Excellent value. Great location next to Queens University. Plenty of bard and restaurants nearby. Cozy rooms with large smart tv. Vending machine in lounge for snacks and drinks, even beer and wine.

Easy to find and great parking. Literally right beside the building on the side street. Easy walkable distance to surrounding bars and restaurants. Breakfast was okay, mostly store-bought items and was a little bit of a tight squeeze in the eating area. Overall great price and great experience.

My only concern about the property is the stairs. Not accessible. Fortunately another guest helped me to get my case up the stairs. No staff on site to help.

We really enjoyed our stay at No.11! The hosts were very friendly & the continental breakfast was great! The only downside was LOADS of stairs! We had to climb 6 sets of stairs with all our luggage to get to our room

The cleaning products they use have a very strong odor that was almost unbearable initially. There was a fan to help air the room out. They advertise "free parking" but don't tell you it is street parking, if you can find it. Which you cannot near a university. No elevators so would not be an accessible option for anyone with mobility issues. A lot of stairs. There are no staff in the hotel overnight, there is a sign to call a number, however most e-sims cards do not include phone. Overall the room was fine, but small.

We had a comically small room. I could touch all four walls from the queen sized bed. The bed was low, but comfortable. The bathroom was similarly small. Like, hit your head on the doorknob when you stand up from the toilet. The breakfast was pretty lame, too. A couple pieces of processed ham, a salami, a cheddar cheese, some bread, and some cereal. For a bargain hotel though, it was clean and comfortable. The description is a bit misleading about parking. The free parking is curbside parking on the streets nearby. But, the graffiti and somebody's stolen luggage made us take everything from our car to our room so we wouldnt be the next victim.

Great location and great to have the free parking close by. Nice hotel. But no hot water from tap in bathroom and very bad drain smell in room. No fresh water in room to drink, no tissues, shower cap & soaps missing (?) Nice shower gel and conditioner in shower.

This property did not reflect what was advertised. It was way underwhelming. Mould in the tiles in bathroom. No window to open for fresh air. Bed springs noisy and bed not stable. Pillows hard.. continental breakfast again underwhelming with not enough seating for those staying. WAY overpriced. Half the price might be closer to value. Do not stay here.

Very clean and quiet room, bathroom was also sparkling clean. Shower was good. Continental breakfast was generous and had everything we needed. Easy to walk to restaurants and Ulster museum is just across the road. All round good experience. Just to note the mattress was soft, to be aware if you have back problems.

I was really looking forward to our stay at this place. Having paid 150£ per night I was expecting a lovely experience While the overall look is nice, it needs some TLC and seems to be run as cheaply as possible Details.... TV reception not good enough to watch any channels. Poor WiFi stopped us Streaming. Window poorly insulated against cold and noise (the latter being an issue as it's located on a main road). Curtains letting some light in. Bathroom looked clean on first glance but dirty around the tiles. Bed looked nice but was not built properly and shook when sitting on it. Continental breakfast best avoided (packed pain au chocolate) and too late at the WE (9-11). Instructions for entry were clear and staff were nice and helpful. Expected a bit more luxury for this price.

Where to begin - had to call to gain entry. Only received entry directions AFTER we arrived. The person “receiving” guests had headphones on and didn’t hear me knocking, and he didn’t seem particularly pleased that we were there. Difficult to get bags up the stairs with bags. The room was hot, and in addition to no AC, there wasn’t even a window. Had to prop a back door open and run a fan to make the room tolerable. Shower pressure was inadequate and it was difficult to maintain water temperature. Als, shower tiles were broken and loose. Breakfast area was too small and food/coffee were not very good. It is in a nice location - short walk to restaurants and city center in Belfast. Would likely not stay here again.

Great location. Friendly staff. No elevator meant dragging our luggage up all those flights of stairs. Not a fan of that. We had requested a room accommodating 3 people and the "bed" that I slept in was barely passable. It was horrible, i don't even think it was a sofa bed. It was practically on the floor and was so uncomfortable, i barely got any sleep. The other bed the ladies had was really soft.

Room was ok, it was clean and spacious however it was too warm. I turned the heating off and went out for the day but on my return the heating had been put to the maximum so my room was too warm again. The window barely opened which didn't help. Breakfast was a choice of bread, plastic wrapped pain chocolate, three cereals, triangular cheese, ham, chorizo and what might have been melon. Coffee, tea, apple juice and orange juice available. The high level drainage in the sink wasn't connected to anything so when water splashed over it, the water fell on the shelf below the sink. Overall, it looks better than it is.

Nicely refurbished and equipped near Belfast Queens University. Simple service by one person, safe entry to front door and rooms by keypad but noisy rooms at main street. Beds very uncomfortable and room temperature not adjustable. Windows cannot be opened for venting. For 1-2 days in Belfast just ok, but not for longterm stay.

