The only amenities this hotel had was the pool. No cafe. No lounge. No restaurant open. No bar open. Very few snack or drinks to purchase after 10 a.m. Minimal furniture in room. Linens were clean and beds were comfortable. Apparently the hotel is under new ownership and has not obtained a liquor license yet. No kitchen open for food and had to door dash or go out for lunch/dinner. Breakfast was the standard and hot with decent selection. Only one elevator working. Photos on hotel were misleading as a result. Hopefully will be better in the future. If you just need a place to sleep it's fine, but disappointed it didn't have want we needed for our stay. Seemed a little understaffed but the staff we did encounter were friendly

The different sets of steps were confusing if it was your first time there no directions, the breakfast was good but was the only meal served, no restaurant like website said but you can door dash or deliver food, no bar like on website, in the "spa&pool" no hot tub, the one elevator was out, ice is only on the 3rd floor, the cleanliness of the room was ok, and the staff was nice to work with.

One working elevator for 6 floors. Broken ice machine on 5th and 4th floor. Only floors 2 and 3 had ice machines. Add says restaurant and bar. Incorrect. No bar. No restaurant. Mini fridge in room was not cold at all. No microwave in room. A plus was the staff were all very nice.

The hotel shows its age & there was no hot tub as advertised. Gym equipment was broken. Amenities, such as hand lotion, not available. I’ve had much better stats at other Hyatt Place locations.

Location to the mall & major roads was super easy, tucked away in a quiet area. Unfortunate that the bar was not operational, but breakfast was a good spread of eggs, toast, French toast, sausage, potatoes, coffee and yogurt. Our room was very comfortable, nice sheets and a good amount of space. The shower head could have been upgraded and the Google cast device didn’t work so we weren’t able to stream movies and relied on the provided tv channels. This was the biggest drawback.

It wasn’t a bad stay all in all the room smelled like mildew though and the place was just not very clean. The sheets was clean good enough for me. Also water was leaking through the ceiling by the elevator and only one elevator worked the entire stay.

The room was dirty, found Nicorette gum, lighter, and a tennis ball in the rooms. Some of the towels seemed dirty. The pool was absolutely disgusting. As an old swimmer I literally wanted to gag with how the pool was. Our room had no shower gel or anything left. The shower looked like it wasn’t cleaned well. Really the worst place I’ve stayed in a long time. The only thing I can say location is great. The King of Prussia mall is right there so the location is great.

Hotel was disgusting. We are Hyatt members and stay at Hyatt's all the time, and this property was terrible. Not only was there poor customer service, an elevator was broken, the other wasn't working at times either. The room was filthy, the floor had crumbs and dirt all over it. The bathroom had black bold all over the ceiling and floor, and the shower wasn't even working, so we couldn't even shower. There was dried blood and snot on the couch in the room and the couch was also broken, not connected and the cushions smelled and were stained. The fridge wasn't cold and the sheets were rough, stiff and smelled like chemicals. The window drapes were broken, didn't close and also filthy. The breakfast was non-existent. They served brunt toast, the "eggs" were black, and there was no coffee. Pictures of this property were totally misleading and resort was gross. Front desk manager Michelle at check-out was not helpful, dismissed any issues, and seemed annoyed at dealing with a guest and didn't want to hear any concerns. This property and staff didn't live up to Hyatt standards or their level of high customer service and quality. Dirty and disgusting.

Nice size room, decent breakfast, but was not clean when we got to the room. Gross hairs in bathroom and all over bedding. Couch with stains all over it. Remote sticky. Said something to the front desk. She reluctantly sent a cleaning lady up who was then trying to prove to us it was and complaining to the front desk lady that her shift was over. Not a great look. Customer should always be right. That’s not how you do business. They cleaned it sufficiently after that at least. Would not recommend this hotel.

I would like to start off by thanking the staff for allowing us to check in a little earlier we came in from TN driving 12 hours and had to get our son to Shriners hospital for a surgery so that was really appreciative. I just wish our towels and sheets didn’t have stains the room had a mildew smell and wasn’t very clean.

This hotel has gone downhill fast. The photos are inconsistent with current conditions. There is no bar service in the lobby the carpets were gross, I wouldn’t take my shoes off in the room. The room smelled of damp air and the breakfast was completely disgusting. I stayed here just over a year ago and it was very nice. Must be new management or something.

The rooms were very outdated. Didnt even have comforter or a set of sheets for the pull out couch that we decided not to use it as such. If youre there just to lodge for the night this is perfect but for several days not so much. The space is good for big families but be prepared the breakfast isnt good, the hallways smell mold-y and even the elevator smelled like urine. Very outdated and pictures are no where close to that. It was okay.

