Welcoming check in, nice gym and pool, very reasonably priced. Dinner was good too. Thought parking was a bit expensive and did not realise this was not included, WiFi was also not working but suspect this just temporary.

Easy approach and good parking But the pool area and sauna not clean.

Room was in very poor condition, carpet was stained and bed was very uncomfortable. Pillows were flat and there was mildew in the bathroom. The pool and sauna were overcrowded as it is a public club.

Lovely stay! Building and room is a bit run down but overall a great stay, leisure facilities were fab and staff lovely.

Didnt like having to pay for parking at hotel, to another supplier!!!! Plenty of parking just shouldnt have to pay!!!

I liked the hotels facilities,the pool was worm and had a steam room and sauna which were excellent. The rooms were spacious and modern with a nice powerful shower . Local pub just 10 minutes walk away that served excellent food so all in all I would highly recommend.

Hotel room was ok, To be honest starting to look a bit run down. Toilet was broken and continued to flush constantly. We used the leisure facilities which were a bit grotty, there was rubbish lying around-empty bottles, paper, wrappers not only in the changing rooms but in the sauna and steam room, The floors were dirty. We went to the restaurant and bar area and the place needed a good clean, floors were dirty and surfaces were dirty and dusty. To be honest the hotel needed a thorough clean from top to bottom everywhere

On check in waited for a good ten minutes before being dealt with and was told wifi was down but could we please have your rego so we can charge you for parking. Told him i couldn't remember but will come back with it, on return had to wait nearly 15 minutes to be served. We went to bed at about 10:30pm and when i turned the covers down we found 3 dirty stain marks, this caused the wife and i to sleep on top of the covers fully dressed. Also on check we were told that the wifi may beworking again today but not sure, later on talking to other guests they told us the wifi had been down for 3 days. I complained on checking out and was told to email the manager which i did also attaching a pic of the stains, now 3 days later and not heard anything. Won't be staying there again and that is a certainty

There was nothing unique about this property,it was shabby ,carpets were torn,windows in dining area filthy pool was always full of children getting swimming lessons so guests could not use it,wi fi wasnt working,atm machine was out of order never enough staff,this hotel does not warrant four stars.i would not stay there again and i would not advise anyone else to stay there.

A very dated hotel with threadbare carpets and screws holding the shower together. £7.99 for a ham sandwich!! and three bar staff who completely ignored me as I stood waiting to be served.

At check in I waited over 5 min while receptionist was on the phone without even acknowledging my presence, happy to wait just don’t ignore the fact that someone is stood there. Big long black hairs in the bath, carpet all stained and clearly hadn’t been hoovered with any effort or cleaned recently. Mattress was comfy and shower had plenty of power although the temperature restrictor was missing so just as well it was an adult using it not a child who could could get a really nasty scald. Overall Iv stayed in better premier inn or travel lodge so not worth the extra money.

It was noisy. The sheets and headboard were stained. There were bobby pins on the floor between the wall and toilet which indicated a lack of a through cleaning.

Would not stay again. Filthy ! Bedroom bathroom and dining area a no from me

Worst stay I've ever encountered unfortunately bed coverings were all black mold blocked drains in bathroom and black mold all over ceiling breakfast was stale and in my wife's orange juice laid a couple of flies that were from the Despenseries

We enjoyed our stay here very much. Our room was clean, and the facilities are nice (pool/sauna). We had a nice view from our window of the garden area, and the windows open for good ventilation. I had a bath in the room, and noticed some mould floating in the water. Which may have come from the faucets/drain - minor issue. Our bed was two single beds put together, which was fine! I’m not fussy in any way, and these are not things that particularly bothered me. In giving an honest review, these are the only things I would point out. Did it take away from our overall enjoyment of our trip? NO, absolutely not. I would stay here again!

I called to ask when i had to be there to get evening meal as i was running late, i was told 8.15, on arrival at 8pm i was told the kitchen was closed. Night 2, Curry was dreadful, had better from a Tesco meal deal. No WIFI so couldn't work, wont be back

Nice hotel located on the outskirts of Dundee, only stayed one night and never used any facilities. Check-in was slow as only one member of staff on.However she was very helpful and had a pleasant manner . Deluxe Room was great nice facilities and a brilliant shower . Two negatives I could hear everything from the next room . The main disappointment was the £5.75 charge to park at the hotel.

Property was very nice the bedrooms were very large and the bed was extremely confortable. The bar is nice and food good. All staff are very nice and polité.

The rooms do not have air-conditioning and the windows are locked. This doesn't seem like a safe option for residents. There should be some kind of fire and safety guide about the windows. Also, there is no ventilation and people cannot be locked in a small room no circulating air especially when asleep. Do something about this!

