Great location on beachfront which is reflected in the price - rooms are modern and well appointed. I had a maintenance issue which was solved promptly. Downsides are that the recorded directions for the car park are out of date - you need to head for Black Lion Lane to access the Lanes Car park and the tv only works if you are able to cast from your mobile device.

I was upgraded to a lovely large room on the side of the hotel such that I had a side view of the beach. The window was dirty that first evening but the following day the window cleaners were out and I got to experience the glorious view. Perfect location of hotel backing on to the Lanes and in front with the promenade. Rooms clean and very comfortable beds.. Reception staff very helpful. Breakfast was decent - good veggie sausages, nice freshly cooked omelette and pancakes. Fresh fruit options could have been better and greek yoghurt tasted a bit off. Service was a bit sluggish in the restaurant albeit friendly. Leisure area was small given such a large busy hotel - swimming pool, sauna and steam room were small but reasonably clean (the odd plaster and unfortunately beds all wet). Tiny gym where equipment was a bit rusty and dated. Slippers to use poolside would have been helpful (none in room either). Hotel gives you a slight discount on car park fares (underground from hotel but private car park) which are extortionate. Overall a fair experience.

Absolutely loved my stay! The room was spotless and stocked with loads of amenities, and reception was happy to provide anything extra. I used the gym and pool a lot — the gym is small but has everything you need, and everyone there was so friendly. The pool was busy (it was a Saturday!), but still great. Gorgeous hotel. Couldn’t fault a thing.

Nice hotel in a great position on the waterfront. Quiet at night. Gym and pool is open to locals so is really overcrowded at the weekend. I also need to mention a staff member call Jasmin who was maybe a cleaner, long pink hair. She is an absolute superstar and was so friendly and helpful every time we saw her. Hope management appreciate her efforts

Fantastic location. Lovely comfortable room. The pool and health club facilities make this hotel a better offer than others in the neighbourhood. Would definitely stay again.

Wonderful hotel, great location, great staff. For parking, it’s initially not clear but you’ll need to go to the Lanes parking garage and the hotel will validate your ticket.

Parking is separate from Hotel and quite expensive. Excellent breakfast and location. Great size room.

We liked to ease of parking wuth hotel lift from level 2 & 4 taking straight through to reception aviding the rain. We parjed for 48 hrs and when presenting our ticket at the reception desk we got a good rate cheaper than the car park rate.

Very friendly staff. Room was average. Swimming pool and spa were very overcrowded. Breakfast was tasty with great choices

Seaview given for extra £31 per night was poor as windows were dirty and probably not cleaned for a while.breakfast was average as certain items either over cooked or not enough fresh.needs sound proofing on walls as noisy and items promised but not given.also wi for issues.tilrs in shower area were mouldy and room walls stained.😡😡

It was dirty, we found somones socks on the floor by our bed and toilet and toilet was dirty. Key card didnt work 3 times and our room was very far so on the last time i went to reception to fix it someone came back with me. I joked its a long walk to walk off the sticky toffee pudding i just ate.. your staff member said you will need to walk further than that.. wasnt sure how to take that

Clean hotel room,

The only pro to this hotel is the location (seafront hotel) and swimming pool. Mould on the bathtub, sink was filthy, mattress topper/bedsheet were yellow, stains all over the carpet, and window in the room did not open. Overall, the condition (considering it is a 4* hotel) was awful and moved rooms twice. We’ve never put a bad review online before but please be cautious if you do not want to stay somewhere with cleanliness issues. To believe this Saturday, it would cost £600 for a night

On the seafront - very reasonably priced for position. Staff are friendly and helpful, breakfast delicious and so much choice, room was a good size and clean.

The hotel upgraded us to an executive seaview room & it was lovely. Great view and a very comfortable clean room. Lovely comfortable bed & pillows. The shower was great. Kettle, fridge, coffee pod machine. Parked underneath the hotel for £15 overnight. Breakfast was a buffet, all hot fresh & delicious. Would definitely recommend & the staff were all excellent. Especially Beth on reception when we checked in!

It's a nice hotel, right on the seafront. The reception staff were lovely . The family room was pretty small but still perfect for us to have two double beds next to each other. The beds were super comfy and we had a great sleep. Nice that there is a pool & sauna to use during your stay.

Great value room, clean and tidy with all the amenities you could need. Only slight downside was it was an internal room, with the window looking onto the main foyer, so no natural light. But otherwise everything was perfect, check in was easy and all staff really friendly.

The entrance and atrium is impressive, but the rest, lifts, corridors, rooms - tatty and in need of a refresh. Surprised as this is supposed to be one of the brands ‘Royal’ hotels. Also wasn’t impressed that we were not warned of the fire alarm test that took place in Monday morning. That had us shooting out of bed thinking we had to evacuate. Anyway, will close this with a positive nite - it was nice to right in the middle of town and by the water - and although pricey, the parking underneath was convenient.

Stay was good. Hotel in good position in Brighton. Bathroom however needs attention. Cracked sink, warped bathroom door that could not fully close.

It was very nice. I prefer the outside rooms rather than the internal rooms which looks over the centre area.

The room was nice and the location of the hotel at the beach is excellent as was the breakfast. The tv in our room didn’t work and we complained three times about it at the reception, but nothing happened 😵

Good location but average (at best) hotel.

