Absolutely loved this property and would stay here again! We received facials and massages from the spa during our stay which was absolutely fantastic! The restaurant bar was great, vending machine in the lobby has some GREAT cupcakes, cool merch in the lobby, all around a great time. The only complaint was the hot tub was not warm, we were really looking forward to this and were disappointed. There was also quite a bit of construction right next door which isn’t the fault of the hotel, just rating the area around. Looking forward to staying here again!

The hotel is extremely nice for its age with a lot of history behind it. The decor adds the timeless charm and style. The only reason the overall rating was not “5-star” from us is that the elevator was out of service almost 1 full day - we were on the 5th floor and my husband has a “bad knee” that caused him a lot of pain after this happened. We understand the age of the structure has a lot to do with this so we will just keep that in mind for future bookings. Our room was nice and clean, but the AC did not stay cold late in the evening (our windows faced the west). The staff was very friendly and Jodie at the restaurant host stand was amazing! Hotel location was great and the balcony allowed for comfort while we visited and enjoyed the views! Would definitely stay again!

Location, location, location! Great staff, good room on 4th floor with no one above us. Free parking at an off site lot; there is a shuttle. We love the historic status of the Basin. Free coffee in the lobby in the a.m. Could live without the added resort fee.

Historic hotel. Property is in relatively good shape. Having said that the carpeting in the hotel is dated and worn. Cleanliness overall good, but carpeting needn’t more attention to cleaning, especially on stairs. Spa and hot Tub deck very nice.

There kids able to be in bar area and the game room was not cleaned.It was good and would've been great had the hot tub been working. It was a nice outdoor sitting area around a fire pit that was really nice.

The people there were so nice, & friendly, as well as helpful. The parking is off-site, but there is a shuttle included with the activity pass (also covers the parking). There is not a pool, but the shuttle will take you to their "sister hotel", & we had free use of the pool there, whenever we wanted. There were also multiple activities, at no charge, every day, plus several activities at a individual cost. Nice place - definitely recommend, if you are going to be in Eureka Springs, Arkansas.

Parking was offsite which we weren’t excited about but the shuttle was very prompt and easy so no issue. Door man, professional, front desk always helpful with questions we had. Spa, wife enjoyed it and found it very relaxing. Restaurant- this one really needs its own review. We stayed during the Zombie Crawl and they were super busy. We ate at the restaurant three times, each time the waitstaff was great. Service was great despite being super busy, everyone was hustling!!

Easy check in. Nice and big room with a jetted tub. Room was very clean. Tub was nice! Fun old hotel atmosphere, very close to shopping and hotels. Loved the location. Parking lot shuttle was very convenient and easy to use. Restaurant hotel had good food, nice balcony overlooking the shops. FYI 18% fee/ tip is already included in the restaurant total.

There's no question that the hotel is cool from an historical perspective. In addition, the staff was friendly and there were lots of planned activities and partnerships with other businesses in Eureka Springs. That said, however, this hotel is in SERIOUS need of a major renovation. The tile and grout in shower were broken, doors and windows were in poor repair with rotting wood around the exterior of the windows. In particular, the carpets looked very dirty especially in the stairwells. The place could use a fresh coat of paint throughout. I hope the owners are able to invest in an upgrade as historic places like this should be preserved and made attractive for current generations.

Our bedding had not been changed, although the bed was made up as if it was clean. When I went to get into bed, pulled back the bedding, and there was blood on the sheet. As a female, I’m too old to have left it where it was if you get my drift., Someone brought us clean sheets and they did comp us the room for that night, but overall a very disturbing experience. Carpets were grimy too, and the place just seemed warn out. Shuttle driver nice, and he brought us the clean sheets too. Main check in area staff not very friendly or accommodating overall.

First of all i have nothing bad to say about this beautiful hotel. Extremely clean and comfortable rooms that make you feel like no one has ever stayed there before. The staff in its entirety was very hospitable. We loved that they have a shuttle to take you where you need to go downtown. We also did a room add on of chocolate covered strawberries that were a devine touch to our stay. Keep up the great work.

Everyone is very friendly and accommodating. We used the shuttle to the parking lot and had drinks at the bar. The building is obviously older but the rooms are very clean and comfortable.

