Seabreeze was a really magical place to stay - even in the middle of winter! The fire kept us warm and cozy at all times so that we could sit back and appreciate the spectacular views. The weather also held up allowing us could enjoy our walks either on Pearl beach, the rocks along the foreshores, or the walkways near the beach. Graham and Maz were wonderful hosts - always warmly welcoming and full of information about Pearl Beach and the surrounding area. And we greatly appreciated their dog-friendly approach. I would highly recommend at stay at Seabreeze.

It was a real treat to stay in this house. The views are very lovely the sound of the sea to lull you to sleep at night. Walking distance to the beach and also plenty of beautiful walking trails in and around the bay. Hosts were always available fi we needed anything but the house had all we needed for a very comfortable stay. Kitchen well equipped and although no oven there was an air fryer and cooktop so we didn't miss not having one. We would dearly love to stay again and highly recommend this to other travellers.

We enjoyed three nights at Seabreeze in late Jan 2024 and my only regret is that we didn't book for longer. The view and location is magical and sitting on the verandah with an afternoon drink watching the boats and the sun go down is as good as it gets. Short walk to the beach to spend a lazy morning swimming and sunbathing then some fishing on the rocks in the late afternoon and quick drive to Umina for more boogie-boarding in the late afternoon. The accommodation was so clean and Graham and Maz called us in the days prior to the stay to ensure everything was organised perfectly. Would love to stay again. Thanks for the amazing memories [ and the coffee machine!].

We had the perfect winter escape at Graham and Maz's. Days full of sunshine, so we could sit out on the deck, and cold nights, able to curl up in front of the gas fire. And be lulled to sleep with the waves crashing down below. Its the perfect place to relax and look at the amazing views. The house has everything you need.

'Seabreeze', an apartment set right on the cliff face at Pearl Beach with commanding views across the Hawkesbury River entrannce, Lion Island and to Pittwater is a find in a million. Staying there is like having your own cruise ship suite complete with outside deck without the rocking. The accommodation is a short walk down into Pearl Beach and it is well appointed. We are already looking forward to returning in a month's time.

Seabreeze is a true gem. Incomparable views, and a very comfortable stay in a beautiful 2 bedroom apartment. It is well equipped, very clean with excellent hosts. We enjoyed the sound of the ocean, warm fireplace and hot showers, seeing dolphins bobbing in the water, access to books with photos and tips of local walks. All in all a wonderfull getaway.

So close to Sydney yet we felt a million miles away. For a week, we were lulled to sleep by the rhythmic symphony of the ocean – the gentle whoosh of waves lapping at the shore, the occasional dramatic crash as a larger swell rolls in. Waking up each morning to the salty kiss of the sea breeze and the ever-present ocean soundtrack was pure bliss. The house itself was a delight. Well designed – spacious living room overlooking the grand Pacific Ocean, well-equipped kitchen, modern bathroom, cozy fireplace. But the real star of the show was the location. Whether reading a book on the deck with the ocean as our backdrop, enjoying a homemade dinner serenaded by the waves, or simply drifting off to sleep to their calming rhythm, this coastal house offered a level of relaxation we haven't experienced in years. Highly recommend this haven for anyone seeking a tranquil escape with the soundtrack of the ocean.

Our stay with Maz and Graham was beautiful. The property is perched on the side of a cliff with incredible 180 degree ocean views. The property was spotless and there was plenty of towels. The aircon was amazing as well! Maz and Graham are incredibly helpful but also respect your privacy. We can't wait to stay again in the future.

We totally loved our experience at Seabreeze, it was everything suggested and offered on Stayz and easy to see it has 10/10 rating. We couldn’t fault a thing. Graham met us on arrival, helped with our bags and ensured we knew where everything was. The property is spotless, well appointed with luxury towels and bedding. Super comfy bed and pillows. The outlook is stunning and the sound of waves actually put me to sleep.The drive in is beautiful but do bring some snacks and drinks if you like, however Umina shopping area is only about 10 minutes away. Make sure you take time to walk around the beach and bush walk near by. Definitely looking to return.