GREAT STAY - FRIENDLY RECEPTIONIST WHO SORTED OUR ROOM OUT FOR A QUITER LOCATION AS WE ARRIVED TOO EARLY TO CHECK IN. ROOM WAS CLEAN GREAT TEA TRAY. GREAT BATHROOM WITH GOOD SHOWER - ONLY DOWNSIDE ROOM WAS HOT DID GO DOWN TO RECEPTION FOR A FAN HOWEVER, THEY WERE BUSY SO DID NOT WANT TO TROUBLE THEM SO I AM SURE IF I WAITED THEY WOULD OF PROVIDED A FAN. DID NOT EAT IN HOTEL SO CANNOT COMMENT

Friendly and efficient staff at front desk made the check-in a very easy process, room was a good size with a very comfortable king size bed, excellent shower and bathroom. Rooms were a bit dated but very clean and tidy with tea making facilities, iron and board plus a room safe. Everything you need for a comfortable stay. Hotel also has a nice pool (did not use as only there one night).

There was a wedding on and our room was too close to it. So could not ger much sleep and too noisy then guests screaming and shouting in corridor. Should have put us away from wedding.

The hotel is fairly good, but the 'superior king room' really wasn't very superior, and was pretty small. Staff are helpful and efficient. The pool was a bit murky (water not very clean), and steam room wasn't always working. It's quiet though, and beds are comfortable.

No wifi throughout the whole stay which is not good enough in today's world. Staff claimed it was getting sorted but no sign of that. Restaurant ran out of multiple items from the menu despite not being particularly busy. Restaurant staff were very pleasant although food was average and slow to arrive.

Stayed for 2 nights, arriving Friday early evening, was advised WiFi not working but should be fixed within a couple of hours, checked Saturday morning, still not working, had to leave hotel and head into town to get WiFi so i could complete my work, stayed out from 9am-9pm. Checked out earlier than we planned to on Sunday due to the above. When checking out, there was no one at reception, waited 5 mins, leisure attendant advised someone on way, girl from bar area advised someone on way, no one came, so left key at reception and walked out. Never used restaurant due to being out because of WiFi situation, used pool area Sunday early morning, all was good there. Huge potholes in overspill car park entrance, hard to avoid.

The service at check in was absolutely terrible. We waited in a queue for over 45 minutes to check in. One woman at reception refused to check people in until her colleague (who was doing all the work) had to ask her several times to attend to the guests. Lots of unhappy festival goers because we missed an hour of the show due to the chaos in the lobby. No apology for the wait time either. To top it off we also had to pay to park in the hotel car park! Very disappointing.

Had a lovely weekend stay. Room was spotlessly clean. Beds were very comfortable. The staff were all extremely pleasant and helpful. A particular mention goes to Louisa in the breakfast room, she was very attentive to not just ours but all guests and went out of her way to ensure breakfast was a pleasant experience. Also to Andy and Alison in the Maze bar and restaurant who were also very friendly and provided a service where nothing was too much trouble. Would definitely return.

Although Reception was very busy when we arrived, we were greeted cheerfully. Check-in was very smooth. Our room was clean and well-presented. The ensuite bathroom was compact, with no shelf for personal toiletries. The restaurant & bar staff were very friendly, and very helpful when helping us with menu choices. Overall, we had a comfortable stay.

It took 20 mins to get checked in as they could not find our booking despite telling me my name 2 mins before. To be fair though they did upgrade our room. The bar was a shambles. 2 members of staff serving who clearly had a language barrier as it took forever to get served despite it not being busy and we waited about 40 mins on 2 portions of chips.

Not great. When I got my key card and went to go in to my room I realised there was someone already in there. My colleague walked into “his” room and there was a lady in there already unfortunately for her she was getting undressed.

When checking in, the receptionist noticed there were 3 of us and I had to confirm we had a triple room booked. He said the booking platform had not provided them with the correct information. This is clearly an issue which needs rectified for future guests. An extra bed had to be brought to the room. It was brought into the room carried by the porter in one hand - it was so light because it was a camp bed and the mattress was so thin. This hotel should not be advertising triple rooms if they cannot provide proper beds for 3 people in a room. We were told to scan to pay for car parking yet our friend was asked for her car registration - a very inconsistent service! The shower in our room did not change temperature and was so scolding that we could not use it on our first morning. We were told it could not be fixed as the maintenance man worked Monday - Friday. Eventually, after asking twice, someone came to look at the shower and fix it. The first receptionist we spoke to did not do anything to help but thankfully the receptionist in the evening took the time to look at it. Also, on arrival, we were given half a toilet roll and had to ask for more. We only had 2 towels and asked for a 3rd. The 3rd was taken away by housekeeping and we had to ask for another towel once again on the second evening. This may sound like we were being fussy but it was really just a bit of a hassle and not a comfortable stay.

Overbooked hotel- no one on reception …. The cleaner told us there was no rooms available- total apathy from cleaner and no manager or receptionist to be seen

Would like to thank the young lady (barmaid) her customer service was excellent and friendly. On arrival the lady on recption was super helpful and accommodating.