There was so much dust in our room.. the TV would not work or stay in place so we tried to adjust it the front and back was just caked in dust. Our whirlpool tub had several dead flying type insects. We tried to call the front desk because I wanted the tv to work it’s how I wind down for the night but the dirty dusty phone didn’t work either! I know this hotel is old but there’s really no excuse for the dust and dirty appearance..the furniture was in rough shape scraped all over, and the bed stuck out much wider than the mattress which I thought was kinda of hazardous.. I will say the sheets were clean and the bed was comfortable.. I will not be booking a room here in the future! The front Morning desk people were not the friendliest just kind of matter of fact! I would show pictures of the dust but it doesn’t allow it on this review.

Very old building, nice big bathroom, everything else needs an upgrade. You can hear everything from one floor above and the mattress is terrible as well as the pillows. Parking lot not accessible walking so you have to ask for a shuttle.

The hotel is in a great location in the middle of the downtown. Unfortunately the king room that I paid for was very much in need of remodel. The shower knob was about to fall off & it took me forever to try to figure out how to get it on & get the right temperature. The vanity is not in the bathroom. It’s right out in the middle of the bedroom & there’s no vanity light so I just had this one little bulb overhead and could hardly see to get ready in the mirror. When I arrived, the room was very hot so I had to turn on the “ window unit”AC and crank it down. I knew this was an older hotel with character, but I thought they would’ve at least renovated the rooms. With the resort fee fees & taxes I paid $233 per night. I can get a much more modern updated room for around $129 a night if I stay at a Hampton. I was somewhat willing to tolerate that for the weekend, but then I found that the service from a lot of the staff was not that great either. The bartender at Jack Rabbetts Whisky Bar was the exception, though he was very accommodating and friendly & made good cocktails. I had a small issue that I had to call & address before I checked in & the lady that answered phone at front desk was condescending & blunt. To top that off, they charged me like $35 to check in early at 2 PM. I think that’s excessive for overpriced old outdated room that still looks like it’s from 1905. I will also add bartender for wedding was lacking. $20 for a well vodka w/Sprite?? It’s not Vegas folks.

We booked a standard room and when we checked in they gave us a queen parlor suite! It consisted of a parlor, bedroom, and a huge bathroom with a deep tub and a shower with two heads. I’m not ashamed to admit I spent a lot of time soaking in the tub! The room was clean and plenty of towels were available. The restaurant had a great selection and the prices were good. The staff were all so friendly and helpful. I know I’m booking this in the future!

Having stayed in the Basin Park on other occasions, we thought we knew what to expect. The day before our scheduled stay, the hotel offered us a free upgrade. We were upgraded to a balcony suite! Very nice and large room in a private part of the hotel. The balcony overlooking the park was private and large enough for a table and 4 chairs. The room had a jetted tub and a sitting area.

We had a terrible experience at this hotel. Dingy, lot's of deferred maintenance, sink in bedroom (not bathroom?), very inconvenient parking, paper-thin walls allow sounds from hallway and neighbors to disturb your sleep... all for an expensive price.
We had a terrible experience at this hotel. Dingy, lot's of deferred maintenance, sink in bedroom (not bathroom?), very inconvenient parking, paper-thin walls allow sounds from hallway and neighbors to disturb your sleep... all for an expensive price.

My husband and I booked a 2- night stay during Bikes, Blues, & BBQ. At check-in, we were greeted warmly and given all the information we needed about the property to know our options for dining and activities. We found our room to be comfortable and inviting, and we were impressed by the deep bathtub and spacious shower. We then decided to have dinner outside at the Balcony. Service and food were both excellent. We then took our server's suggestion and had an after dinner drink at Jack Rabett's, where again the drinks and bar service were excellent. We enjoyed a good night's sleep on the very comfortable bed. The next day, we had a medical emergency off property, and when I came to the hotel to grab our things and check out a day early, the very kind and thoughtful desk clerk told me he was refunding our fee for that second night, even though it was well past check out time and past time to cancel the 2nd night. I was floored and extremely grateful because I expected to pay for both nights instead of just the one. Also, i want to shout out the parking shuttle driver, as well, who was also very helpful and friendly. All around, great staff and accommodations, and we'll definitely stay here again!

Transportation between parking lot and hotel was great. We were able to get the shuttle van within a few minutes. Basin Park Hotel staff was very helpful and friendly. We attempted to eat dinner in the Jack Babbett Bar but were completely ignored by the bartender. We were on a time schedule and left after 15 minutes. We then went to the Balcony Bar and ordered dinner there. Our tasty dinner arrived at our table in a timely manner but was lukewarm. Our waitress did not offer a comp for the lukewarm food, just an apology. We will not return to either of these eating establishments within the hotel again. The hotel itself was fine and we will return again in the future.