Unfortunately, the pictures are an AI lie. Mold in restrooms, old outdated, dark, dank, low ceilings, all the furniture is knicked. The walls in our room were dingged up. Most of the carpets were dirty. One elevator didnt work. One ice machine on floor 3 barely worked (front desk was happy to get ice from kitchen). The AC was not cooling very well... There was black caulking/mold in our in room bathroom. It needs an update. They tried to face-lift the front and just adding "nicer " lobby area to not so great rooms...

The room AC was so loud had to turn off to sleep. Bathroom outlet not working in the morning. Bathroom light not working in the morning. Hairdryer only work on slow setting. Shower stall had moldy grout.

We came for back to school shopping with our teenager. Had a great stay! Very close to mall! Stayed for 2 nights. Beds felt more like full size rather than queens. Air conditioning worked well. Good size room. Shower small and dated, but did the job.

I needed somewhere to stay until my house HVAC unit was fixed. I booked Hyatt Place in KoP because of the reasonable rate and location. The front desk staff members were friendly and accommodating. The room was clean, cozy and spacious. The free breakfast was delightful with tons of options and the coffee was delicious. Also, as an added bonus - I mentioned to front desk staff about it being my birthday. To my surprise a few hours later a lovely staff member knocked on my room door with the cutest birthday surprise - balloon, wine, chocolates and Kiehls samples. Totally unexpected and was so nice of them. If you are traveling for work or pleasure you should definitely stay here!

No one available to bring them to my room. Wood in room was rotted. Place was dusty. Garbage in room from prior people. One of the elevators out of service. Ice machine on floor broken. Nothing good at all to say about this stay.

The stay was fine but it was the service after I left that leaves this stay the worst I’ve ever had. I’ve travelled for decades and have stayed in 1k+ hotels easily. I forgot my kindle and called to see if housekeeping found it. No one answers answer the phone regularly. When they do they told me to call back. I left a message for the general manager and never even received a return call. I was told in one call that it wasn’t found. Unfortunately I know for an absolute fact I left it on the nightstand. I used the kindle to block the bright alarm clock in the middle of the night. Hyatt should revoke the franchise on this operator.

Parking fine - but lot not friendly for maneuvering. 1/2 elevators not working. 1/2 ice machines not working. Room toilet handle loose, shower regulator was starting to strip. Had to find front desk agent in morning to find breakfast attendant because the 3 regular coffee carafes (catering size) were empty. The food was running low At 9 am with breakfast ending at 10 am and no one seemed to want to bring out anything fresh, even though the dining area continued to fill with guests. Staff was friendly, but kinda lazy. I called to ask where the ice machines were and I was told “maybe the 5th and 3rd floors.” Maybe? The staff doesn’t know? Then I go to the 5th floor, as I’m staying on the 6th, and that ice machine is out of order. Why didn’t the staff tell me that? There was a sign on the machine - so it’s not like it was broken and staff wasn’t aware. When I spoke with the desk staff regarding my experience I got the “I’m sorry, are you a Hyatt member?” When I said no, the response was “well sorry.” Will not stay there again. I’m a Hilton member and will continue to be. I travel every month and the is the worst stay I’ve had in 12-16 months. Would not recommend.

Hard to know what to start with… we arrived for a late check in (1am). We tried calling 5 times to let them know and no answer, no voicemail option. Lots of other families also checking in late. Computer was down and we had to wait 30 min to find out what room was available. The room they gave us was DIRTY: floors not vacuumed, hair and dried toothpaste in the bathroom sink, hair on the bathroom floor, linens on one of the beds was dirty. The following morning we asked to have our room fully cleaned and new linens while we spent the day out. We got back at 9pm to the same dirty room. We asked for another room… they willingly moved us. The actual room was cleaner but the bathroom had definitely not been cleaned. Almost no toilet paper and no replacement roll, clumps of hair on the floor and in the shower. The final straw was the previous occupant had removed her huge false eyelashes while in the shower a they were still there. Breakfast is included, but it’s a sloppy mess and in the words of the kitchen staff when my husband asked for plates, “I guess you have to use a bowl, maybe we should get around to ordering plates.” Had to ask for the napkins & yogurt to be replenished. I spoke with the head of housekeeping about our room and she walked away from me while I was talking. The overflowing trash bins from breakfast were still overflowing at 9 pm. No one bothered to empty them. Honestly… disgusting & worst hotel we’ve stayed in ages. So dirty!

