It’s too pricey for what you get. It’s a 300 dollar room on a third floor with no elevator. Sandy floors, an ac you can’t adjust and no coffee until 7 am. So for an early exit, not a great place. The doors are so old too that all the hall light comes in at night so it’s like having a nightlight. But the sheets were clean and the area was nice. Not at all what I thought it would be. Couple blocks from the ocean.

I really liked the old New England charm of this hotel. Dinner at the restaurant was wonderful with unique creations by the chef. If you are looking for a classic, historic feel, this is a wonderful place.

Unfortunately you can hear doors closing all night long. it is very inconvenient getting luggage to your room. Also no where to put your close we were only there for one night so not a huge deal. We loved the room and bathroom. staff was great and so was the location.

Found this place on Expedia and it is amazing! The beach is at the end of the street and it’s beautiful! Cute room and delicious food at the on site restaurant. Hopping bar as well! LOVE the staff. Will definitely return.

We enjoyed staying in an old-fashioned hotel close to the beach. It had a lot of character and the Shade restaurant was excellent. It was just a short walk to Higgins Beach to watch the surfers playing in the waves. What a great location! If we ever go back, the only thing we would change is to get a room on the front/street side of the hotel. We were above the kitchen and a delivery truck for the restaurant arrived at 5:30 am. Other than that, we thoroughly enjoyed our stay.

This hotel is a block from the beach not on the beach. I wouldn't recommend this property for anyone with walking issues as the stairs are a little tricky and there is no elevator. The restaurant Shade was wonderful but get a reservation as there is no other restaurants close by. The staff was very friendly and helpful.

One block from the beach is a perfect location. All the chairs are wicker and need to be replaced as there really isn't anywhere other than the bed to sit. Staff was very friendly and overall the rooms were very clean.

Our stay was excellent and staff were very friendly. Rooms were clean and simple for our 3 night stay. The only recommendations Include a broom in the room. As sand from the beach kept being brought it and we had no way to clean it up. Our shower curtain was also too short, so water kept getting out the bottom onto the tile. I will definitely recommend this place as overall it was satisfying!

The Inn has an “old timey” feel to it. Very quaint. Staff was friendly & accommodating. Our room was clean & comfortable. We liked that it was within walking distance of the beach. Beautiful area!

Receptionist that evening was outstanding. We were given a room that had not been cleaned (dirty towels, dirty shower, unmade bed, sheets etc)!! She apologised and was very pleasant- swiftly making up the room. Couldn’t have been nicer. The receptionist in the morning was pleasant as well. One bummer: The shower head though -it sprays too high and oddly off to the side making it difficult to rinse soap off. Otherwise large and comfy room with peaks of the water. Really super nice staff!!! Just maybe not quite worth the money. But nice casual laid back beach area vibes. :)

Room and bed are clean and nice. No furnishing except for a bench. Close to beach, beautiful area to walk. Easy access to nice restaurants. However, the inside of the shower curtain is kind of gross (large area of old sud-stains and maybe mold?). I managed to avoid touching it. Perhaps the maid didn’t see the hidden side.

Stayed at this hotel as it was close to a wedding being hosted at the Black Point Inn and we wanted a more affordable accommodation (though this was still not cheap). Overall staff was friendly and good food at the restaurant. It is located in an older building - the floors in our room weren’t slanted so we were chasing our roller luggage across the room. Could use some updating as well. Unless you’re a surfer or looking for a retreat, there’s not much to do in Higgins Beach, though you’re a short drive to Portland and beyond. Free parking at hotel but visitors be warned that Portland had surprisingly high public parking rates in the old town.

Did not have any restaurants in the area. Restaurant and bar closed Monday and Tues during stay which was kind of inconvenient since there is nothing around. If you have loud neighbors you can hear every conversation and people love to slame the doors to rooms. Suggestion use refillable bottles of shampoo, conditioner, and body soap cut down on lots of waste and plastic.

The staff was kind and welcoming. The location was lovely but difficult to get to without a car. Not much besides ocean around - but that was nice! The floors were pretty uneven throughout the building. Our room was at an angle. Things would slide from one side of the room to the other but it has a rustic feel

The hotel is pretty from the outside but inside was old and rundown looking! The room was plain with only one old chair to sit in. No fridge no air and just very disappointed for the price.

