We love the creative space and the time to come and venture down to Provincetown off-season. It was rainy during our stay, and the complementary umbrellas to get us out and about were such a nice touch! It would be nice if they made it known that the sauna and hot tub were not open during the off-season, other than that it was comfortable and cozy- great stay overall!

Really pleasantly surprised.We must have had the best room in the place, front and center on Commercial Street. Amenities were awesome! Fireplace, frig, microwave, coffee setup ... Just can't say enuf!

I suite was spacious and clean. Accessible, right on Commercial Street. Customer service was great. Was given code to hotel within a timely manner. Much appreciated. The only downside was that the hot tub which was pictured in the site was taken down and not available for use.

I have never been so disappointed in a hotel, and I spend 35-40 nights per year in hotels. This run down old hotel is costing us nearly $500 for one night. The carpets are gross and stained. The bath mat is stained. The wooden bed frame is worn and looks like it is about to fall apart. It doesn’t even fit the mattress. The amenities are non existent unless you count a few chairs outside and a sad looking sauna. There is no staff and no one has responded to our call. This place is not as advertised and I would never have chosen to stay here if the description was anything approximating reality. I want a refund.

Fantastic location right downtown - but unless you have a room right on the street pretty quiet. Charming, quiet little garden behind with sauna and wood hot tub - perfect for morning coffee. Smalll room but big comfy bed, fancy toiletries. Cleaning staff very accommodating if anything needed. An old but charming building. Would book again.

An absolute delight! The bed was beyond comfortable & the whole inn is just so welcoming. We absolutely loved the soaps/hair products provided - they smelled delicious! Our room was spotless & small extras (robes, real glasses & umbrellas) shows someone is thinking of all the little details other places over look! I can’t wait to come back and use the hot tub & sauna!

This room was not on ocean side. We knew that when we booked. The fireplace was nice for the cold nights. I had to message to ask a question and was responded to immediately. We had a great time. Room is right on commercial street. Walk to everything! The Portuguese bakery is right across the street!! So good!!

BE AWARE. There are no hot tubs, shared or private, indoor or outdoor. Do not trust anything that says there are. Owner did not respond to my text about that issue, but did respond when I complained through Expedia, saying that they do not advertise hot tubs/jacuzzis, and offering me a discount if I could show him where they do, then not responding again. You should also be aware that they make you give them a lot of information before confirming--photos of driver's license and credit card, and they actually charge your credit card $150 extra before you arrive--it is not a hold authorization. Properties are right in the center of town, and the bed was very comfortable, but the carpet was stained, loose, and worn. There was only one bathroom for two floors of rooms. It could have been a good stay if it were advertised honestly and the communication was better. I hope they correct their Expedia listing. Even the property's website mentions a "spa" that does not exist. It was a shared tub, but it has been removed according to the owners.

The location is perfect right in the middle of everything. The place is very well kept and clean. The rooms are nice, comfortable and very clean. The only thing the room is lacking is a small fridge which would be nice. The people with younger kids at the end of the hall were very loud with music and noise till 1:30am, thank god they only stayed one night. There is no known management on property which would be nice for these type issues but wouldn’t take that away from our stay. Had a great stay and would definitely go back. The only other tough thing is dropping off your luggage, there is no parking even for drop off so you have to park quick in the street, drop off your things and then go park somewhere.

The room was very clean when we got there. The temperature inside was 50°. They had not turned the heat up for us before we arrived, but we went to dinner and came back and it was nice and warm. Then we took the room because we like the fact that it had a fireplace what we didn’t expect was that all the walls would be Pepto-Bismol pink and that the ceiling would have mirrors on it and the mirror on the wall had disco colors around the edge that would dance around woo hoo.

Thank you for a great Holly Folly weekend! I had a room with a private bath and it was a lovely weekend. Staff were great, facilities are central and walkable. Premises are clean and well maintained. It was a great experience.

Amazing location right in the middle of town and on the harbor. Better view than expected… great vantage point. Cheap renovation with thin walls but a nice amount of space in room 4. Room 4 has a deck, harbor view and sleeping loft.

Cute room. Close to everything. Very comfortable bed. Only drawback with the room was that it was on the third floor. That was not mentioned when booking. Also, Commercial St is very loud and you can hear the todo even with the windows closed. We would stay here again if we could get a room on the first floor.

Rooms are small but well decorated and very comfortable. Beds/linens are clean. Really liked the no front desk model where they text you the door codes. Overall great place and great location.

Great and affordable place to stay in the off-season. No front desk and everything runs on key codes, but it was fine. Walls are a bit thin so bring your earplugs. The room was very comfortable and well appointed. Took me a while to figure out how the heat system worked but I got it and was comfortable. The bed was also very comfortable. I had a room with shared bath, which was clean and nice. I definitely stay here again, especially considering it was such a bargain in the middle of January!

This is a really neat place. It sits over businesses on the main street right by the piers the whale watching are. Theres a ton within walking distance plus the hotel rooms are cute and nicely updated.

I booked this room on my way to P town and honestly did not have super high expectations. I was pleasantly surprised with every detail of the property. From the staff reaching out, sharing the room code and tips and tricks, to the room itself, I was throughly impressed. The location is perfect and the accommodations were fantastic. I highly recommend!

Loved staying at the Lotus. The location in the center of Provincetown was so convenient tô everything and yet when in our room it was nice and quiet. The hosts were very responsive and it was very evident that making sure their guests are well taken care of is their top priority.

