It was way to expensive for what we had. Office not open paid for a spa that didn’t work. One cup for me and my wife to share.

If you're looking for a basic room, at a good price this is it. The rooms are dated and very basic, albeit clean. Parking is very tight, would be fine for a small car, but otherwise there is not much room to fit or turn around.

This property is disappointing in that all of their units are up either one or two flights of stairs. They should be asked to point this out in their booking selection, so that people with mobility challenge can look elsewhere. I was given a 'standby' room which was the only room at ground level. The aircond did not work and a small heater had been provided. This property looked poorly booked and I thought my stay was poor value for the money.

There was no pool or spa

Clean and tidy no frills accommodation. However, all the rooms are upstairs which could be a problem for some.

When we arrived the frontage had weeds growing and there was a sign that said that the office was closed today, but it was so weathered, I think it had been there every day for a year. After calling the number, a man came to the door 5 minutes later, and opened the door just enough to stretch his arm through and give us the key with out a word to say. The floor was only clean where you could see from a distance and down the side of the bed it was dirty and had cobwebs full of bugs. The soap dispenser in the bathroom had leaked out all over the vanity. The room listing brags a Spa Bath, but there was a note to say it didn't work. The freezer was so frosted over that the shelf was bulging down making it unusable. There was a hole in the sink draining board that had a plug that didn't cover the hole. The shelf in the kitchen cupboard was sagging down on an angle. The only draw in the room had the bottom all smashed in. The air conditioner had an isolating switch with a paper note that was stuck to the tiles with packaging tape, and we didn't use it as it was full of dust. There was a fan heater next to the bed, but it didn't work. After going out to dinner, we came back to share a bottle of wine around 8 pm but there was only one glass and when I called the number to see if they could give me another one, they told me it was too late. They tried to make it look presentable, but the standard of maintenance falls well short. Glad we only stayed 1 night. I would love to post photos

Staff were very helpful and very accommodating of any requests! Ample parking. Rooms were somewhat dated but clean and comfortable to stay in. Great location close to the main strip in Lorne. Overall, great value for money and would recommend.

Room was old and not as clean as it should be - eg spiderwebs on the window sill. The bed was clean and comfy though. Check in person was not there and when he arrived he didn't speak English. It was ok but I wouldn't stay there again

The room was spacious and quiet. The self check in was easy. The bed was comfortable. The linen and towels were impeccably clean. My only criticism was the cleanliness of the bathroom. That is, there was mould on the floor tiles and on the wall tiles in the shower recess and hair in the drainage grate, which was quite off putting. A good scrub and clean would make a huge difference. It’s a pity because it is otherwise a quite a nice motel.

Very upset about choosing to stay here and it wasn’t cheap - dirty room and bathroom, bed, and couch very uncomfortable- sore back and head . Kettle broken felt unsafe to use lid fell off, tv would not turn off had to turn off via power point . Need to renovate and clean properly.

Very old and not clean. Linens and towels were clean. Okay for a quick overnight stop but not worth what was charged.

the onsite staff could not speak English and had to ring through to someone who could. the hand basin was rusty and mouldy; the fridge hadn't been defrosted for ages and was all iced up and not very clean. the bins had mould in the bottom; and the whole place was in need of a decent makeover and clean up. i can provide photos if required.

Only Good thing was location. Dirty and grotty room. Fridge dirty and froze my milk, tea towel damp and smelly, glasses dirty, no remote to tv nor air con( had to get in kitchen bench to turn on), cupboard blankets not clean and smelly, hard bed, dirty bathroom and toilet, empty packets in bathroom, toilet paper stuck to room roof ….. glad I had disinfectant wipes in my car and my own travel mug,

It was okay, bit dusty, there was mould in the grout in the shower, not bad considering the price

The first impression of the building was not too impressive and our greeting was not very professional. It was good value for money and the facilities were fine, but there was thick surface dust on a cupboard shelf and cobwebs were visible which put me off.

I had read the reviews regarding cleanliness. However our room was very clean. The surfaces were clean. Bathroom clean. And carpet was good. Very hot water. There was a bar heater and an air conditioner. Really for the money we were very pleased

only stayed one night. But it was good. The only complaint was my neighbour, who was talking very loudly on his phone outside my room.

The rooms have everything you need and the mini kitchenette with microwave is a bonus. The bath towels are the best quality I have had in any hotel - big and fluffy. The motel is just a bit tired and could do with an upgrade. The location is good with an easy walk into town or the beach. Road noise and other guests leaving the car park early can be a problem so rooms at the rear of the property are best

Hotel is dated. No heating in the room. There was a wall mounted aircon unit, but it I could not get it to work and judging by the layers of dust on the vent slats it has not been used forever.

I think my feeling about this motel is it was very ordinary. Check in was tricky because the man on reception did not speak English. The outside area was a bit grubby. Room was dated and just clean enough. Not great. But sheets were obviously professionally laundered and bed was comfy.

Check in was easy. Convenient to walk into town. Being close to the road and next to the caravan park, it did get a bit noisy at times. A little dated in the decor, but overall ok. My shower head could have done with an update

Furnishings need an upgrade. Bed was uncomfortable and a dining chair was broken. Whole room looked tired and in need of an update.

The price for that area was fantastic, you won't find better value. It's not new and if you expect luxury go pay 4 times the amount somewhere else for similar facilities. This place kicks goals for position, meeting needs and value for money. Will stay again. The family who run it are friendly and kind.

Worst bed i have ever slept on in a hotel. Broken springs, hard, as soon as you sit your nearly in the floor.

Great staff!

Excellent location. Check in was a bit funny as it is unstaffed and you have to call a number once you arrive. Basic accomodation, but for a better price than most places in Lorne.

We left a few tops in our room and they post packed them home for us, we were so thankful.

Quiet but no contact with staff. Overall grotty atmosphere.

For the price you pay this place is a dump to say the least. Upon arrival you call a number and told someone will come down to give you a key. We stood outside and a man came down, handed a key a walked away. Rude and just an unpleasant experience.

Great location if you have a car. Hotel was very quiet at time of my visit.

When we stayed it was impossible to get out of the carpark because the roundabout by the exit had traffic banked up for most of the day

Motel is conveniently located for the shops and restaurants in Lorne. It is run down and the rooms badly need some TLC. On the plus side the bed was clean and comfortable.