I booked through Expedia and my reservation did not transfer and they could not locate it. The staff at the hotel were helpful. I had to give the staff the information again for them to enter. So, the reservation was pointless and a waste of time through Expedia. Why does the hotel use Expedia if the reservations don't transfer? Upon speaking to the hotel staff this is a known/common issue. The only reason I booked through Expedia was for the discounted rate. If you call the hotel, they do not match that rate.

I waited way longer than should be acceptable to find staff. This is especially frustrating when checking in and holding bags. I waited almost 10 minutes and there was no way to call or ring a bell etc. Room value for money was excellent. 2 Q beds and a separated living area, couch to watch TV. My daughter enjoyed the pool If bad service isnt too much of a frustration, and you want to save a few bucks, this is a good option. If standing around like a dummy waiting for service is a pet pieve, its a coin toss.

I came in town for the National Dog Show. This is my favorite property in the area, I will continue to book here in the future. The rooms and service are exceptional. There is plenty of food and shopping nearby as well as a casino.

It was a decent stay. We had clean amenities. Unfortunately, one elevator was out of order, which put a strain on the other one. It would be extremely helpful to have microwaves in the hotel rooms, instead of having guests use the only one on the main floor. Parking was fine. Hotel is conveniently located near King of Prussia Marll and the highways.

Location to the mall & major roads was super easy, tucked away in a quiet area. Unfortunate that the bar was not operational, but breakfast was a good spread of eggs, toast, French toast, sausage, potatoes, coffee and yogurt. Nice big modern room that was well equipped. Only 3 towels provided in a room that sleeps up to 6 people. Breakfast was terrible. Located well for local businesses but a car ride to any dining options, or bars etc.

The different sets of steps were confusing if it was your first time there no directions, the breakfast was good but was the only meal served, no restaurant like website said but you can door dash or deliver food, no bar like on website, in the "spa&pool" no hot tub, the one elevator was out, ice is only on the 3rd floor, the cleanliness of the room was ok, and the staff was nice to work with.

This hotel has gone downhill fast. The photos are inconsistent with current conditions. There is no bar service in the lobby the carpets were gross, I wouldn’t take my shoes off in the room. The room smelled of damp air and the breakfast was completely disgusting. I stayed here just over a year ago and it was very nice. Must be new management or something.

Amazing stay, room was big comfortable clean. pool was a little more cloudy than we wouldve wanted but kids love the stay. Staff was helpful, breakfast was great had a big variety daily .

One of the reasons that we picked this hotel was because it advertised a restaurant on site, featuring craft cocktails and fine dining. We were planning on spending long days in the city, and thought it would be convenient to come back and be able to eat on site. I went downstairs on the first night to try and order dinner based on the online menu. The girl behind the counter told me that she didn’t think that they had any food there, and they might have chicken tenders, and maybe pizza. I asked to see a menu, and she told me that there weren’t any available. She laughed when I mentioned the online menu and told me that it was completely inaccurate. There were a few cold sandwiches and salads available for purchase. I asked if she could make a cocktail, and she told me that she had cranberry juice that she could mix with something. It was all just very lackluster. Overall, the hotel was fine. It was fairly clean, although there were some stains on the couch in our hotel room. My husband and I were traveling with our four children, so we specifically requested a room for six. There was one bureau with three total drawers, so we basically just lived out of the suitcases. If you are looking for a basic place to stay without amenities, this would do the job.

One of the worst recent hotel experiences. Hyatt should not put their name on this property. What were the issues: - first room had horrible smell of mildew (Room 111) - first floor bathroom had non working urinal, second clogged and hadn’t been cleaned in awhile - plug in main sitting area not working - flickering lights - unhelpful staff - limited food options. - breakfast was stale cereal and tortillas that were in a warmer but had never been heated up - room sink no pressure and couldn’t reverse the closed sink (Room 505) - no where to fill water bottle - water w lemon in foyer didn’t taste fresh - hotel staff w loud music while walking hallways. I don’t write reviews often. But there were so many areas of disappointment. On the positive — the bed was solid. The tv worked. And they had some clean towels! But just not up to Hyatt standards. Felt like mgmt issue imo.

The hotel smells like a moldy locker room with no ventilation. The place needs to have humidifiers to control the smell of moisture. The lobby furniture was dirty and stained. The carpets in my room, in the hallways and in the lobby were dusty and dirty. Othwerwise everything was ok. I only stayed for one night.

i choose this hotel because it looked beautiful and it had a pool near where i was. Only to find out that the pool was not available. Not to mention me and my family was locked out of room for 25 mins due to the lock not work. stayed for three days, room was not cleaned the whole time. also as soon as you walk in there was this funky smell, did know where it came from. I don't think i would pick this hotel brand again. and i wont stay here again.