Nice location and cozy room. Front desk greeter seemed distracted with her phone, not friendly and disheveled looking for the front desk. Restaurant staff was awesome in comparison. Issues mainly with checkin otherwise a good stay.

We had a wonderful stay at Higgins Beach Inn. The building itself is a beautifully maintained. The staff are very friendly. It's just a short walk to the beach.

The inn is beautiful, and the staff is amazing!! Winnie at Shade Restaurant is wonderful. Everyone was so kind and helpful. The room is exceptionally clean and welcoming. Will definitely stay again!!

The Inn has an “old timey” feel to it. Very quaint. Staff was friendly & accommodating. Our room was clean & comfortable. We liked that it was within walking distance of the beach. Beautiful area!

Loved the relaxed atmosphere and close proximity to a pristine, expansive beach. The accommodations were comfortable and attractive. Our breakfast first rate. The neighborhood was quiet, quaint and welcoming. The only issue we had was a loud fan right outside our bedroom window. We would definitely return and simply choose a different room.

The staff was kind and welcoming. The location was lovely but difficult to get to without a car. Not much besides ocean around - but that was nice! The floors were pretty uneven throughout the building. Our room was at an angle. Things would slide from one side of the room to the other but it has a rustic feel

Room and bed are clean and nice. No furnishing except for a bench. Close to beach, beautiful area to walk. Easy access to nice restaurants. However, the inside of the shower curtain is kind of gross (large area of old sud-stains and maybe mold?). I managed to avoid touching it. Perhaps the maid didn’t see the hidden side.

Did not have any restaurants in the area. Restaurant and bar closed Monday and Tues during stay which was kind of inconvenient since there is nothing around. If you have loud neighbors you can hear every conversation and people love to slame the doors to rooms. Suggestion use refillable bottles of shampoo, conditioner, and body soap cut down on lots of waste and plastic.

Found this place on Expedia and it is amazing! The beach is at the end of the street and it’s beautiful! Cute room and delicious food at the on site restaurant. Hopping bar as well! LOVE the staff. Will definitely return.

We enjoyed staying in an old-fashioned hotel close to the beach. It had a lot of character and the Shade restaurant was excellent. It was just a short walk to Higgins Beach to watch the surfers playing in the waves. What a great location! If we ever go back, the only thing we would change is to get a room on the front/street side of the hotel. We were above the kitchen and a delivery truck for the restaurant arrived at 5:30 am. Other than that, we thoroughly enjoyed our stay.

This hotel is a block from the beach not on the beach. I wouldn't recommend this property for anyone with walking issues as the stairs are a little tricky and there is no elevator. The restaurant Shade was wonderful but get a reservation as there is no other restaurants close by. The staff was very friendly and helpful.

Great location two blocks from the beach. Staff was very welcoming and super friendly. Great drinks at the bar and excellent breakfast. Would highly recommend. 20 minutes uber ride to Portland. We had an amazing weekend. Thank you all.

We have stayed here in the past and really like the location and peaceful area. Walkable to the beach area which is nice. It’s clean, staff is great. Our only negative was the breakfast. On this day, Saturday, the only option was a buffet. No menu ordering. I’m not a very picky person but I could not eat most of what was offered. Eggs were rubbery and cold. Bacon was cold as well. Although, bread and jam were great. Since we did not book directly we did not get a breakfast voucher so the cost was $50. Way too much for what was offered. We would have ordered from the menu if that had been an option. The last time we stayed they we had breakfast from the menu and it was fantastic! Great place otherwise. Just skip the breakfast buffet

Stayed at Higgins Beach for a night driving through and will be coming back! Walking distance to the beach. They have beach chairs, towels, etc, for use. Room was clean. The best blueberry muffins in the morning! The bar on site was nice too. Had a drink after a long drive and bartenders were very welcoming.

Parking was super convenient and the inn was very close to the beach. I liked the fact that you could use the beach amenities when you walk to the beach. It was a lovely laid back vacay. Thank you!