I stayed here one night for £237.78 (with a coupon). For that price, I expected a seamless experience. Despite confirming beforehand that only my partner and I would be staying, the staff insisted on charging £50 for a supposed third guest because a friend accompanied us briefly whilst checking in. I explained multiple times that he wasn’t staying, had no luggage, and was leaving immediately after we left out bags off, yet the staff continued to press the issue, turning a simple check-in into an unnecessarily tense and humiliating exchange. Even after check-in, she returned to our room to warn us not to smoke or make noise - rules we hadn’t broken and had no intention of breaking. It felt intrusive and prejudicial, as though we were being judged simply for being younger guests. By contrast, other nearby hotels like The Warren Belfast, Vagabonds, and The Harrison have always treated me with genuine hospitality and trust. We had a positive experience at this property overall. Our accommodation was clean and had a street view, directly across the street from the Queens University campus. The area had a bustling vibe, and the youthful atmosphere you would expect. The Ulster Museum, Seamus Heaney Centre and the Botanical Garden is just a few blocks walk. We didn't exactly know what to expect when checking in - we did not receive the email with the front door code. It didn't matter at the end, as there was a very nice attendant at the property who let us in, and helped us to our room with our luggage. The daily continental breakfast was very good, and the staff were helpful and kind. One staff suggestion that did not pan out though, was the use of the taxi service. Their recommended service took a very long time to respond, only to admit they had no cabs available. We ended up missing our bus back to Dublin as a result of this. We would suggest multiple taxi service options, as well as a more streamlined check-in process as future improvements. Good experience overall though, and we will consider this property again upon our next visit to Northern Ireland.

The property was easy to find and easy to access as all the keypad details were sent in advance of our arrival. The room was clean and tidy. The only negative was the soft mattresses on both beds took a bit of getting used to; it didn't disturb our sleep excessively. The breakfast was much better than I expected and the gentleman running the breakfast service was helpful and courteous. Overall a positive experience!

The cleaning products they use have a very strong odor that was almost unbearable initially. There was a fan to help air the room out. They advertise "free parking" but don't tell you it is street parking, if you can find it. Which you cannot near a university. No elevators so would not be an accessible option for anyone with mobility issues. A lot of stairs. There are no staff in the hotel overnight, there is a sign to call a number, however most e-sims cards do not include phone. Overall the room was fine, but small.

Lovely place, good value and really, really helpful staff. A little noisy, only passing traffic on main road, but to be fair, it is a city hotel! Beautiful and convenient location. Loved the botanic garden and good eating places close by. Definitely recommend!

Easy to find and great parking. Literally right beside the building on the side street. Easy walkable distance to surrounding bars and restaurants. Breakfast was okay, mostly store-bought items and was a little bit of a tight squeeze in the eating area. Overall great price and great experience.

Small room but good value for near the city centre, universities etc. We hadn't received the promised email with entry details but the young man doing the cleaning let us in and gave us the entry codes. Good choice of cold breakfast items, drinks, toast etc. Some noise from the street late at night, as it's a student area. We were lucky to find a parking space on the street round the corner.

We stayed for NYE the room was nice but the bathroom really smelt v bad must be something seriously wrong with the plumbing trap system like gotten eggs and the smell was throughout the room if the door was ole ed even for a moment. The vending machine down in the lounge where I retrieved one packet of bacon crisps took 16 sterling off my bank card for items I couldn’t retrieve from the machine aka two Gina and two Crisps I would like a refund for that. Location was good breakfast terrible .

The property is very well located for the university and an easy walk into the town centre. The buffet breakfast was very good with the friendly staff around to help. Room was warm and well appointed, comfortable bed. Good value.

We really enjoyed our stay at No.11! The hosts were very friendly & the continental breakfast was great! The only downside was LOADS of stairs! We had to climb 6 sets of stairs with all our luggage to get to our room

We had a comically small room. I could touch all four walls from the queen sized bed. The bed was low, but comfortable. The bathroom was similarly small. Like, hit your head on the doorknob when you stand up from the toilet. The breakfast was pretty lame, too. A couple pieces of processed ham, a salami, a cheddar cheese, some bread, and some cereal. For a bargain hotel though, it was clean and comfortable. The description is a bit misleading about parking. The free parking is curbside parking on the streets nearby. But, the graffiti and somebody's stolen luggage made us take everything from our car to our room so we wouldnt be the next victim.

Modern decor, well maintained. Very clean. Room and bed very comfortable. Service very good and made sure everything was ok. Two small things to improve. 1. No plug on the sink 2. Continental breakfast could do with more variety.

Not worth the price, never again Pros - overall room was quiet (despite very creaky floor boards and some noise with guests going and coming); room clean. Wifi and TV worked well. Shower had plenty of hot water. Bed was comfortable. Cons - poor communication from hotel. Was sent a message saying I could leave my luggage at the hotel prior to checkin. When I arrived, no staff were in the building to let me in. The same message stated I could not check in until 4.30pm despite the Expedia website saying check in was at 3pm. Very over-priced nightly rate. I have travelled widely for 24 years and this is the smallest and most expensive room I've ever had. I've stayed in budget and 5 star hotels. This room was supposedly for 3 guests. The single bed was a metal folding bed which blocked the door that provided an exit to the rear of the property, if not a fire exit, then what? Bed also took up remaining floor space at the end of a double bed. This was never a triple room, sold this way to eke out a fraction more profit to benefit the hotel, not the guest. Breakfast was average (no better than any other hotel, so the breakfast couldnt explain the huge cost). Seating in the breakfast room was very limited, so my wife and I had to eat breakfast on the sofa while my son waited upstairs for more space to become available. The staff member at breakfast was monosyllabic, not helpful or welcoming. Whilst I wish him the best, these are not good qualities for someone working in hospitality.