We had an absolutely wonderful 4-night stay at Seabreeze. The place was perfect; cosy, comfortable, clean and the view over the ocean is impossible to beat! Plus it’s only a short walk down to the lovely Pearl Beach and ocean pool. Graham made us feel especially welcome and we hope to return!

We had an absolutely sublime stay at 'Seabreeze'. While the photos give you a good hint of what’s in store, nothing beats watching the amazing, ever-changing views throughout the day. Graham and Maz have really thought of everything to make sure you’re comfortable and happy during your stay. You can tell they put a lot of care into the place — from the spotless interiors to the thoughtful little touches that made the whole experience so relaxing and enjoyable. They were incredibly welcoming and always ready with great tips or a helping hand. We look forward to returning soon!

Our family had a wonderful stay at Seabreeze. Located in the most amazing spot in Pearl Beach, the views are stunning and the sun rises magical. Walkable to the beach, which is dog friendly at the far end. The house is beautifully designed and was very clean and tidy with everything we needed. Graham and Maz are wonderful experienced hosts. Oh and we saw dolphins from the balcony. It really was the best stay. We would go back in a heartbeat!

Perfect hosts, perfect location, perfectly clean! We love coming back to Seabreeze. It's always very hard to leave. Such a comfortable apartment, with everything you need, and the views are amazing. This is an wonderful property. Very private and the views are incredible from every room. The sea breaking on the rock platform below as a soundtrack Having stayed here before I had forgotten how special this place is. The hosts are incredibly accomodating and the place is well set up for comfort and relaxation. Lovely local walks and very close to the beach. A very memorable stay.

'Seabreeze', an apartment set right on the cliff face at Pearl Beach with commanding views across the Hawkesbury River entrannce, Lion Island and to Pittwater is a find in a million. Staying there is like having your own cruise ship suite complete with outside deck without the rocking. The accommodation is a short walk down into Pearl Beach and it is well appointed. We are already looking forward to returning in a month's time.

Seabreeze is a true gem. Incomparable views, and a very comfortable stay in a beautiful 2 bedroom apartment. It is well equipped, very clean with excellent hosts. We enjoyed the sound of the ocean, warm fireplace and hot showers, seeing dolphins bobbing in the water, access to books with photos and tips of local walks. All in all a wonderfull getaway.

So close to Sydney yet we felt a million miles away. For a week, we were lulled to sleep by the rhythmic symphony of the ocean – the gentle whoosh of waves lapping at the shore, the occasional dramatic crash as a larger swell rolls in. Waking up each morning to the salty kiss of the sea breeze and the ever-present ocean soundtrack was pure bliss. The house itself was a delight. Well designed – spacious living room overlooking the grand Pacific Ocean, well-equipped kitchen, modern bathroom, cozy fireplace. But the real star of the show was the location. Whether reading a book on the deck with the ocean as our backdrop, enjoying a homemade dinner serenaded by the waves, or simply drifting off to sleep to their calming rhythm, this coastal house offered a level of relaxation we haven't experienced in years. Highly recommend this haven for anyone seeking a tranquil escape with the soundtrack of the ocean.

We totally loved our experience at Seabreeze, it was everything suggested and offered on Stayz and easy to see it has 10/10 rating. We couldn’t fault a thing. Graham met us on arrival, helped with our bags and ensured we knew where everything was. The property is spotless, well appointed with luxury towels and bedding. Super comfy bed and pillows. The outlook is stunning and the sound of waves actually put me to sleep.The drive in is beautiful but do bring some snacks and drinks if you like, however Umina shopping area is only about 10 minutes away. Make sure you take time to walk around the beach and bush walk near by. Definitely looking to return.

