Very nice inn; however, there is no elevator & most of the rooms are upstairs. The rooms are air conditioned, but the rest of the inn just has box fans around. Also, no refrigerator, microwave, or television in the rooms. The room we had was decorated really nice. The inn is decorated nicely, also. Really beautiful part of town, nestled in a quiet neighborhood.

We liked the overall ambience and coziness of the property. It was mostly quiet and we were able to relax. The staff was friendly and knowledgable. It was in a quiet location (which was what we were looking for). They serve complimentary breakfast which we enjoyed. They were supposed to provide a welcome drink when we arrived, but that was never offered to us. The property had plenty of nice places to sit down inside and outside of the property. There were games available. The room itself was cozy and clean. The bed was comfortable. It did not have a TV or refrigerator in the room, but it is mentioned in the list of amenities. Pretty close to wineries and within a reasonable distance to restaurants, etc., Overall, we were happy with our stay.

It's a beautiful old-time inn with some modern amenities and very comfortable beddings. No TVs anywhere in the building added to the peaceful vibe. The complimentary breakfast was a limited menu but nicely done and huge portions. Overall, a terrific location.

The Kirkwood Collection should be thoroughly embarrassed to have this "hotel" in their portfolio considering it's hardly a hotel at all. It's more of a collection of rooms with a roof. Anyone in need of even the barest of amenities in their hotel room will be sorely disappointed. No mini fridge (which is a shame in wine country), no TV, a single drawer for clothes, sheer curtains that allow full sun at 5am, only enough hot water for one person to take a 5min shower in the morning...I could go on and on. The entire place is old and dingy, the carpet in our room was ancient and filthy with multiple torn areas. The "free breakfast" is nothing more than burnt coffee, some cut-up melon, plain yogurt, and granola. Thankfully there's a great bakery across the street. We come up to wine country every couple of years for a quick get-away and have stayed at some lovely places. After checking into our room we nearly ate the cost and went elsewhere. I truly have no idea how this place has such great reviews.

My evening was ruined because I could not get onto your wifi. Change the password! I was not the only guest w this problem—a capital “I” looks identical to a lower case “l”. I could t check on my dog or make arrangements for the am w my friends. Over a confusing password and no one anywhere after 9 to ask. The breakfast was excellent but the wifi frustration ruined my night and my sleep. Change it.

What a beautiful place! Can’t say enough about Ballard Inn. From the wine & charcuterie board at 4, roaring fire and great breakfast! Highly recommend but ask for room to the back of property. Jessica at the front dest was great and very accommodating!

The hotel is very nice with an air of effortless elegance. The front desk personnel were friendly and helpful. They kindly offer fresh water, wine and cheese free of charge every day around 4pm. They could improve the quality of the pillows...they were too high for me. We spent the weekend at the hotel and enjoyed it very much. Definitely coming back!

We loved staying there! The bed was a bit springy and the water still ran in the tub when the shower was turned on. The lever that converts the tub water stream to the shower water stream wasn’t working very well. Really very minor issues! The hotel was SO clean and beautiful. All the staff was so friendly! I will be staying there again and would absolutely recommend it!

Our room was in poor condition. The carpet was badly stained, mold on shower floor, bedskirt looked like an old rag badly wrinkled. No logs in gas fireplace, mismatched furniture, poorly repaired drywall water leak repairs. Hotel not representative of star rating and brand reputation. Don’t waste your money until renovated. Staff friendly and attentive. Complimentary breakfast is continental at best with one hot item. Coffee not hot after dispensing two days in a row.

I think this place has false advertising. I walked into a room that smelled horrible. There was flies everywhere. The bathroom needs major updating. Definitely not worth $450. Max I would pay is $200 and at this point I am definitely going to request a refund.

Overall, it’s a cute place with a polite staff. I was really bothered by the condition of the bathroom. Cracked and peeling paint on the ceiling, stained grout. The property itself seems to be in need of some maintenance. At a lower price point this wouldn’t have bothered me enough to write a review, but at the premium Ballard Inn charges, it’s less acceptable.

The hotel itself felt a bit dirty. We had dead flowers in our room and a worm in our tub when we arrived. A few small bugs in our bathroom. Never received our complimentary champagne upon arrival. The compilmentary wine and cheese was very minal on the food. However the breakfast was over the top!