Excellent location. Reception and atrium area when entering had the wow factor and was very light, airy and spacious. Helpful and professional reception staff. We booked a superior king room. The room was very clean and had a Nespresso machine with complimentary capsules which was a nice touch. Bottled water was also provided.The bed was comfortable. However, it was also very dark, with limited daylight as it overlooked the atrium. We consider that it should be pointed out on booking engines when a booked room is internal. The wifi was stable and reliable. A hardback book on Brighton was provided in the room which was useful. That said, a complimentary local map which you could take out and about with you would have been helpful. There were no USB charger ports; Premier Inn and other budget hotels provide these and you would expect these in a hotel of this standard. The bathroom was poor. Unlike most hotels of a similar standard, hair conditioner was not provided, there was no hand shower with flexible hose and it came with a 1970s style shower curtain. Again, for a hotel like this you would expect a glass screen. The wash basin had several cracks (room 259) and had we fully closed the bathroom door we would have woken up the whole corridor. The swimming pool with steam room and sauna were excellent, with towels and lockers provided and friendly helpful staff.

The beds & pillows were extremely uncomfortable. For a family room, it was an extremely small room. It was very noisy. Could hear everything from outside the hotel and from other guests. However, it was visually nice, and very clean. Service was good. It’s definitely better than a travelodge. If the beds and pillows were more comfortable, I wouldn’t have minded so much about the room size. For a couple of nights stay it wasn’t too bad and bearable but I wouldn’t stay longer than a few nights. There were security guards at night due to homeless people letting themselves in gaining entry to the hotel rooms, so after a certain time main doors were locked with security on. Or at least that’s what we were told by staff at the hotel.

Perfect location and outstanding service! We come back to this hotel time and time again and always have a brilliant stay.

System was down and front desk staff not empowered to provide early check in even though they were half empty and the rooms were available so instead we had a lobby full of people waiting needlessly Even worse even after checkin time customers asked to prove they had reservations which is not easy if your mobile phone is broken again staff not empowered to just overlook this check for single parent with two toddlers that had had enough waiting

Paid over £400 for one night. Tried to check in just an hour early – receptionist confirmed the room was ready but still wanted a £20 early check-in fee. Later that night, I tried to bring in a friend who had left their bag in my room earlier, but security denied entry and demanded £50 to let him in. The guard was rude and monitored every guest’s movement. VIP Access status wasn’t acknowledged. Not worth the price.

Apart from the actual receptionist staff we had a good stay. The young lady at the reception was very rude! On the three occasions we had to speak to her for some questions we had around the parking and the tickets, she was rude and arrogant. And instead of helping us, she kept repeating how she's already spoken to us before. So definitely will not be coming back, and will not be recommending to others.

Second time at Leonardo Royal Brighton and still as good as the last time. Our favourite Hotel chain. Friendly staff and everything we need. No doubt we will be back!

From the moment I enquired at Reception - my day was made. I hope this hotel appreciates the dedication their staff put into making sure my stay was superbly memorable.

Great location hotel and has everything you need as large hotel. Not boutique. I tried to alter days well in advance but hotel said no. Quite unhelpful until I got to the hotel and they had cancelled my stay. Fortunately I had hotels.com booking and they found us a room.

Great location & only 15 mins walk from Brighton Station. Short walk from the Pier. Clean public areas and a nice buffet breakfast. Just starting to show its age in areas. Friendly & Efficient Staff. Recommended.

A lovely stay in an excellent location in Brighton, close to everything required. Parking is a little expensive in Brighton so we parked at Buzz Bingo and walked down. Sadly the more expensive rooms on the water front are a little vulnerable to the loud nightclub below, so we didn't get much sleep on Sunday evening (bank holiday) but Monday night was fine. Be wary of this, as those rooms are more expensive and it is disruptive, though not the hotels fault. The staff were excellent.

The staff were excellent but don't stay in a seafront room at the weekend as the bar on the beach opposite plays very, very loud music until 3 am, so you will not get any sleep.

One night stay, very clean modern. Super comfortable bed and huge! We will definitely return and stay. Right on the sea front and near to all amenities. Full continental breakfast was great and varied to suit all your dietary needs. I would recommend this hotel.

The staff were all very helpful and pleasant, the room was spotless, the position of the hotel is excellent having the sea on one side and the lanes on the other. Breakfast was also very good indeed: lots of variety.

Great place great customer service great breakfast and very clean organized room we loved it the only think The room cleaning time was slow; we had to stay outside until 4 p.m, until they change the towels and clean the room, we will book at the same place again .

Fantastic room with plenty of glasses and cups. TV had built in Chromecast so streaming Netflix was a breeze. Amazing choice of food and drink at breakfast.

One of the waiter in the breakfast dining. Is rude. Telling my husband off of not allowing him to change table to eat his breakfast . The dining service should be trained to be friendly

The room was spacious and clean with all the amenities expected. Hotel is quiet and staff are friendly. Breakfast is poor. There wasn’t enough staff on the cover the floor. Customers were clearing their own tables whilst the two girls stood around. The other lady who I assumed to be a manager wasn’t being very helpful with clearing tables. She was very good at delegating but not actually doing the job herself. The breakfast area was untidy when we arrived just after 9.30. For what you expect at a Leonardo the service at breakfast was poor. Even though it’s a buffet you need to know how many tables you have before saying to people just help yourself. We managed to find one, however we had to share it with another couple. Not what you want at breakfast. It left me feeling disappointed with the stay and ruined the good work of the check in team the day before.

The breakfast was the worst l've ever had anywhere. Not worth 50 pence... Absolutely cold and disgusting !...
