Had a pleasant stay in York House hotel they have a nice Veranda. We can sit in the Sun or the shade and have a pleasant drink looking at the beach. parking is reasonable as they have permits and there is also free on street parking just around the corner.

Well positioned hotel. We enjoyed the swimming pool and the hotel has a nice atmosphere. The free tea and coffee provided in the room were of excellent quality. Would return.

good value. Disappointed in swimming pool. Nice pool, nice and warm. But only a cold shower at side of pool. Nobody showered before going in pool. Shower so cold unable to shower afterwards. No instructions about towels. If I had known about the showers I would have taken the big bath towel from my bedroom. Then when I got out of the pool I could have run up the stairs..the only way to the pool was through the dining room. Very embarrassed I would have slipped between the guests eating and caught the lift up to my room. I'm not sure I would have had the cheek to do that..as it happened I had only taken a very small hand towel thinking I would be able to pick up a pool towel like at all the other hotel pools I've used.

Everything was fine except attention to detail. Skirting boards around the window, the bin in bathroom everytime you went to put your foot on the peddle the bin toppled ovet so i had to use my hands. First maids service They didnt top up coffee and tea. They kindly put almond milk in our room but failed to put dairy milks which i did say it was only 1 of us who were dairy free. The changing room for swimming was absolutely disgusting. It made one feel dirty. The decor is crumbling. The bin for the towels was filthy and marked inside. This really let everything down. Otherwise staff were friendly and professional for the standard of hotel. The restaurant food and staff was very good. Good chef and well trained staff. Reception staff professional and friendly. Position of hotel good.hallway needs upgrading and more attention to detail with cleaning. Parking should be free especially as i have a disabled badge. The car park was relatively empty. That is just greed. Over all good stay.

Lovely sea-view room - nice and quiet despite being close to the main road. BIG comfortable bed. Staff were very friendly and helpful. A great treat to have a (small) heated swimming pool on site Parking is available on sea front with vouchers - very cheap! Good options to eat in the Hotel as well as some nice restaurants nearby.

It is a lovely location, a large hotel with friendly staff. our room was tiny with a view over an alleyway, We had a fair bit of noise in the night from outside, but I guess that cant be helped. The room looked as though it had never been cleaned. the floor was filthy, thick with dust and had nail clippings on it. under the beds were like just horrific. the picture rail was thick with dust and cobwebs everywhere.Bead sheets were ripped and had hair on them. Bathroom was 'ok' shower was weak at best. the room was serviced daily, however beds were not made, just the sheet simply launched at the bed.

Unfortunately there was mould on the ceiling in the bathroom and the extractor fan(no window) was clogged with fluff and dust!! Also the bed heads and lamps were very dusty,not nice!! Would not stay again and was disappointed as have recently stayed at another Best Western. The breakfast at the other hotel was also much superior so was disappointed with this as well!!

Helpful, friendly staff. Very small, run down rooms that haven’t been thoroughly cleaned in years. Beds are old and too soft. There was no ventilation in the bathroom, probably because the vent was filled with dirt and dust. Normally, I do pushups and stretches on the floor every morning but I would not do that here. On the plus side, it is literally across the street from the beach so the location is great. But I would not stay again because of the lack of cleanliness.

The seafront location was appealing. Parking was free on the roads to the rear. The staff were so polite and curteous and there was a swimming pool! Breakfast was also yummy. Only down sides (hence not a 5 star review) is that the pool area and changing rooms were quite dirty and worn. Also sheets had a stain. Otherwise a really lovely stay.

Located next to the beach but Very outdated, carpet in diningroom was filthy and patched up with plastic and ducktape. Seats in diningroom looked as if they were from the 2nd world war. Bed was ok Bathroom faucet was rusty and sink very small. I put my toothbrush on the Glass shelf above sink and it fell off. So everything really old and crappy. Pool was ok. TV worked (better than other hotels where we stayed. Breakfast was ok. Typical English but ok. Staff was amazing, very helpfull and nice. When you are lucky and find a parkingspot across from the hotel they provide you with a tag so you can stay all day. We stayed two nights and had a spot across from the hotel every day.

Room was dirty, delapidated, and very tired. There was a faded but obvious blood stain on a bedsheet, broken tiles and mould in the bathroom, broken aircon. Lovely view but the area felt sketchy at night. Big room, though. Fine for a night, but would be awful for a longer stay

This was our 4th stay at York House & it just keeps getting better.. we had a super room on 3rd floor seafront.. so clean & comfy!! Staff all friendly & so helpful & thoughtful. We highly recommend this home from home & enjoyed the swimming pool as well as our B&B experience.

Nice to have a swimming pool, though its shape, state of decor, water clarity, and ambience left a bit to be desired. Fundamentally, the hotel is tired. A comprehensive clean and redecoration would boost it enormously. Why don't the housekeeping staff do a basic check each day - one of the cups was dirty and there was a bulb missing from one of the lights. It's a good location. Some of the information on the website is a little unclear and lacking (eg it says there's no car park, but doesn't mention the availability of parking permits). The wifi signal in my room (152) was non-existent, so I had to use my phone as a hotspot.