What a great experience! Tonn was quite accommodating (I had to come up to Provincetown last minute) and the room was very clean, cozy, and welcoming. I had a bit of trouble using the door code upon my arrival, and Tonn quickly helped me resolve the situation, and I was in my room in no time. The location is, of course, spectacular; right across from the Portuguese Bakery and in the middle of town, I could easily access everything I needed. The parking situation in PTown, as a long time New Yorker, is quite strange, so expect to move your car each day, though thats not Tonn's fault, in fact he has plenty of resources on his website with best ways to park in Ptown. A great experience, and very reasonably priced!

The location is, of course, spectacular; right across from the Portuguese Bakery and in the middle of town, I could easily access everything I needed. The parking situation in PTown, as a long time New Yorker, is quite strange, so expect to move your car each day, though thats not Tonn's fault, in fact he has plenty of resources on his website with best ways to park in Ptown. A great experience, and very reasonably priced!

There’s no garage around, they never said that we had to do the check in on the website days before, we got to the place in the corner of a dark street and saw the sign asking to check in to get a code and then the side said they would send to us in 2 hour and when I completed it said that I would send us a day before arrival, so we are here outside

Everything about the place was great. However the management is not responsive. They charged me an additional $150 for cleaning, and we left it spic and span. Didn't use the oven or stove or dishes or utensils. There is a note that says if you use these things and don't clean them there will be a $150 charge. They charged me anyway. Still trying to get the refund. So beware. But it is a nice place.

I have never been so disappointed in a hotel, and I spend 35-40 nights per year in hotels. This run down old hotel is costing us nearly $500 for one night. The carpets are gross and stained. The bath mat is stained. The wooden bed frame is worn and looks like it is about to fall apart. It doesn’t even fit the mattress. The amenities are non existent unless you count a few chairs outside and a sad looking sauna. There is no staff and no one has responded to our call. This place is not as advertised and I would never have chosen to stay here if the description was anything approximating reality. I want a refund.

This room was not on ocean side. We knew that when we booked. The fireplace was nice for the cold nights. I had to message to ask a question and was responded to immediately. We had a great time. Room is right on commercial street. Walk to everything! The Portuguese bakery is right across the street!! So good!!

Thank you for a great Holly Folly weekend! I had a room with a private bath and it was a lovely weekend. Staff were great, facilities are central and walkable. Premises are clean and well maintained. It was a great experience.

BE AWARE. There are no hot tubs, shared or private, indoor or outdoor. Do not trust anything that says there are. Owner did not respond to my text about that issue, but did respond when I complained through Expedia, saying that they do not advertise hot tubs/jacuzzis, and offering me a discount if I could show him where they do, then not responding again. You should also be aware that they make you give them a lot of information before confirming--photos of driver's license and credit card, and they actually charge your credit card $150 extra before you arrive--it is not a hold authorization. Properties are right in the center of town, and the bed was very comfortable, but the carpet was stained, loose, and worn. There was only one bathroom for two floors of rooms. It could have been a good stay if it were advertised honestly and the communication was better. I hope they correct their Expedia listing. Even the property's website mentions a "spa" that does not exist. It was a shared tub, but it has been removed according to the owners.

Cute room. Close to everything. Very comfortable bed. Only drawback with the room was that it was on the third floor. That was not mentioned when booking. Also, Commercial St is very loud and you can hear the todo even with the windows closed. We would stay here again if we could get a room on the first floor.

Great central spot for visiting for our first time. The location is nested right among the shops by the pier which is so fun but made parking a little difficult. The host provides recommendations on where to park and Riley’s was closed off when we arrived in the evening but saw it open the next morning. The Pier is said to have free parking Nov 1st through April 30th but our stay was in October and the overnight parking would have cost us $35…. But a local told us if we parked there and were to exit the lot before 8am the gate would be unattended and open and we could repark (wink wink). Access to our room was easy, the room was lovely and super clean and comfortable. I can’t imagine there being a better place to stay honestly. Stay here and you will have a great trip.

I suite was spacious and clean. Accessible, right on Commercial Street. Customer service was great. Was given code to hotel within a timely manner. Much appreciated. The only downside was that the hot tub which was pictured in the site was taken down and not available for use.

Right on Commercial Street. Even the beach is just a short walk away. Restaurant variety is great. Coming from the ferry it is a quick 5-minute walk. The building is old but kept in good shape. I am looking forward to annual visits with this Inn.

This is a really neat place. It sits over businesses on the main street right by the piers the whale watching are. Theres a ton within walking distance plus the hotel rooms are cute and nicely updated.

The property is very conveniently located, right off the Boston to P-Town ferry. Nice and safe, quiet and clean. Easy access via door codes, and the owner is accessible by phone. There are good restaurants and bars nearby, and a really fun drag show at the Crown and Anchor. Don't miss it!

My main complaint about this property is the towels they furnish for you in the bathroom. They are very small and so thin that you can practically see through them. And to make matters worse, they feel like sandpaper when you dry your skin with them. And there is only one towel per person. I wouldn’t use these towels to dry a dog. There is no staff on premises. I did encounter one cleaning person to ask for extra towels but he did not speak a word of English and was not able to help me. The room itself was clean enough, but the carpeting throughout the entire property is filthy. Looks like it hasn’t been cleaned in years. my room was on the third floor and the steps are very narrow and steep so you really have to be careful. There is no elevator.

location is fantastic and room was spacious. With easy access. what keeps me from giving this 5 stars is the towels and shower water temp. Towels were paper thin and did not dry well. the shower water temp was either cold or hot. need water fix or add a mixing valve. it was hard to regulate the water.