Seabreeze has the most incredible, uninterrupted ocean views. It was peaceful and within walking distance to the beach and restaurant/cafe. Graham was a wonderful host, offered us a lift to and from the Patonga ferry. We had such a lovely weekend to celebrate a special birthday. Would definitely go back to Seabreeze!

A beautiful tranquil place to say with unlimited views of the ocean and saw dolphins!If you want to refresh your soul and enjoy the natural wonders of Mother Nature this is the place. Lots of bush walks as well. The closest restaurants and cafe is Umina but that is only a 5 minute drive.Our host Graham was very responsive to our emails and provided great information on walks and the amenities. I would certainly recommend this place.

I have travelled a lot throughout the East coast of Australia and out of everywhere I have been, Seabreeze has been the first one I have decided “I would definitely come back”.From the breathtaking views, the extremely clean, homey cabin feel of the interiors and a soothing ocean sound 24/7 to die for, Seabreeze was spectacular. Heaven on Earth.My partner Anita and I stayed for the weekend as it was our 10 Year anniversary.I set this up as a surprise little trip for her and she was absolutely blown away.Our only regret was not staying more than 2 nights and getting to meet Graham and Maz in person who were absolutely lovely throughout the bookings process. Extremely easy to communicate with, especially considering they were away at the time.Anita and I needed a get away as we have had a difficult year and this has been our first trip in a few.Thanks to Graham and Maz, we celebrated a huge milestone in our relationship in the most ideal setting.We could not have asked for a better experience.We had every plan to go and do a few things while on the Central coast…. All that went out the window after we first experienced the view.Did not leave for the entire stay, ordered food and spent all our time on the deck without any regrets.Definitely looking to come back in the near future, only next time it would have to be more than 2 nights.Thanks Graham and Maz for sharing your beautiful property and giving us an unforgettable 10 year anniversary.

We had an absolutely sublime stay at 'Seabreeze'. While the photos give you a good hint of what’s in store, nothing beats watching the amazing, ever-changing views throughout the day. Graham and Maz have really thought of everything to make sure you’re comfortable and happy during your stay. You can tell they put a lot of care into the place — from the spotless interiors to the thoughtful little touches that made the whole experience so relaxing and enjoyable. They were incredibly welcoming and always ready with great tips or a helping hand. We look forward to returning soon!

We had the full gamut of weather during our stay and enjoyed every moment of it. Watching the weather change provided entertainment and serenity. A multitude of photos were taken of the sunrise straight off the balcony decking! Our hosts were excellent and always available for any assistance. It’s an easy stroll to Pearl Beach and great fun clamouring on the rocks below as far as you can go. An awesome spot to wind down :-) Loved it!

Our expectations were surpassed - the location is gorgeous with the most amazing ocean views, and the place was everything we hoped for! We had a very relaxing visit and made the most of the beach, rock pool, and nearby trails. We came away very relaxed and rejuvenated. Would highly recommend… 10/10 experience.

Beautiful home in a stunning location looking right over the water. You look out at the 180 degree views from any of the rooms or balcony and think "wow, just stunning". Short walk to beach and great walks. Beautifully photographed books produced by the owner make finding them super easy. Short walk along the beach to a good cafe. Short drive to good restaurants. Our host was super helpful and friendly. Honestly we couldn't think of a single thing to improve. We honestly can't wait to go back!!

This is an wonderful property. Very private and the views are incredible from every room. The sea breaking on the rock platform below as a soundtrack Having stayed here before I had forgotten how special this place is. We had the perfect weekend getaway here. Besides the breathtaking views the apartment itself was in immaculate condition allowing you to feel relaxed and comfortable. We enjoyed spectacular sunrise from the private balcony and also loved how close it was to everything. Walking track to Patonga, Pearl Beach, cafes and a beautiful Italian restaurant are right on your doorstep. You can tell the host Graham and Maz put a lot of effort in to maintaining the place and seem like very lovely people. Even bigger bonus that it’s only a short 1 hour and 20 min drive from Sydney - makes for the perfect weekend getaway. Would highly recommend.