Wonderful, clean, friendly, pleasant surroundings, at this quaint country Inn, that has so much warm character. Friendly, helpful staff. No TVs in rooms, however there are plenty outdoor things to do to keep busy during the day and evenings. Love the continental breakfast and evening wine and cheese socials. Great quiet location in the middle of quaint farm and residential area. Easy access to Solvang. Santa Ynez, and Los Olivos.

The hotel staff is very friendly, and the common areas are charming and well-maintained. However, for the price, the rooms fall far short of expectations. We booked a Deluxe Room with a Balcony, but there was nothing deluxe about it. The room and bathroom were extremely monastic in style, very "spartan", like a scene from the movie "The Conclave". There was no fridge (so forget keeping drinks or snacks cold), no TV (which wasn’t an issue for us), and only a single outlet—located away from the bed—for charging electronics. No slippers or robes, which would be understandable if the price were in the $120–$150 range, but at their rates, these omissions feel glaring. The lack of blackout curtains was frustrating—just a small, ineffective curtain that barely covered the window (see picture). To make matters worse, the walls were thin, and we were woken up early by the noise from breakfast downstairs. Most rooms face the parking lot, which isn’t a dealbreaker, but again, at this price point, expectations are higher. Overall, it’s a cute bed & breakfast, but the lack of amenities makes it hard to justify the cost. If they adjusted their pricing to reflect the experience, it would be much more reasonable.

No slippers or robes, which would be understandable if the price were in the $120–$150 range, but at their rates, these omissions feel glaring. The lack of blackout curtains was frustrating—just a small, ineffective curtain that barely covered the window (see picture). To make matters worse, the walls were thin, and we were woken up early by the noise from breakfast downstairs. Most rooms face the parking lot, which isn’t a dealbreaker, but again, at this price point, expectations are higher. Overall, it’s a cute bed & breakfast, but the lack of amenities makes it hard to justify the cost. If they adjusted their pricing to reflect the experience, it would be much more reasonable.

Very friendly welcome to the Inn. Our check in was quick and our room perfect. Very quiet room, spacious and clean. Breakfast was perfect with a small assortment of sliced fruit, yogurt and baked goods. Fresh coffee, water and orange juice also available for self serve. We were greeted and offered "Turkish Eggs" which were delicious, but if we wanted we could also have ordered eggs our way as well. It's a lovely place. Highly recommend a visit and stay if you're in the area.

Hotel was nice, but probably past its prime. The mattresses definitely needed to be replaced because they were sagging on both my side and my wife’s side. Staff was nice. Breakfast was underwhelming and on more than one occasion the coffee canister was empty when went to get some in the morning with breakfast. There is a great food place right across the street however All in all a nice hotel, but not a lot going on in the town. Next time I would stay in los Olivos since just more going on there.

The location was close to Los Olivos and good for a one night stay. The room was comfortable, but somewhat dated. The front door key we were given didn’t work, and we had to call the emergency number to get in after we returned from dinner. They answered on the second call and we got in.

Great place to stay. I stayed for business and arrived at about 10 p.m. when I checked in. The key was waiting with an envelope with my name on it and bill inside. Except, for work, I need a detailed bill outlining taxes etc. It has been very difficult to get a copy of this bill. It doesn't seem like they have many people physically there to man phones or respond to customers.

Really felt like this hotel was a ripoff. The room was advertised as a queen bed but it was definitely a full, and breakfast was “made to order” but only if you could find a staff member, which was hard enough, and if you succeed in finding one then good luck getting them to make eye contact with you even when they’re sitting at the front desk and you’re standing one foot away from them. (The cleaning staff was excellent; it was the front desk who were rude and ambivalent). At 8am they still had yesterday’s coffee, freezing cold and full of grounds, sitting in the thermos in the dining room. No attention to detail, not romantic, bad service — I just can’t recommend enough that you don’t overpay to stay here

We arrived around 9:30, but the front desk staff had already left at 9. They had provided instructions to enter the property, and told us the room would be unlocked with keys inside. However, the room was locked, and there were no keys in sight. The so-called “emergency contact,” Alexandra, was no help. She had us search the property for the keys, only to tell us later that she couldn’t do anything further and suggested we find another place to stay. We had no choice but to look for last-minute accommodations. If you’re looking for frustration, incompetent staff, and zero accountability, this is the perfect spot! P.S. They did refund the amount—and that, apparently, was the pinnacle of their hospitality.

