Lovely hotel!! View from the room was gorgeous and the hotel room was nice and clean. Perfect location to access the beach and restaurants. The staff were absolutely incredible, we found them to be some of the friendliest people we have met on our travels through Thailand. Daniel, who works at the pool bar, was so welcoming and sweet, we loved chatting to him. The staff even made us our own breakfast package to take to the pier as we had to check out early in the morning. Lots of families so it may not be as relaxing as you think, it did not bother us though 😊 We loved our time here and would definitely come back!

We enjoyed our stay at Baan Kaio so much. From the incredible breakfast (multiple things to try and such nutritious options) to the great pool and beach access, we would recommend this hotel to anyone looking to stay in Ko Phangan. Tom and the rest of the hotel staff are kind and knowledgeable about the area, trying to go above and beyond to make sure everyone is having a good time. Although we were just 2 adults, we noticed many features that would make this a great place to stay with children.
We enjoyed our stay at Baan Kaio so much. The woman in charge of checkin was not nice, I had to change my schedule in urgence , check out at 7am instead of 11am. I came , she made me wait for 30 minutes. She said that I have to tell one hour before for check out ( my room was fully paid). They were not friendly , 5 ppl doing nothing, taking their time. In addition the bad music very loud full day. I don’t recommend this hotel.

Firstly, the Staff are awesome and super helpful - they are all amazing! Unfortunately, the property is not on the beach and doesn’t have direct access with sun loungers and a dedicated beach area like the other nearby hotels. It requires a walk down a hill and a path thru other bungalows and is not easily visible especially after sunset. Other neighboring hotels offer better access and dedicated beach amenities. Also the room was in a building up a hill above the level of the pool and beach. It is quite a steep walk back up the hill to get back to your room. It is also difficult to walk into the small section of town that’s very close, but the road also has 2 steep hills that need to be trudged up to get there. Once again the other nearby hotels are at beach level and easy to get to beach and the shops and restaurants without a challenging hike. Finally, the property is a bit dated and could use a refresh as well. The ratings in place seem wildly inflated in my opinion. I would expect a rating starting with a 7 or low 8 for such a property. Once again this is about the property and I must re-emphasize how wonderful the staff are.

I had a very pleasant stay at Baan Kiao Resort. The highlight of the resort is definitely the staff, very warm, helpful, and welcoming throughout my stay. The beach is beautiful and only a one-minute walk from the resort, and the pool was great for relaxing. Although the resort mainly caters to families, I still enjoyed it as a solo traveller. There are also restaurants, cafés, a 7-Eleven, and an exchange booth within walking distance, so the area feels convenient without being overly busy. Overall, a comfortable and easy place to stay on Koh Phangan.