The views are absolutely stunning & we opted to stay in for some meals as it beats most restaurants views (note no oven). The property is lovely, clean and had everything we needed. Our stay was wonderful & was made even more special with a late checkout.

My parents, partner, 2 month old and dog had an amazing stay at Seabreeze. What a fabulous property and location. Utterly breathtaking views which we enjoyed all weekend. Beach within a stones throw for walks and a lovely meal at the Boat house. Graham was great with communication and offered some useful local information on arrival. The property has everything you need, including personalised touches. We hope to be back very soon. Would highly recommend this property for others.

The property was exactly as photographed. A stunning view and the perfect size for our family getaway. The apartment was well appointed. With easy access a short walk away down to Pearl beach and a good breakfast to be had at Pearlys I am sure we will return.

It was a real treat to stay in this house. The views are very lovely the sound of the sea to lull you to sleep at night. Walking distance to the beach and also plenty of beautiful walking trails in and around the bay. Hosts were always available fi we needed anything but the house had all we needed for a very comfortable stay. Kitchen well equipped and although no oven there was an air fryer and cooktop so we didn't miss not having one. We would dearly love to stay again and highly recommend this to other travellers.

This was my fourth time staying at Seabreeze. Love the proximity to Sydney and the warm welcome always received from host Graham. Property is immaculate and photos don’t do the view justice. We were a group of girl friends looking to relax and this was the perfect spot. We enjoyed hiking the fire trail to Patonga and a leisurely afternoon of live music, drinks and food at The Boathouse. Love this little place of paradise and already planning next visit.

Beautiful home in a stunning location looking right over the water. You look out at the 180 degree views from any of the rooms or balcony and think "wow, just stunning". Short walk to beach and great walks. Beautifully photographed books produced by the owner make finding them super easy. Short walk along the beach to a good cafe. Short drive to good restaurants. Our host was super helpful and friendly. Honestly we couldn't think of a single thing to improve. We honestly can't wait to go back!!

Our family including our little dog Oscar stayed here over the April school holidays. Before we arrived I received a welcoming phone call from the owner, Graham, to say we could check in earlier if we liked. On arrival Graham kindly met us, spending a few moments to show us our accommodation for the next few days and provide some really useful advice about the immediate area. The place was spotless and very inviting. I don’t even think some of the site images do the views justice. Spectacular sunrises, sunsets from what can only be described as a stunning view across to Lion Island and beyond. Graham and his wife have clearly put a lot of thought and effort into making this a home away from home experience. Also loved the photography works on the walls. Pearl Beach itself offers a relaxing holiday - especially for those with dogs. The beach is dog friendly, the local cafe which did a great brunch also allows dogs in its covered area. Can’t recommend enough. We will be back!

We had the perfect weekend getaway here. Besides the breathtaking views the apartment itself was in immaculate condition allowing you to feel relaxed and comfortable. We enjoyed spectacular sunrise from the private balcony and also loved how close it was to everything. Walking track to Patonga, Pearl Beach, cafes and a beautiful Italian restaurant are right on your doorstep. You can tell the host Graham and Maz put a lot of effort in to maintaining the place and seem like very lovely people. Even bigger bonus that it’s only a short 1 hour and 20 min drive from Sydney - makes for the perfect weekend getaway. Would highly recommend.

Highly recommend this property in a superb location. Owner provided excellent advice regarding local walks and restaurants which we found helpful. Kitchen is well equipped. Gas fire was cosy when evening came.

This is our second stay at Seabreeze, and everything was just as we expected. The warm welcome from Graham, the breathtaking views during both day and night, and the spotless, well-equipped house all made it special. It’s still our favourite holiday place, and we’re already planning the next visit!

What a fabulous location & stunning apartment with a view to die for. The hosts were lovely, welcoming and very friendly. Unfortunately we did not get to complete our stay due to catastrophic weather conditions but we will be back! Looking forward to relaxing & enjoying the full potential of the gorgeous getaway.