My wife and I were married in Eureka 7 years ago and decided to come back for our anniversary. We loved the Basin Park! My favorite staff was a friendly lady who worked at the front desk at night named Diane. Anytime we needed a ride she would call the shuttle and they would show up right away, we needed Tylenol she had it! Thanks Diane!

As I stated in an earlier review I was definitely disappointed with my stay at the Park Basin. From a historical perspective the hotel is remarkable. But the rooms absolutely need a redo. Very old and worn furniture. Many of pieces of furniture were partical board. Also, I realize the hotel is old but when someone was checked in above me I heard every squeak of the floor and the dull bass of thier television. Also, even though I was checked in to a room facing the back of the property with views of a hillside and other guests across the u shaped courtyard, when I open the curtain to look out the windows were absolutely filthy on the outside. My guess is they have not been cleaned for years. But what disappointed more than anything at the Bark Basin was the unfriendliness and disconnect I felt from the staff. I never came in contact with anybody that had a smile on thier face. It was incredible. If the staff was friendly and engaged I felt it would have made up for a lot. But there was no “ welcome to Park basin” and no “ how was your stay or thank you for staying with us we hope you come back and see us”! That would have been meaningful to me. But alas I won’t be back.

The front desk was rude. They acted like they didn't even want us to be there. No greeting, no smile, no thank you. Very short and curt. The shuttle drivers were the nicest people there. The room was subpar and ugly. The staircase needed vacuuming and the food was subpar. If you called the front desk they were just plain rude. The hotel is not at all attractive. I've stayed at better La Quinta's and I payed almost $400 in hotel tax. Overall I would find another place to to stay. Highly overrated!!

I stayed in room 309 and was in Eureka Springs for the Jinglin' Jeep Parade that night. The hotel is amazing and I love the location. The shuttle service was also amazing and convenient. I love the historic feeling of the hotel. I will definitely stay there again.

If you love old hotels this is your place! Beautiful building with historic details preserved. If you’re looking for high end glamour the Basin Park has incredible service, luxurious sheets and is clean, but remember it’s a 120 year old building that has been lovingly brought back to life. Our stay was relaxing and we had a beautiful view of Basin Park & Spring Street. The shuttle was very convenient and we never had to wait more than a few minutes. We did the whisky tasting and our host was knowledgeable about the hotel history and made the experience fun. There was some noise from the street but overall the room was very quiet and we slept well.

Location, location, location! Great staff, good room on 4th floor with no one above us. Free parking at an off site lot; there is a shuttle. We love the historic status of the Basin. Free coffee in the lobby in the a.m. Could live without the added resort fee.

Great hotel in the midst of the historic downtown district. Lots of flavor and convenience to shopping, dining, sightseeing. Not cheap but less than other comparable hotels in this area. Definitely the largest. The only drawback is the parking which is several blocks away, although they offer a shuttle service and there is a designated loading zone at the hotel where you can unload and load.

Easy check in. Nice and big room with a jetted tub. Room was very clean. Tub was nice! Fun old hotel atmosphere, very close to shopping and hotels. Loved the location. The basin restaurant did not offer many options Saturday night. We were placed by a loud individual and our food was dry and hard to eat. Hush puppies were stiff and the chicken florentine had too much spinach stuff on top for suck little pieces of chicken. We will come back to the hotel but not the restaurant.

When thinking of a stay in Eureka Springs two hotels usually come to mind immediately; Basin Springs and Crescent. For this stay Bikes, Brews, and Blues were in town. Basin Hotel has an awesome balcony for listening to live music in the amphitheater next door while enjoying a drink or snack. The hotel is right in the middle of all downtown activities without having to hike very far.

Tv didnt work. There needs to be a sign above bathtub/shower cautioning for "scalding hot water". Very inconvenient for parking location distance from hotel. Shuttle was very prompt and courteous, though, getting to and from parking lot to hotel. Room was nice, just a bit small. No full breakfast, but was directed to Mud Cafe closeby to walk to and breakfast was good.

we loved everything about our stay. the highlight was doing yoga on the deck in a serene atmosphere and it was free. we loved being so close to everything, we could just go to the shops for an hour then come back to the room to rest. the restaurant was great. and the room was clean, it is an old hotel so the elevators are small and slow.