The hotel cancelled on us with less than 24 hours to go, after several atttempts trying to get through to them i finaly got through. Once speaking to the receptionist and then at first saying the room was still avaliable so after he went to check and called us back they confiremd the room had been cancelled after a littlle back and forth his attitude changed when we asked to speak to a manager and at this point he informed us that no manager was avaliable. So after 3 different reasons for why the room was cancelled left us extremly annoyed and upset ith less than 24 hours to the event we were attending an no were to stay and no offer to help this eft us both very fustrated. So after this I would not recomend.

We chose the Landmark, as it was close the hospital, that we were going to. When we arrived, we asked about dinner and were asked to book a table, which we did. When we went to the bar, they asked if what possible for us to eat in the bar, as there might not be space in the dining room. We agreed. The next night, having left the hotel at 7 a.m., we arrived back, after a very long day at the hospital, just after 8. We went to the bar and asked for 2 soups and rolls and were asked if we had booked a table. We said that we just wanted soup in the bar, but because they were dealing with a wedding, they would have to ask the kitchen. We pointed out that we were guests and had been there the previous night. Eventually they came back and said that the kitchen had agreed. Not the best end to a very stressful day. I will say that the staff were very nice and when I asked for an extra pillow for my husband's foot, and some more milk, they bought the pillows and fresh milk, within minutes.

road works at the entrance to the property meant that you had to take a very involved detour to access the hotel after 7:00pm. Extremely inconvenient. No warning of this was given at the time of booking. The road works are continuing until at least March of 2025.

Did not drive out of hotel after 7pm as it would take 21 minutes to get to the front of the motel. Some road works. Should have been told before booking.

Conveniently located on the outskirts of Dundee with easy access to work in the city. Friendly staff and good facilities.

Very close to city but with some beautiful green outside space and a spa facility. Served food and drink.

Don´t let pictures fool you, this is a very runned down hotel, with moisty smell and full of old people. It is far from the city centre and, if you don´t have a car, transportation is very limited as they are few taxis around.

Property could obviously do with some TLC but was clean. Asked for 2 rooms next to each other, but managed to give with a room in between!! Biggest issue was roundabout outside hotel closed 7pm to 7am which means a 20 mile detour if you want to go out. Not the hotels fault but it would be nice to be advised of that in advance as would have checked in earlier to avoid

Nice wee getaway spoiled by massive roadworks. Last thing i wanted to do driving to hotel was take the awkward detour in the dark. Granted i left late for check in (7pm) but at no time was i warned of the carnage i would come across. Wasnt fun. No wonder its cheaper at the moment.

The property is fine. The rooms are small and somewhat dated. The staff were friendly and helpful. The roundabout infront of the hotel is undergoing major construction and it will be like that for the next year. They close the road at night infront of the hotel. The restaurant food is good but the nenu is limited, as is the bar selections.

The food/dinner was more like ready meals, bland and very over priced for both starters and main meals. One choice for vegetarian dishes.

I would have given this property 5 stars if it didn't have a restaurant, it is so bad that it is dragging everything down. I hate giving negative views but I feel it necessary on this occasion because, without a car, you have no option but to eat the hotel food. The breakfast was a practical exercise in how NOT to cook breakfast. The bacon and sausages were undercooked (microwaved, I expect), scrambled eggs overcooked and watering, fried eggs like frisbies, haggis and black pudding dried out, mushrooms cold, in fact everything was cold. The restaurant, the plates, even the machine dispensed coffee was cold. So were the staff. They were so unlike the staff in every other aspect of this hotel that it wouldn't surprise me if the restaurant was a different company to the rest of the hotel. I feel sorry for the restaurant staff, they must feel so ashamed that their talents are going to waste here. The rooms, public areas and pool areas were immaculately clean and I didn't find any signs of worn out or dated areas, as others have mentioned, it really is a lovely hotel. It just needs a talented, properly trained chef to bring life back to the restaurant

We had dinner and breakfast in the hotel and enjoyed both. The bed was a tad soft and the Hotel could use some tender loving care but the price reflected this. All in all would stay there again when travelling through.

Room was really clean. Bar and restaurant really poor. No choices of cocktails at all. Restaurant looks really miserable, food horrible from microwave, not even warm, poor choices (3 starters and 3 main courses). Breakfast next day, really average, no choice and it cost £15 per person. SHOCKING

It was a good property but the food was mediocre for the price. Breakfast food always- “ready in 5”. As it is a bit out of the way- too bad food wasn’t great. Side note- one morning there was no water - but if you want drinking water- go buy at the bar! Honestly, give your guests a bottle of water at least!

Easy to get to from Inverness. Clean. Restaurant on site with good range of food options. Knowledgeable about food allergies. Enjoyable stay.