The staff needs proper training in hospitality. Every little question was asked was responded to as if it was a chore. Guests are paying a lot to be there and they should be treated as if they are guests, not people walking in off the street.

The service at The Ballard Inn was second to none. Mayra and Susie were so pleasant and far exceeded our expectations!! They offered the best customer service I have experienced. It was like staying with family. The room was amazing and we loved the fireplace and the happy hour with wine and charcuterie. The entire stay was amazing and we will definitely go back to The Ballard. Thank you so much for a wonderful experience!!!

We had a lovely stay. The staff and service were great. The other guests were friendly and thoughtful. I remember when they had the great restaurant, but it's now closed. I will return when I am in the area again. I particularly like that it's located away from the tourists, but so close to Solvang, Buellton and Los Olivos.

Quaint and cozy, Ballard Inn was a pleasant stay. Located near many vineyards, and offering discounted tastings to many of them, it was the perfect place to map out your vineyard stops. No TVs in rooms, however there are plenty outdoor things to do to keep busy during the day and evenings. Love the continental breakfast and evening wine and cheese socials. Great quiet location in the middle of quaint farm and residential area. Easy access to Solvang. Santa Ynez, and Los Olivos.

It was quiet and serene. Located just far enough from the hustle and bustle areas with people. My room overlooked the front of the property. It was cozy. I also love the various sitting areas inside and outside on the long porch. I love how Well Bread Bakery is right across the street and the entire village/town is small enough to walk around in under 30 mins. It’s like a hidden secret. Definitely recommend if you want to get away for solitude.

Our room was in poor condition. The carpet was badly stained, mold on shower floor, bedskirt looked like an old rag badly wrinkled. No logs in gas fireplace, mismatched furniture, poorly repaired drywall water leak repairs. Hotel not representative of star rating and brand reputation. Don’t waste your money until renovated. If anyone remembers the Ballard Inn of 10, 15 or even just five years ago, then you'll be hugely disappointed by what it's become. The Kirkwood group which now owns it is supposedly looking at renovations, but to us it looked like they were barely trying. The rooms and common area are still well maintained, and the housekeeping staff is great, but that's about it. Dining, which is what the Ballard Inn was always known for, is almost non-existent. There hasn't been a restaurant now for over three years, and breakfast has become little better than a grab-and-go. Whereas before there were several great options each morning, plus pastries and muffins, now there's only one meagerly portioned daily "special." If you ask for toast or muffin with that, you're told there's no bread, and that you should "go across the street" to the local bakery. Want fruit? There is some, but the hotel doesn't even put out plates to put it on, just plastic cups. Coffee is help yourself, and if you want a latte or cappuccino, the response again is, "go across the street." Even with how bad the Ballard Inn has gotten, we might still be tempted to stay again if it were reasonably priced. But instead the Kirkwood Group has jacked up prices to almost ridiculous levels. We've stayed at the Ballard Inn every single year for literally 20 years, but this will have been our last visit.

We had a wonderful stay. They were able to get me in really early. they were nice. Our room was large and clean facing the street. Parking was easy. It was like staying in an old inn. No Key Cards. Just old fashion keys. The complimentary breakfast was amazing. You had your choice of fruits, yogurt and granola. Fresh oj, coffee, tea. Each day there is one breakfast served. Ours was Turkish eggs all farm fresh. There is an amazing French bakery across the street. Between 4 and 5 there is a cheese platter and complimentary wine. (we never do this but we did one night and ended up going out to dinner with another staying in the hotel). And a heavy pour of champagne upon check in. We will definitely make this our only hotel when we visit.

Very Old World and I loved it. (No TV). The Bed was very comfortable, and the room was very nice. The staff was very friendly and helpful. They brought out Local Wines, Walnuts, Figs and very Fresh Cheese the first night of Our stay. Delicious! The Continental Breakfast is Wonderful. Fresh Fruit and freshly made pastries daily. They brought out a fresh made open face sandwich the first morning then a quiche the next day. Next time we will try the King Bed. The Queen was a little small, but again comfortable. Just bring your own pillow if you are particular about that ( like me) all the pillows are overstuffed with fiberfill and super hard to sleep on … barely got any sleep because of it. But everything else is fantastic !!