We had a perfect little two night stay. Walking the South Downs. Got upgraded to a really big sea view room. Great shower and towels etc. Bed was comfy there was a little fan to help cool us down at night. All staff really friendly and helpful. Couldn’t fault it tbh. We had the breakfast on the first morning which was nice more or less what you’d expect from a buffet breakfast, fresh croissant and pain aux chocolate was a nice touch. Very happy with whole stay.

Great shower and towels etc. Bed was comfy there was a little fan to help cool us down at night. All staff really friendly and helpful. Couldn’t fault it tbh. Stayed previously and always been happy. On this occasion I had a very small room which was also quite dark. Only a shower, again tiny bathroom. Didn’t find the mattress particularly comfortable. Kettle & tea/coffees, staff happy to replenish these. Swimming pool warm and clean. Didn’t have breakfast on this visit but have done previously & loved it. Staff always very friendly

The worst bed I have ever slept in. The tv was about as big as a postage stamp. Breakfast was ok I paid £10 for an upgrade and the room was still tiny, so I reckon their "small" rooms (which I was initially booked into) must be like a coffin. Ample parking on the street. Went out for a walk about 9pm, that part of town is well shifty.

Good location, had a room with a view but it was very noisy (motorcycles sounded like they were racing out front) and we closed windows and it was like they were still open, no air conditioning, curtain on bathroom window was see through, bed and pillow were hard as a rock, all three of us noticed and didn’t sleep well, staff at breakfast made it feel like we were bothering them when asking for sugar packets etc as there were none at our table.

We had the breakfast on the first morning which was nice more or less what you’d expect from a buffet breakfast, fresh croissant and pain aux chocolate was a nice touch. Very happy with whole stay.

Exceptional value for the price. Perfect location on the sea front with amazing views. Excellent staff that go out their way to make your stay enjoyable. Lovely bar and seating area. Overall, very pleasant for the price.

Great staff and having a pool makes it 5 star. Breakfast was nice & fresh and it’s a 18 min walk from the train station. Some areas of the hotel are showing wear and tear but it’s clean. I would definitely stay here again.

The hotel is a little gem of a place really, i don't understand the bad reviews to be honest.. ok the place is a little bit tired on the corridor area but the room's are very comfortable and have everything needed for 4 night's working in the area, reception and bar are excellent the staff are very friendly and the night porter ( SA Dave) is a absolute complement to good hospitality service 😀 👍 , thanks for cuppa mate 👍

Lovely sea-view room - nice and quiet despite being close to the main road. BIG comfortable bed. Staff were very friendly and helpful. A great treat to have a (small) heated swimming pool on site Parking is available on sea front with vouchers - very cheap! Good options to eat in the Hotel as well as some nice restaurants nearby.

The worst bed I have ever slept in. The tv was about as big as a postage stamp. Breakfast was ok I paid £10 for an upgrade and the room was still tiny, so I reckon their "small" rooms (which I was initially booked into) must be like a coffin. Ample parking on the street. Went out for a walk about 9pm, that part of town is well shifty.

I was excited about our stay in Best Western as I stayed at their hotels before (aboard). The hotel is located on the seafront, close to the Pier. I received a pleasant welcome at check-in. Our room however was very dated. Bed had a too soft mattresses and we could feel all the springs. Warm water tap wasn’t working. Breakfast was ok; a choice of 4 warm meals and some cerial, yoghurt, fruit and pastries. There is also a small warm indoor pool which is a bonus.

Overall OK. Staff helpful and friendly. Breakfast on Day 1 appalling - luke warm coffee including refills. Cooked breakfast wasn't hot and had obviously left lying around kitchen for some time - unpleasant. Day 2 much better - hot coffee and cooked food hot.

What can I say!!! Dirty run down uncomfortable come to mind. Carpets are that old they look like a pair of ripped jeans, other parts have been patched up or are that caked with dirt they are flat. Bedroom was tiny and full of black cobwebs hanging from the ceiling . Mattress was full of stains and very uncomfortable. We went into the restaurant for dinner and couldn’t eat the food it was awful. We booked breakfast and was told there was a continental buffet, but it was shut on second day and had to order through the waiter, which took ages.we won’t be recommending this hotel in fact I’d say avoid it

Slightly tired property. Did have a bar but very few seem to use, so no atmosphere. one good thing at breakfast - the main hot meal is prepared to order. Hotel has a terrace facing the sea, so nice to sit out if weather warm

Having been spoilt at best western hove we decided to come here,we got a cheapish room only deal,left hand lift not working so had to trapse through corridors from other end of hotel a lot of carpets were threadbare in corridors that said room clean enough but small at the back of hotel,window both rotten inside and out,shower worked well,but miles apart from hove hotel, the window frame was rotten as pics show view outside was just a view of loads of bird poo which looks like it had been there over many months,the most worrying thing though as there was no restrictions on the window so could open fully if someone wished to get out from the 3rd floor,a health and safety’s nightmare scenario and not good for a hotel,room 392 comfort room not so good

Room was cleaned apart from dirty shower end handle, broken bottom end of the kettle , reported to staff and sorted quickly and replaced new kettle.Room clean indicated but when we went back our room was Not cleaned @ All.Called hotel receptionist send housekeeper to cleaned our room. Good Hotel been here 3x.during Summer i think would be nice to modern "pool" area a bit old design and nice if music play while using the hotel pool access more inviting..its quiet there .Other than that still recommend stay @ this hotel for 2 nights not bad.
